Deciding who to put your house on the market with is a minefield. I chose

I have been using Dawson Estate for all my property sales and rentals for years. The service really is amazing. I am consistently particularly impressed with the way they do sales. Their advice is always excellent. The photos for the properties are taken by a brilliant professional photographer, the advert goes up really quickly and they engage wonderfully with buyers to arrange viewings. The process to accept an offer is full of good advice. But, as if this wasn’t enough, their follow up of the sale is second to none. I had previously experienced how other big agents let things stagnate. Not Matt. He will keep the process going. The communication with all the parts involved is outstanding. I just can’t recommend them highly enough. Thank you to Matt, Deborah and Nicola for everything you do!

After getting a few valuations of our house we chose to sell with Dawson’s and have no regrets at all. We required our house to be put on the market as soon as possible and Matt promptly arranged an appointment and our property was listed the same day of this! We were contacted regarding all viewing requests and these were always confirmed via email too. Matt was excellent at getting feedback following the viewings and shared these with us. Our house sold in just over a week which meant the accepted offer was secured on the property we wanted to buy. Their communication was second to none and even after we had accepted an offer, Matt contacted us regularly to keep us in the loop. Terrible! Avoid! Happy to take their monthly cut from renting your premises for years. Then when it comes to recovering damages from the tenant and a guarantor there's nothing. 3 years+ and zero. Then when tenant moves out they still do nothing and even refuse to hand over the deposit that they retained. Now ignoring my emails. Currently lodging a formal complaint with The Property Ombudsman. Amateurs at best. Scammers at worst.

I have rented a house from Dawson’s for almost 8 years. There has been a couple of major repairs needed on the property this past year which have required a lot of organising and communicating with myself, the landlord and various contractors. Dawson’s have been great in resolving these issues. The contractors they have used have been amazing and have provided quality repairs to the house. Dawson’s are always very quick to discuss and process any problems that are reported on the online reporting system (which is great to use). Nicola is always extremely helpful and friendly.

Not only did they rent out a substandard property they completly ignored the fact it was and proceeded to put it up for let thinking a young couple wouldn't notice ... we had got in contact with the previous tenant and the next door neighbours and found out exactly how bad this property was as multiple people who has rented the house out had to leave due to damp ..! We was only 3 month here before it got bad including our health . After looking through the tenancy agreement we noticed they had also lied about damage and diregarded half the property trying to catch us out It seems this agency dont care about people but more about getting their wage wouldnt recommend . Luckily for us we had eviormwntal.helath on our side and she won't be allowed to rent out this property no longer !

I could give this place 0 stars I would rented out a substandard property to a young couple ! Wich had one problem after another from non working fire alarms to no fire exists and broken doors not to mention the multiple leaks throughout the house wich completly ruined our sstuff due the damp and mold problem enviromental health where involved and they still was reluctant to help and acknowledge what was going on luckily we won our case with eviromental and they won't be allowed to rent this house out anymore that being said I wouldnt trust them with any other properties the way they treated very unprofessional we even caught them stalking us outside the house !

Dawson Estates have sold my apartment in Ripponden. They used a professional photographer to present the property in the best light as some rooms don’t have windows. I then changed things around in my apartment to make it look better and matt with no hesitation had the photographer round the next day to re take some pictures of some rooms. Matt chases the solicitor on a weekly basis to keep me up to date and tags me in all the emails who they’re communicating with about the sale. Also like to thank Debbie in the office for putting up with my many calls, emails and questions on a daily basis haha. Sold quite a few houses over the years and by far Dawsons have given me the best service to date. Would recommend this company to anyone. Thanks again guys

This estate agents illegally took £92 from me for a flat they decided not to rent to me, for no logical reason whatsoever. I have sent several emails to them requesting my money back for the first weeks rent, and they are refusing. I called them this morning and the older woman in the office raised her voice to me like a school yard bully, refusing to refund me, giving me yet another excuse that the man who gives out the refunds for these illegal fees they still charge, is on holiday for a week. I am not a high earner, £92 is a lot of money, and they have no legal rights to keep my money. I am now taking this further via citizens advice and seeking legal advice to get my money back. They have put the flat back up for rent yet again after taking this deposit off myself and another person last week also. They don't even need to rent out the flat as they earn more by ripping people off with these fees. When I called them this morning after having my emails ignored, I was literally hung up on before they even answered the second time I called. This company is acting illegally and they have no interest in letting out their properties because they make double the amount in charging multiple people the first weeks rent then rejecting applicants unfairly. Do not pay the holding fee or first weeks rent as they will just keep it then not rent to you. I will add another review once I have spoken to citizens advice and got my money back. Illegal ruthless deceitful agent. Do not use them unless you want to have your money stolen. They should be ashamed of themselves for treating people like this.

