Ignoring complaints doesn't make them go away. Terrible communication and issues with returning £1500 of my money ruined what had been a largely positive experience during our tenancy. Despite making them aware that we had vacated the property over a week before the end of the contract, it was still 3 weeks after the completion date before we received our money back, and not before many chaser emails and days of calling trying to speak to someone who could explain the delay. After being given several different excuses, we finally received the funds without so much as an acknowledgment of the delay. It nearly impacted mortgage payments on our new house. I had been entirely patient for 3 weeks waiting for return of funds, only to be told by the Lettings Manager herself that she was too busy to speak to me on the phone. I can't imagine I'd have been brushed off if I had been holding on to their money instead. The complaints procedure peddled in other negative reviews seems to be a false promise, as that has been entirely ignored too. Shame.... Read more

Alexanders Estate Agents were absolutely fantastic to deal with for the sale of my property. Derek was very helpful with pre marketing advice and with the valuation. Once I had instructed Alexanders to market my property photos were taken within days, and the sales particulars were prepared very promptly. Alexanders — What’s happened to this once powerhouse of a business?
The company seems to be going through a difficult period. Communication has become inconsistent, with noticeable delays and a lack of follow-up from the team.
Alongside some challenges on the sales and lettings side, I’ve also heard concerns about the standard of property management, which appears to have declined in recent times.
It’s disappointing to see this, especially from a business that was once so well-regarded and respected in the industry. Here's hoping they can turn things around.... Read more

Terrible.
The one redeeming factor we (2 tenants) received was the fitting of blinds in our rooms. We entered the 2 bedroom apartment which had faulty drawers and missing lightbulbs and a hole in the utility door. We messaged multiple times for these issues to be fixed but were left with empty promises.
Our deposit was penalised by the fact that we left cleaning supplies under the sink and a hoover in the living room. A replacement of a broken 6 panel interior door, which we had notified them of 3 months prior, was invoiced at a charge of £271 against our deposit.
Another charge was placed at £38 against our deposit to replace lightbulbs which hadn’t been working since moving in. Further more, bird poo on the outside of our 2 story flat window had occurred upon moving out which was also penalised against our deposit.
Overall there was no courteously provided by Alexander’s Aberystwyth. Highlighted with snide comments made by Layla providing that they were planning to install new doors and wouldn’t charge us after my query to fit the door myself (£75). I don’t usually write reviews but I don’t wish for anyone to experience the cunningness of Alexander’s.

We had a difficult 1st and 2nd floor unit to sell in a Listed building on Great Darkgate Street.
Not living locally, it would have been hard for me to deal with the sale working with any other firm than Alexanders. We had so many things crop up that needed resolving, which wouldn't form part of what I would call the normal remit of an estate agents role in the sale, but nothing was too much trouble for them.
I honestly couldn't believe how helpful they were to me, they went way over and above to make my life easier and to assure us of getting a good sale price.
I don't leave many reviews but Alexanders were so exceptional to work with, I thought they truly deserved public praise for their efforts.
I would never consider working with anyone else in the area and cannot recommend strongly enough that anyone reading this gives them a call.... Read more

When myself and my partner were looking for somewhere to rent last year, Alexanders estate agents were completely and utterly useless. If I could leave no stars I would. I understand it was a busy time but it's no excuse for estate agents who pride themselves on customer service. If we rang/emailed we would be ignored, when we went physically into the estate agents it felt like they just wanted to get rid of us as quickly as possible. I would not recommend this estate agents to anybody. How anyone has managed to get anywhere with renting through alexanders is beyond me. We went to another estate agents and they were incredible and got us a place to rent and move into a month later. There are much better estate agents around Aberystwyth which are fantastic and will actually listen to you, give you the time of day and want to help you.... Read more

I have just sold my house through Alexanders and it was a hugely positive experience. From the day I called, to the valuation was only a few days. Rachel gave good feedback and a good valuation which I was pleased with. Rhian then came out and took absolutely fantastic photographs of the property and showed me how it would look advertised, which was also brilliant. and from enquiring about valuations and it being advertised was about 2 weeks. After only a few weeks we had and offer. After accepting an offer, the buyer went quiet and Rachel was excellent at keeping me up to date as to what was happening and that the buyer was being difficult and not responding. After the first fell through, Rachel had a buyer interested after two days of it being readvertised and again, was excellent at keeping in touch while things were moving. From accepting the offer to it being completed was 4 1/2 months.

