Everything was going right, until 2 days before contract exchange date.
We had paid for survey, solicitor, searches - overall £1800+
but were informed by our solicitor 2 working days before the exchange date that the sale has been restricted from vendor's side.
After that, we've just had one call with agent - on that call we were asked if we can extend out mortgage expiry date - which we did.
Post that there's been a radio silence from Alexander Hudson (for 2 weeks, we called multiple times but our calls weren't returned, no status update either),
We could see the deal has collapsed and agent has ghosted us, so we started looking out for other properties because we had a timeline in mind.
2 weeks passed (mortgage extension deadline passed), we've been sent a letter putting the blame of deal collapse on us. - how is it even fair ?
Why would someone in this economy pay £1800 to step away from the deal?
I have reasons to believe that the agent had prior information of deal not going through but didn't inform us directly and on time.
The exchange was supposed to be done in Dec, but the vendor requested an extension, so we closed for Jan, and then it fell. It is an absolute horror for us, we're stuck with an unresponsive agent and 1800+ bill and with a letter stating that
'We understand that you are no longer proceeding with the acquisition'
We tried to acquire it, you didn't coordinate it properly!!!

Not ideal for valuation. They don’t assess your property’s worth but rather compare it to similar recently sold properties in the same estate. I had a terrible experience with them so I strongly advise against using them. I had a my property valuation by them as £350,000 offer in excess where the age of my property as 3 years and in same estate 8 year old similar property sold for £55,000 more than mine. So better avoid them and go with other guys.

They did not really take my situation into account. The house has been on the market for a year now with no offers but the house next door has a sale agreed within 3 weeks with another estate agent. They didn't conduct any of the viewings which was a big let down. I dont reside in the property, my ex husband does, and left him to do the viewings which he has been sabotaging.

Terrible experience – avoid.
Unfortunately, my brief experience with this estate agent in 2023 had completely put me off the process as a first-time buyer. I have waited until I bought a property before posting a review incase I had to deal with this estate agents again.
I initially contacted the agent to make an offer on a property I had viewed twice. Jess, who handled my enquiry, was rude and personal in her response. She told me my offer was “far too low” and that the seller would not accept it. The property was on my own street, and I was told not to speak to the seller directly and to go only through the estate agent.
My first offer was rejected, so I increased it, only for that to be rejected again. A few days later, the property was reduced in price and my partner and I put forward what we explained was our final offer. My partner dealt with Jess on this occasion and was met with the same dismissive and patronising attitude. After these interactions, we genuinely did not want to speak to the staff by phone again due to how uncomfortable we were made to feel.
After a week with no response, despite emailing for an update, I rang the office and asked to speak to Alexander to raise concerns about the lack of communication. I was told that he “does not work for me” and that there was no obligation to inform me that my offer had been rejected (which it had). He stated that I should have called instead. I explained that we had emailed and received no response, and also raised concerns about how staff had spoken to us and made personal comments about our offers. I was told this was simply their “professional opinion”.
After the property sold, the seller informed me that two of my offers were never passed on to her at all. She was only made aware of this after the sale had completed. The estate agent had rejected these offers themselves, without informing the seller.
I’m sure any potential sellers would think twice about using an estate agent who fails to pass on offers (a legal requirement), does not communicate with buyers, and risks losing interest from buyers who may have increased their offers.
Extremely disappointing service. Avoid.

Having previously had my property for sale unsuccessfully with another company I can highly recommend Alexander Hudson Estates to sell your property.
They have managed to successfully generate a lot of interest and viewings of our property. They generated more viewings in the first week than a previous agent in 3 months!
It is evident that Alex and his team know the market well. I have been extremely impressed with the amount of viewings, feedback within 24hours etc. The team have been highly efficient, knowledgeable and helpful.
Through negotiations and sale of property I have spoken with Heather. She has been extremely helpful and supportive. Managing to provide reassurance and confidence on the procedures of sale. This has been invaluable having not sold a property in 20years. She has been able to advise and guide throughout the process. I never feel that anything is too much trouble when I ask for opinions, feedback etc. Heather has been a constant support, always speaking with such knowledge, experience and patience. It is evident that she is very experienced and I personally find her very easy to speak with.
I’d highly recommend Alex and his team if you are wanting to sell or purchase a home, their reputation and knowledge are highly recognised in this area and I personally have found them very easy to work with.

I’m very disappointed with the lack of communication recently from this estate agency. We have reported a mold issue in the bathroom that has since spread. A contractor was booked but cancelled without any explanation, and there has been no follow-up or plan to resolve the problem. Since then, we have reported it again to show it is still an issue that needs attending to. However, the lack of response has shown little concern for the condition of the property or the well-being of tenants.

At first, communication with this company was great, fast replies and helpful service. I arranged a property viewing and everything seemed straightforward.
When I arrived on time, the employee turned up with the wrong key and mentioned that the room I was supposed to view hadn’t even been informed I was coming - an admin error. Mistakes happen, and both I and another viewer (who had taken time off work) were understanding. The staff member was apologetic and said she’d sort it out and call us by 5 p.m. to rearrange. That call never came.
A few days passed, so I emailed to follow up. no response. I sent another email later, which got an instant reply, clearly showing the first one was ignored. The response I did get was dismissive, blaming the situation on the landlord and saying there were no slots available.
There’s a real lack of customer care here. It honestly feels like the office staff couldn’t care less about people’s time, effort, or the inconvenience caused. Everyone makes mistakes but ignoring people and brushing them off afterwards shows zero respect for customers.

