I am quite pleased with the service from Cowell Norford, especially Maisie, who has been extremely responsive and kept me posted throughout the journey of purchasing our house. I booked my first viewing on 1 November and collected the keys on the 19th.
It was a joint effort between the vendor, lender, conveyancer and estate agent, and Maisie made sure she reached out to each party when needed to keep the process moving.

I sold my house a year ago but have just watched a panorama episode on Purple Bricks and Connells(Nationwide agency) and thought I'd leave a positive view for Cowells. The underhand tactics the above mentioned use to make more commission through conveyancing,hidden fees and overvaluing with no care for the customer is awful. Cowell &Norford do things right. They have accurate valuations and no pressure on buying a mortgage through them or preferring other buyers over others. They are professional and transparent. I would recommend to anyone selling.

I have amended this as following this original 4* review I was contacted by the agents and asked to upgrade to 5*. I refused.
A few weeks back I contacted them via Rightmove with an enquiry about a property they had listed. I have received no contact whatsoever. If they were selling my property I wouldn't be impressed with inflated reviews and/or ignoring portal leads.
My advice? Use another agent.

The best? - Cowell are definitely one of the best agents in Rochdale if not the best. Underhand - I recently bought a house that was advertised through this estate agent. I have now found out that the agent who dealt with most of the process (Jonny), including discussing offers and negotiating the price with me, was in a relationship with the seller. Incredibly poor experience buying a house that was listed with Cowell Norford Rochdale.
'Buyers Beware' is one thing, but these guys were really pushy to not let us bring our own tradespeople onto site before purchase - very clearly so as not to disclose the full extent of issues with the property.
Given up with them now since they've just stopped replying!!
Save yourself the hassle and get an estate agent that does their due diligence and doesn't cover up issues to get a quick sale in.

We have just bought our first home with Cowel and Norford and we couldn’t be happier with our new house as the process in getting the house went pretty well. The employees were all very helpful especially Dominique who helped us a lot along the way. We cannot fault her she has been so lovely, helpful, friendly and understanding throughout and whenever we had any questions she would find answers and communicate with us straight away. I was also pregnant during the process of getting our first home and as you can imagine being pregnant and also having a toddler was not easy to say the least but Dominique made us feel like she really cared for us and genuinely wanted to help get us all sorted in our new home in time for the arrival of our new addition to the family. She made the process so much smoother for us and took away so much stress as she really reassured us and gave fantastic advice throughout.
All of the staff that we came into contact with were all really lovely and we are so pleased we bought a house via this agency. There were a few issues as it took a while to get in but this was due to the seller as they too had to find a property to buy, Dominique dealt with this as best she could and really helped in getting any issues resolved and make everything as smooth as possible. Another lovely agent was Danielle who assisted every now and then too so even when Dominique wasn’t in the office either Danielle or other employees would really help in answering any questions we had. We did also decide to use a mortgage advisor via the agency and Stephen was fantastic we cannot fault him and he worked so hard in getting everything sorted for us. If you are looking at houses with this agency I would say they know how to look after you and are very professional yet caring to their customers too so you will be pleased! It’s been 38 years since I bought or sold a property and even now it was only because I was acting as executor for my late brother in law’s estate: I needed to find a buyer for his former home.
Ben set my expectations high and worked quickly to find a cash buyer – unfortunately neither Ben nor anyone else at Cowell Norford could have known just how unscrupulous that cash buyer was when he suggested, just days from completion, that I should accept £15K less than his agreed offer.
Of course that buyer was quickly dismissed and a second buyer stepped up within a week.
Unfortunately it then took more than 4 months to complete - through no fault of Cowell Norford. The delay was entirely due to the fact that the buyer had chosen to use a particularly badly reviewed building society to fund his mortgage – it was almost as if everyone was still working from home and no one was talking to one another. It took a great deal of frequent chasing by Cowell Norford before that building society finally got their act together.
All in all Cowell Norford got us the price we wanted but not as quickly as we had hoped – it’s a minefield out there.

Before viewing i was told that i must see the in house mortgage broker or they wont sell the house to me. Then i was told if you dont use the in house Solicitor/Lawyer at an extortionate cost then they will not sell me the house! Should you not be getting best deal for your sellers and not your selves? This agent is jeopardizing sales through its own greed. Needs regulating this industry, as the agent should be arms length from the solicitor not working with them fleece clients.

Unfortunately cowell and norford did not provide us with a good service consistently over the 7 months our property was on the market with them. At first we were impressed by their tenacity, however following the end of lockdown, they became uncommunicative and we did not receive regular updates from them. Despite asking for our property to be advertised on Zoopla several times following a reduction in price, this was not done. Their description of our property was poor quality and had spelling mistakes within it, even when we updated the house profile. The floorplan was also inaccurate. Eventually you get fed up of trying to communicate with people who obviously have little commitment to selling your home. We have now got a new agent who has taken the time and effort to write a good description and has taken good quality photos which do our house justice. Its just a shame that cowell and norford didn't do this in the first place.

