We as a family of 4 have just brought our first home.
The process started with Neil Bartrop who invited us in to view our property. We fell in love with it at first sight. Neil Bartrop was very polite and let us wonder around the property in all rooms, front and back garden at our leisure without hounding us which we loved. We also got the same response on the 2nd viewing. I couldn’t ask for a better person to let us view a property that they were selling.
I would also like to mention Kara Brunt who helped us at the start of the process. She was very polite and very knowledgeable.

A friend of mine & her 2 children rented a house off bartrop & dilks everything was going fine but when it started coming to winter mold started showing above the window on landing in bathroom & in 3 bedrooms where toilet is it was cold in there even though the window was closed every time there was even a gap between window & window frame it was like the windows were put in by dodgy cowboys my friend got rid of mold but it came back again the back wall in toilet would get damp my friend got in touch with bartrop & dilks about the mold they told her to get rid of mold leave windows open all time but my friend couldn’t not during winter my friend asked about having a radiator put in the toilet my friend & her 2 children had to wait 2yrs before they had a radiator put in I really wouldn’t trust bartrop & dilks or rent a house off them

I really did not want to leave a negative review, as I have been renovating my house for over a year and have supported local business and trades people to get it finished. I did sell a house with Bartrop over 15 years ago and had nothing but a positive experience, so decided to go with them again. This time it was not so positive. Communication was not great, I had to initiate every conversation, 2 weekly feedback, did not happen, so I did not know what was going on with my property. As soon as staff were challenged, communication stopped and I don't think the property was marketed after that. I decided to give my 2 weeks notice, and emailed the owner Neil about this. He did email straight back and asked for us to have a call to ask why I made this decision (clearly not aware of the lack of communication issues), I was on holiday at the time, so said when I was returning and would be happy to chat when he was available, 2 weeks later, I have heard nothing. I have since re-marketed the property and within 24 hours I have had more communication with the new agent, than I had in 5 weeks.

I’ve had to chase constantly, and I’m the buyer — imagine how sellers must feel. If you're considering using them to handle your sale or purchase, think twice. We moved into our property over a year ago with high hopes, having relocated over three and a half hours away. At the beginning, everything seemed positive — Helen was welcoming and pleasant to deal with. We knew we were paying top-end rent for the area, so naturally we expected issues to be dealt with efficiently.
The first few months saw a few hiccups: leaks, an oven that wasn't connected, and a few minor issues. To be fair, these were handled relatively quickly. However, things have drastically declined since then.
At the start of this year, another leak caused damage to our kitchen flooring. Since then, we’ve been waiting for the floor to be repaired. It’s now been over two months since we were first told it would be sorted. Every week for the past four weeks, we’ve been told “end of next week” — only for it to be pushed back again. Most recently, the excuse is that the flooring company has no stock. We find this incredibly hard to believe, as the flooring is a very basic grey laminate that any supplier could provide. It honestly feels like we’re being strung along, or worse, lied to.
What makes this situation even more frustrating is that our one-year-old child is at risk, as the floor panels have shifted, leaving gaps and raised edges. We've repeatedly raised this concern, but nothing has changed.
To make things worse, I recently received a call questioning me about a skip on the drive. I was asked what it was for — I mentioned that the neighbours had one and asked what the issue was. The exact words I was met with were, “I told them off,” which completely blew my head. So now I’m being called to be told off too? I’m a 28-year-old man with a family — we hired a skip to clear out rubbish like any normal working household does. Some people may let their gardens pile up or live in poor standards — but we don’t. Being questioned like that over something as basic as a skip was honestly overwhelming.
Just to make sure I wasn’t in the wrong, I checked the tenancy contract — and unless I’ve missed something, there’s no mention of skips. But even if there was, the tone and approach were completely unnecessary. Now, I feel uncomfortable even ordering a skip in future to clear out my own home — which is ridiculous.
When we spoke to Debra to explain our concerns about another issue with a wasp nest, the response was shockingly unprofessional. She repeatedly interrupted my fiancée, so I took over the call — only for her to do the same to me. Her exact words were: “Is it fair I have to listen to you calling?” Well, Debra, with respect — as a property management agent, being the point of contact between landlord and tenant is your job. Listening to both sides, even when frustrated, is part of the role you’re paid to do.
What’s more telling is that these houses were supposed to be a long-term opportunity for families. Out of the four newly built houses under Bartrop & Dilks management, two tenants have already left, and now we’re seriously considering the same.
We are extremely disappointed and feel let down after initially being made to feel welcome. We simply want safe and fair living conditions for the rent we pay — not broken promises, delays, and disrespect.

