Really worst experience with this letting agency , at the time of moving in they were pretty cooperative but really unresponsive after that I had my separate washroom according to my tenancy agreement but it was being shared with other tenants as well at start they said that they will handover washroom key to me but it never happened,
2ndly when I moved out , they did inspection everything was fine , room neat and clean no damage to property, but I am still waiting for refund even after 5th month of leaving property, despite emails and calls no solution,
So I am being force to have legal action on it .
I will definitely not recommend this agency for property.

We moved out of our rented property over four months ago, and we still haven’t received our deposit back. Despite numerous emails and attempts to contact the lettings team, we’ve received no response at all. Even after involving the landlord, nothing has been resolved. The situation has now escalated to a court case, which could have been avoided if there had been any communication or accountability. Extremely disappointing experience — I would strongly advise others to be cautious when dealing with this agency.

After the 4th month i moved out still haven't get my deposit back. I have sent dozen of emails and got ignored. Also tried to charged me unreasonable fees like I made the mattress in bad condition (which I didn't and no evidence to show the condition of mattress) so they need to charge my money to change one. I still agreed to pay 50pounds for that and they agreed and gave them my bank account details but not hear from them anymore. I also tried to reach them in person for the deposit but what they did is talk to me through the speaker, kept me out of the door and ask me go home wait for their call which they did not ring me back lol.

This company are advertising several properties which I wanted to view. However, after 10 days of calling them and simply getting an answering machine and nobody calling me back, I have given up. If you are trying to sell your property I would suggest using another company who answers the phone and will show prospective customers around.

On the 60th day after we moved out, we still haven't received the deposit. We have sent many emails urging us, but we haven't received any reply from anyone. He didn't answer the phone. According to the law in the UK, the deposit for renting a house needs to be placed on a website, and you have to collect it yourself when you want to move out. But they didn't! This is illegal! I have already begun to take legal action. And our house is very clean, but he still demands a deduction of 250 pounds for the rent and cleaning fee! It's really incredible! Never rent a house from this agency

If I can give them a zero, I would. I was scheduled for a viewing on a property which they got the date wrong and didn't send anyone to conduct the viewing so we were waiting for 20 mins. When I called they told me the property was already let and that they had a basement flat and hung up before I can say anything.

One of worse letting agency, no professionalism among staff. when i moved in, it was all fine but when i moved out of the property and after their checks even haven't refunded my deposit. It has been more than 45 days and even not got my refund deposit back. When i contact them they will either not respond, even if they respond they give u misleading information or fake promises. I haven promised to get my refund by a particular date for more than 5 times but yet not got any refund. Stay away from these frauds. If there was zero rating i would have give them zero.

how can you run this business?!Letting agency Danhamz it is a big joke.The most unprofessional people on the Word for running letting agency.I have booked viewing and Danhamz stood me up.I come long distance with train and bus,I was waiting more that 1 hour for leting agent and nobody show up.Letting agency Danhamz played game with me.On the same day they received confirmation from me that I was coming for a booked viewing.Next ,after 20 minutes waiting I called to agency and asked whats going on.The agent told me that his collegue is on way and will be in 10-15 minutes.After 20 minutes waiting I called to agency again.I got phone number and I have been ask to call on this number.Nobody answered.I call again to letting agency and start listen appologies.The letting agent was moaning by phone that his colegue not answer phone. Be aware and avoid Danhamz"letting agency".I smell only big one fraud and scam from them.

IMPORTANT??????????????????????????Hi, We rented a house from Danhamz and paid the deposit. Every month, we paid the bill on time. When we moved out, the house was tidy and clean. We have a confirmation email stating that we would receive our deposit back within 14 working days. However, it has been more than 25 days, and despite our calls about the deposit, Kamaal keeps telling us that the accountant is not replying. Today, when we insisted that we need the money immediately, he said they cannot give it back and to do whatever we want. He is denying the deposit back.

If you are planning to use this company please read this review first.
The company makes alot of false promises.
If something is damaged or needs repairing then good luck to you.
Each time you call them, they say it will be replaced/repaired tomorrow and keep repeating the same thing each time you call.
I asked them to just be honest about the timings, if they said 4 weeks I'll wouldn't be happy but atleast they're being truthful so I can accept it rather than wasting each evening waiting for them and calling to check where they are only to hear it will tomorrow. I have now called them 6 times now, still hasn't been fixed.

