We had an excellent experience with this estate agency during our home buying process. Zoe, the manager, was extremely professional and helpful throughout, making the whole process smooth and well?organised.

I cannot fault the help I have had from the Lettings team at Abbots Basildon. From start to finish, I have found the agents extremely helpful. A new tenant was found very quickly for my flat and following all of the necessary checks, the change of tenant was stress free for me. Due to unforeseen circumstances, I was not available to sort out collection and handover of the keys or end of tenancy cleaning but Jamie kindly sorted this out for me in my absence and I really appreciated it. Peter was also very helpful and answered any questions I had throughout the process. I would highly recommend Abbots Lettings Basildon.

The most god awful experience from start to finish !!! Was made aware of a guard dog in the garden of the property before accepting to rent and was promised a number of times it would be taken care of. Upon arrival, after having packed up all our belongings and arriving at the new property we was greeted by our “promise” still being in the garden along with months of feces !! The manager Chris continuously buried his head in the sand and didn’t even have the decency to take a phone call from us. After being promised (again) that if we weren’t happy we could leave and not lose our deposit we was greeted with yet another surprise (after god knows how many failed attempts to make contact) we was informed that he no longer works for the company !! After being in the property for a week or so we were pleasantly greeted by a Rat whilst trying to enjoy the sun in the fece infested garden ! I could go on and on about how many attempts we have made to contact the agents with no success, or when we have been promised (again, shock) to have a return call or email it has not happened. Not one of the “agents” take any ounce of responsibility. AVOID AT ALL COSTS !!!

Please avoid, managed my 2 properties for several years with no issues until I was informed my tenant reported a leak from the tap below kitchen sink, I gave them permission to carry out the repair immediately. Nine weeks later they informed me that the leak has been repaired but there is now significant damage to the laminate flooring and kitchen unit. There plumber said the damage was already like it when he went there but he hadn't visited the property until he carried out the repair, tenant told us he had asked them to send a photo of the leak at the beginning and decided to repair it when it suited him over 2 months later. They admitted they were at fault but offered 250.00 as a good will gesture for over 6,000.00 worth of damage. We have stopped them managing our properties and gone with a more professional company who have told us they react to any issues within 24 hours which you would expect.
My advise to them would be to use professional contractors to carry out there work and follow up to make sure work has been carried out. Very expensive mistake on our part to think we trusted these people.

I chose Abbotts to sell my flat in July . Started off great until they closed the deal with me. Then once it was live on website, there was no communication I had to chase and chase for weeks and months for an update. The flat was not sold nor did they care about my situation being heavily pregnant and needing a quick sale. To be honest David was alright when he was at work. I can honestly say from July to October I’ve had about 3 calls from them , I complained to customer service and they promised to be contacted more often but that didn’t change anything . Finally gave up as still not been called back after 3 weeks of trying, then on Friday I told them that I’m picking up my keys and they took it off the market/website the same day????. They’re quick to do that but I’m still waiting for a call back after 3 weeks ???? honestly it’s shocking. Personally I would NEVER use this agent again. Maybe buying /letting is different but selling is a hard no.

We got 3 different agents to value our house. We decided on Abbotts as Daniel came across as very genuine and solution focussed. He helped us realise how much the house was worth and why.
He came to measure and photo the rooms a few days later, this is when it got very interesting. I went to meet the broker in Abbotts, only to be asked during our meeting when the house was ready to view, as someone may be interested. We left some keys with them and didn't give it a second thought.
2 days later, we accepted an offer at the asking price. This all happened before any signage, or photos were put up on the web.
Any queries we had about the house were responded to very quickly. Just get things done.ß

I am sad to be writing a negative review as the lettings manager we dealt with when we rented the property was professional and very helpful. The property was managed by the landlord after that. However. when it came to the return of the security deposit at the end of the tenancy, we made enquiries when we had heard nothing 7 days after a very prompt agreement with the landlord. We were told that the deposit had been paid out that day. This was a lie. We finally received the deposit after 10 days, which is the maximum amount of time specified in the deposit scheme terms. This was clearly intended to maximise the interest they earned on the deposit. If you want your deposit back “without delay”, as specified in the deposit scheme terms, avoid this estate agent.

Recently had to sell my late father -in-laws property. Jack White did the valuation and found our buyer. We had 4 viewings and 2 offers. He listened to us, found the right buyers and was always ready to answer any questions. Dean Starkey took over once solicitors where involved and both where polite, friendly and cheerful. Awesome service from start to finish. Jordon was the original valuator when we got the process started. Once we went ahead with instructing Abbotts, due to Jordan’s promotion, Jack popped over to sort the paper work etc and then from then Dean was our go to guy for everything. All 3 of these guys made the whole process simple. Whenever we needed help with anything they were there to help. I cannot recommend Abbotts enough!

