Looking at the reviews, it’s clear they have attacked multiple vulnerable tenants and I would recommend the mother mentioned who has been served a section 21 to contact ACORN to discuss

Almost 30 minutes late to first viewing. Didn’t even bother to show up for the second. After a phone call I was told they should have informed me the owner would be showing the property as the agent had another viewing but no one answered the door so we left. Absolutely appalling and wouldn’t recommend.

I've worked in the industry, and this is the worst company I've dealt with. Once they received their money Neil showed his true colours, and exacerbated his thinly veiled rude manner. It took them 4.5 months to complete the sale from finding buyer to completion, despite it being just one house, with absolutely no chain. I'd you're looking for professionalism, don't go to this company or use their mortgage advisor.

This was an extremely disappointing and frustrating experience.
This situation occurred in July. I recently noticed that my original review had been removed, so I am reposting it with some additional clarification.
The company confirmed that I would be able to collect my keys on a Saturday. Based on this confirmation, I postponed my move-in date, rearranged my entire schedule, and hired someone to help transport my belongings.
When I arrived, the office was closed, despite their published opening hours stating they were open until 5 PM. There was no notice, no call, and no message. The lights were off, the office appeared completely shut, and from outside it was clear that the computers were turned off as well. Nothing suggested that the office was temporarily open or staffed at that time.
I waited outside, knocked on the door, and tried to get someone’s attention, but no one came. I did not see anyone enter or leave the office during that time.
Later, when speaking with company staff, I was told that one employee had been on site and had stepped away for “10 minutes.” However, from my perspective, I waited longer than that, as I was extremely concerned and remained there trying to resolve the situation. At no point during my time there did anyone return or respond.
As a result, I wasted over three hours travelling back and forth, lost the person I had hired to help me, and incurred unnecessary financial costs — all due to a lack of communication and organisation.
This situation could have been easily avoided with even basic communication. Based on this experience, I would strongly advise others to be cautious and to ensure everything is clearly confirmed in writing before relying on arrangements like this

I was shocked to hear that Burn & Warne were party to evicting a single mother with a newborn despite the tenant always paying on time and in full. The mother’s newborn was weeks old when they served the section 21 and they were aware of this. I can’t believe how inhumane this company is, purely because the RRB is coming into action. Such sad times we live in. Avoid at all costs.

Albert made multiple trips despite no obligation to allow me to do the measurements and check the property.

I honestly cannot thank the entire team at Burn and Warne enough. Even though I was purchasing a Buy-to-Let property, the support I received went far beyond what I expected. From start to finish, the whole team was incredible hardworking, proactive, and genuinely invested in making sure everything went smoothly.
What really stood out was how seamless their teamwork was. When one team member was away, another would immediately step in there was no waiting around, no delays. If any issues arose, someone from the team would take ownership and act swiftly, ensuring continuous progress without missing a beat. Their knowledge of the conveyancing process was impressive too, which made a huge difference.
The agent was constantly chasing, following up, and providing updates to all parties involved. More than that, they took initiative reaching out to third parties to collect documentation when needed, rather than just waiting on the seller’s solicitor. I’ve worked with other agents before, but Burn and Warne truly set a new standard.
As completion approached, their lettings team even reached out to ask if I needed assistance getting tenants in place another thoughtful touch that showed how thorough and well-coordinated they are. They genuinely went above and beyond at every step, and it didn’t go unnoticed. I even brought in a bunch of chocolates for them to share it was the least I could do!
A big thank you to Paul, for pointing me toward this property in the first place it was a pleasure discussing the options with you. Adam, thank you for showing me around (and apologies for missing your name on the thank-you card!). Neil and Brandon, I appreciate you both stepping in when needed. Their Lettings team are friendly when you are in your tenancy, but often takes months to respond to property maintenance issues. During our tenancy there have been numerous issues related to damp, mould, blocked drain and broken boiler that have been ignored over and over. They often have changes of staff, and will say they don't have access to old staff's records. We were left with malfunctioning boiler for over two weeks in Winter 2023. Mould and damp problems persisted throughout our 2.5 year tenancy. I regret paying them the final months rent and cleaning the property to a high standard. Because now they have come around to claim my deposit to remodel their not up to standards lettings property when we have returned the property in better shape than when it was handed to us 3 years ago.

