I was profoundly troubled by Liam's behaviour towards me during a meeting in which I explained my concerns regarding his management of my rental property.
The conversation developed from his initial dismissal and criticism of my grievances to overt disrespect and callous disregard for valuing a client with the ultimate rebuke of being told that " I don't give a "FxxK "
Although it was an upsetting and completely unexpected experience, it confirmed my concerns about Liam's management style and boyish insouciance.
To provide some context, I was recently disappointed and challenged by Liam's response to my enquiry regarding a recent repair on an HIU ( Heat Interface Unit) at a property he manages for me.
The tenant had been without hot water for over one week, and the repair had been costly. As such, I felt it justified to confirm whether the repair had been successful.
In response to my text enquiry, I received an immediate reply stating.
" Hi Darren,yes all is well with the HIU.."
Due to the almost spontaneous nature of his response, I asked him to confirm whether he had spoken to the tenant before providing this understanding. To which he responded -
" I'll ask her now ...."
On hearing this response, I challenged him on the rationality of responding to my query before speaking with the tenant, to which he replied -
" I find it perfectly acceptable to make assumptions based on not hearing from the tenant."
Suffice it to say that I was dumbfounded when confronted with such a nonsensical, dismissive, and arrogant reply.
Initial contact with Attain Properties was a positive and welcome experience due to Liam's friendly, hands-on, and transparent approach to property management. These qualities represent the antithesis of my previous experiences with Derby-based Letting Agents, who consistently provided lamentable and divisive service levels by default.
However, over time, my relationship with Attain Properties as both a Landlord and Contractor ( Plumber and Gas Technician) became constantly challenged by his consistent "Cavalier" attitude towards various issues regarding gas and fire safety, the welfare of the tenants, paucity of communication, and failure to act appropriately in the knowledge of other Letting Agents' malpractice and dishonesty.
I am not a person who remains indifferent and passive when faced with such behaviour.
Nevertheless, due to a combination of lack of hindsight, naivety, and Liam's persuasive qualities, I maintained a hope that change would be possible if I supported Liam with instructive discourse and direct interventions, including contact with Local Fire Safety Officers, Derby City Council, and the Property Redress Scheme.
However, my efforts proved in vain, as contentious issues continued, including the notification that Attain Properties Ltd had received a "High Risk" credit score due to business and personal adverse credit.
There comes a point when enough is enough, and I am compelled to express my feelings through writing this review within this context and my appalling experience with Liam yesterday.
Furthermore, I intend to raise my concerns with Property Redress and UKLA.

Liam at Attain Properties has been the most knowledgeable and helpful letting agent I've ever come across. I own a property in Preston Lancashire and was letting it through a Preston based agency on a tenant find and management service, a month into letting the property the tenant was found to be illegally subletting the property, the agency I was with did nothing about it and was more interested in the tenants needs than mine as the landlord. After speaking to Liam he gave me fantastic advice and was happy to take on the management and help me evict the tenant and find me a new one even though it was 100miles away from where Attain Properties is based. He has been so vigilant and professional throughout the process and I have had zero problems since he took it on. I could not be happier with the service he had delivered and would recommend him to any landlord looking for a new agent.

I would like to thank you Liam from Attain Properties for the good service he provided me to find some tenants for my rental properties.
From the beginning Liam was open and honest. He explained everything and answered all my questions in a very understandable manner. He found some tenants within 2 weeks of him taking the property on board. He kept me up to dated through the whole process and discussed with me any matters or findings during the reference process.
His agency is still managing the property and everything in it is going smoothly.

Just gets the job done with little fuss and bother. Very personable approach and if Liam says he's going to do something he does it.
Liam handles all issues no matter how big or small extremely well and can be trusted to get things done and keep things moving.

Liam from Attain Properties did fantastic job of getting me tenant in 3 days. He filmed the video from entrance and showed all the details of kitchen units, bath, closet and garden. He also went extra length to collect the keys from office which is almost 60 minutes drive, arranged electric certificate and other odd jobs for me quickly and cost effectively. Given me references of insurers and also made arrangements for extra set of keys. The photos were good and the service is excellent. I really wish he was here in London, I would have given complete management to him. Amazing hard work and I recommend him highly.
