I'm not one to waste time posting negative reviews but have to make an exception for this (in my opinion) unscrupulous company. I've heard from several people in the Chester area that urban sale and let has "stolen" their money. Not sure how true this is but it appears they are collecting Holding Deposits, then failing to refund them if unknown adverse credit appears on the clients credit search.
My own negative experience stems from house searching with my partner who is an ethnic minority with a foreign surname. We have perfect credit scores. Josh conducted the viewing. After providing all evidence of income, paying holding deposit etc and jumping through ridiculous hoops (it was easier for us to get a mortgage and buy our own house!) we received a blunt email saying the property was no longer for rent. I suspect there was some racial bias at play as no real reason was given, and the property was still marketed as for rent several weeks later.
I think the original passion for property went bankrupt under the mismanagement of Timothy Lever. It is noted as "Under Administration on companies house.
Private schoolboy Joshua Buchanan (young guy with floppy hair) is now running the day to day after his Mummy and Daddy bought the old firm and rebranded as Urban Sale and Let. Sadly, the administration has not improved and I have experienced racial profiling several years later whilst under new management.
You can often witness Josh strolling round Hoole masquerading as a self made "Managing Director" wearing his gillet like he owns the place which can annoy those people that have been treated like dirt by his parents' company. If you want an image of unearned Privilege then you can visit their branch in Charles Street Hoole and look for the young bloke with plucked eyebrows.
For those that feel ripped off by urban sale and let, you have recourse via the Small Claims Court . It is straightforward and affordable, all online. I am sure that keeping a holding deposit is unlawful, no matter what their "terms and conditions" say because this amounts to an unfair contract clause which is unenforceable under consumer contract law.
Just search "Make a court claim for money" on gov.uk and all the guidance is here.
I trust that a sincere response will follow. I will be willing to edit out various parts of my review if the so-called "Managing Director" Josh, commits to refunding all the consumers that he has ripped off by unlawfully pocketing their holding deposit.
I will not delete the part about Josh plucking his eyebrows or going to Private school as these are both demonstrably true.
This review is my honest opinion and based on factual evidence.

I would not recommend this estate agent to anyone because of the way me and my partner have been treated. We found a lovely house to rent within our price range and everything. So we enquired about it and then we put down a holding deposit to take off the market and then we went through the credit checks and I passed my credit check but my partner didn't pass his due to something on his credit file that we didn't disclose because we didn't know about. So we needed a guarantor which we gave them our guarantors details to Urban Let and Sales and the next day they said that the guarantor didn't meet the criteria needed. Bearing in mind this all happened 1 week before we were due to move. So I rang the agency that deals with the credit checks and they said that they couldn't see why my partner failed the credit checks and they didn't seem to know what the estate agent was saying. My partner then looked on his credit file on Experian and long behold there was nothing there to suggest that he had the thing there that was apparently stopping him. We have lost the holding deposit which I think is disgusting because it was a lot of money and also the estate agent has had 3 other people before us who also failed the credit checks and lost their money.

The worst estate agents I have had the misfortune to deal with. They owe me a rent refund and have ignored my requests for it to be returned. I now have no choice but take legal action against them. The minute the landlord gave us notice as they wanted to move back k into their property, Urban Let's attitude towards us changes for the worse. A friend who has properties also used them once and will never use them again. They also had the same issue with the same member of staff as we do.

The property was of non standard construction, so it was cash buyers only and a challenging property to sell.

This is a fabulous property agent. They've just helped me sort out the electrics in my house (which they manage for me). The work on the electrics involved liaising with the regional electricity distributor and various utility companies. It became an utter nightmare (with the utility companies). Our experiences for two years sales people are nice, but there maintenance team is a joke, first house wasn’t cleaned when we moved in and second house we were charged extra to move rubbish that was there when we moved in- it you are buying Sam and Charlotte are lovely, but if you are renting avoid like the plague!

Worse company I have ever dealt with they keep your deposit when the house was left in immaculate condition. To say these guys are cowboys is an underestimate to be fair. Do not get involved with these if you are looking to rent. Stay away from them if you have a choice or if you deal with them don't get out now while you can. Cannot recommend highly enough. Rented a property through them for almost five years (spanned across the former company Passion For Property before they were acquired by Urban Let). Although the company changed hands, thankfully the core staff were retained, as they are brilliant. Special commendations should especially go to Caroline and Linda, with whom I had the most contact. They are friendly, personable and professional and I found them committed to ensure that their tenants’ wellbeing and happiness with the property to be at the heart of everything they do, and it was clear that this was being instilled in their newly-employed colleagues, such as Jennie, who I also had contact with on a few occasions. Really unprofessional.
I would describe the staff as snotty and pretentious.
I feel that they look down on ethnic minorities and may need unconscious bias training.
It appears that this is the latest version of the shambolic “Passion for Property” that used to rip off vulnerable tenants with made up “admin fees” (which are now illegal)
They appear not not like free speech and the owner Tim threatened legal action against a friend of mine simply for posting an honest and true opinion.

I am currently contacting CAB but I’d just like one more discussion to sort this because I’m thinking of a small claims court. Paul gave me a deadline to make payment despite changing the payment. Therefore he pulled out. I’m entitled to my refund as I’ve seeked a lot of advice now. Can we please settle this today? Can you refund my money? This is ridiculous how you can do this. Especially someone who has been suffering with mental health problems for years as it is. You have caused me so much stress and anxiety. Can you please just refund my money I am entitled to it.
The agents have broke there terms the landlord changed the fees he had agreed and then urban let wanted the money there and then. The landlord stated if it was not paid on that day even though the move in changed for two days later he would be not going with the tenancy therefore I’m due my money back. I kindly ask this is sorted ASAP