Do not rent off these nasty people , when you want to start renting off other agents and you need reference off cowell and norford they will tell the other agents that your a bad tenant . This will stop other agents renting you a property. This means you are stuck in a property that you do not want to live in, but can not get out of it .

I don’t normally write reviews but I really felt the need to do so in this instance. The team at Cowell and Norford were extremely professional, helpful, friendly and an all round pleasure to deal with. The valuation was absolutely spot on thanks to Sam and Lee who know their profession down to a tee! However, saying that the whole team were unbelievable and the work of the likes of Harry, Danielle and Jonny cannot be left without a mention!
Overall the whole process was simple, easy, pain-free and to some extent even enjoyable! (Something I’m told by friends who have bought/sold property is definitely not the norm) This is without a doubt completely down the the team at Cowell and Norford And is coupled with the efficiency of the business as a whole in the property market. The priority was always me, my property and getting the best deal possible- I would 100% recommend to all first time or veteran buyers & sellers as there really is nobody who does it like these guys.

Poor poor service staff are rude management can’t send simple emails Obviously my money is not as good as others it seems would never use them again they find it to be ok to put the phone down on people when trying to organise a viewing !! If they can’t send a simple email or arrange a viewing then they wouldn’t be able to organise the sale of a property due to incompetent staff and management

If I could give 0 stars I would! Avoid at all costs, Danielle in particular. It's difficult to convey in words actually how terrible this agency actually are. I have never had to deal with such inefficient and rude customer service. You are not treated as a customer but as a massive inconvenience. Rang on two separate days to book a viewing and was told I was going to get a call back with a time that was suitable, I did not receive a call back. I rang again on Tuesday morning and managed to book a viewing appointment for Friday 2pm. I then received a call from Danielle on Thursday afternoon to inform me that they couldn't accommodate the viewing. I asked if they could do 1pm or 3pm. I was told the only times they had available were 9.45am or 5pm. I asked why my 2pm appointment was not going ahead at the time scheduled, I was told I was double booked. I was told 12pm, 12.30pm, 1pm , 1.30pm were also not available. I then said then to Danielle that the reason you can only accommodate 5pm is so one of your negotiators could do the viewing on their way home as their office shuts at 5.30pm (somebody must have fancied an early finish on a Friday afternoon) and that you couldn't be bother doing it at 2pm. She then said she didn't like how I was speaking to her and hung up the phone,. The property I wanted to view was 0.3 miles from Cowell Norford's office, either a 3 minute drive or 6 minute walk and has been on the market since January. No wonder as their lazy staff cannot be bother to accommodate viewings that close to their office.

If I could give no stars I would!
This joke of a company rented me a property with ongoing gas and electric problems, holes in walls and floor which I have in emails before I signed the property that would be sorted out for me. I had to move out after 4 months due to the condition of the house and the boiler breaking leaving me with no hot water or heating- they don't care! They don't back you up! After speaking with the neighbours the previous two tenneants also left due to the same issues! How they can rent property out like this is a joke!
And to top it all off they are now holding back £60 of my deposit for a check out service (even though a check in service was never done so pointless). When I called to question this it got in to a bit of an argument which resulted in me hanging up as there customer service is disgusting! I'm not having someone shout at me down a phone when she hasn't even visited the property!
Please please stay away from them. I had live electric plug sockets hanging off walls, holes in floors (at top of stairs with no handrail on the stairs) and the day I moved in a door to the rear of the house that didn't even lock!
I wish I could upload pictures to here to show you what they class as a safe property! AVOID!

We will pick our keys up from Cowell-Norford on Friday. The whole process has been superbly handled by Danielle from start to finish. We tried to obtain a mortgage via another well know provider, however, they let us down and Danielle recommended James at Rochdale branch. Absolute piss take of a company. All fantastic when I first rented the house, but when it comes to repairs they are an absolute nightmare, they do not understand that people work for a living and struggle to get time off work and they expect you to be home when they say.
Last year they wanted to do a house inspection so I told them to come on a Saturday afternoon and strictly do not come in the house without my permission because of the dog, so they proceeded to come in without my permission whilst I was at work and my fiancé was in bed(she works nights) the guy inspecting the house walks in the bedroom and told her to get up because he is here to inspect the house, then proceeded to continuously insult my fiancé, I still haven't had an apology to this day!. Absolutely disgusting. On top of that they are a nightmare to get hold of, for anything. Lazy lazy employees
