How to choose the best agent after valuations?

How to choose an estate agent after valuations?

If you’ve had a few agents around recently and now you’re thinking, “Right… how do I actually pick one?” - you’re not alone.

The good news: you’ve already done the most important part. You compared agents using GetAgent data, chose the strongest options, and booked valuations with the ones that felt right. Now it’s simply about choosing the agent who will get you live and guide you calmly to a solid result.

Here’s a short, no-pressure way to decide.

1. Decide what matters most to you

Most sellers are choosing between three priorities:

  • Best possible price
  • A smooth, low-stress sale
  • A quicker sale / firmer timeline

Pick your top priority first. It acts like a filter - and suddenly the “best” agent becomes clearer.

2. Don’t choose based on the highest valuation

A higher number can feel reassuring… but it only helps if buyers agree.

Instead, ask each agent one simple thing:

“What evidence are you using to set the price?”

A strong answer references recent sold prices and explains the plan:

  • what price you’d go live at (and why)

  • how they’ll create early demand

  • what they’ll do if interest is slower than expected

You want confident, realistic, and specific - not just optimistic.

3. Look for a clear “go to market” plan

If your main aim is to get your listing live, the best agent is usually the one with the clearest next steps.

Listen for details like:

  • When can you do photos + floorplan?

  • When will the listing go live?

  • How they’ll handle viewings and feedback?

  • How they’ll keep momentum in the first 10–14 days?

If they can’t explain the first two weeks clearly, they may not run a tight process.

4. Choose the person you trust to handle the day-to-day

The branch, the brand, the brochure… none of that matters if communication is patchy.

Two questions that genuinely protect your sanity:

  • “Who will be my main point of contact?”

  • “How often will you update me - and how?”

Pick the agent who made you feel listened to, not rushed - and who you can imagine speaking to often.

5. Quick check: fees and terms (keep it simple)

Before you instruct, confirm:

  • Tie-in period (how long you’re committed)

  • Contract period (how easy it is to switch if needed)

  • What’s included (photos, floorplan, accompanied viewings, etc.)

  • Any extra fees (so there are no surprises)

A good agent will be straightforward about this.

A 60‑second decision test

Which agent gave me the clearest plan, backed it up with evidence, and made me feel calm about the process?