Was trying to get through about a property to rent for 2021/22. Never replied to my emails. I had to call them up multiple times to get any response. Was always met with "I'll get on that now and get back to you" but was never told anything. Took months to get anything done.
Finally managed to sign an application only to have it rejected month later. That's no problem by itself but it's the fact that I had to call up to find that out, leaving my friend and me in a situation looking for accomodation in May.

If you happen to be scrolling though these reviews, particularly those with a rating of 1 star, you will notice 2 very similar reviews regarding a property and a 2 MONTH WAIT for deposits to be returned. That is no coincidence....
Here’s the next take on this terrible situation, brought to you by the 3rd housemate.
After living in the house for 2 years, there is no end to things happening that were just not on.
The first being the description of “fully furnished”. While this was correct, what I did not expect to walk in on as the first tenant to enter was a kitchen blind on the floor (this was important because that window overlooked a road and walkway that a lot of people decided to walk down and stare into the house, not to mention the location being the centre of student nights out so you can imagine those implications late at night with drunken students), a small bin yard containing two broken chairs and two water-filled bins, HUGE planks of wood in the corner of the bathroom that could of very easily been a hazard should they have fallen, splintering floorboards and a bed frame that had been horrifically duck taped together and passed off as suitable to use. These were only my observations, my housemates also had varying issues around the house and in their own rooms too. Limited attempts were made to rectify these despite multiple pesterings both over the phone and in office and after 2 years, some like the wooden planks, bin yard and bed were still not even looked at. 2 years!
Lack of communication was a clear running theme throughout our tenancy, with multiple numbers not going through when called, even to the point where staff members who were apparently “dealing with our issues” left the company and we were not notified.
While all this seems enough to warrant a low review, it was leaving the tenancy and getting our deposits back that made the situation even worse. After paying what we could only consider an oddly extortionate deposit fee for students, we expected them to stick to the 10 day leeway more or less. How wrong we were.
The amount of stress trying to get in touch with members of the office in every possible way the current pandemic situation would allow was enough to make anyone mad, but to have the phone put down on us, multiple messages ignored, information incorrectly stated to us regarding a different company and a substantial amount of money taken away from us for cleaning that could not be faulted (we even cleaned all the windows on the outside of the property), all while receiving video proof from a mutual friend of the new tenants who had visited them a mere week after we moved out. This continued for 2 months. During a global pandemic. To recent graduates who were all needing the money quickly to fund a life without student loans or job prospects in the current economy.
While it is clear that the pandemic can cause issues, it is not responsible for what has happened here.
Only a few good things came out of this experience. 1- amazing housemates, 2- a lovely neighbour, 3- a handy location and 4- a nice experience with the women who came to take photos of the property when it was put on sale. Whoever she is was clearly a silver lining.
If you are a student and Alexander’s is the option you are choosing, take as many photos as you can of EVERYTHING, if you think you’ve pestered them enough to get something fixed, keep going and potentially the most important one, don’t expect your deposit to come back when you actually need it...... If you want something solved you have to pester them about fifty times before anything gets done. We had countless problems when we first moved into the property including broken drawers, broken blinds, splintered flooring, random items left such as a massive analog television that was never removed, planks of wood left in the bathroom (again, never removed and placed dangerously near the bath) and broken chairs dumped in the small outside space we had. They also gave me the wrong key for my room which left me locked out for over 2 hours.
On top of all this we've had to stress for the past 2 months to try and get our deposit back. We were initially told by the agency to contact TDS directly and they only told us to do this after countless phone calls, many of which they were blunt and hung up on us mid conversation. They eventually apologised and said we should never have been told to go through TDS. It took a month for them to tell us this. I have just seen another review saying the same delays happened to them - I realise due to the pandemic there may have been unavoidable delays but this still doesn't excuse the lack of communication. My friend who moved out the same month as us, received his deposit from A1 Estate Agency within 3 weeks with no reductions and constant emails to update the tenants on the process.
We eventually received an invoice listing a £150 charge for cleaning (another reviewer states being charged a similar amount). This seems to be a charge for a mandatory clean as we extensively scrubbed and hoovered the property and the price does not match up to the grievances they had. Regardless we agreed to the charges and sent in details and were told this would be solved the same day. It took another week (2 months in total) and yet another phone call before we all received the deposits back in our bank accounts.
If you have to go through Alexanders, take pictures of everything in the property when moving in and then again when moving out. I presume they think they can get away with things when it comes to students but stand your ground!... Read more

