We initially did not intend to leave a negative review and wanted to let the matter lie. However, the agency’s consistently defensive and unapologetic responses, followed by a complete failure to respond at all, forced our hand.
We instructed the agency to carry out a deep clean and remedial works before any viewings took place. Despite clear instructions, the cleaning was delayed over a month and the remedial works took almost two months to complete. During this time we had to repeatedly chase progress, wasting significant time and energy and incurring unnecessary financial cost due to extended vacancy.
Communication focused on justifying decisions rather than following explicit client instructions. Ownership was avoided throughout, and when concerns were raised, the response became defensive rather than constructive.
While the work was eventually completed, the overall service fell well below what should be expected from a professional property management agency.
We would not recommend them to landlords who value timely execution, clear communication, and accountability.

This is there first time I have used CODA. They were recommended to me by a friend who had a very good experience with them when selling their property. I have to say they were amazing to deal with. We agreed all fees up front, and that is exactly what I was charged, no sneaky extra fees!!! They had the property up for sales within 24 hours of the photographs being taken. They gave me detailed feedback on every viewer. I was told that Lewis would be my point of contact and he was great. I can't recommend them any more.

This is our second let with Coda and we have always found them to be good. However recently we were assigned a new property manager - Bronwyn - and it’s gone from good to EXCELLENT. Bronwyn carefully navigates the relationship between us - the tenants and the landlord and it’s clear she cares about both sides. She does exactly what she says she is going to and in great time and has personally really helped us out with some necessary maintenance during a time of serious and unexpected ill health for myself. We were with coda estates for both selling and letting a property. Coda excelled when selling our house for us when another company failed. We contacted coda and within a week the house was sold. We then went on to rent a property from coda and cannot rate them highly enough, if there was a problem it was fixed immediately. From sales to letting every member of staff is excellent. if there was more stars to give coda would definitely get them.. 110% recommend this company as they have been absolutely brilliant with us. Whole heartedly recommend Coda estate agents in lenzie. Throughout the sale of my house they were always super quick to get back to me and keep me well advised. I had the usual chain sale issue not due to coda but due to downward chain. They made that stressful time alot less stressful than it would have been as they kept communication lines going between all parties and went above and beyond all the time. They were both so great to deal with and happy to help with anything.

Unprofessional estate agent. Don't have a courtesy about client time.
I was late for the appointment for 5 mins because of traffic and roadworks diverted. Drove 40 mins to view the house but the agent left without checking.
Very disappointed and unprofessional way of handling the call.

My wife was told by the property manager that she would be there at the property between 12:15 to 12:45.
We reached the property at 12:27 and rang the buzzer. Since no one attended, I gave a call to their office at 12:28. The handler advised the property manager is running late and would arrive in a few minutes.
So we waited in the lobby till 12:50, so we called again only to be told that the property manager left 10 minutes ago. We were waiting the lobby for someone to come and would have buzzed in repeatedly if we weren’t told the property manager was running late.
I feel this is a case of clear misinformation. The handler then told us she assumed the property manager would be running late but she was there all along. She refused to take ownership and when I said I would like to log a complaint, she advised she would do it and send a confirmation to our email. We have not got any confirmation of a complaint yet.
Both of us took time off work to attend this viewing, which is none of your concern but I believe you should respect our time. We were booked in for a viewing hence no one even bothered to contact us. And when we contacted, we were given false information. We were promised a complaint would be logged and nothing was done.

Diane who is their Lettings manager called us for flat viewing and never showed up to the property. We called the agency 10 mins past the viewing time, to which they said she is on her way. She did not show up for the next 30 mins. We called the agency again, and this time they say, Diane was at the property and showed the property to the people and has left for the next property. But the reality was there were 6 different individuals waiting for her to come and show the property.
Zero professionalism. I wish there was an option to give them zero stars.

Under my own opinion, was a little shambolic. Arranged a viewing of a property, arrived at the property to find the estate agent on the phone. He had told us it's open and go and view inside while he returned to his call. The inside was completely ruined and nothing like the pictures advertised. The estate agent eventually came inside to say works will be done, this was whilst we were walking out. I wont be returning to this estate agent

Terrible letting company. They’re literally out to ensure your deposit doesn’t get returned to you particularly if you’re a person of color. They have their stereotyped opinion and fabricates stories to fit into this to ensure your deposit doesn’t get returned. Reviewers don’t come in to handover the keys and ask that you pickup in their office, that way at the end of your tenancy, they come up with all sorts of inventory that was never handed over. Very unprofessional and won’t carry you along in correspondences as required.
As if moving is not stressful enough, they’ll ensure to frustrate the entire process and drag it out long and hard so you don’t get to enjoy your next phase.

