Not 100% perfect, but good enough to recommend. David and his little team sold our house with ease and liaised with the vendor to negotiate a deal on our new purchase. We regularly kept in contact via email and it really was very easy. No question was 'silly' and all questions were answered.

Courtney in the St Albans branch was amazing, dealt with my queries quickly and efficiently. My rating is not due to Courtney - I have been left somewhat disappointed with the service from the central team, for example I have found that despite having the full management service, I am often chasing for updates, and I identified discrepancies between the check out and check in reports despite the reports being completed by the same company (a company instructed by William H Brown) a few days apart making me question what I am paying for.

I can not thank William H Brown enough for going above and beyond to look after me recently. I viewed a property with Finley who was very polite and nice and met with John their mortgage adviser, who was very knowledgeable, personable and really helped me out advising me on what I could afford and preparing a mortgage in principle for me. In fact the whole team were welcoming and helpful, even David the manager followed up with a query in John's absence. I felt very supported with my questions being replied to incredibly quickly. I've asked politely please not hassle me to switch agents. I've blocked their number and then they start phoning on a different line. I've 'unsubscribed' to their emails and directly emailed the branch (email acknowledged) to remove my details from their database in accordance with GDPR regulations and yet they still phone. Questionable techniques as today's voicemail message says they have a buyer for our house, and we're not even listed with them! The ICO will receive my breach of GDPR complaint.

The branch was going through a difficult period with staff shortages, and Jake Golder was pretty much running the place single handedly. As frustrating as the selling process was at times, Jake would always be on hand and although he was spinning so many plates at once to keep the branch going he would always get back to me as soon as he could. The 5 stars are for Jake and I hope WHB have managed to solve some of their staffing issues to provide a service without it all falling to Jake.

After a sale that fell through Jake gave fantastic advice on the re-marketing, secured multiple viewings on day one of being back on the market and 4 offers on the viewing day. He advised best and final offers and secured a good deal.
He was proactive and responsive throughout the process. This was particularly appreciated and important as we don't live near St Albans.

If I could give zero stars I would. We rented through them and they're incompetent. The branch philosophy is "get the AST signed, and then knob them off to complaints." As a result, prior to signing our tenancy we were given a number of promises and assurances that were never carried out (getting carpets cleaned, getting ovens cleaned, minor repairs - basic stuff) We moved in and a number of things weren't legally compliant - THATS RIGHT LANDLORDS, YOU WOULD BE ON THE HOOK FOR FINES THROUGH THEIR INCOMPETENCE! As a tenant we rented through them for 6 months, rolling maintenance issues that were never addresses (leaking roof!) broken promises, high turn over of staff so no accountability. We had to get the council and MP involved it got so bad. In the end we moved. 6 months in to a 12 month AST was enough. Tenants, AVOID, rent through someone else. Landlords AVOID, they let properties out that aren't necessarily "legally compliant" and it's you that will be on the hook for the fines. Zero stars, do not recommend
@ Lucy at Customer Relations - Lucy, I have no intention wasting my time with you. If you wanted to resolve this you could have progressed the countless emails we sent to your branch, your maintenance department, or that the council sent, or that our MP sent. You had 6 months to fix this. The facts are we moved in to a property without working smoke alarms (documented on the inventory, and I believe a legal requirement PRE tenancy - that's the bit landlords can be fined for!) we were without a working oven for months with the branch and maintenance batting it off as the others responsibility. The bedroom roof started leaking 6 days after we moved in and you did nothing. We had damp and mould issues constantly. Your company would respond to our emails telling us one thing, and respond to the council/MP telling them something else (Frustrating certainty, dishonest, maybe.) Your response here is nothing more than virtue signalling and an attempt to salvage some semblance of professionalism. I maintain Zero stars. Do not bother me again.

Since moving out of a property they have become unresponsive and reluctant to return calls. Moved out two weeks ago and still no closer to getting the deposit back. Waiting 3 days for an email, 2 days for a call back, just wish they would return the deposit so I don't have to keep calling them.

Most of us don't get to experience buying houses too often, so when we do it's a mega time. William H Brown, whilst they do this day in day out, made me feel like my purchase was the only one they were dealing with. My Estate Agent, Zac was B R I L L I A N T. I received regular updates on a frequent basis and he knew everything that was going on and managed everyone within the chain from the sellers to the solicitors - he made the whole experience super easy and his knowledge of processes and paperwork really helped manage my expectations around timescales and requirements. I have used Wiliam H Brown to find tenants for a long time but that will stop now after my experience over the last few months. It took 9 attempts to get the new lease correct, they withheld some rent for unknown reasons and charged for an inventory I haven’t had. I have been trying to get a refund for a couple of months and my emails and phone calls go unanswered. Absolute shambles.