Absolutely disgusted with the attitude of staff at this place. Went to view a property at Lindwell Grove, Greetland, with my daughter. Desperate to get away from the apartment we are currently in due to numerous issues and we have lived in Greetland previously so was really keen on this property. When we got to the viewing there was only one other single lady there. The property itself would have been ideal and would have overlooked the cracks in the wall and the black marks all over the ceiling in the kitchen if we had been successful. Thought the owner would have made more of an effort before letting it however wanted to apply regardless. We then get a call from the estate agents saying that the single lady had been successful. Makes no sense. This was clearly advertised as an "ideal family home". However we are told the single lady was successfull as she had "quite a lot of income". Words from a member of staff Really??? I'm sorry but we weren't even asked our income. Both myself and my partner have very good jobs and probably earned more than her anyway. Absolutely disgraceful and disrespectful attitude. Total discrimination!!!!!!

The marketing was high quality with the photos taken by a professional photographer.
They were in constant contact via email, on the phone and via WhatsApp. They followed up every viewing and gave feedback promptly. Following acceptance of an offer they followed up with solicitors regularly and went above and beyond when solicitors were not keeping in touch and following up on buyer queries. Their communication and efforts saved weeks off what was already a very long selling process due to difficulties during the Covid19 period.

Matthew has been amazing from start to finish, we had no intention of moving house, however we saw a house down the Road and felt we needed to go have a look to see what was out there, Matthew agreed to meet us at the beginning of the year, and showed us around the house, Matthew was open and honest, and answered all of our questions and when the buyers accepted our offer we explained we had 2 houses to sell, this was no problem to Matt, he sent his professional photographer round, he did all the photos, the house sale was simple we sold to the first viewer the second sale not so simple, we didn’t live at this location, Matt did all the viewings, it sold and fell through due to covid, no problem it was back up again, and sold more or less straight away, it’s been a long process due to one thing and another as let’s be honest selling houses isn’t an easy, simple process but Mathew has kept us up to date throughout, I feel like I know Matthew well after the last few months because he has been amazing! I’ve probably pestered the life out of him but he always got back to me! If your looking to sell I highly recommend, same as if you see a property on Dawson’s I can assure you Matt will make the process as easy as he can for you! Thank you for all that you have done and all the office staff for being at the end of the phone whenever I had a question. Highly recommend.

I originally relocated up to the north in the beginning of january for work and have been having a nightmare with estate agents not helping me or returning calls and emails. I came across this house I loved the look of and it was with dawsons estate agents. I went and viewed this property where a lovely lady called deborah met me there let me have a look around and then I went a spoke to her about everything. She was so approachable and lovely.... sadly this property fell through but deb was straight away look for something else for me and we have found one gone for it and all is well ..... Up until recently I rented a property through Dawsons Estate Agents.
We had a few problems with the house.
One of the main ones were the windows.
Some didn't open. Some had broken, rusted handles, others the panes had blown.
The mould was so bad we had to bleach the walls, windows and cills once per week.
We had 2 dehumidifiers running, had to squeegee the windows every morning and kept the windows open during the day for as long as possible.
Some were ill fitted in the first place and left the wind straight through so we had to tape them up.
4 years this went on and still hasnt been sorted. Numerous times have we reported it to Dawson Estate agents, yet they say its out of their hands and its down to the landlord.
We have had numerous people come out and attempt to fix them, even a lady on Sunday morning that said she was from the landlord, but when i called the office no one knew who she was! Not even the landlord. Everyone who has been out to try to repair them has said they are very old and need replacing.
The landlord even had the cheek to increase the rent, knowing that the house was in need of repairs.
If anyone is going to rent a house through Dawsons Estate agents id be very careful. I certainly would check that you arent about to rent a house whos landlord Steven Barrett.
Will spend the majority of time abroad whilst your good money pays for his luxurious whilst you live in a house that he couldnt care less about, so long as you pay your rent.
Finally.
I know the person who is living in said house still, i will remove/change this review, once something has been done about it. 4 years is long enough.
I hope this helps anybody who thinks about using Dawsons estate agents.
(The property that we were offered first refusal on, was in no better state of repair than the one we live/lived in.)
