We would 100% recommend Anderson Briggs to sell your property. Connor was excellent with his valuation and we soon had a buyer. The viewings were carried out by their staff as agreed. Something our previous agent was reluctant to do! The staff did everything required to keep the sales process flowing and kept us up to date frequantly either by phone call or Whats App group. I couldn’t possibly recommend this company. The chap that came round to do my valuation disappeared into the garden for quite some time. When I went to see what he was doing I found him cuddling my pet Alsatian. I brushed it off initially, but in the weeks since his visit, our dog has become very withdrawn and gone off his food. The whole approach felt more like he was talking to us more like we were friends. Good initial impression, good sales pitch, good photos, open day good, got a couple of offers. But after that, most definitely v poor. Felt pushed to accept 1st offer.It was like Jed did the open day and that was it. Got an offer. No more service or interaction after this The solicitor we had was not good, on previous sales the estate agent has liaised with the solicitor to push the sale though. Not Anderson Briggs. Had a message from Jed that he had tried to contact solicitor but hadn’t got through after 12 mins so could we try! Felt eventhough we were paying for their services the buyer got more from them. This cost us an extra approx £300 as the buyer had been promised a completion date by Jed that we hadn’t agreed to, and Jed didn’t reply to them for a couple of days. He phoned me the day after I said that date wasn’t possible to complete ( only 2 weeks notice, hadn’t heard anything for weeks, so assumed it wouldn’t be in the near future as NO dates ever mentioned) I told him I couldn’t do the date suggested by the buyer, but he tried to push it, saying I could complete even when on holiday, not giving a thought that I was on my own, so who was going to move my whole house in my absence??!! The tooth fairy???!!!! And trying to force an earlier date than the one I had given him? The few days he delayed getting back to the buyers resulted in them assuming the completion date was ok, meaning that we ended up paying 1/2 their additional storage costs, at no fault of our own ( but Jed’s) to ensure the sale didn’t fall through. The buyer had also asked for an additional viewing,I hadn’t seen the message, and Jed didn’t get back to me for 2 weeks, til the day before the suggested date for viewing , causing a delay in the exchange of contracts and additional stress. Asked us to do a review shortly after the offer, but strangely not asked us to do one now after completion???? In response: I find some of your points stretching the truth at best, and untrue at worst. 1. The way you pitched it to us,you put offers over to get buyers in and ‘into a bidding war’ whereas you tried to get us to accept the first cash offer, it was us who asked you to try and get more, and without this push, you would have been happy to go with the 1st offer, you played down the 2nd offer, as you ‘felt there wasn’t something right’ about the offerer , and the 3rd offer was someone who’s house wasn’t even on the market , so not a proceedable offer. So 3 offers is stretching the truth. 2. I have 2 times that you mentioned on the WhatsApp group that you tried to contact the solicitors,from this I deduced that there was no after sales influence from you , I saw no other pushing of the sale on your part or assisting us to get it through. You have never mentioned that you chased the sale weekly with the solicitor nor have I seen any evidence of this. When Conor, your partner phoned me after I put the review in, he was trying to put the lack of after service on him, as he said he usually follows up after the offer, but he didn’t and the reasoning for this is that you both have got very busy with new clients. 3. You didn’t get back to the buyer for days, no date was put to us from anyone but yourself, so I don’t know how it was agreed by us?!!!! so the only way the buyer could have thought the date was ok was through you, Jed Briggs, as the solicitor was not aware of the date, suggested by you, I’m assuming by the buyer? Our ‘party’ only knew of the date put by you which we couldn’t do,and I gave you an alternative date which you waited days to get back to the buyer. 4. It would be courteous if we have not replied to a message (re additional viewing)after a week to check it was ok? and not wait until the day before( 2 weeks later) causing the buyers to think something was wrong, and thus delaying the exchange as per the letter from buyers solicitor , saying they would not exchange until they had re-viewed the property.I hope you will take this feedback as a positive so you can learn from it, so that other sellers don’t feel as letdown as we have by yourself....
