I was interested in viewing a flat they are advertising right across the road from the office. I waited as instructed at the exterior door to the flat. The agent was late and then walked past me without asking if I was waiting for a viewing. She then said she had been waiting elsewhere for me. The viewing was rushed and she seemed to know nothing about the flat. I asked for another viewing with a different agent and the boy who answered the phone was sleepy and said no viewing available for 3 days. So I walked into the office and got another viewing immediately with the first agent. She couldn't answer three of my questions but wrote them down and said she would let me know. Several days later she hasn't done so and when I asked the Hillcrest Management Company the same questions they said they wouldn't answer (although the answers were not confidential). They told me the estate agent would do so. I guess I won't be putting an offer in after all.

As far as estate agents go, Chappell and Mathews are pretty decent. Although there was a miscommunication with the deposit company which delayed our tenancy start date, Zainab, Emma, and Dan worked very hard to get us into the property only a day later.
Zainab, Emma, and Dan have been prompt and efficient in dealing with the few issues that cropped up at the start of the tenancy and have been helpful and friendly throughout.

I'd like to talk about the service that I had into 2 parts. Firstly, Chappell & Matthews was doing a good job to help me to find an apartment to rent. I don't have a job at that moment, but the agent assisted me to get a better term. And I don't need to pay 12 month deposit in advance. I'm really thankful to them until this stage.
Everything was changed totally after the renting contract was made. The previous tenant damaged the blind and I decided to report to the repairing team (of Chappell & Matthews). I thought everything was settled and is happy about their quick response. However, that's just the beginning of the nightmare. I moved out the apartment after the contract ended and I'm expecting Chappell & Matthews will handle the deposit & checkout process quickly. However, the company only served the benefits of the landlord, trying to force me to pay for unreasonable expense. I tried to argue about the details with agent, but they are not helpful and is not willing to act as a fair party to communicate with the landlord. I spent 3 months to wait and chase for the feedback, and I got nothing afterwards. Now I'm considering to raise a dispute and see if I can get back my money via a fair dispute process.
All in all, the agent of this company are very good. But I strongly recommended everyone to keep proper record of the situation of the house you rent, so that you can use those records to protect your benefits (&money of course). And please get prepared to face a long discussion and probably dispute when your contract come to an end. Good lock for that.

Where to start!! I have had the most positive experience in home hunting with my partner and in this day and age it’s extremely difficult to search for homes let alone organise viewing them. Ben, Chloe and Dan have been the best team to help me find my first home, I honestly couldn’t have asked for a better set of people to sort this for us. I cant say enough good things about Chappell and Matthews. But, if you're really lucky- I mean EXTRA lucky, you'll have Emma as your letting agent.
The market right now in Bristol is insane and it's almost impossible to find the right place. I had some not great experiences with other agencies- some wouldn't even bother to let me join their registry, some would hang up on me if we had a bad connection, emails were never returned, calls never returned, one of them didn't even offer me a seat- just told me I was wasting my time even trying in this market and that I should just leave. YIKES.
Then I walked by Chappell and Matthews and luckily met Emma. Emma talked to me for a good time, took my information, was honest about the difficulty but said she would keep in touch with me. 2 hours later she called me and half an hour after that- I had an amazing new place.
Emma was able to do what literally no other entire agency could do, and she did it in less than 3 hours. Amazing.
Go to Chappell and Matthews, try as hard as you can to get Emma as your agent. She is a KWEEN.

Debra Barton and Daniel Smith this time have been always around to put through Th e necessary communication with the landlord and on top of that I have really appreciated that both have been available on the phone anytime I needed to ask or clarify things. I had my own concerns about the quality of the flat condition on the move in dat that I had been promised but thanks to Debra and Dan who made all the necessary arrangements, everything was in place at the right time .

I've had a really positive experience engaging with a Chappel and Matthews during strange COVID19 times. From my first phone call to book in the consultation, and then the meeting on site with Vanessa, and then the follow ups with Dan Roberts, all had felt accommodating and professional.
The best feedback I believe can be judged simply on results. Within 10 days of agreeing to go ahead with marketing, they found a hole-in-1 tenant (creditworthy, single female professional tenant non smoker no pets). 12 months let at the asking price. For a furnished flat on Bristol Harbourside, that's exactly the demographic and experience we want!
Lastly there were a few maintenance tasks of which none were a problem, the correct professional was allocated and overall the rates were reasonable.
All of this was done with me being out of the country.
Exactly what I had hoped for and we achieved.

We’ve had nothing but good service from Dan. He’s kept his promises and sent us details of property’s when he said he would and followed up when he said he would. He’s been one of the best while we’ve been looking for a rental property. We will be looking for another one early next year and will definitely be coming back to him. Chappell and Matthew's were difficult to deal with and did not sell our home. The original agent gave us bad advice around pricing and was hard to get in contact with. They then left and we were given another agent who had a different approach. However, whilst they accepted phone calls they provided minimal advice and were reluctant to suggest any changes that we could make to assist with the sale. The refrain was the right person would come along. The flat was on the market for several months with no offers which told me something was wrong with either the advert, the price or the flat itself (or a combination of all 3) This was not acknowledged by the estate agent and no advice around improving the listing was given. Eventually we just concluded they were incompetent and took our business elsewhere.