I cannot put into words how impressed i am by my mortgage advisor, Jack Cutmore. He went above and beyond to ensure I was happy and well informed. If I ever had uncertainties he was the first person I would call. Even if it was not his department he would find a way to get the answers I needed. If it was not for Jack I do not know what I would have done. This is a review for both William H Brown and their tenancy management arm Sequence. We rented a property through them, and experienced several issues throughout. Below is not the complete catalogue of the issues that occurred, merely the most memorable.
They often took several months to respond to queries and requests for repairs, assured us there was resident parking available with the property, which turned out to be false (so we had to find private parking at significant cost), and on at least one occasion threatened legal action and pursued us for outstanding rent which we had already paid - before mysteriously letting the matter drop without even an apology.
The issues didn't even end when we moved out. When it came to getting our deposit back, they withheld it for at least 4 months whilst "waiting for a repair operative to come and quote for some damage within the flat" (which ended up being a truly miniscule sum). Yes you read it correctly, 4 months to wait for a quote. They didn't seem to be very fussed in chasing the quote, and wouldn't allow us to arrange for another quote or in any way make an effort to try and speed up the process. Seemingly pointless complaints to higher management within Sequence and William H Brown resulted in us basically coming to the conclusion that they don't really care about the plight of tenants.

Couldn't recommend Brian enough (5*s)! Fantastic and professional mortgage services, post-sale. He made things wonderfully easy and always made time when we had queries.
He helped us identify the best mortgage, which was accepted extremely quickly due to his support.
The rest of the experience (3*s) (i.e. trying to sell the property initially) was more frustrating and at times we were left disappointed with the inconsistent feedback, and communications.
We appreciate that the market may have been quiet, but keeping us in the loop would have been better to know every effort was being made to sell the property.

We rented a family property from William H Brown St Albans. They also managed the property through their management company, Sequence homes. From start to finish I found this to be one of the most incompetent, time consuming and frustrating business relationships of my adult life. Maintenance issues took on average 11 weeks to attend to, our emails were rarely responded to, we lived for 4.5 months without one of the toilets in the house and were forced to formerly dispute the return of our deposit because we had heard nothing at all after 5 weeks.
The girls in the offices were friendly - this is not personal - but the lack of accountability clearly reflected who William H Brown understand to be their client - the landlord not the tenant. Our experience was genuinely just ridiculous so unless we were particularly unlucky, all round improvement in management and communication is very much needed. Renting costs a lot of money - we will be much more careful when selecting both a property and discussing / confirming expectations with an agent in future.

This is the second time that Janki has found a tenant for me and I have been very pleased on both occasions. She is always very professional and responsive. She is great on the detail and problem solving but always makes you feel comfortable about contacting her. Janki manages to make you feel important and yet gives you the sense that she knows what she is doing and you can rely on her at all times. I felt I had the best person finding me a tenant.
WH Brown have a good telephone answering response - so refreshing in these times. However, I am less happy with the accounts side of things. They have a different name - if you forget it, later google searches on a mobile are difficult and frustrating. They seem detached from WH Brown St Albans and questions/errors have to ping pong between Janki, me and Sequence.

I lived in a flat managed by William H Brown for 2.5 years. More than 6 months after moving out, I contacted their office to try and get some important mail that had been sent to the flat. Janki went above and beyond, promptly going over to my old flat to check for this piece of mail, and sending it to me first class. It arrived the next day, along with other mail she'd had forwarded. We finally put our house on the market on Boxing day. I have to admit to being sceptical about the idea of a campaign starting the day after Christmas, but (subject to contract) it worked! Craig Prutton was great in the set up and Brian Moran was great marshalling the potential buyers and the sale process. We had viewings starting literally next day 27 December - 9 families viewed, 4 of them made offers and we agreed a deal within 3 weeks. Fingers crossed it works out through to the next stage, but we are delighted with the job Brian, Craig and the team did, along with their recommendations for conveyancing and surveyor for the place we are buying.

Our experience of working with William H Brown was very solid and forthright from the outset and continued on that trajectory all the way through to both the sale of our house and the purchase of the new one. There was a lot of good advice and steering along that journey which was delivered in an honest, firm yet considerate way due to the market rapidly changing throughout that period. I had to put the sale of my house on hold due to personal reasons, Phil was very understanding and did not hound me to put the house back on the market till i was ready. His empathy meant a lot to myself and my family at a very difficult time.
Ellie has been a DREAM to work with, i have been at the end of my rope with selling my property. Both parties kept pulling out and solicitors not communicating with each other correctly. Ellie steeped in to the gap without me asking and coordinated EVERYTHING for me behind the scenes. Her commitment, professionalism and genuine care made the sale for all of us!

