The worst letting agent I have ever used! If you're a landlord, do not use them unless you want an empty property and lots of hidden costs.
I found this agent via google and after seeing their respectable google rating, and speaking to their team, I decided to use them to manage my property. However, in mind sight you can see that a lot of the low rating they have here are related to lettings, whereas the good reviews are related to sales. I have only used them for lettings, and I can now understand why they have bad reviews. The marketing of my property was embarrassing. They put it on their website and on Rightmove and that's it. Nothing on OpenRent, nothing on SpareRoom (even though it was a HMO!!) and when asked about this their response was "We dont advertise on those portals because the lower quality tenants" which makes no sense. It is the referencing and background checks that should weed out the bad tenants, not the portal. This argument has zero logic. I lost money on this property because they could not fill the rooms. When they did fill 1 room, the tenant is a nightmare and has broken windows and causes all types of issues for the other tenants. When I complained about this, they tried to blame me by saying that I told them to reduce the quality of the tenant they were looking for, where in actual fact I told them to relax their very strict policies just a little bit. They take zero responsibility for any wrong doing. The best part... I terminated my contract with them on grounds of them not fulfilling their side of the agreement. They then tried to charge me over £500 for this termination (even though they were in breach of contract) and then they refused to share contact details of the tenants due to GDPR rules. If they knew anything about letting and property management, they should know that where one part has a contractual duty to another party (i.e. me as the landlord has a duty to the tenants) it is acceptable to share these contact details. Not knowing this just shows what an amateur set up their lettings side of things is. By the way, the staff are nice people, but the business processes and competence is very low.
It gets better. They are now refusing to send to me the tenancy agreements that they signed ON MY BEHALF to me unless I pay them an admin fee of £50 per document. This fee was NOT in the contract that we signed, and is something that they have pulled out of thin air. This is another example of them being an amateur set up, as this is also against the Property Ombudsmen Service code of practice.
All of this may sound far fetched, but it is really what happened and meant that I lost a lot of money.
Since taking the property back I have now filled the rooms with good tenants in a couple of weeks .. which this agency was unable to do in 8 months. Do not use them unless you want an empty property and lots of hidden costs.

David and the team at Charles Dyson managed the sale of my late fathers house in Barkston and I have nothing but praise for their services. Right from the start they have been refreshingly open and honest on the value and marketablity of the property. They produced fanastic marketing material and were brilliant at keeping us informed and up-to-date though out the whole process. We face a number of difficult with our buyers and Davids calm professialism was both reassuring and helpful through the process. There fees where transparent and reasonable. I would not hesitate to recommend them.

I bought my property through this team so they weren't directly representing me, though I did find them to be very friendly and helpful.
I couldn't get along with my conveyancer who didn't seem to want to know me, but Kristie was able to make up that shortfall by keeping me informed of what was going on from the buyer's side.
On the day I collected my keys they even gave me a welcome box full of some new home goodies. Not sure I'll use the hair gel, being a bald man and all that. I was very grateful for the rest though.
I really liked the team, I expect I'll be contacting them first once it's time to sell this place.

I have rented from this agency once and never again. It took me a while to leave this review but I have still not gotten over it since 2019/2020. I have managed to live in that property for a couple of months only, it was sub standard, with mould and damp present throughout. The carpets in the living room were so dirty I have had to replace them myself, at my own cost, including re dictating the walls and kitchen as it was probably never touched, no money offered to be returned and also got charged off my deposit due to “pet hair present” on a 10 year old carpet, yet black mould and dirt stains were not an issue when I rented it out. Had an internal leak under the doors and floors for over a month had to chase to get it repaired. The boiler was not working properly throughout my tenancy with no heating and hot water most of time (winter also), radiator just fell off the wall one day on its own in one of the bedrooms, roof leak into the ceiling, mould in the bathroom due to no ventilation as the windows wouldn’t open, the only thing the landlord agreed to do is new lion floor in the small kitchen as it was literally falling apart in pieces! After a couple of months someone eventually turned up to lay new concrete levelling in the kitchen that had to dry for over a week due to the significant amount of damp in the property, the bathroom doors had to be removed at the time and I was left with no doors for the toilet! Me being a lady I’ve managed to shorten and chop the door myself to then re fit them for the slightest privacy as why would anyone care about that, surely wasn’t even worth raising and waiting a month for anyway.. the list is so long. Absolutely dreadful and disgusting, and especially disappointing experience. Having to go shower at my brothers at 10pm in winter time due to no hot water at times was an absolute joke and was not taken seriously. Funny enough the property was later sold with a new boiler so… at least you had a free renovation done by me. No comments about having to chase and wait 3 months to have half of my deposit money returned. It’s a shame I could only find a couple of photos as it’s been so long! Last one is after I’ve worked up on the place for a good month!!!!

Have not helped with numerous problems encountered by my son on the sub standard property he rented through them. Too many proplems to mention, but if you have a problem they are not interested.My son was expected to go into an hotel but pay his own food costs, on the understanding he would only get £10 per day allowance. You try and buy breakfast, lunch and dinner with that. He had to take days off work for the botched repairs not done properly, he had to have humidifers running day and night listening to the constant noise and pay for the running costs. Just to confirm, numerous occasions the so called landlord, management agents or who ever you decided was responsible at the time was constantly not available. Finally my son asked for a SAR some weeks ago from you with this list of his complaints which you have not still supplied , Excuse this time so much on it and taking a long time. If you did your job correctly and kept records this would be on file and available now. Are you still filling it in ??
