Don’t touch this company with a barge pole - he refused point blank to send to me my tenants one months rent - when I gave him notice to terminate my contract as I was very suspicious that he was laundering my money!!!! - he couldn’t get it that he was in breach of contract and kept saying it was me that didn’t understand what he was saying - it also transpired that he hasn’t transferred my tenant’s rent deposit - from doing some research, it all makes sense that not only am I out of pocket but also other people are - what makes me even more angry is that a new company has been set up - something needs to be to stop these limited companies to be able to do this... Very bad experience which is a shame this company was very good a couple of years ago but not sure what has happened for the owner Ryan to become so dishonest. My daughter has rented 3 properties from rwm and we have always been told we needed to pay 6 months rent in advance to be able to secure the property. Recently we found out that the thousands we had paid in advance was never given to the landlord and he was not aware that we had paid it ? Since leaving the letting agency we have had to chase for the holding deposit after ignored phone calls text etc random messages from Ryan saying payment will be made and then not arriving. We finally received what we were owed after making an unannounced calls to the office and his Home. The landlord tells me he is still owed around £2000... Read more

**Avoid this company at all costs!** I entrusted them with the management of two properties, and they have withheld several months' rent, failing to pay me what I'm owed. Communication has been an absolute nightmare—my countless emails and phone calls are mostly ignored. When I do get a response, it's filled with empty promises. Ryan has repeatedly assured me he would calculate the amount owed (which is in the thousands) yet never follows through. This level of dishonesty and negligence is completely unacceptable. 14/01/25: Unfortunately I seem to have had a similar experience to several other tenants, based on multiple recent Google reviews. It is disheartening that my experience seems to be the norm for this organisation. The main theme for me was and continues to be poor communication and delayed action: 1. Promising issues that were present before I moved in would be fixed - still not sorted on me moving out 3 years later despite regular communication/request from me. 2. New issues taking >1 year to fix and telling landlord that I wouldn’t let maintenance team into property, when in fact they hadn’t arranged any maintenance visits in the first place. 3. Not returning my security deposit - nearly 2 months late so far despite regular calls and emails from myself. For the past week I’ve only been able to get through to reception who takes my number and says that my call will be returned but it never is. 4. No acknowledgement of complaint I made about poor communication - ironically! I will likely have to take this issue to Tenancy Deposit Scheme +/- Property Redress. I would strongly advise avoiding this lettings agent. Update 27/01/25: 1. No response to formal written complaint. 2. Deposit not returned despite being told it would be back by latest today. I have raised a dispute with Tenancy Deposit Scheme. If anyone else is in a similar situation please raise it quickly - you have to send a dispute no later than 3 months after your tenancy ends. Update 08/04/25: 1. No response to my formal written complaint. 2. My security deposit was returned by TDS automatically as RWM Estates didn’t respond to their calls/emails. I wish I can give no star at all. I am writing to escalate my complaint regarding the non-return of my tenancy deposit by RWM Estate as my efforts to resolve this matter directly have been unsuccessful. I rented a property Flat 11, Alexandra Court, Penarth. CF64 3LA, through RWM Estate 31 Wilson Rd, Cardiff. CF5 4LL from November 3rd, 2022, to September 3rd, 2024, paying a deposit of £1,096.15. However, in June 2024, I received a formal notice from the agent, stating that the landlord required the property back for their use and that I must vacate within six months. Upon vacating the property, I ensured it was left in excellent condition, even repainting it, and the flat was re-let within a month of my departure. Despite this, my deposit has not been returned, and it has now been over 14 weeks since the tenancy ended. Yesterday, December 18th, I visited the agent’s office again to follow up. Despite being advised by a nearby shopkeeper that the office was open earlier in the day, I found it locked and unresponsive, even after knocking persistently and waiting outside for over an hour. I called their customer service line and spoke with a lady who stated she didn’t know why the office was closed. She assured me that Ryan would call me back before the close of business today, He didn't call back. I called just now again, she didn't pick my call, I have to use another phone number before she picked ???????????? I have made multiple attempts to resolve this matter, including: Sending several emails. Visiting the office twice. Calling their office on multiple occasions. This behavior is not only unprofessional but appears to be a deliberate attempt to avoid fulfilling their legal obligation to return my deposit.... Read more