Craig Prutton Instuctions Manager from W H Brown came to value our house today. After many estate agents and not feeling right about each one that came. We even looked at online agencies because obviously the cost is so much cheaper. Being a Sales Manager for 20 years I know the patter. Craig is genuine and I trust him completely, he says it how it is which is what you want from an estate agents and to look after you from start to finish. Yes the fees are higher than online agencies but I am confident WH Brown will sell our home and even more important is that we signed a sole agency agreement there and then and WE DONT DO THAT LIGHTLY coming from a sales industry ourselves. Thank you Craig you are a breath of fresh air!!! and so refreshing there are the old school boys out there that actually believe in what they are selling!!

We rented a terraced house through William H Brown a year ago. We've been put in a both unexpected and difficult situation by their then lettings team, firstly because they handed the property with lots of severe hidden issues and, secondly, because of the poor service or no service of their maintainance company called Sequence throughout the entire past year.
Very recently, their lettings team in the local St. Albans branch has been renewed. There's a James and a Janki now who both seam to be doing their job well, right when we're leaving, we're with one foot out the door, so to say.
I find James and Janki to be polite and professional. Let's hope they will manage to mend things on time after their colleagues' perpetual mischiefs.
Because unbelievably, even now I'm still experiencing difficulties coming from their maintainance team in Norwitch though, as they strangely keep asking me to pay the costs of some repairs of preexistent issues of the house. There's unequivocal, undubitable multiple proof both issues were present at my arrival, like the check-in inventory which they never denied, plus other material proof, which they also know too well, but they just want me to pay for improvements to the property instead of asking the landlord. And they are insisting as much as they are wrong.
What I missed over the last year spent here until the arrival of James and Janki in the local brach was the sense that my wellbeing as a tenant here meant anything at all to this agency. It's been very tiring before. I really hope they can make things right at the end at least.

Utter incompetence from start to finish. Even by the hilariously low standards of estate agents in general, William H Brown really take the biscuit. Having been on their books 3 or 4 years ago, they have continued to call me every few months with some spurious nonsense about my house being on the market (it isn't) or the home I'm looking to buy (I'm not). EVERY time I receive an apology and the assurance that my details will be removed IMMEDIATELY. But then, 3 months later, the calls begin again. So, choose your option for William H Brown - a) they will never remove your details from their system because they operate a system of repeated cold calling just on the off-chance that they might hook a customer or b) they are totally incompetent, unable even to use a basic database. You choose. But just make sure you don't choose to employ William H Brown as your estate agents.

This review is in regards to the services supplied by Prabs Kapadia only. Prabs acted as my Mortgage Advisor and immediately was very transparent and honest with me about the mortgage offers in the market that would best suit my needs and lifestyle. He was thorough, personable and went out of his way to help me get things sorted - even coming in on days he was meant to have off!
Prabs' services isn't covered by the Estate Agency (i.e. you have to pay for them!) but he did make that part of the process as easy as possible so worth the money from that perspective. I'd definitely go back to Prabs for sorting out my future mortgage.

The absolute worst estate agents I have ever encountered .They will find you a tenant but will then proceed to mismanage your property. They paid our tenants rent late into our account. Deducted unauthorised amounts from the tenants payments. Fraudulently filled in a document and forged our signatures .They are now subject to court action to reclaim illegally retained funds. Dishonourable and unethical behaviour from this agency.

I was always worried/scared about how painful to buy a house could be however the whole process with William H Brown , especially their mortgage adviser Prabs, was as seamless and painless as it can be, they were attentive, helpful and more important friendly. I would recommend them all day long. Prabs managed to get us an excellent deal meaning we pay less now for our own property than we were paying for our rented house. I will definitely use them again when the time comes.

Best estate agency I have dealt with to date.
I first marketed my house with a local estate agent who only brought in 2 viewings in 10 weeks. After waiting for 6 months, I decided to re-market my house but this time with William H Brown. The asking price was increased by 10k. Went on the market on Friday and had a viewing on Saturday and accepted an offer very close to the asking price on the Monday. I also bought my onward purchase via William H Brown. I liked how Phil was solely dedicated to managing the chain and he did a great job at that. I could bug him for every question I had :) When it comes to selling in the future, I will not hesitate in using William H Brown again.

As always, received an excellent service from Prabhakar when we visited him to re-mortgage our property. We were kept fully informed and received a very friendly and helpful service - even when we asked many questions, sometimes more than once!
The agency was clean and tidy, light and airy. A nice building to spend time in.
We will definitely return when our current deal expires.

