I live in a beautiful bottom floor flat in Leeds with a garden surrounded by trees to give me privacy which has been like this for years and ever since I’ve moved in. We spent hundreds of pounds cutting this line of trees to sky level and lots of care and consideration to ensure that people got enough light from the sky but privacy from the surrounding trees. Ben Acton from Adair Paxton who is the property manager thought it was appropriate for someone to cut down all these trees and now everyone from the block of flats can see directly into my bedroom window and in fact my whole flat. My privacy I have had for years has completely gone in the space of an hour and I feel completely exposed in my flat, no longer able to even open the curtains, enjoy my garden etc. I wonder what Ben Acton would do if suddenly after years of living in peace had a whole block of flats staring into his windows? I actually feel physically sick, my life is ruined from him, this is unacceptable. The boundary is not the fence either. After years of being a considerate neighbour and caring about privacy, he comes along and chops everything down without a thought. Incompetent, inconsiderate, I could go on. Thanks for ruining my life whilst you go to sleep in your privacy of your home you leaving me exposed and ruining everything without any thought of how is will affect people’s lives... Read more

AVOID. I was left with no washing machine for 2+ weeks and the agency confirmed that the landlord would not be reimbursing the launderette costs I was forced to pay.
If you are a tenant, know that Adair Paxton's definition of "acting accordingly" means leaving you without essential appliances for weeks and expecting you to pay for the privilege. Their failure to meet their basic legal obligations is matched only by their dismissive attitude. .
The failure was not just the broken machine; it was the agency's complete refusal to take responsibility for the delay. I am now out of pocket through no fault of my own. Find an agency that actually understands its obligations.... Read more

After our first year of living in our flat, the rent went up by a big chunk which wouldn’t seem a lot to others but £50 for one working person, one person who’s not working and looking after their child full time is too much. We expect it to go up again this year. Not going to be able to afford living here if they keep putting prices up. On top of that, why should they increase it when they don’t do anything? I’ve made a couple complaints before about things happening in our communal building and in our parking area and all they said they will do is put out a letter for all the residents including myself which they didn’t even do. False promises, don’t care about their tenants. A recent issues is someone smoking weed in their flat or communal hall right across from us. Already written a complaint and not heard anything back. Why do we have to live here and suffer and yet you get to take money off of us? Can’t afford to move right now because of how expensive the rent is and if you can’t find a place to live before your contract resets, you’re stuck for another year. There’s no way out of it.
Edit: someone asked me to remove this but I said I’d edit it because at the time of this review nothing was being done and my feelings were valid. They are helping now with our current problem as much as they can do in their position. They say they can’t find my other emails on their system?... Read more

It was a pleasure to deal with the small team at the Leeds branch. It was always Stephanie or Victoria who answered the phone - in an upbeat manner - so they knew what was going on. They also made sure my email enquiries got a response the same day; things were never left up in the air. They cooperated well when things weren't straightforward so we managed to complete successfully in the end.
I need to mention Guy from the letting department as well. He left no question unanswered when I came with a few over a series of days.... Read more

This is a very bad agent. Taking advantage of the sympathy of the tenants, they cooperated with them to move out early, and promised to pay, but in the end they made a new transaction with the new tenant, and then used the lease term of the contract to clean the house.
