Avenue Road has been the secret to helping not only us but I’d say directly or indirectly over 15/20 friends and people we know, some on the market months with other agents - changed to Avenue Road and sold within 7/8 weeks 1 friends.

Avenue Road have been amazing from the start with their competitive costs, their support and advice throughout the whole process of selling our house has been second to none.
Avenue Road put us in touch with the surveyor dm hall and solicitors watermans and the process has been well orchestrated. The survey and the photographs of the house were arranged and the process was smooth and we were happy with the photos and the home report.
Andrew at Avenue Road kept me well informed at each step of the process, including regular updates about viewings requests.
Our house has just sold in 10 days we are so pleased with the whole process and outcome.

The team at Avenue Road Estate Agents did a great job of selling my late brother’s house.
Only a few days elapsed between the house being advertised and sold. It was such a relief to have all the work done for us and even when the first buyer withdrew from the sale, the team never hesitated and they had a second buyer lined up within a few days.

Avenue Road Estate Agents were great to deal with. Very down to earth. They showed compassion, when we had to sell a property following the death of a loved one. We hit the market as interest rates hit an all time low, but Andrew was great at helping us "stay on target". The team took on the show rounds, which was particularly helpful at such an emotional time. Their fixed pricing system really helped to build a sense of trust. The photography and copy for the sales particulars was of a high standard. They answered questions in plain English throughout (a rare quality in house sales). Our journey with Avenue Road began back in 2023 with a competitive valuation from Jennifer. We went to market and had a number of viewings lined up, all expertly handled by Jennifer who was in constant contact and proactively gave us feedback from viewers. Within 6 weeks we had a VERY reasonable offer on the table and were excited to move.
When an unexpected turn of events meant we had to withdraw from the sale whilst we were abroad, Jennifer handled everything for us. One phone call and all parties were informed and our listing mothballed until such a time as we were ready to go back to market. Truly, I have no words to describe how easy she made this really difficult time for us.
When we were ready to return to market some 6 months later, Jennifer had everything ready to go and in 24 hours we had a weekend of viewings booked in. In a matter of days we were under offer again. From the offer acceptance right the way through to completion, Jennifer was there for us and provided a truly seamless service liaising with lawyers on both sides of the sale and assisting us with the handover of keys on completion day when we were unable to be there ourselves.

Andrew at Avenue Road provided a service that most Estates Agents wouldn’t. Andrew was attentive, responsive and so understanding at all times (seriously… all times) - there were many times I was messaging at 10pm being reassured throughout this whole process.
I was interested in getting Avenue Road to sell our property when I seen their sold signs all over Midlothian (and other places) and from the first message with Andrew, I felt confident and well looked after.

The team are extremely professional but also bring a personal and down to earth approach, and are always on hand to answer any questions and support you through your buying/selling journey.
Within a day of marketing our property we had many viewings booked and accepted an offer from a buyer who then also used their services to sell their home. This made the whole process very smooth with constant updates and easy communication channels between both parties. Selling a house is notoriously stressful, however Avenue Road made it a really enjoyable experience.

Absolutely fantastic estate agents! You will not get service like this anywhere else and for an absolutely amazing price. I used them to sell my house and Andrew helped me hold my nerve and secure a better deal. I then used him to sell my flat and the buyer was seriously mucking me about but I needed the sale. Andrew advised me to give him an ultimatum that resulted in the buyer suddenly coming up with the money he’d promised me. Really nice guy with fabulous negotiation skills and their costa are incredible value. Andrew is very responsive with texts and calls -way more personable than the usual estate agent ‘experience’.

First class service from Andrew and all at Avenue road; from the first meeting I felt I was in safe hands. Andrew came as a recommendation from a friend, but I had to find out for myself.
I had spoken with a few other estate agents and I just felt overwhelmed, confused and disappointed.
When Andrew came to my flat, he explained everything in detail about the process of selling my flat.
The details were transparent, easy to understand and I felt I could trust Avenue road to sell my home.
Andrew answered all of my questions, unlike some of the others who I felt just didn't listen to me.
He answered all of my questions, he told me someone would be at the end of phone whenever I had a query, I didn't need this but it was reassuring to know.
Everything was arranged for me and the solicitor he recommended was also really great.
I didn't even have to do viewings, Andrew did this for me, which was a huge relief.
This was an excellent and personal service and I would recommend Avenue road to anyone.

I'd happily recommend Avenue Road to anyone looking for an estate agent.
We'd been close to using them a couple of times whilst trying to find the correct property but the service was always based around what we needed rather than being pressured into buying a property that wouldn't have suited us.
When that correct property was found, Jennifer's advice was always just a phone call away - her experience helped calm nerves as she talked us through each step of the process and get us to where we needed to be.
There was patience in allowing us to get our own home ready for market before their photographer took photos and once on the market we were sold within four days. This is testament to how they marketed our home and were able to find the correct buyer.
All in all we were delighted at how smoothly everything went and how straightforward it all ended up being.

Personally we failed to attract many buyers for our property for more than a year through another agency. I happened to see an advert for another house that sold on our same development which was being sold via Avenue Road. I liked the advert so much that I reached out to Andrew. Despite the fact that I was tied in with another agency, Andrew was still helpful in giving me some tips and suggestions which made me feel that he cared about customers. What an amazing service from start to finish from both Jennifer, Andrew and Janice. For anyone who wants a simple, and efficient estate agent look no further. Our house went up on the market the week of Christmas when most estate agents close. Not Avenue Road. They made sure that everything still processed as normal and our house went up within days to ensure we were able to reserve our new home. The whole process was easy with them and made it very simple and straight forward for us. Andrew was always on hand for us regarding any viewings and interest. Jennifer was giving us regular updates and keeping us in the loop. One thing I would say which stands them out from the crowd is they are always on hand. For example we had a request at 10pm on a Saturday night for a viewing which we were delighted about. Within minutes we had it booked. You won’t get that 24/7 service anywhere else. At the very start we had a few estate agents come to negotiate with us but felt like a number with them and just another tick box. With Jennifer and Andrew we were a family looking to sell and move to our forever home and they wanted it for us. I could go on and on about how amazing they were and so grateful for them. We had our house on the market for months with one of the traditional Edinburgh conveyancing agents. There was no innovation, no drive, no willingness to sell. Just a willingness to take your money.
Enter Avenue Road. They created a fantastic video of our property including the most amazing drone footage. They re-listed with this vastly improved write up and we sold within a week.