Having invited William H Brown to value our humble 2 bedroom flat in St Albans in mid 2017 I was incredibly impressed with Elliot's sales pitch (which was excellent) and for this he should be commended, however MY mistake was believing it.
Individually, everyone at the branch is pleasant enough but collectively it is a circus, and the joke it seems is on us. As soon as we signed on the dotted line the lack of communication was breathtaking, and without listing and boring the reader with the numerous examples - it was nothing short of calamitous.
I complained at a very early stage to Phil, the branch manager, (who again was pleasant enough) about the lack of, or simply no communication from the staff who were dealing with our sale. It was negligent at best and almost comedic at worst, but of course we weren't laughing. From the outset getting a member of staff to 'actually' call you back with feedback from viewings or the simplest question was a task in itself.
Eventually we got an offer, we feel in spite of the agents, not because of them, which we chose to accept. Again we don't feel we were given the full facts of the offer which eventually fell through. It should be noted we don't feel our chain collapsing was the agents fault in any way - but we didn't realise we WERE in a chain! it was sold to us a "cash buyer with no mortgage!" Only when the house of cards began to crash down were we told their home was in a chain, a full 7 weeks after we had accepted.
Again, when the ill fated sale was 'progressing' getting any sort of response from them was incredibly difficult and frustrating beyond belief, we were doing ALL the chasing and from an early stage my wife and I felt 'something' wasn't right. we were proved correct.
In summary, this is not in any way sour grapes, I complained to Phil about his staff and lack of customer contact skills long before we ever had an offer, and the miserable level of service simply continued up to and including the moment our sale fell through. We of course are licking our wounds and counting the financial ramifications of poor advice and miscommunication.
Our perception is that this company have properties on their portfolio that far exceed the value of ours, and they simply couldn't be bothered to treat us, or our sale, with the attention to detail it, or we deserved and therefore we all lost out!
I can not recommend William H Brown in any way and would strongly advise you think very carefully about marketing your property with this company, and would remind the staff of William H Brown that rightly or wrongly perception is all!
To conclude and to be fair, I take responsibility for making the decision to enter in to the contract with these agents, and again make the point I was taken in by a slick sales pitch. I would remind the reader to do your homework before committing to an estate agent and not make the mistake I obviously made. Selling and buying a home is the most stressful of times and in my experience this company will only add to it.

As said by others, William H Brown couldn't care less. No updates whatsoever on progress, only multiple sales texts about buying broadband and utilities through them. They will also pass your contact details to other sales people so you are hassled further. I cannot imagine why anyone would choose to use them to sell a property as they couldn't give a stuff about selling it - from experience I can say the seller and their property are not promoted favourably to buyers. There are many great agents in St Albans so absolutely no need to use this useless bunch.

Avoid this Estate Agent, very pushy and hard sell, mortgage advisor is also very hard sell, we found them quite threatening and rude, they insist you have to use there mortgage advisor, and told us our mortgage advisor was rubbish as was our estate agent.

Avoid these guys like the plague!
Myself and my wife found a property with WHB using Rightmove. At first they were really nice and efficient to show us the house. As soon as we put an offer forward it all started going terribly wrong and never got better. First, they increased our offer to the landlord by £50 without our consent, which obviously made the landlords very happy and unwilling to take any less, when we queried this obvious mistake, the agency justified it saying that it was because we own a dog, which was certainly not the reason as we met the owners and were perfectly happy with us and the dog.
Secondly, as we did the referrals we started getting tonnes of unwanted publicity from various suppliers who had obtained our personal data from the referencing agency.When we complained about this they just excuse themselves saying it was not them but a third party working on their behalf, shocking!
They were terrible to negotiate the agreement with the landlords and kept calling us at work to do their job and track down the referrals from our previous agency, although we paid £120 for that service!!
Just to finish it, instead of accepting a money transfer they suggested paying by card on the day we collected the keys, to which we agreed. Once at their offices they took our cards and overcharged us by £800!!! It might not be much for many people, but when you are moving paying thousands in fees, rent and deposit, £800 make a massive difference. The method they used to charge us with the card did not require PIN, so we could not verify the amount before they charged it. To all this, the office manager barely apologies and said we would check it on Monday next week, rather than trying to sort out something there and then.
On Monday the following week, they did not even bother to give us call to let us know they were on the ball and chasing the matter urgently, and when we called to query they were less than helpful.
Overall, you can see that as most letting agents (this one in particular), they just continue on business by the shear amount of demand there is and because as a tenant you are forced to pick from the least crappy one out there. These guys are slow, inefficient, and not bothered on giving a good service. If you can, try to avoid them, if you cannot, tread very carefully and don't assume they are doing their job; just like a lazy mule, they need a few whiplashes to react.