Where to start. I contacted Abbotts after being let down by another estate agent. From the moment Jorden arrived to the value the property he demonstrated professionalism and knowledge of his industry.
We didn't immediately contract because we had an offer suddenly come through.
Unfortunately our sale fell through. Straight away I called Abbotts and they managed to set up several viewings on the property before any photos had even been taken. These viewings led to several offers.
Unfortunately these buyers also were able to proceed so we got back on the merry-go-round. More viewings in just days of going back on the market which again led to several offers and now here we are about to complete.
Jorden and the whole team at Abbotts are professional and know their job. The viewings were conducted by the agents and they showed care for my home. They are responsive by phone and email and work hard with progression pushing for news and updates.
I honestly can't recommend Jorden and the team enough, they have an excellent ethos and care for their clients. They work hard and effectively and have earned every penny I'm going to be paying.

Genuinely gutted and disappointed I was one of the first people to call when a property went on the market.
Abbotts could not even get me into view the property. I said I was free any weekday before 3pm or any weekend after 3.30pm.
Abbotts offered me to view on a Saturday when I was at work of all he times. (I understand this cannot be helped however gutted and disappointed with Abbotts throughout.) My details were taken down incorrectly also. No communication. No effort to even try and get me in to view the property. They also said they will try and get me in next Saturday if it doesnt sell beforehand, I have seen online it has now sold but once again they have not told me that so as far as I am aware they are still trying to get me in next Sat.
I will not recommend them with the poor service I was shown throughout this whole process and guess what the property is sold! I did not get to view the property at all. I was also told I would need to speak to their broker even though I was happy with my independent broker and already have an agreement in principle with someone I want to use.
Update 29.10.21 tried to reply to a facebook message I sent in regards to the comment they added below on here and I cant. They have blocked me. Absolutely awful services from abbotts.

1 star rating is too good I WILL NEVER RECOMMEND THIS AGENT. Everytime I see an Abbott's advert I run in the next direction. My family is new to the UK and my wife was frank with Agent and explained our lack of experience in our initial meeting with the Agent from Basildon Office, we weren't looking for hand outs, My wife was head hunted to contribute to the NHS, we took this opportunity not because we needed it but because we always wanted to travel and see new places. Nonetheless we told him we will be relying heavily on his advice to secure a rented property. We had a particular property in mind we told him which one we wanted and he made us go through all the motions only to find out 5 DAYS before arriving in Basildon that we didn't qualify for the property. We lost our deposit to hold the property. Thank goodness her employers were sympathetic with our case and made alternative arrangements.
Update: NOTICE THE AGENTS REPLY BELOW.
They completely left out the fact that we weren't informed of the issues until a few days prior as a matter of fact here is an email sent on the 31st August 2019 which I yet to get a response on (NOT EVEN AN APOLOGY OR CALL TO FIND OUT IF WE WERE LIVING ON THE STREETS) (& this as of 12:42am 3rd October, 2019), also we were supposed to move in August 21st and got delayed by construction issues with property, so my question is why wasn't the checks completed as per the original move-in date because they had most of August and part of July. If checks were completed and our application rejected by the 21st August, 2019 it would have allowed us enough time to seek an alternative and yes we would have been happy to continue with the Agent, wasn't the landlord informed about our special circumstances by the Agent?

My family and I cannot thank Dionne enough for making our dream of buying our first house a reality. She has been nothing but a great financial advisor turned friend and supporter. She has so much knowledge and experience as well as passion for helping first-time buyers that we felt so assured even on our first appointment with her. We have learned so much from her not only on mortgages but also on handling day-to-day finances which we would carry with us for life.
We got our mortgage approved within a few days of application. Unfortunately the sale of the first house we were buying fell through and so we had to find another property in July. We could have gone to another mortgage broker because the next property was under another estate agent but we decided to go back to Dionne for advise which I believe was one of the best decisions we've made so far. Mrs Dionne Smith--Best mortgage advicer me and my husband ever meet and believe us we did meet a few. We started to get a mortgage trough an independent one, and guess what? He didn't do anything except a lot of credit score checks, and when he could not do anymore, he advised us to go to his friend which done another few credit checks but still no mortgage, all because my husband is self employed and had a low credit score. By the way, we also lost two houses that we put offers on based on them saying to go ahead with. Then we went to Mrs Dionne Smith. Of course at this point we had lost all confidence. At the first meeting she told us straight that because of the low credit score for my husband she will not be able to do anything. We were disappointed but still appreciate the honesty. She adviced and gave guidance what to do next and asked us to return after 3 months. Both of us were really sad now, but we done as she advice us. Three moths later we returned to her. She explained to us everything that we need to do, what paperwork is required and what is going to happen next, and of course that she will try to get us a mortgage. After everything, we were still great disbelievers but she gave us a lot of confidence and her approach was amazing.
We followed her advice and guidance in everything, and now we are living in a beautiful house which we actually got it 10.000 cheaper, also thanks to Mrs Dionne Smith.
We will always be very grateful to her and will recomend her to anyone we know. Mrs Dionne Smith is exceptionally good at her job, and an amazing person. Way to go Dionne!!!! ????????????.

