We have just completed on the sale of my late mother’s house which was also our family home of over 50 years. From the moment I met Spencer I was impressed at how he saw beyond the dated décor and need for modernisation to ensure it was marketed and subsequently sold for a price that reflected its true potential. No viewings for entire duration of contract. Over inflated valuation to gain instruction, to keep up the listing quota etc. Hardly any communication to let me know what was going on. Historical pricing on "Get Agent" all over the place and inaccurate. Price in shop window did not match what I wanted it lowered to. Waste of time - makes you wonder whether any effort was genuinely put in on Abode's part or whether the "couldn't care less" attitude was there from the start.
Whether agents are big / small time independents or part of a chain - e.g. Connells - they are all a waste of space and not fit for purpose.

No viewings for the entire duration of the contract. And minimal and sporadic communication via email. Obviously just another bog standard agent who deliberately inflates a valuation in order to gain the instruction and to keep up their listing quota. And then to sit back and have no incentive to actually try and sell the property.
I thought an independent agent would put themselves out to sell the property (as owner) but sadly not.
When an agent says "we are not like the others" don't believe it. All agents read and speak from the same script. It's a script I have learnt off by heart in 2025 and have no wish to sit, listen and be patronised by it again.
The profession deserves its reputation - and believe me that reputation belongs in the "U" bend.

We have been a Tennant for 4 years with Abode. The small team have been supportive and helpful throughout the whole time with them. Whilst the inspections are in depth and can sometimes seem over the top, they are just fulfilling their agreement with the landlords. I have never had a bad experience with any staff member, in fact, Spencer, Laura and Hannah seem like a dream team. When we had a no fault section 21, they worked tirelessly to try and find me somewhere suitable to live and gave advice on renting in general. They do truly care about their tenants and whilst I'm currently now renting outside of Abode, I know I would be able to call on them should the need arise again. Thank you for everything.

We rented a property through Abode Town & Country in Royston a couple of years ago, and even then, our experience with them was seamless and professional. But it was a recent interaction – completely unexpected and unrelated to our original tenancy – that truly blew us away and deserves special mention.
A parcel of mine was mistakenly delivered to my old address, the one I had rented through Abode two years prior. Naturally, I was concerned it might be lost forever. Out of sheer hope, I reached out to Abode, not knowing whether they’d even be able to help after such a long time. That’s when Laura stepped in – and quite honestly, she was nothing short of exceptional.
From the moment she picked up the request, Laura went above and beyond anything I could have expected. She didn’t just pass the message along – she personally followed up, liaised with the current tenants, ensured the parcel was retrieved, and arranged for it to be safely returned to me. She kept me updated every step of the way with clear, timely, and reassuring communication. Her patience, professionalism, and genuine kindness were evident throughout.
In an industry where it’s all too common for people to move on once a tenancy ends, Laura proved that customer care doesn’t stop at the end of a contract. The fact that she took the time and initiative to help with something that technically wasn’t her responsibility speaks volumes about her integrity and dedication.
It’s rare to come across people who truly care about the service they provide – rarer still to find someone like Laura who carries that care years beyond the original engagement. Abode Town & Country is incredibly fortunate to have her on their team. Great estate agency - very decent and reasonable. I have been renting for more than a decade, met different agents & landlords and this one is the best so far. Sometimes You get nagged for no reason but that only makes it better - brings "family" atmosphere to the house. I have never had a wife but I think I know what it feels to have one. Thank You Abode! Would recommend to a friend 10/10. :)

I would like to take this opportunity expressing my deep appreciation for the two earnest and responsible colleagues from this Company, Ms. Hannah and Ms. Laura who work professionally and patiently in this letting agency project to provide highly efficient and remarkable achievements for their customer. I could settle down at Royston was a typical reference.
However, this two colleagues have not only excellent executive ability, also their working cooperation degree are well developed with immediate response. Unlike my previous experience of the similar case come across in other letting agent Company by requesting me to wait one week until the return of their on vacation staff, Laura helped me to solve a problem in a adhoc query when Hannah was on her roster leave.