We recently sold a property through Alexander Hudson and the experience was fantastic. We had gone with another agent first with whom we only had 5 viewings and 1 offer which was below what we hoped. With AH, we had over 20 viewings, 5 offers and 3 of those offers were above what we hoped. The pictures they took were great, their communication was clear and helpful. They were also so supportive with helping get the process moving. The owner of the house we wanted to buy was threatening to pull out after our first sale fell through but Heather was so understanding and reassuring. She helped manage communication in the chain and really advocated for us so that it could move smoothly. We went on the market with them in late July and moved out in October.

Alex, Heather and the team did exactly what they promised to do: Promoted our property to its full potential, initiating a sale within an exceptional time frame, which unfortunately fell through, not their fault, the buyer changed their mind. We went back up for sale and received two offers within a week. They kept us up to date every step of the way, via phone calls and emails.
They offer an accompanied viewing service at no extra cost, so if you prefer not to do the initial viewing, this might be handy. We used it when we were on holiday.

Do not use this company. We’ve been living in our house for 3 months now and they have still not sorted the huge patch of mould in our kitchen despite the fact two of our housemates have long-term health conditions (which they have been told about). We have emailed and followed up about this numerous times and nothing has been done. There are other multiple issues, including mould in the hallway and holes in the bathroom wall that they have also failed to resolve. I would not recommend using this company.

We were then told on the phone that we had secured the property. 24 hrs later we were told we did not have the property and were not offered any form of apology. We used Alexander Hudson to help rent out our property for the year while we travel around Australia! Renting out our property at first seemed like a stressful and daunting task but Alexander Hudson, and especially Jess, made it so easy and stress free! From start to finish we were supported and guided as we were new to renting out our home and with the help of the estate agents were able to find the perfect tenants! The process of putting the property on the market to viewings and then accepting an offer took all of 3 days! Jess and the team were extremely efficient and always on hand to help and I feel so happy knowing the property is also being managed by them while we are away!

Would not recommend. We sold our house with Alexander Hudson. It started off well with Emma coming to meet us and telling us about the company. We decided to go with them after a good sales pitch. Soon after Ben became our contact. He wasn’t great and seemed like he didn’t have a clue. We put in a complaint and someone else took over. When we eventually did accept an offer, Ben rang us saying someone wants to view our house. I said we’ve accepted an offer and his response was ‘have you?’.
They still took 1% of the sale which I don’t agree with and no apology. Would not use them again.

We have had such a poor experience with Alexander Hudson and would not recommend them to anyone following the stress we have had from their mistake.
We found a student home that we really liked, and after ringing to book a viewing were encouraged to put a holding deposit down and complete an application before the viewing the next day to secure the house (as no one had done this yet apparently), and so we did. The first red flag was that there were other groups still at the viewing even though we had already paid, but we spoke to the ladies there who reassured us that it would be fine and the house was ours since we had placed a deposit, we were also then told on the phone to wait about a month for the papers to come through.
After a month's wait, i then emailed and called again to chase these up. I was told the lady who does the papers was really busy and not to worry - if we had put down a deposit the house would be ours - and also recieved an email from this lady saying 'your papers have been passed onto the landlord and they will be in touch shortly'. What reason would we have had to question this?
However, after another month had passed I contacted them again, only to be told that the house was someone else's and our application couldn't be found anywhere. I disputed this as I had receipts of our application papers being submitted, and proof of deposit being sent to Alexander Hudson, as well as the numerous emails and phonecalls we recieved reassuring us that the house was ours. We were genuinely so shocked and absolutely devastated to hear this as it had come out of nowhere.
They said that there had been a fault in the system resulting in our application forms not going to their inbox, and the messages and reassurance we had recieved had been written on autopilot, since they could only see the lead tenant of the houses at first glance they had just assumed that I was one of the other tenants when contacting them???
Although we recieved an apology I just think what we have experienced is absolutely disgusting considering how hard it can be to secure a student house so late in the season. How can firstly our application be lost, and secondly so many employees wrongly reassure us that the house was ours without taking a second to check? At no point was my name compared to the tenants they had down so that the mistake could've been identified earlier. Instead, we have been left without a house for next year 4 months after we thought we had secured one. They offered us another flat (nothing like the one we originally had),which we declined, and of course our deposit back but haven't offered us anymore help.

During the initial valuation visit with Alex I instantly had a good feeling. So much so I cancelled what remaining visits from other agents I had arranged. I was happy with the fees and the valuation given, but if you like the person that’s going to be handling one of the biggest sales or purchases you’re ever likely to make, I don’t think you can put a monetary value on that.
The whole team were amazing, Fran was great during the photography stage, really friendly and thorough,
Jess was brilliant, ensuring I was kept up to date with viewings and any progress with potential offers.
Lindsey was just excellent with the progression and completion. Completely put me at ease on completion day when things went arwy with the move.

They offered to show us next door but had accidentally booked in three other parties for a viewing here at the exact same time .
