Aubrey & Finn have a real family vibe — friendly, approachable, and genuinely helpful from the start. We have completed requested works on rental properties . Works were approved and they have not paid for these any of these works. Nick has promised many times that payment will be made and up to now, we have not received any payment. CONTRACTORS BE AWARE do not do any work for this company unless PAYMENT Is made in advance. Do the landlords of these properties know what is going on? We work for many letting agents and this is the only one that that does not pay .

AVOID AT ALL COSTS! Refusal to repair shower didn’t have a working shower the whole year of the tenancy. Advertised flat with white goods in the flat didn’t come with white goods refused to provide any. Flat was not cleaned and said we would have to clean it ourself instead, only because we refused was it cleaned to the minimum possible. Over the tenancy tried to contact them by phone and email. Emails ignored and phone was always told our representative was not available was told she would call back never received the call. We were messed about at the end of the tenancy not receiving our deposit for 3 months after we left after many false promises of by the end of the week over the 3 months. Not worth the time you will not be happy during ur lease terrible company terrible service terrible experience

Couldn't recommend Aubrey & Finn enough! I was a first time buyer early this year and Nick made the process so smooth for me. He was a very attentive agent all throughout the process, responding to my queries and anything both myself and the sellers needed help with so quickly, and is still continuing that on now that I'm in the new place. I wanted to take a moment to express my sincere gratitude for the exceptional service I received during the process of renting my current property. From the very first interaction, Nick demonstrated a level of professionalism, care, and genuine commitment that truly set him apart.
The second my wife and I met Nick he put us at ease and showed us the property, the property in question he knew everything about and had let it previously, we left with no questions and promptly made an offer. The offer was accepted and A&F sorted everything, although we had to move our own stuff into the house! fair play
Moving can often be a stressful and overwhelming experience, however the team at A&F have got a great system setup and you can tell they are very experienced in their trade, the tech they use to manage inventory and contracts is great and very low maintenance everything comes through on email and is tracked and recorded.
What sets A&F apart is their attentiveness, I never had to chase them, they contacted me once the contracts were ready and then once I had signed them then they called to make the appointment for the keys to be picked up, even a week after the move I got an email to ask how it went and if there were any issues. fantastic service when I am sure they must have a lot of people to keep track of.
I wholeheartedly recommend Nick Baker and Aubrey & Finn to anyone seeking a property to rent. Their dedication to providing exceptional service and their genuine care for their clients truly shines through. Thank you, Nick, for helping us find not just a property, but a place our family can call home ????

We are having a bad experience about the deposit refund.... We have been move out the property two months already but the agent is not responding the deposit refund so far and we have been sending a lot email and calls to ask but still have no feedback and response yet. So, I would like to write this review to notice the next tenancy to pay attention on this problem if they are going to rent a property from this agent company...

Nick was an absolute please to deal with, incredibly responsive (when even out of the office) and nothing seemed too much trouble for him between viewing the property/asking questions etc. I've dealt with a number of estate agents over the years and most of them, I wouldn't recommend, however I have no hesitation at all in recommending Nick or the team at Aubrey & Finn.

Had the worst experience with Aubrey & Finn, and their Airbnb rental service. I arranged to book a month’s stay at one of their properties, with Nick (the owner) and let them know we might not need the full month, but I’d let them know asap so they could get it rented out again. He was happy with this. We were waiting for the house we purchased to be ready. I let him know a week in advance of our leave date. Then discovered he wouldn’t be refunding the 2 unused weeks of the booking. I thought that was the plan but it had never been explicitly said. Something was said when I paid upfront but I can’t remember the specifics now. As I’d said we wouldn’t need the 4 weeks and we’d let them know a leave date asap so they could get it rented again, I thought it was understood that I would then get some money back from the full £5250.
We discussed a partial refund if he could get it booked again. When we said we’d stay longer if he wasn’t going to refund it, he then said he’d booked someone for a week. So we decided to leave and Nick said we’d sort a refund. He then stopped replying to my calls or texts around our move out date. At a very stressful time, moving house with our baby, we had no headspace to deal with this immature behaviour
He ignored my calls/texts for weeks, then randomly replied one day to say he was going to review the charge and see what he could refund. He had reduced the price as we booked for a full month, so claimed he couldn’t just refund half the cost (as we only stayed 2 weeks).
He then stopped replying again, and I haven’t heard from him since. Very unprofessional. Very deceptive. We did our best to keep him informed, take great care of the property, take in parcels etc, and let him know move out date, and moved out because he’d booked someone else during our 3rd week.
And yet he didn’t refund any of our money. I haven’t encountered anyone who does business like this, and I was shocked. Would advise anyone to avoid this place altogether

BEWARE LANDLORDS before hiring services. I have been left with no choice but to lodge a legal complaint for
1.non payment of rent despite tenants paying rent on time for more than 3 months
2. refusal to acknowledge and address the issues for months
3. refusing to transfer tenant deposit despite termination of contract
4. Nick Parker, head of the agency does not repsond to any of concerns, emails or phone calls.