If you are selling your home in the Worksop area, don’t use anyone other than Bartrop & Dilks. They value homes accurately to get you viewings (and got us £20k more than we expected on our home), they proactively work to sell for you - not sit back and wait like many agents. And they sell fast. No other agent in our area can compete on time from going on sale to sold than them and it’s not done by under valuing either. We had much lower valuations from other agents!! They communicate well both before, during and after the sale. And the quality of the photography (and I speak as a pro photographer myself ) is the best I’ve seen. Utterly delighted with them.

Spoke to a lady today about renting a house. She basically told me that it's a 'professional property' and that you have to work 'atleast 30 hours a week' in order to rent the property. Very discriminative attitude against those that work less hours or are on benefits, even if they can afford the rent. I was very surprised by this attitude, especially as it was coming from a 'family run business' that is supposed to 'offer a simple, transparent and ethical service'. Discrimination doesn't sound very ethical to me.

Absolutely outstanding service from this agent. We had been severely let down elsewhere, and these ladies saved the day. We were moving counties, and we were under a lot of stress to find somewhere very quickly. I found a property with this agent, and explained our predicament, they booked us to view and with some good planning, plus sharp response via phone or email, as well as a very sympathetic approach, we were able to carry on with our house move on the day we expected.

After making the wrong decision to use a national agent based in Worksop who failed to secure more than a handful of viewings in 6 months, we turned to Bartop and Dilks. They did everything they said they would do and yielded plenty of viewings and within three months we received an offer which was completed today. Just sharing our experience dealing with these agents. Helen from lettings is what made me rate so low she ruined our experience the worst agents I have ever dealt with and I have done business with many up and down the country. Lettings and sales.
So the property next door was on the market for over a year they couldn’t sell it so the owners decided to put it up for rent. We popped round to show our interest as being next door to family would be more than ideal. We were welcomed to do a viewing we liked the property a few things we didn’t like such as the decor, colours and bonded wild coloured splash backs which ruined the modern look which Stancliffe aimed for when building these properties. But overall it was ideal for us to make a family home. We contacted the office and was told we would need to do another “official” viewing to meet Jeanette who was dealing with us over email.
On arrival we were pretty taken back by how we were welcomed by someone else from the lettings office . Never introduced herself , no nice to meet you . First thing she said was you’ll have to take your shoes off at the door this property is high end. We would never walk into a home with our shoes on if she would of given us chance and talked to us with respect..She knew we were attending at that specific time it was booked in but she was like who are you what are your names . She was overly laughing loud with the owner at things not even slightly funny really over the top and made an awkward uncomfortable atmosphere. Overall she was super rude I had to get her name from Jeanette over email and even then I had to email 3 times asking and asking which my question was ignored for who we actually dealt with her response was “why are you so insistent in knowing her name” unbelievable.
Generally just looked down her nose at us maybe because we are a young couple. One of the first things she asked too was how much do you earn . These are questions you don’t ask on a viewing . I’ve never dealt with any letting agent that starts asking financial details on a viewing . I’m a landlord myself and I just wouldn’t ask such details when conducting a viewing.
She couldn’t wait to get us out . We were having a great conversation with the owner she offered to show us the garage but the agent was looking at her watch and was like if you need more information you better call in we can’t discuss details in this viewing and basically ushered us out the house . A little ironic when she wanted to ask us personal details but we couldn’t ask general questions .
As I’m self employed she said we would need a guarantor earning 3x the amount of what I earn what on earth is all that about? So to rent a property of £1300 we need a guarantor earning £120k a year. I was so angry with how she was speaking down at us so I offered the landlord to pay a year upfront rent her eyes lit up and she looked at Helen as if to say amazing but Helen had a sour face and wasn’t keen on the idea she already had someone else in mind clearly.
She said you need to contact the office with official interest I said we already have she said no but you need to do it again now you’ve viewed it twice just seemed like a mess from day one. I emailed straight in showing interest and they said they wanted to give everyone a fair shot and still conduct viewings which seems crazy. From experience of being a landlord myself and working with many agents over the years I’ve never known anyone turn down an application to conduct more viewing’s unless that applicant is not suitable which if we weren’t they should of told us straight away then leave us waiting weeks waiting to hear back.
So overall Helen had terrible communication skills she was rude and represented the company very badly. After meeting her I read lots of other reviews that say similar things so I suggest you train your staff to treat people with respect or get new ones and it does feel like they string you along.