He was always so lovely, kind and calm. He replied quickly and is just a genuine nice man who I completely trusted.

I initially was thinking about renting out my house and was recommended abode by a friend, Spencer the agent came and talked me through all that needed to be done, arranged for photos of the house to be taken all done very quickly and professionally , then I changed my plans and decided to sell the property! It wasn’t a problem ! Spencer said market was slowing down but was confident that they could find a suitable buyer, which they did , there was the odd unexpected bump in the road but Spencer was always on hand for a chat and always had a solution.. not a easy thing going through selling a property especially when there was a lot of sentimental feelings but Spencer was always on hand to help even though he was Busy .. all the ladies in the office were so helpful as well on the odd day Spencer had off! Definitely the best estate agency I have dealt with over 20 years!

We've been renting with Abode in Royston Hertfordshire for four years and we are really happy with the dedication and amazing service they provide. They are super responsive to any issues in the rented property (like boiler not working) and sort everything really fast.
When our landlord decided to sell the property we were renting, they went above and beyond to help us relocate and find us a new home.

We've had the pleasure of dealing with the staff at Abode during our previous tenancy and couldn't find a bad word to say against them if we tried. We've had some terrible experiences with dodgy estate agents in the past but Abode have been fair, responsive and understanding. They didn't try and fleece us when it came time to get our deposit back and have been extremely quick in communication and follow-through. As a renter, I would thoroughly recommend.

Spencer and his team at Abode T&C recently sold our property and we also bought our new home from Abode. With our sale, Abode took the time to understand our situation and were extremely accommodating in arranging viewings to suit; making helpful suggestions to help us sell. Having been stuck with another Royston agent for over five months, Spencer found us a buyer within a few weeks. Throughout, the whole team were supportive and often went the extra mile, offering guidance and even responding to queries out of hours. The purchase was smooth - largely thanks to Spencer liaising effectively between the vendor and our solicitors. They really are a "can-do" team. Abode offer an individual, truly professional and friendly service and we cannot recommend them highly enough.

The very first thing abode did was lie to us about the white goods in the house we were about to rent costing us hundreds of pounds in rentals.
The property they rented us was not fit to live in and was, quite literally, crumbling away. Abode did not care despite us reporting issues several times. The only time the appeared to notice was when we were moving out and they inspected the property without our knowledge and suggested we were at fault. It was the worst experience of renting I have ever had and I once shared a student house with some slugs.
Abode are so incompetent that after we moved out they refunded us our deposit twice. If we had made this mistake we would have been charged a fee. But somehow this doesn't apply to Abode and they can make make many errors without penalty.
If you are unlucky enough to rent a property through Abode remember to write down every little issue. If you are looking for someone to manage your property, run away very fast. They're utterly useless.
In response to Spencers comments - I am bewildered to what you mean by the personal help you provided - we never even met you and if the service we received was supposed to have been over and above your regular service then I dread to think how bad this would be. Sam showed us round the property we rented and misinformed us about the white goods.
The loose tiles were non urgent however they were never repaired while we were in the property. The reason for tiles being loose was a massive damp issue in the kitchen causing the kitchen wall to crumble into our food and drink. This was urgent from our point of view. This was never dealt with.
Let's not forget that the double refund of the money was your error and something you were not aware of (nor were we) for 6 weeks after you paid it. We did refund the money but took an admin fee, exactly as you would have done. Just because you have the protection of a contract and we do not only highlights that fact that you can make multiple errors and not have to pay any penalty seeing as you admitted that this is not the first time you've done this.
The timing of this review is pure exasperation as to our whole experience with your company as it was dreadful.

I have been looking for a shop to let in royston, in two occasions, Spencer and Laura showed me two different shops, they have been extremely professional and friendly. Helped me with lots of details. Down to heart really good agency. To be honest, i was not used to this before, especially with north london or other hertfordhsire agencies are always angry and treats you like rubbish once they hear you are a small new business.