The only reason I've given one star is because of Nick Baker's excellent service throughout the tenancy. He helped through the rental process and always responded to my emails on time with my concerns.
Other than that this was the worst experience with an estate agency I have ever dealt with while living in this country concerning repairs and maintenance. I was left to live in a flat with mould for 6 months even after reports and voicing my concerns to the property manager.
They claimed that I had not reported issues unyet I sent emails. When I reported them to the council they claimed they didn't know about the mould in the flat.
I had to report them to the Council again and eventually the Property Ombudsman because of the bad services I received from them.
They took advantage of the fact that my lease was long with no break clause and that I am not a native of this country. They would not treat a british person this way and would not accept such behaviour and level of service from anyone themselves. They have not given me any formal apology for the way I have been treated and the horrible service I received.
I HAVE SINCE LEFT THE PROPERTY AND I HAVE BEEN CHASING THE RETURN OF MY DEPOSIT SINCE THE 26TH APRIL AND I HAVE HAD TO CONSTANTLY FOLLOW UP. I STILL HAVENT RECEIVED IT AND HAVE HAD TO ESCALATE IT TO BOTH THE PROPERTY REDRESS SCHEME AND THE DEPOSIT PROTECTION SCHEME.
My advice to anyone who signs a lease with them is to always keep records of communication from them because given the chance, they will deny knowing anything.

Still haven’t heard from nick or Darlyne regarding my invoice due from the 5th of April. I have been emailing, ringing and no communication and when I do speak to someone it’s always just an excuse or they will say they will sort it today. Then nothing happens. I can’t believe how unprofessional and how hard it is to communicate or pay a simple invoice that was sent weeks ago. They have the deposit from the old tenant who is paying for the clean I carried out for them. I went out my way to help them and this is what I get in return….
I want paying my money I’m owed.

I literally cannot recommend him enough and if you get him for your estate agent you’re extremely lucky! He also went the extra mile for us and looked at our ongoing house and the area and checked it was all ok for us and we was entering at a good price. The firm's response rate was delayed during times of any issues reported. The house owners themselves were easy to reach and discuss any issues. The agency took about three months and repeated follow ups to release the deposit and excess rent. Not a great experience.

Property was not even close to what was shown in the images. Property was shown in a horrible condition with broken furniture and damaged tiles in the bathroom, torn wallpapers and everything left in a haphazard state.
Created a hype about a property and were really unhelpful in providing a proper schedule for viewing. Expecting tenants to view the property the very same day.

They are refusing to refund our deposit for 53 Swan Mead, HP3 9DQ. We vacated the property on 16th Jan 2023 and to date, we still haven't received our deposit, despite our many emails. We have opened an dispute and complained to Ombudsman. Never faced a situation like that!

I took on Aubrey as a letting agent as they were the selling agent for the property. They charge the same as other agents, however beware they charge an additional fee to negotiate the annual rent. They also takes ages to pay the rent to landlords. I was told 7 days from receipt of rent from the tenant, which turned to end of month and there have been months I have had to chase as they haven't paid. I spoke to them and they said they would pay 7 days, which they did for 2 months and reverted back to their usual hit and miss.

BEWARE and COMPLETELY AVOID. UNETHICAL, UNRESPONSIVE and CALLOUS. They demonstrate no consideration or care for their clients if there is no money to be made for them. We’ve been chasing for our deposit return that the landlord has formally released but A&F have still been holding onto it over the stipulated period without even the courtesy to respond to indicate why or when the money will be returned. This issue has caused us material cash flow problems which despite highlighting it to A&F, doesn’t seem to matter to them. It’s relevant to note that this is despite communication directly with the owner and a physical trip to their office. The unprofessional and casual attitude shows the tone from the top for this unethical agency.

I recently moved to the UK from Ireland. I got in contact with Nick when I visited here back in June and stayed in contact with him when I returned to Ireland with properties that were available to rent in the area and compared to other Estate Agents he constantly stayed in touch and helped me find my property and was so professional throughout.
Once we arrived, their professionalism hasn't stopped which I honestly didn't expect. Darlyne has been very good to us and anything I ask whether it's help finding out about the area or the property she has dealt with in such a professional manner.
I honestly would recommend them to anyone who is looking to sell or rent in the area because the team are such professionals and also add a personal touch to their jobs.

This company is terrible if you are a landlord. Aubrey& Finn were fully managing a property for me and when one tenant left they produced an exit report with 17 issues. Rather than help me, they let time lapse and 3hrs before the deadline told me they were returning the deposit. On top of this they twice ‘forgot’ to transfer the monthly fees across to me and I had to constantly be vigilant on what they were doing. Be very careful!