Probably the worst Estate Agent I have ever been involved with. Rented a property from them for over 18 months. The number of problems we had, the terrible communication, the fact that the ex tenants possessions remained in a shed for over a year, just starts to scratch the surface of this "Estate Agency". Cap it off, having left the property in a better state than we found it, they are now refusing to refund our deposit. Despite having it in writing that the landlady does not want to make any deductions. The pictures are from when we moved in. They have now been ordered to refund the deposit from the TDS and have still refused. I have everything in writing. Please do yourself a favour, before you commit to renting your house with this agency, head serveral hundred yards straight into Mr Homes! Sellers beware, they will over price your house and when it does not sell, you will end up heading back to Mr Homes to sell it anyway. When I rented my property I had to chase the agent many times for the rent and a copy of the rental contract. He would also take days to respond to my emails. When I sold the property with him and currently living abroad due to his lack of communication and short notice he advised me of the change In date of the tenants moving out the day before my flites home to the Uk. This happened on three occasions which cost me money for three flights. Not only did I have to continually chase him for the last months rent, When I finally completed he tried to charge me over £600 pounds more than the agreed price. A poor experience, can't get to the sales team or making a booking .I sent enquiry via zoopla, call them twice and every time they say I'm in the overflow reception when the office is a shoe size. And every time they are asking for my full name and telephone number, so if I gave them on my first call someone should make a record of it. A disappointing service. Having handed the keys to my property over, I returned a couple of weeks later to find it had been left entirely unlocked by RWM Estates and anyone could walk in. A tenant was found and an agreement drawn up and signed on my behalf without any consultation regarding the tenant and without my seeing the agreement before it was signed. Indeed the keys were handed to the tenant before I had even seen the agreement. I had expressly requested that something be included in the agreement which was not. I attempted to get this, and other matters resolved, but was completely ignored. Further, although the service is stated as including taking meter readings and informing energy providers, and despite my asking for the meter readings, this was not done. The tenant was given the keys and then left the immersion heater and towel rail on 24 hours a day for several weeks. The electricity account had not been transferred to the tenant. I sent a number of emails to Ryan and to RWM Estates and made phone calls and have been totally ignored. Nothing has been done to resolve these issues despite more than a month having elapsed from my initial email. It would appear that once RWM Estates have your money they are not interested in resolving any issues which have arisen as a consequence of their own lack of due diligence.... Read more

They are a circus of unprofessional, disreputable and negligent court jesters, with Ryan being the lead clown. Ryan and his clan of clowns endeavour to provide the worst possible service and manage to make a mess of just about everything they touch. Do not be fooled, they retain a false display of professionalism when you first enquire with them. However this is a façade. They in fact do not have any intention of providing the service they promise and actually will do their very best to screw you the entire way. If I listed everything they managed to make a mess of it would be an essay. Their buissness practices are more apt to a comedy sit com rather than an estate agents. I urge anyone thinking of using these absolute jokers to save yourself the stress and difficulty of rectifying the mountain of issues they cause, and then run away from. They are only in it for the money and don't even pretend to know what they're doing after you initiate proceedings. They don't know the first thing about anything and Ryan will do his absolute best to mess you around, he is so untrustworthy and should genuinely wear a clown costume. I anticipate that RWM Circuses will reply to this review, just a little heads up, don't bother trying to pretend that you are any semblance of a reputable company, and do not pretend that I am just having a tantrum over nothing. I'm sure your reply will be very entertaining never the less. Please save yourself the bother of replying and dedicate the mighty effort of banging your heads together to come up with a response to trying to do better with all the other people you're indefinitely screwing over.... I have never dealt with such an unprofessional letting agent in all my life. Ryan meredith is an absolute con artist wants people to pay rent but not do repairs when need doing talk about money obsessed he is a fraud, move out of a property do the work that needs doing and then still try and steal 800 pound bond. Absolutely would not recommend anyone to use rwm estates and stay well clear he has done this on more than one occasion just read the reviews and will see or will happen to you I can guarantee that... STOLEN rental payments and tenants deposit. Ryan the manager trading as RWM Estates has on multiple occasions claimed to issue bank payments (10+ times) which never arrive (over a 2 year period). He also has written a cheque that bounced. I can see from other reviews he has done this to countless tenants. I moved out my flat on the 1st of June 2019 and I only just got my deposit back (29th November 2019), and that was through the Deposit Protection Service which I had to get involved after Ryan, the company director, ignored my correspondence and gave me a cheque to a fake account which I had confirmed by my bank. While searching for an agent to market my property for sale , we had numerous local agents around , some rude , some just pushing you to sign their contract and then we came accross RWM Estates. They came to my property gave us an accurate valuation , explained the whole selling process and their fees for the serviced offered were fantastic! They sold my property fast , while keeping us well informed throughout the whole process.