Worst estate agent in Bristol! Avoid!!!
It has been more than 6 weeks since my lease contract terminated, but they still haven't returned my overpaid rent. Every time I called Harbourside branch about my overpaid rent, Lettings team said I need to talk to deposit team. I then called deposit team, but deposit team said its Lettings team's duty. I could not remember how many times I called both teams regarding this issue. In the end, Letting team Harbourside office could no longer passed the buck to other teams. They admitted it was their responsibilities and said they would have a look to process the return of my overpaid rent. Three weeks passed since then, I still have not got my money back. Now the Letting team do not reply me emails and nobody picks up phone calls.
One month after my lease contract terminated, they still haven't informed me whether the landlord agrees to release my deposit. Besidse, this property agent don't review check-in inventory report and want to charge me a fee for getting rid of personal items left in the property, though those items are landlord's and on check-in inventory list). One more thing to mention is the flat was not cleaned before I moved in, but Letting team said it was 'professionally' cleaned. No professionalism exists in the property agency at all.
Letting team in Harbourside also lied to me to stop me from attending the property check-out appointment. They confirmed that no check out appointment was booked in the next 7 days after I returned keys to the property to Chappell and Matthews. They confirmed several times that they would let me know when an appointment was booked. It turned out a check out appointment was booked 2 days after I returned the keys, without notifying me. This is a breach of the lease contract and it violates my tenant rights. Letting team did respect customers and shirked responsibilities by telling lies.
For people's interest, it took them around 4 months to fix a broken boiler in my place (winter time). No wonder I caught cold and fever several times before the boiler was fixed. Oh, Letting team in Harbourside office once lost a spare key to my flat , but Debra Barton from Letting team threatened me and hung up before I finished talking about this issue over phone. I could forget the rude way she talked over phone. I received the worst service in my life from her.
Wish people good luck when they terminate their contracts with Chappell&Matthews. Hope people have no issues and get your deposit back as early as possible.

Management group is horrible, completely incompetent, not open to feedback, and continually refuse to respond to requests to include managers on communication. Internal communication at Chappell and Matthews does not exist, constantly get contacted by multiple people about the same request which is annoying and frustrating. Easily, the worst letting company I have ever worked with.

I met Fiona first when viewing a waterside flat in Bristol, and was extremely impressed by her knowledge of the market, the time she took to listen and to understand our needs, and how refreshingly straight talking she was.
It was then we decided that if we ever sold my family home, she would be the right person to sell it. And sure enough, in a difficult market, and with a calm and reassuring approach, she out-performed the specialist agencies in Clifton Village, and essentially did exactly what she said she would, and sold our property.

trying to get through to this branch is a nightmare. Never answer the phone and every time I pass by never seems to be open. Managed to speak to a man with a South African accent and he was very rude on the phone when asked why I could never get through to them. “Wasn’t his fault” we’re his words. “We are understaffed”. Avoid using them as there are better agents around they want to do business.

We have had very bad letting experience with Chappell&Matthews, i.e. Countrywide. The letting service we had was fully managed package. However despite the premium charges, they absolutely do less than minimum work.
1. The agent provides really poor letting management service. Although agreed to look after the service charges for us, they failed to communicate with the management company, and withheld service charge payments for months. As a result the management company decided to go through solicitor and threatened us with legal actions. And we had to find out all about these through a letter from the solicitor.
2. The agent failed at communication. After the incident above, we decided to end the tendency. However this was the first time we used letting agent, so we were sure the proper language or terms to use to notify our intention. However the agent failed to / didn't even bother to communicate with us to clarify. As a result, the whole process took 4 months, i.e. we had to find out just two weeks before the date we thought was the end of the tenancy that they actually hadn't serve the notice.
3. Again, the agent provides really poor letting management service. During the tenancy period, there was some leakage in the property. The agent charged us around £500 in total for repair. It was not cheap however we trusted the agent when they said the incurred cost was for "proper repair work including re-painting surfaces, etc". After the tenancy we found out the the repair work carried out was of really poor quality. they didn't refit surfaces at all, i.e the originally sealed panels were not re-sealed and just left open. They did re-paint the damaged wall, but to a bloody different color!!! and the paint job was so bad that the water leak marks were still very very visible.
So my advice is to avoid this agent if you are looking for letting service. They do not care a bit about landlord's interests.

We're about to become tenants of Chappell & Matthews and the sign up process has been straight forward and intuitive!
Over time though we weren't treated with respect. Especially when moving out Chappel & Matthews scheduled several viewings to potential new tenants that via email the evening before so we didn't know they were happening and were surprised by the real estate agent showing out apartment to other people. Phone conversations were generally rude and abrupt which wasn't a one-off occurrence but the norm. I would not rent here again

We were asked to write a review prior to signing any tenancy agreement and thus didn't have much to review and also couldn't really leave a neutral or negative review. Chappell and Matthews have been rude to deal with across the board and when we were moving out, they scheduled one viewing after the other. Sometimes they'd email us Friday evening to say they'd come around with clients on Saturday mornings, needless to say a lot of viewings were unconfirmed and caused a lot of unnecessary friction. Based on our experience I'd not rent with them again