I was stood up by the agent. I had a viewing booked on a working day, I had to take my time off and get a taxi to reach the spot only to find out that no one would be coming to show the property. I had to phone call and know that information even though I haed messaged prior to leaving.
Waste of work time and money for literally nothing. Hope you ensure this doesn't happen to anyone else in future.

As a prospective tenant im shocked to find out how you handle your current tenants and their concerns.
Akaibi and Josh should not be threatened with legal action for wanting to write an honest review of your poor service. I think that is disingenious and worrying.
Your website claims a level of service i believe to be lacking and i am now going to avoid this company and urge other prospective tenants to reconsider for your mental and physical well-being.

I moved out their property since end of September 2019, and now it's been more than four months, I have not received my deposit back. They answered my call once 2 months ago and they said that my money would be returned by following next Friday.
reasonable price and ok property to rent, but regarding returning deposit, you have to clarify this issue with them before signing the contract.
I hope the property can answer me here, but found no chance they reply my call.

Horrible management, never return my calls or my voicemail. Had to go to the office myself in the morning to tell them my toilet was gushsing out water and the living room was flooded When the boiler was broken they sent an "engineer" but he did nothing. It took them a month to say it was broken. In the end the owner of the resident had to sort it himself. Don't bother with this agent they are useless when something is broken and will never return your calls

This company doesnt deserve any stars:
My partner and I rented a one bedroom property from 'Danhamz' letting agency. We began this tenancy in July of 2017 and have always paid our rent on time and in full.
We started to receive letters in the post from another letting agency in December 'Direct Properties' demanding rent payment from us, and that our contract had been transferred over to them. I inquired at danhamz, they told us the letters were fraudluent and to ingore them. We were told we were being scammed, we hadn't received any notification of this from our original letting agency, and hadn't received any phone calls from our 'new' letting agency either.
We spoke to our letting agency Danhamz, who confirmed to us that these letters were scam letters, and to dispose of them and ignore them.
Fast forward a couple weeks, we received letters and phone call from the solicitors representing Direct Properties, stating that we owe them the entirety of our rent from our entire tenancy thus far, and failure to pay will result in our eviction or 'recovery of the property.' Obviously we have already paid this rent, but to Danhamz.
The solicitor informed me that they were in the process of suing Danhamz as they had not been paying rent money to the landlord, and that he needed confirmation of our payments, and that any future rent payments are to be paid to Direct Properties.
He also informed me that all of the other properties represented by Danhamz have been transferred over to Direct Properties, and that the tenants of these properties now pay their rent directly to Direct Properties.
We have then spoken to Danhamz on the phone, who informed us that we were still to pay rent directly to them, and that is was all lies.
Danhamz was taking our rent money, and not paying the landlord. Danhamz blamed us as tenants- we were threatened by solicitors due to landlord thinking we werent paying our rent, not danhamz.
It is also worth speculating whether danhamz has actually paid our utility bills-included deal. We also doubt we will obtain our deposit.
During this time we received no maintenance: we commonly lived in the flat with a faulty boiler, water leaks from bedroom ceiling, slug infestation in bathroom, severe damp issues, walls untreated bathroom tiles falling off.
I reported all concerns with Leeds City Council and it is all well documented with my own solicitor.
Extremely rude owner and manager. Even when me and my partner were aware of the new situation with landlord, the danhamz manager continued to lie down the phone to us, trying to get us to keep paying them.
Unprofessional, lying, scheming, cowboys.
Do not rent with these people- the whole porocess has been ridiculous, confusing, tedious.

It get me very upset every time I call or leave a voice note no one answer or return the calls and reply to emails. Please improve! Otherwise every thing is great. Rented our property out with Danhamz while overseas. They didn't follow our instructions, moved items out of our house without consent, and lost items in storage. Were not able to manage issues with property repairs os issues with the tenants, including non-payment of rent and recovery of deposit. Had to delay our return back to the UK due to their issues in renting out the property for longer than agreed. Very poor communication, and then stopped responding to emails. House was in a horrible state upon our return, and even though they arranged cleaners, which they said they would cover the cost of, we still had to pay them out our pocket as they were delayed in receiving payment from the agent.
There was no inventory maintained, and so items that were missing upon our return we could not claim back from.
While I appreciate that sometimes you can be unlucky with tenants, and this can lead to a negative experience. However the false commitments, poor communication, and the lack of appreciation or concern from Danhamz has left a bitter taste.