Despite having a wonderful 2 years in our rental, this was definitely down to my housemates and NOT Alexander’s. Right from the off we made a list of things that needed fixing (that really should’ve been sorted before we moved in) such as a window that wouldn’t shut and so a constant draft came into the bedroom, a loose floorboard in that same bedroom along with ones that had lost their coating leaving splinters poking from the floor, a broken toilet seat, and a kitchen blind that wasn’t hung over the window, but instead left broken on the (unfinished) kitchen floor. Of the above issues, only that of the the broken kitchen blind was resolved, and that took MONTHS of pestering on our side before someone was sent out to replace it. Despite all of this, the most stressful thing by far was trying to get our deposits back at the end of our tenancy. In the agreement it states that it ‘can’ take up to 10 days to resolve, but the vague wording means you have no leg to stand on if it takes longer than that. After three weeks of no deposit return, or even an email from Alexander’s, we had to take matters into our own hands and call the agency to chase it up. We were initially told that we would have to claim the deposit back from a company called TDS, and that there was no way to just get the money back from the agency. So, not knowing any better, we got in touch with TDS who then told us that this was completely wrong, and only the agency could give us the deposit back. This misunderstanding took a MONTH to resolve, before finally someone from the agency apologised and sent us the invoice for the deductions from our deposit. We’d been charged £150 for a deep clean of the house, and whilst some specific mentions were credible, we knew that we had spent the last two days of the tenancy deep cleaning the house - inside and out - and stand by our opinion that the cleaning that needed to be done was not worth such a hefty deduction. We suspect that we were actually being charged for the compulsory deep cleaning that needs to happen between tenancies, which while unfair we just did not have the energy to dispute as this would mean going back through TDS, and potentially spending lots more time and money. So, we agreed to the deductions and sent our bank details in. By now, over two months had passed since the end of our tenancy. We were told over the phone on the day we sent in our details that we would have the money in our accounts that night. Naturally, this was not the case. Over a week later I chased up the deposits, and finally we got our money back. The whole process was unnecessarily drawn out and particularly stressful as I had already been going through a difficult time personally, and very VERY rarely were we treated appropriately whilst trying to chase up the deposits. Myself and the other tenants found the staff were short and rather rude at times over the phone, with a couple of incidents where they hung up on us while we were trying to figure out what was going on. Overall I do not believe that Alexander’s (like many agencies I’ve heard of) have much respect for student tenants. Strangely (note the sarcasm) when I asked one of my parents to call on my behalf they were treated very differently over the phone. The one star from this review is dedicated to the maintenance guy who had to rush out multiple times to fix things in the house. He was probably the only good thing to come out of our interactions with Alexander’s.
Tldr; If you’re a student, look elsewhere unless you really enjoy long, stressful battles to get your money back and 0 responses to most of your issues.... Read more

If you want to quickly sell a property in the Aberystwyth area at a good price, then I recommend that you go straight to Alexanders. I was very concerned as to whether I would be able to sell the property during the COVID-19 crisis, but Alexanders were reassuring and helpful from the word go. Both Rachel and Rhian were incredibly prompt and efficient at dealing with all queries. Alexanders marketing and use of social media is fantastic. Rhian's photographs of my home were beautiful and I am sure helped with the successful sale. Rachel was fantastic in arranging viewings and dealing with all queries. We went to view a property which was shown to us by Rachel Davies of Alexanders Estate Agents.
She had lots of other viewings that day but she didn’t rush us. She made sure we had plenty of time to get a good look at the property.
I made a serious and fair offer there and then because it was a very nice place that we felt we could make a good home out of.
From that day, Rachel has kept us fully informed, and even helped me to source a good local surveyor, and a drainage company to do checks on the septic tank.
For some time, the solicitors involved in the purchase fell silent on both sides, and became difficult to communicate with. Rachel was there for us all the way. She was friendly but professional, while dealing with every aspect of our purchase. She communicated between us and the seller very promptly and clearly. We all feel that Rachel is a credit to Alexanders. Her attitude during the viewing put us at ease, and made the viewing relaxed and enjoyable.
Other viewings we have been to with other agencies were a bit of an awkward experience with all the Covid restrictions, but this viewing was a very positive experience.
If we were to buy another property at some point, Alexanders would be our first port of call for sure. Rachel was of course working for the buyer, but she was instrumental in making the whole process clear and straightforward for us too. We couldn’t fault her and we can tell she enjoys her work. We have only met Rachel, but her approach was flawless throughout.... Read more