Atrocious even for letting agents standards! We called them 5 times approaching the end of the tenancy. They either did not answer or told us they would ring back (they never did). They gave us 0 guidance whatsoever in moving out. They then ignored every email that we sent for over a month after moving out when trying to contact them about the deposit. They then tried to charge us for breaking items (that were already broken), and cleaning (when we left it cleaner than when we moved in). Needless to say we got our full deposit back, not because we were correct but because they were so useless that they forgot to even respond to the deposit adjudication service. Landlords, please don’t trust them with your property… tenants, do not trust them whatsoever! :)

I recently had a viewing with your property company and I must say, the experience was rather mixed. On one hand, the lady who facilitated the viewing was very professional, a clear asset to your team. However, regrettably, I had a grossly different encounter with the manager. Their behaviour was disappointing, falling short of what one would expect of a professional in such a prominent role. This unprofessionalism overshadowed my experience and has left me with concerns regarding future interactions.

We started looking for a new home to buy this time around and Burn and Warn have been great every step of the way. We have been working along side Paul and Neil who have been absolutely fantastic!!!!! They have been so helpful, right from the very start of the viewings process, up until now with the mortgage stages. They also answer emails promptly and always give such helpful advice and knowledge. They have made our whole mortgage process easier.

“Pile them high and sell them cheap”
If you know the phrase “Pile them high and sell them cheap” you will understand how Burn and Warne work.
They boast of selling more properties than any other estate agent in Sutton, though their statistics show that they tend to sell below asking price. I did worry a little about this figure, when we signed up with them to sell our flat, and I made it clear that we were not looking for a quick sale but had plenty of time to find the right buyer. The lady we first dealt with assured us that they were “working for us” and would go to great lengths to match us up with the right buyer. She seemed to have a good knowledge of the local market, and was keen to tell us what a good negotiator she was, so we signed up.
In the event, that was almost the last we heard from her, she did not answer any of my emails, and left any negotiating that was to be done, to the people in the sales office. We had a few viewings of the flat in the first couple of weeks, but as soon as an offer was made by a potential buyer, albeit £15,000 below the suggested price, we were being badgered to accept it. They seemed desperate to make a sale, whether the price was what we wanted or not.
We were eventually persuaded to accept an offer £10,000 below the price we were asking, only to have the “buyer” come back a few weeks later asking us to knock a *further* £25,000 off the agreed price. We refused that offer, withdrew the flat from the market, and parted company with B&W. So much for matching us up with the right buyer!
In a subsequent telephone conversation with the (somewhat desperate sounding) company owner, I was told that the lady we thought we were dealing with was a valuer, and had nothing to do with negotiating with buyers!

I'm so glad I had the opportunity to work with Burn & Warne. Julia and Kate especially excelled as superstars, they went above and beyond. Everyone around me told me it was a terrible time to sell and within 6 days it was marketed so beautifully and professionally compared to other adverts for similar properties from other agents. They knew exactly how to work things in order to get the most interest, which led to well over 20 viewings booked within a couple of days and a few people bidding against each other which yielded an amazing result way over the asking price. I know Julia took extra amazing care of the buyers too which meant that everyone was happy all round. I know plenty of people who have had terrible experiences elsewhere and eventually go over to Burn & Warne so I feel super lucky that I landed on them first time. I also mentioned them to property developer friends after I'd actually sold my flat and they all agreed that of all the agents they have worked with, Burn & Warne are the best every time.

Rented a terrace house in Nov 2023 through John and had the most terrible experience. He didn’t showed up during viewing day despite an appointment has been made. I pursue anyway out of desperation after a viewing with the tennant. I made an offer as per asking however my emails and voice messages were ignored. Somehow I got through to him only to be told that the landlord is ready to re-market the house at a lower price as there has been no offer. I then questioned why has my offer hasn’t been presented? He forcefully went to the landlord with my offer and luckily the landlord was wise enough to accept the offer. After putting a deposit, he went off again for 7 days. And back again asking for some details for credit check. And then off again, disappeared with the offer letter. I found out that my credit check has been successful through the 3rd party website and he only came back to me on the 3rd day with a typo on the offer letter. Fast forward to the moving in day, he had the landlord to show me around the house and dropped the spare keys into the mailbox at his convenient. Up until today, I still haven’t receive the inventory list even after numerous follow ups through emails and a message on Burn & Warne website. Terrible, terrible experience. I am puzzled by these good reviews for John and wondering if these reviews are legit. I would not recommend the agent or the agency. Moving houses is already stressful but dealing with an incompetent agent just added to the stress. Take my advise, avoid at all costs. You don’t need to have a 10 years experience to be a real estate agent. Be like John, took a fees and disappear.