Rented two properties from coda until I was offered a council property, otherwise I would still be with them now.
Darren and Sharon work so hard and have done so well through their hard work. I had no issues whatsoever with my second property, the first property my upstairs neighbour was leaking through to my flat, and Darren one of the owners himself, came out to me on the weekend, which shows their dedication to their customers.
They are very professional, but also down to earth, I got into financial difficulty at one point, and were very understanding to this and we worked out a payment plan. Couldn't fault coda!

I've had a very chaotic experience with CODA Estates - as if moving wasn't stressful enough.
I am looking at moving from Wrexham, Wales to Glasgow, Scotland and find it very difficult to find the time to travel to view a property.
On the first occasion of being able to arrange a viewing for a property on a day I was able to travel, I had gotten halfway through the journey and received an email from CODA to say that the flat had now been reserved and no further viewings would take place. I was obviously very frustrated with this as it takes 5 hours to travel by train and CODA were aware that I had to travel this distance, but I tried to be understanding. They then suggested that for further properties, I request a video viewing so that I am not wasting my own time and money on the travel. I appreciated this suggestion.
On another occasion, I received a video viewing for a property, and as I went to place my deposit, I received an email to say the property had just been reserved by somebody else. This is something I understood.
On a third occasion, I received a video viewing for a property, and placed an application and paid a deposit within 24 hours of receiving the video. Then I heard nothing back for an entire week, before I was informed that the landlord had picked another applicant, which confused me, as I had previously been rejected for a property as a deposit had been placed, but my deposit didn't reserve the property? I was informed today after a call, that my application wasn't a priority as I had not viewed the property physically.
Today, I had emailed regarding another property, and requested a video viewing. I have now been informed that they do not accommodate for video viewings and that applicants are required to view a property physically before being able to apply. I was confused by this and emailed back and forth with shannon, and had a call, to leave me even more disappointed and frustrated. I have now been informed that I must view the property physically, and they suggested that I attempt to book several viewings in one day for me to travel, I then asked if they are able to be flexible with their times in order to accommodate for this (as I know other estate agents refuse), and they will not. So they can't accommodate for the suggestion they have given.
The only positive I have with CODA Estates is that they seem to be the only estate agents in the area that answer their emails.
I would suggest using Countrywide as they are willing to provide a WhatsApp video call viewing for those who are unable to physically view.

Cancelled my viewing without contacting me, only found out when I arrived and no one showed up. When I explained that this was an inconvenience as I paid for travel they said I was at fault for booking it. Terrible service.

Terrible company, rented me a flat with no functional hot water, broken furniture (including a glass desk they described in their own inventory as "not fit for purpose"), and then dragged their heels in getting someone to effect repairs. They refused to check-in in-person, so if they suggest you attend their office to collect keys I recommend you refuse.
Overall, avoid avoid avoid.

Fantastic service from the girls at Coda Estates. As a buyer, we were kept informed by Monica throughout the purchasing process of any communication from the seller to us, and we recently enquired with them after purchase to have them contact the seller to find out something for us, which Claire was more than happy to do for us, and got a response to us within 1 working day! I was interested in a property @ waterside.Sent for details via 'Rightmove' phoned Coda myself on Sat 28th Feb.Took details said they would send on 'home report' M ale phoned me Sat afternoon, described property & again was told 'home report' would be sent to me. Mon 2nd Mar nothing has arrived.Phoned again & told again details would be with me within minutes. Fast forward 3 hrs later when I rang the person dealing with me was attending to another client, she would ring me back& did she !!!!!!!!!!!
Its now Wed thought I'd give it 1 last try, got thro to Monica, explained yet again, was told problem was to do with seller not completing his paperwork, but there was a single survey that could be sent. Well its Sunday 8th March & stilL NO HOME REPORT OR APPT TO VISIT PROPERTY?.glad they are not selling my house for me, so if you are selling 2 bed miners cottage in Waterside, I have tried to get them to get a move on it. Think I'd be selling with another estate agent !!!!!!!!!!!!!!