Danhamz has helped me find a very nice and reasonably priced house in LS6 close to Headingley; the property was in very good conditions, supplied with brand new double beds, clean carpets and 2 large living rooms. These people are vile. Liars. Cheats and robbers. And that's the nicest thing I can say about them. They have no morals or courtesy. they have held onto my money for over a month after I moved out now. They have emailed me text me and verbally confirmed that they owe me money but they keep avoiding my calls and I have to keep calling from a new number each time. They just buy time and hope that people will forget about it. They entered my property with another key once too and I threatened to report them. I've contacted West Yorkshire Police and Citizens Advice Bur, and taking them to small claims now for the money they owe me. Rat bags!

They are very helpful and they did their best to make sure that all my maintenance issues were solved in time and took over when the landlord couldn't do it .. I rented from this agency last year.
They provided a superb service. When the Landlord took too long to address an issue I had, they immediately took over and addressed it. I have rented from many agencies over the year and Danhamz is definitely one of the best student agencies I have come across.
On leaving the property t hey took a detailed inventory and then stuck up for me when the landlord wanted compensation for works not really required. I got my deposit back fast and was impressed with the great service.

Quite possibly the worst estate agents I have ever had to deal with.
I rented a property with Danhamz in the Hyde Park area from July 2014 - June 2015. Everything seemed pretty good to begin with. The house was very cheap so my housemate and I didn't expect much.
There was a problem with the shower, which the landlord sorted almost immediately and he also got a new oven installed when it turned out there was a problem with the one that was there already. However, we got a water bill through that was far more than it should have been for a two person household. This led me to believe that there was a leak somewhere in the house.
Carried out some tests which confirmed there was a leak.
I informed Danhamz of this and they said they would send a plumber over to inspect and fix. The person sent over was clearly just a friend of the landlords and not a certified plumber. Didn't really know what he was on about at all.
The leak was eventually fixed, but it was about 5 months before the estate agents agreed that they should pay the excess on the water bill caused by the leak. And this was only because I just took it off the rent that I was paying.
Whilst this was happening, my room started to get a serious damp/mould problem. I notified Danhamz of this problem and they said they would send someone over to have a look. Someone came by to have a look, but I was not informed of their visit, meaning Danhamz broke a clause in the contract and also the law. This happened a few times.
After around a month of trying to get them to sort the serious mould issue, they sent someone over to paint. They literally just painted over the mould and got paint all over the floor in the process. Surprise, surprise, the mould came back through!
Notified them again. They sent someone over to damp proof. They damp proofed, but didn't repaint over the damp proof paint, so for a few weeks I had yellow and white walls. Eventually they came over and painted the room again. Then, for some reason, the stripped the wallpaper and re did the damp proof paint. They left it like this for a few weeks again. Eventually wallpapered and repainted the room. Wallpaper was not stuck up correctly and started peeling off. Couldn't be bothered with the hassle that was trying to get in touch with Danhamz, so I resorted to sellotaping the wallpaper to the wall! This was all sorted about a month before I left the property. This meant I was living in a room that was infested with mould for around 7 months. Absolutely unacceptable.
AVOID THIS ESTATE AGENTS AT ALL COSTS!
Out of the reviews for the estate agents on Google, the only good one is from the manager of the estate agents, so of course it's going to be good. He's bloody awful. Scheduled a meeting with him which he didn't even turn up to.
They also did not protect our deposits until I asked. They protected the deposits and then cancelled their account with the deposit protection scheme. ALSO ILLEGAL. Took ages to get the deposit back and only got it back because I threatened legal action.
TAKING ADVANTAGE OF YOUNG STUDENTS WHO DON'T KNOW THEIR RIGHTS. BAD COMPANY.
I would post some pictures of the mould, but it doesn't seem as though that's possible on here. But, please, please, please, do not use this estate agents.
Jenette is the only person from this company who seems to have a clue what she is doing.

It is difficult to give a greater rating than 2* for the letting agent that took two months to repay your deposit, and only after a returned check and having had to threaten further actions.
Are they good letting agents helping out tenants? Not so much. They didn't cause much trouble during the tenancy, but weren't helpful as well. It was quite difficult to get them to do anything repaired in the house.
Would I recommend them to someone? No.