This is mine and my partner's first time to move out. as we have been living with our parents previously. The Burn and Warne lettings team have been nothing short of amazing. They are prompt in answering queries and made it so easy for anxious newbies like us. They are very approachable and answered all of my questions in a very detailed, yet understandable way. We backed out from a tenancy application with another estate agents as we changed our minds about the property, in addition the reference checks were taking too long and were too complicated. They went extra miles for us as we had to be overseas for most of the time during the selling process. They sold the house within two weeks after we signed the contract we them - which is remarkable, considering the state of the current market (spring 2023). They are very professional and always giving the best advice. Julia was our sales advisor and she spotted a damp issue, which she advised us to survey so that we are open and honest with the buyers and this helped during the selling process. Burn and Warne have it sussed when it comes to marketing and selling properties in the local area.
The initial cost of the photos by the photographer they used we paid for was supposed to be refunded at completion and wasn’t. Speaking of photos Burn and Warne put the photos in the wrong order in their initial marketing on line which was confusing for potential buyers. After I pointed this out it was corrected. Apart from that the marketing of the property was excellent. Similarly the open day was very professionally done. I’m not so happy with the solicitor that they recommended and we ended up using. Certainly Burn and Warne are the best estate agents in the Sutton area.

Booked day off work, 9am next day "oh sorry it's gone someone saw it yesterday". Disgusting and unprofessional. Don't bother renting from this company or ever arranging a viewing.

Just before lockdown, I was at wits end trying to find a suitable flat to rent for myself. I was completely let down by an estate agents right next to Burn & Warne. I saw an advert put up by Burn & Warne luckily within the hour of it going live, from there the process moved so quickly and efficiently. The next day, I was able to view the flat and put a deposit down. The whole application was super quick, Elliot was so responsive and reassured me with the whole process, as I was close to giving up with estate agents (due to many negative experiences with other agencies)! Within 2 weeks of seeing the advert, I was picking up my keys! Totally recommend - Elliot and John are both great in the rental department. I have now been in my flat for a few months and I am so grateful to have found Burn & Warne and the brill flat I am in.

I've been reading through some of the reviews on here and frankly many are ill informed or not truly familiar to how a purchase/sale process should be. Buying and selling properties can be an emotional process and the way people vent their frustration at this particular agent comes through quite irrationally through the reviews.
I've used Burn and Warne a couple of times in my life (as well as trying out other estate agents in the process) and I cannot recommend them enough. At the core, they are results driven for both sides, pure and simple.
I've met my fair share of sellers/buyers who try not to play by fair and reasonable rules and expect the estate agents to a) give them 'financial advice' (which an estate agent cannot do) and b) work miracles on price (which they will disappoint if your head is in the wrong place) and then expect the estate agent to speak respectfully and lovingly to them.
Burn and Warne don't waste everyone's time and articulate things in a fair, clear and efficient in their sales process. (Not everyone's cup of tea unfortunately) If you're looking for an agent who will tell it how it is, get on with the job and push their best for a result that reflects accurately where the market is, choose them.
I'm not affiliated with B&W in whatever way, I just want to clarify the reviews in case perfectly rational people get put off by this.
If you want a lovely happy go lucky estate agent who will keep your property on the market for 2+ years and not deliver, then choose someone else. If you want people who will deliver a fair service, choose B&W.

I finally sold my house and bought our dream house and gone through this stressful process and dealth with three different estate agents.
I must say that compared with other two estate agents Cromwell and Gascgoin Pees, the services provided by B&W were appalling and resulted in very stressful period with missing out on the opportunity despite having favourable financial conditions. Their biggest weakness is poor communication and buyer has to chase the agent repeatedly.
On the contrary Cromwells experience was very different with prompt communication and transparent.

Very unprofessional service from this estate agents. They generally cannot be bothered to respond to enquiries about viewing properties, either by phone or email - seem to prefer to just ignore them instead. Certainly won't bother ringing up about any more viewings in future, and would not be recommending them to any prospective buyers. It seems other customers have had a similar experience looking at other reviews..

A bunch of kids pretending to be estate agents. Did not respond with confirmation for viewing. Phone on the following day, and book viewing, then nobody turn up to show the property. Vendors avoid you will loose your money, and your property will be soled not for a potencial highest offer. Unprofessional business practice.