After waiting for a week I rang again and apparently I was told 1st property has already been let out and with 2nd one as there is a tenent and are trying to arrange viewing on this. Was receiving same answer in week 3, and 4. This morning found out the 1st property has been advertised again. When I spoke to them again to view both I was informed that the 2nd Property has already been let and they are not arranging any viewing on 1ST one for another 8 weeks. Seem lot confusing and time wasters. Without 1 star would not let me post so had to give one but surely they don't deserve one

Took ages to arrange the lease in the first place- a number of months. Flat came without a doorbell. Kerry Fitzackerly was hopeless to deal with. Repairs not completed despite potential damage to landlord's kitchen fittings.
Did not contact me to say they wanted a months notice to leave until a few days before the end of the lease so a six month lease turned out to be 7 months .
If you are a tenant rent from other, more efficient, reliable, competent agents!

The owner came to value our house which was done to a very high standard and I was ready to move forward after just a couple of weeks.
In the meantime, we needed two rental properties to move into which would enable us to sell. Getting hold of them was hard enough but when we eventually did, our calls were never returned and properties that we had seen prior to advertisement still went up with no consideration for us or the landlords who are waiting. This slowed the process down for us as buyers/renters and for the landlords who have lost out on possible rent not knowing we are eager. Weeks of chasing and pointless calls.
My observation is that the problems start with the rental side. Which is a shame considering we needed three transactions. We don't expect to be prioritised but we at very least should be kept in the loop instead of being left waiting.

Happy to tick all the boxes but not actually do anything for you.

We have had the pleasure of being supported by Debra, Beata and Kerry over 2 tenancies we have had and have had great experience with them all. Each are very supportive are friendly and have great personalities.
As an adult with autism I find socialising a little difficult at times so having a team that I can chat to, rely on and be supported by properly is very important to me for me to feel happy and settled. Something Bartrop and dilks do very well.
The property we are currently in is beautiful and a lot of effort and thought has gone into it and we are very glad to have a high quality landlord along with the team.
I can’t see myself being with any other letting agent (or leaving my current property haha ????)

Unbelievable that you are still giving personal viewings with the virus still out. I saw one of your workers using no social distancing, no mask showing round a couple as if it was normal times then stood at the doorstep within a metre of each other talking for ages afterwards. I know you want to keep your business going and that times are tough and you probably need the income but is it really worth risking the lives of your staff and other people when it says on some of your ads that you can do online viewings? I hope this was a one off but if not please cut it out for everyone’s safety!

Before becoming a landlord I was apprehensive about which letting agent to use due to the fact I live many miles away from my property but by choosing Bartrop and Dilks they have supported me through the process with ease. I 100% trust them with managing my property successfully and highly recommend their team.
For over a year (coming upto 2 years) I have used Bartrop and Dilks with my rental property. My property is fully managed by them. Over my experience I have found the whole lettings team amazing! They keep a perfect amount of contact with me via telephone and email. I am fully up to date monthly about my property and if there are any issues these are then sorted quickly and professionally. My rental payments are paid promptly. Whenever I speak to someone over the phone, whether it is the person who manages my property or another member of the lettings team, I am greeted kindly and messages between the agents get passed on quickly.
As this was my first time of being a landlord and working with a lettings agent I had many questions, any questions were answered honestly and the whole process from start to finish has been done stress free (I’ve had 2 tennents in total).

Very poor company do not rent a property from these I enquired about the same property twice promised phone calls and never got 1 even though I was one of the first to enquire about the property and i now no that the property has been let so it shows what the services would of been like if we would of had any issues with the property very poor would not reccomend to friends or family!!!!