My name is Caroline and I would just like to say how well mannered and helpful the staff were at Alexanders on my visit to Aberystwyth last month. I suffer with severe Epilepsy which means I must have my scooter and my dog Doodle around me at all times to alert me when a seizure is about to occur.
On my visit I thought I would take a look at the housing market. A lady in the alexanders office could see I was struggling on the step and came out to assist me right away, and helped me sit down. Pouring with rain she insisted to help bring the scooter inside to prevent it from getting wet and even went that extra mile to get myself and my dog Doodle some water.
The kindness and hospitality of all the staff that were there that day during my epilepsy seizure will not be forgotten. Great customer service, thank you all. My search still continues for our dream home by the seaside. See you all in the new year.... Read more

I have been renting a house through Alexanders for over two years and I am quite shocked at some of the other reviews that are written here about them. We unfortunately will not be renewing as it is our last year, but the last two years have been no hassle.
Me and my friends were with another agent in our first year who took all our deposit for cleaning charges and damages. We did do a lot of stupid s*** and we had to face the consequences.

Very negative experience, left with a bad taste in our mouths. Me and two friends rented with Alexanders for 15 months in 2015 and throughout the year whenever we would have a problem, we would fill out a 'PropertyFile' report and even after ringing about the problem most of the issues remained unfixed. Alexanders does not take Property File seriously, they do it just to look good.
When it came to moving out, Alexanders claimed that we had made extensive damage to the property to the value of >£400. We asked for a breakdown of the costs and pictures to match the "extensive damage". The pictures and breakdown costs were not provided. This value was absolutely ridiculous and uncalled for.
When Alexanders was transferring our money to us, they took £10 out for "processing fees."
Alexanders is just a company to make money, they do not care about the people that rent with them. Please use another company and save yourself the stress.... Read more

There is a reason you are told not to use Alexander’s when renting in Aberystwyth and everyone single thing you hear is true. Although I appreciate a lot of the problems with a house when renting are down to the landlord, the way Alexander’s treat the tenants especially students has become a very sad joke. It started off badly from the £100 reference fee on top of the £400 deposit to being told by Lynne when we moved into a dirty house with badly broken furniture, including beds and sofas, that the house was is “perfect condition” and they wouldn’t be replaced or that it was our fault - after the 10 minutes after we collected the keys. Things only got worse from there; the way as tenants we were treated was appalling to put it nicely. Lynne lacks people skills and would often lie especially when it came to decorating, we were told to live with mould and damp as it must be our fault- that it was there when we moved in, we were also without a fridge for over a month as apparently it was fine despite being warmer than the kitchen. There was also a blatant lack of respect for us and they were condescending assuming as students we wouldn’t know anything or care, this was shown in rude emails talking about us as if we weren’t there on the phone or when we came in in person, this was made even clearer when it was time for viewings as Lynne decided it was acceptable to come for viewings outside the time we were told and would walk in and out of bedrooms and bathrooms with strangers without knocking even when she did knock if told “1 minute I’m changing” she still would walk in, allowing strangers to see me in a state of undress, or she would allow the people viewing to touch and move our stuff around. By the end of the year I had given up fighting with them and just wanted to wash my hands with them. But then the charges out of the deposit came, the charges where ridiculous and were all poorly handled. However the one saving grace would be the way Layla and Sinead handled the deposit return and allowed us to discuss and air our grievances. And this is the only reason I am giving them two stars, without them on the team they wouldn't even get 1. However this is not to redeem them selves, I think Alexander’s need to take a good look at there customer service, and especially they way they treat students especially Lynne.... Read more

I rented a house with Alexanders from June 2017 - June 2018 and it is the worst experience I have ever had. The staff were extremely rude to us, they have absolutely no customer service skills.
I feel like the company stole from us, tricking each of us to pay £100 at the begining of our tenancy to cover reference checks (implying it would be returned to us at the end of our tenancy - it wasn’t) and £250 each from our deposit. The deductions they made from the deposit were ridiculous and totally unfair, we left the house in pristine condition and they still charged us £174 for it to be cleaned. They also charged us £185 for a mattress that had a small tea stain on it to be replaced. They claimed to have disposed of the mattress however this is highly unlikely as the mattress was completely fine.
I would advise any student looking for a house in Aberystwyth to avoid Alexanders at all costs. There are plenty of good estate agencies in Aberystwyth, choosing Alexanders is simply not worth the hassle.... Read more

Doesn't even deserve 1 star to be perfectly honest. I was a tenant with them for a year in a student house and had nothing but problems with them. From the day we moved in there were a few things we asked them to do to ensure out comfort in their property and it still hasn't been done to this day.
I thought the customer service was sub par at best as the employees were often rude and i have been lied to more than once by multiple employees.