I would like to highly recommend Abbotts but personally, Jorden, Amy and Jade who are all a credit to the organisation and really made the process of selling our home run as smoothly as possible. My fiancé and I were exceptionally impressed by the care, speed and service received from all three of the above.
After making the decision to move, we started scouring the market for our new ideal property. A few weeks in and we found a house that we loved so knew we had to get the ball rolling and sell ours quickly so we didn’t miss out. We didn’t have much time to think about which agent to use so decided to use Balgores who were managing the property we were keen to also purchase. For eight weeks, we were hardly contacted, not kept in the loop and had quite frankly the worst experience possible. We had one viewing in 8 weeks and although the market was quiet, we didn’t feel like the agent were being honest with us at all. After losing the house we wanted to buy, we decided to take some time to compare agents and Abbott’s seemed to be everything we were looking for. Jorden initially came to value the property and we were impressed from the beginning and knew we had made the right decision. The approach and attitude from Jorden was professional, knowledgeable and he is hugely likeable. I was honest from the beginning of my expectations and Jorden assured us they would be met; that they most definitely were.
Once our property was on the market, Amy took over the selling process. I received daily calls or texts as sometimes it was difficult to reach me at work (even on Amy’s day off or at 8/9pm at night). Amy’s work attitude is spot on, she went above and beyond chasing for updates on viewings etc and ensuring I was always kept up to speed. A few weeks later our property had sold and we were back hunting for our new dream home which we identified 5 weeks later. Given that the purchase of our new home was 5 weeks behind, Amy did everything possible to chase for updates throughout the chain to tie the two transactions together and inform me of the next steps. There were times throughout the process where I felt it would never happen, got overly emotional and just wanted to give up but both Amy and Jade spoke through everything to ensure I felt at ease that they were managing things and I didn’t need to worry. This was so reassuring given that I work in a busy environment where at times, responding to emails and calls can be impossible.
In Amy’s absence, when she finally got a day off, Jade would regularly call to update me, even if they may have seemed like small silly updates just so I was kept informed. Nothing was ever to much for this team and they will all go exceptionally far in their careers with attitudes they demonstrate.
I would highly recommend all of the team we engaged with at Abbott’s and would like to thank them all for the help, guidance and assistance in selling our house; but more importantly, restoring our faith in the estate agency market after we were so poorly treated and let down by Balgores. I would highly recommend them to anyone.

I would like to introduce Amy as me and my wife’s estate agent and we are both so impressed with the service that we received!
We were searching for the right estate agent for a couple of years. As a first time buyer, the whole process was daunting, however, Amy could not have made simpler. From the first viewing to the completion, Amy made sure to keep this process very simple and easy.
There is one trait I really admire about Amy – she has a tremendous work ethic. Amy had taken the pressure of the process by providing regular, prompt updates and provided good explanations to any queries I had. Amy managed to successfully extract information from a number of parties, as well as inform me of what my next steps were during the whole process. Despite this, she still had to manage expectations with other clients.
Another trait I admire about Amy is her creative approach to reaching out to her clients. There were a number of times I had missed Amy’s calls due to work. As an alternative, Amy made a whatsapp group. She wanted to deliver a prompt and efficient service by going above and beyond my normal expectation, even if that meant receiving messages on the whatsapp group on her days off!
Moreover, I had a number of silly questions I wanted to ask the vendor, for example, the height of the living room door in metres? However, this did not put Amy off, rather she responded with a very positive attitude.
I would without doubt recommend Amy to anyone who is looking to buy or sell their home, or for any queries regarding properties for that matter.
I would like to conclude by saying that there is a reason why Amy has won a number of estate agent awards – she is good at what she does and has a very bright future ahead.

Having a very awkward probate property to sell, Abbots helped reach the best value for the property. The sale required a specialist buyer and the process has been less than smooth, but the entire time (Jade in particular) has provided fantastic service, providing feedback and advice along the way. Making what could have been a really challenging process much easier.
I wont lie, Abbots are not the cheapest, but I guess its true that you get what you pay for. At least in Basildon, I can highly recommend them.