I wanted to take the time to state how impressed I have been with the service provided by Nick and the team at Aubrey & Finn.
When I initially got into contact I at the start of the process I was very nervous about how things would progress , having only purchased our first buy to let property and therefore not having any past experience or knowing what to expect. This apprehension was immediately alleviated by Nick however, who was very professional, knowledgeable and reassuring in his approach throughout.
He promptly responded to all queries and concerns, providing comprehensive and informative guidance on the various choices available and whilst talking through these to ensure we understood correctly.
I have found the whole experience to be an absolute pleasure and can’t recommend Nick and the team enough.

Horrible hosts if they think they can treat people and guests that way!
We used one of their managed Airbnb properties and had a terrible experience here on the first night.
When we got there it was freezing cold, during a storm, with no heating whatsoever.
We got in touch with Nick who assured us that all we need to do is Turn the heating on and wait an hour or so.
We waited for 2 hours but the boiler was clearly not working, all radiators were completely cold.
We contacted him again and he dismissed us again saying we need to wait a few more hours.
And after that stopped replying at all. We couldn’t get the heating working and we couldn’t get in touch with the host anymore.
It’s crazy that someone can be this indifferent to his guests knowing they do not have any heating at all on a winter month and during a storm!
We ended up staying up all night, my wife is pregnant and she was really agitated and cold.
We never experienced something like this, and I’m not talking about the cold, but the host’s nonchalance.
When he finally replied in the morning he actually said we should just wait a few more hours! Crazy!
We told him we can’t stay there anymore and we’d like a full refund which he refused. So where does this leave us?
Nick is not willing to refund us for the really bad experience we had. Stopped replying altogether.

No stars given! I would never use this company again! They were hired to take care of my Airbnb flat. They did it badly resulting in a dreadful review. After the contracted period we parted ways but they failed to return the account to me. It only been after a lot of nagging and calls with Airbnb that I have finally resumed my access! Meanwhile I lost business. Dreadful

I do not recommend these agents! We booked accommodation with them over the Christmas period. The area then went into tier 4 lockdown so it was illegal for us to travel there and illegal for them to rent the property. They refused to refund our money despite this being totally against consumer protection law. I found them dishonest and unhelpful

We were looking to find a house to move in as soon as possible after the lockdown and after weeks of searching online for a decent place to rent I was really getting tired of it. When we found this apartment by Aubrey and Finn, we immediately contacted them and we arranged a viewing for the next day. They run everything according the guidelines of course. We had the viewing while keeping the social distancing measures, wearing masks and going one by one in the property. After we decided, they made everything very simple for us. They quickly arranged everything for us and answered all my questions, which were a lot! I'm very thankful for dealing with professionals, especially since it was the first time renting a place. They are there to help anytime and still answering any questions I have. I would definitely use the same agency again. Definitely recommending them.

Where do I start?
Maybe by saying that I wouldn't recommend this agency to anyone.
When I found a flat, I spoke first to the landlord and agreed on the price. When it came to a paperwork, the agency raised the rent themselves! And suggested that I probably misunderstood the landlord. Good that I've read the agreement properly, as instead of 6 months they wanted to sign me up for a year.
Then when I was 4 months there, I found out that I have cancer. I had to move in with my mum as I needed help. I have a little boy. The landlord agreed for me to go 1 month earlier without paying extra nor losing my deposit. I have also found new tenants to replace me. No one was losing anything.
However! The agency informed me that I HAVE to pay for that 6th month or I'm going to lose my deposit. On top of that, they charged me for advertising of the property...and almost a year after I moved out, I recieved a letter from the council that I have to pay for 2 weeks of council tax. The agency tried to put that on me because there was a 2 week gap between my moving out and new tenants moving in.
I have never experienced anyone being so insensitive and money driven. It's very sad.

I used Aubrey & Finn to purchase my own new home in St Albans (moving from London). The house was exactly what I was after. There was a chain which delayed completion, but Nick and Ben kept me updated and helped to speed up the chain. They are very personal in the service they provide. Their portfolio gives a great selection of prime residences in St Albans and I would highly recommend using them over the other bigger chain agents which don't get things done and don't listen to your requirements as well as Nick and Ben at Aubrey & Finn.

Last year I decided to shrink down my property portfolio in order to keep those properties that are easy to manage and had good yields. I approached Aubrey & Finn as I had heard very good things about them and I really needed the personal touch. The flat had tenants signed into a three year lease and therefore I needed a very specific buyer.
I worked directly with Nick and he kept me posted throughout the whole process. He managed to find me a cash investor willing to keep the tenants. He dealt with the whole discovery process and ensured that the sale went through as quick as possible.
Aubrey & Finn made it a very smooth and easy process and I would have no hesitation in using them again.