Do not use Alexanders. They have absolutely no respect for their customers - especially students. We had letters written by our doctors detailing that the mold in house was causing us to have respiratory issues; the outcome? We had our intelligence insulted and were told we could take them to court. When you pay as much as we did in agency fees you expect an above average service, sadly we were left with a year of absolute hell. Not a week went past without one of us being reduced to tears by either the rude and unprofessional manner the manager (Layla) conducts herself in or the poor state of the house.
I have no interest in dealing with them ever again but please take this as a warning - there are several other decent, fair and honest letting agencies in Aberystwyth, so take your custom there. The sooner their income strategy (where they actively seek to take advantage of students away from home for the first time) is stopped, the better. I do not say these words lightly, but I honestly feel that this business is nothing more than a thief with a fancy office. The way they act is nothing short of criminal.... Read more

My experience with Alexander is absolutely horrible as a landlord. I was charged over £1000 for repair my semi-detached house built in 1995 (on top of their commission). Several times the bills were doubled with 2 months, but they simply said the first time repair did not work. At the end I have no choice to raise the problems to The Property Ombudsman and I got compensated. I had thought that our experience of Alexanders was a one off, having come across this site I can see that we were not alone. Their business model would appear to be to make as much money from the resident student population. It is particularly difficult for those first year students who are naive and easily panicked into parting with money for admin checks etc for some rather dubious accommodation.
My advice would be for students (and parents if necessary) to take more advice / notice from the university accommodation office, and do your homework - there are other agencies, and approved landlords, avoid Alexanders unless you have money to throw away.... Read more

Regarding Lettings only: Well first I should point out that my tenancy ended just over 2.5yrs ago. And despite a terrible experience, I didn't think to review to anyone other than friends and colleagues who were considering using Alexanders. (I'm not a student, and rented two properties over 2.5yrs - so I gave them the benefit of the doubt after the first)
But now, after meeting more people who've had similar problems, I guess it's impossible to be too well informed. A few of our issues:
>Renting a fully furnished property (as advertised), only to be told after signing the inventory and moving in that it should not have been let fully furnished. Cue removal men removing beds, chairs and more. Only after we sought advice and pointed out that to remove furniture would constitute breach of contract, was it returned. Stressful, and unnecessary!
>Broken fridge. After many calls, a new fridge was promised: "the order's been placed with x, it will be with you on Saturday" said lettings manager Layla Mangan. Wanting to check, I called the supplier - no such order placed at all! And no fridge turned up Saturday. (I kept my Alexanders emails for prosperity - they make for cringeworthy reading)
>Both properties I let were also for sale. I once came out of the shower (sporting only a towel!) to find an Alexanders sales rep with young family staring at me! Admittedly, he said the Lettings team had told him we'd been informed of the visit. Wrong. Letter turned up next day with no date on it! Undated letters received after an event were common during both my tenancies. I was even told once (to my face) that 'a letter was sent recorded delivery', but when I asked to see evidence, there was none.
Get the picture? My advice is take LOADS of photo's (start and end of tenancy) and know your rights - especially about deposit scheme rules (did you get your scheme info within 30 days of handing over deposit??). In fact what am I saying; there are some great letting agents in Aberystwyth - just read reviews! And I should also point out that I'm sure there are people who've had a good experience with Alexanders. And don't be fooled into thinking that winning bronze, silver or gold in the Estate Agent Awards reflects a good experience by tenants: the ESTA's are voted for by Landlords and customers of property sales. Tenants have no say whatsoever in the ESTA's - which perhaps is telling of who the real customers are.
Note to Alexanders: don't decry your tenants (who consider themselves your customers whether you like it or not) for leaving comments on 'small internet review sites'. They are not rude. They are frank, honest and many consider them useful. And there is plenty of room here for positive comments, which I think we'd all prefer to see. Just give people a reason to write them - simple!... Read more
