I had a wonderful experience with Abatoria Estate Agents, and I can’t recommend them highly enough. As a first-time buyer, the whole process felt quite daunting at the start, but Mini was incredibly supportive from day one. She took the time to explain every step clearly, always responded promptly, and made sure I never felt lost or overwhelmed.
Mini also acted as a great point of contact between me and the solicitors, helping to move things along smoothly and keeping communication flowing so that nothing stalled. Her patience, professionalism, and reassuring approach made a huge difference and turned what could have been a stressful experience into a really positive one.

The Abatoria Team have been first class in organising my move onto my recent rental property in Wapping. Everything has been super pro-active from the initial viewing, contract signing through to the final move. They were brilliant liaising with the owner and organising the purchase and installation of al the furniture I requested prior to the move. On arrival all furniture was constructed and in place, all the amenities including internet were fully functional. The couple of small snags I had were dealt with immediately. Having rented many properties in several countries and being a landlord myself I cannot recommend Abatoria enough they are brilliant !

The team at Abatoria are extremely attentive and throughout the entire process, as a tenant, from inquiry, to appointment setting, to visiting the property, to contract exchange and then to settling into the apartment, they have been kind, courteous, extremely professional and a delight to deal with. I can only hope their landlord appreciates the level of service they offer. Having travelled the world and been a tenant umpteen times, I can name two agents that are distinctive, the rest, including the big chains, are just routine, impersonal and generally don't take the time and the care that Abatoria do.

Alan was fantastic! He's perhaps one of the friendliest and most attentive EA's you'll ever come across. He really took the time to show me round the property and then when I put in an offer the following day, I had the final price agreed with the seller through Alan within 30 mins! Alan does his absolute best to make the process as pain-free as possible and is definitely not the pushy salesman. He respects both the buyer and the seller's wishes and is excellent at relationship management.
Mini was equally fabulous and very responsive when in charge of the knitty gritty of the conveyancing process. There were times when the third-party managing company were slow to respond to my queries but Mini would go the extra mile and follow up with relevant parties to help speed up the process for both myself and the seller. She was always there on the other end of the line or e-mail screen whenever I needed anything during the months-long conveyancing process. She also checked in regularly every now and then so I never felt cut off at all.
I wouldn't hesitate to recommend Abatoria to anyone looking to buy or sell.

I'm sorry to say that although we personally like Alan, Abatoria is the sort of managing agent you wouldn't wish on your worst enemy. Just to give a little flavour, in 17 months as tenants paying 2750+ pcm, we have gone 20+ cold winter days with broken central heating, 34+ days without fully functioning hot water, 10+ weeks with a kitchen faucet taped to the back wall, 2+ weeks with a broken dishwasher, 12+ weeks with a broken postbox and no access to our post, 12+ months with a broken bathroom fan, and more... (As lockdown has been an issue, to be fair to Abatoria I've actually subtracted any lockdown weeks to get the above numbers.) Every single repair has required dozens of chasing emails. Again, to give a little flavour: after 17 days without functioning hot water, Abatoria simply didn't get in touch for over a week. When we finally chased, we were told the part was backordered. When we checked with the stockist and found that the part was not backordered and never had been, Abatoria told us it was the landlord who was holding things up. When we wrote to the landlord, he said he'd given the go-ahead for the repair ages ago. Let me add that in the end, that part didn't need to be replaced at all, and in exasperation we fixed the problem ourselves, thus saving the landlord another unnecessary expensive repair. With regard to the landlord's perspective, whether he's been told or has been 'protected' from this information by Abatoria, multiple parts were replaced completely unnecessarily totalling (from the scraps of his emails forwarded on to us) over 1000 GBP. At least one of the parts had been repaired a year earlier by Abatoria and yet Abatoria seemed to have entirely forgotten this. We were also told at one point that the problem was that the boiler hadn't been serviced, but in fact it had been serviced when we moved in, at our request. Apparently, no record of repairs and maintenance is kept by Abatoria for the flats they manage. Finally, when we complained to Abatoria about the quality of the management service, asking for assurances that things would improve in future, we were told by Alan himself that 'we had heating' (two tiny space heaters we purchased ourselves from John Lewis!) and that Abatoria received too many emails from us. Obviously, we only get in touch when something is broken so this seems pretty unfair. If you're the managing agent and you don't want to hear from your tenants, then simply maintain and repair things in a timely manner. It seems unlikely Abatoria would be as relaxed if we operated as they do and, for example, took 20+ days to pay our rent.

I do not usually write such reviews. However, my dealings with Abatoria have been such a nightmare that I want to warn other unsuspecting tenants. PLEASE DO NOT RENT FROM THIS AGENCY. They are incompetent, rude and above all dishonest. Certain of their actions are verging on, if not, illegal and they have no hesitation in breaching the tenancy agreement. We discovered this was the case very early on, and wanted to back out, but would have lost money in doing so. My biggest regret is that we did not do so. The holding deposit and fees we paid were not worth the miserable tenancy we experienced, including the dramatics relating to the return of our deposit. All I can say is that with respect to the latter I am grateful for lawyers, the tenancy deposit scheme and the law, thanks to whom we not loose hundreds of pounds.
Also, do not believe any glowing reviews from “landlords”. I checked and our landlord, who ironically Abatoria refused to provide details of (I assume they are unaware of public records) is also a director of Abatoria. So, your landlord and Abatoria may well be one and the same. which leaves you with little protection against them i.e. you cannot complain directly to the landlord. In any case, landlords rarely care about their tenants, merely their bottom line.

Incompetence and horrendous fees for bad management.
Do yourself a favour and go across the little street to Rendall and Rittner. They have no fees, and usually the same offers. Or better, leave London.

We rented with Abatoria for over one year and had to move out because we did not want to put up with their incompetence. If you are renting through them, be prepared to pay extortionate fees for referencing/contract. You will only be able to read a hard copy of the tenancy contract in the office (for some unclear legal reasons, they will not be able to send it to you by email and you will not be allowed to take a copy of it).
If Abatoria is managing your flat and if anything breaks in the flat - it will take them some time to send somebody to fix the problem and they will ask you to sort out the problem yourself and will threaten you with fees and call out charges if it turns out that you "could have fixed the leaking sink yourself". When they finally arranged for somebody to come round - the person arrived without any prior notice (we happened to be in the flat that day), had keys to the flat and informed us that he only worked with Abatoria for 2 days, although Abatoria informed us that they would only give keys to their trusted service providers with whom they had worked for years. You may think that they are acting in the interests of the landlord but this is not the case as when we had a bad leak from a neighbouring flat which damaged a big section of the carpet - Abatoria did not bother responding to our messages and calls for several days (we had to sort out the problem ourselves as the leak was damaging the wall and carpet).
When we decided finally to move out, Abatoria representatives were extremely unhelpful with viewing timings and at times did not inform us of viewings taking place in our flat. Some viewings were not properly supervised. On moving out, they threatened us with cleaning costs if we were to use our own cleaning firms and not the ones offered by them. At the same time, the quotes offered by them were extortionate and, more interestingly, they refused to tell us the names of the relevant cleaning companies who provided the quotes (which is what one would do if the prices quoted by them did not represent the usual prices charged by these cleaning companies).
Needless to say, Abatoria is not a member of any agents' organisations and, as such, do not feel it is necessary to follow any code of conduct or generally treat their customers fairly. I would urge you to think twice before dealing with Abatoria - they are incompetent, dishonest and unprofessional.