Just awful. Terrible attitude, stuck up staff and shoddy service. Loads of people I know would not use these again for the same reasons. Customer service has gone completely downhill over the last year. Avoid if you can, better properties to rent elsewhere anyway.

I've just moved from my old letting agency to Bartrop and Dilks and I just need to say what a breath of fresh air it has been, I no longer have to fight for everything as I did with my old agent. Everything and everyone has been very professional and made sure I had no stress.

We don't live local so have been quite fussy working around both our works and me being 9 months pregnant. Each agent we have dealt with have been outstanding and very very supportive.
We are looking forward to moving into our new home and welcoming our first child. Everything has gone smoothly thanks to the help of the staff at Bartrop & Dilks. I would recommend them to anyone. Thanks everyone :)

If your thinking of being a tennant make sure you get a full checkin document. If not, from my experience, these cowboys will try and hit you with all sorts of departure costs. They seem to want to battle through the DPS scheme for fun. It took nearly 4 months to get my full deposit back. If your a landlord thinking of using these guys I'd say don't look after the property properly or the tenants, you're just going to get upset tenants and plenty of turnover of people living in your property. When it comes to repairs and faults they are sloppie shouldered and blame everyone else. Flip knows what they get paid a fee for.

Having recently become a new landlord I cannot praise the lettings team at Bartrop and Dilks enough, they were so professional from helping me understand the legal process to finding me really good tenants within 3 days. I could not have wished for a more positive first experience, looking forward to working with them on my next house.

Not an experience I would wish on anyone. I have since gone with another agent who is a breath of fresh air compared to B&D.
Surprise, surprise, I have a 'never heard of you' response from B&D. This seems to be their stock answer to anyone with issues (try to imply they are fake reviews). Read through, and you will see what I mean. Makes your company look even worse IMO.

***UPDATED *** Biggest Liars! Surprising how everyone that gives them a negative review has been told that they don’t exist!! CHECK BACK 8 MONTHS AND THEY HAVE A POSITIVE 5 STAR REVIEW FROM CHRIS LEVER WHO WORKS FOR THEM! So untrustworthy! Most of the positive reviews are more than likely fake cos I don’t see how anyone could give more than one star!!
This is the whole experience you get with Bartrop & Dilks. They are never in the wrong and don’t take any criticism lightly. Time to accept your shortcomings and sort out your customer service skills rather than trying to cover up your many flaws!

Horrible experience with these! Once were decent but not anymore. Jeanette couldn’t be any ruder if she tried and ignores any issues and lies to help out herself. Used to think I would always rent through them but you can’t treat people the way she does and still expect to keep customers. Disgusting customer service!

This was the worst experience I have had while I have been private renting they never get back to you or sort any problems you may be having customer service is terrible and the comminication from the landlord was non existant took forever to come back to you had to chase for answers all the time use someone else to rent from
and as for your response of you have no recolection of my details and asking if i was really a client says it all in rented 44 st annes drive worksop from you in march till august 2018
and i am still in dispute with you with the DPS so to say you have no record is ridiculous

Exceptional service from Jeanette bartrop and her team, I am absolutely blown away with what she did for me to make sure I got the property I wanted, to me she went that bit more for the customer, that bit more was what made me realise that there are no other estate agents in worksop that have made me feel valued and deliverd exactly what I wanted, I work in retail myself and I will be honest not many these days give you the customer service they are paid and trained to do and today this lady Jeanette bartrop from bartrop and dilks lettings delivered the best customer service above and beyond and absolute assett to her company she really is thankyou so much

Terrible customer service from a landlords point of view. Most of the staff there are great but the lettings manager Jeanette is someone that no one should ever have to deal with but unfortunately has to take over everything. Allowed the bond to be given back to tenants even though the house was left a mess. We were told that everything was left “perfect” but when we checked it was anything but. Unfortunately this was too late as bond was given back and Jeanette won’t help at all, not even offering a compromise. Unsure if a checkout was even done because every time I have asked, this question has been dodged. We have also had to chase up a missed gas payment of £180 and unpaid council tax on the property, so really not recommended if you would like an easy life.
