My first piece of advice to anyone renting with dendrow is do not expect them to uphold their end of the tenancy agreement. You will regularly be inundated with workers and inspections. On several occasions during my tenancy this happened without notice and without a real explanation of what was happening. As most of my housemates worked throughout the day, this did not prove to be much of an issue but please do keep note of these instances as when you come to vacating the property you will 100% need to open an official dispute.
Dendrow attempted to decimate our deposit via ludicrous charges that were put through their own cleaning company. The flat was rented out in a pretty run down condition and returned in a better state but £700 for cleaning was deducted from our deposit. When we moved in there were broken pieces of furniture, broken fixtures - again not unusual for London but never before have I had an attempt of £1800 deposit deductions for the pleasure. The real stickler was a charge of almost £1000 for a carpet replacement for moth damage under a bed. When we opened this as an official dispute it turned out the invoice Dendrow had used and evidence of pest treatment was over 5 years old and falsified in terms of dimensions of the room in question. Perhaps an oversight but likely an attempt to plunder money from tenants. Some of the charges were laughable including £72 for the removal of a sign the size of a piece of A5 paper. (I appreciate this is a breach but an individual call out charge and commercial waste charge for something that could fit in the bins in the building seems disproportionate). The independent MyDeposit review was a life saver and I cannot thank them enough for protecting us from these dubious attempts to deduct from Dendrow.
I urge you to note down times where they have broken the tenancy agreement as well as you will likely be able to win back vast swathes of the money. They will take a threatening tone with you but remember this is your own money. Better still avoid them like the plague but if you have already entered into a tenancy with them, please be vigilant.... Read more

Worst agency I've had to put up with in 15 years of renting. CONSTANTLY welcoming themselves into your home and snooping around your property and possessions with 24 hours notice (if you are lucky!) where other agents will ASK weeks in advance - so unbelievably overbearing - they only care about their landlord clients, if anyone. They are also unresponsive and slow when repairs or other services are needed. They basically give you no chance of meeting their contract clauses and make everything out to be your fault. My experience with Dendrow was largely positive during our tenancy, and they were relatively quick to complete repairs when requested. The real face of Dendrow seemed to be revealed when we vacated the property. It is worth noting that on arrival the property was in the regular state of disrepair as seems to be typical for London properties, with lights needing changing, a blocked sink and the flat in need of a general clean and pest control. Fine. I've rented in London for years, you get used to it. On leaving the property, though, I was shocked that Dendrow had chosen to withhold the majority of our deposit, despite us leaving the property clean and in a far better condition than that to which it was given to us. Luckily, after disputing with My Deposits, we were able to get a large proportion of our deposit back. Had we not disputed the case we would have had over £1000 unfairly taken from our deposit. Do not trust them, and do not doubt that they will try and take as much of your money as they can get.... Read more

Dendrow were willing to rent out a property infested with bugs, and then thought it would be legal to try and charge themselves for the repair and take that out of our deposit.
As they seem to do this as a matter of routine, make sure you go through your deposit protection scheme to get it back.
That pretty much sums up the company's approach to rentals.
Most of the admin/front of office staff are perfectly pleasant and helpful. Matthew Wilkinson (a member of the family who own the company I believe) is a dangerous combination of incompetent and thick, but that's why tenant protections exist.... Read more

I have always rented my flat privately this time hadn't managed to get suitable tenants with Gumtree. Dendrow offered one of the lowest commissions and I was impressed with how quickly they got it marketed. Great photos seemed to make a difference, Patricia worked tirelessly with the viewings and we got suitable tenants in within a couple of weeks. Please note that Dendrow has also sent us legal threats due to the review that has been posted as they are not happy with negative reviews published, which shows their aggressive nature.
Absolutely shocking service. We were promised a move in date of 14th December and were told today (12th December) that we would not be moving in due to the landlord changing their decision and wanting 12 months rent upfront. Our holding deposit was never used to take the property off the market and the estate agent who let us the property has actually been relieved of their duties or as Dendrow put 'left by mutual consent'.
One of the tenants who I was going to move in with has had serious family issues in the last 3 days and has actually been left homeless as a result of Dendrow's lack of due diligence. Dendrow may have used us as a bargaining chip to offer the property to someone else and never actually take it off the market, the estate agent who worked for them being 'sacked' is a reflection of the lack of transparency this company shows towards everyone. I will be escalating the matter further and request for any compensation, all correspondence from them we have in writing that the move in is ready but in fact it was never ready, the estate agent just wanted their commission and clearly promised things that weren't possible, hence they were relieved of their duties.
The other tenants will be putting up reviews including blurred out pictures of all the correspondence done by the representative and we will not be reveal their name due to respect and data protection. This company has put has in a terrible position and has shown no remorse for their actions, submitting threats for leaving an opinionated piece is just 1 of many examples of bad service.... Read more

This morning the manager Saam Forouhar with his clients just broke into our flat without letting us knew. Can you imagine when you are in bed while someone just opened your bedroom door?! Not to mention when we got this flat one year ago, we had to install every of our tables by ourselves! Yes, piece by piece! No lock or keys to each room. No privacy. Plus, we found the dishwasher, washing machine, and dryer were too disgusting to use. But we decided to clean them by ourselves. And the oven is not useable as well. I had had a good experience with Dendrow up until last week. They decided to send a surveyor to our house with barely any notice. Their excuse was that they had only just been informed themselves. However:
- 24 hour's notice is the LEGAL minimum, not optional
- Who else made the booking if they didn't?
- The surveyor went into each of our rooms. We should have had a chance to arrange for one of us to be there
- They confirmed the booking before informing us. There was NO excuse for us not being informed
Be careful when using with Dendrow and you should be fine
Edit: I have just been contacted by a senior manager, who assured me that this kind of practice is not in line with Dendrow's standards. Matt let me know exactly what they will be doing to make up for the incident, including having a stern chat with the landlord. So, even if Dendrow fails, it seems they are quick to make up for it. We really appreciate Dendrow's efforts in helping to secure us a tenant. We alone would not have found tenant's at a good/fair rate for the flat. I don't normally like dealing with estate agents but in this case Amar, Zead and Tiana at Dendrow have achieved what many other agencies including the larger, well known ones have not been able to, and in only a couple of couple of viewings as well. In our view this is genuinely impressive. They are all really decent, nice people too and seem to work collaboratively as a team rather than competitively as individuals looking for a commission which is really nice to experience and restored my faith in estate agents. Worst estate agent in West London. They couldn't give a monkeys about their tenants. Incredibly deceptive in their correspondence.
Carried out renovation on our property for the duration of our tenancy, without informing us beforehand and claiming it was 'emergency work' (it was re-pointing, planned in advance) We experienced noise, residue and bricks falling from scaffolding in front of our front door! AVOID AT ALL COSTS
This agency treats your SECURITY DEPOSIT as if its their own money. They are not a member of the property Ombudsman (which means they're not regulated to an adequate level), and they know their letting contracts inside out that they'll squeeze every penny out of your deposit.
Examples include, charging you for not removing coat hangers (£100), cleaning bills (£300, the flat was never provided at a professional steam clean level, but they'll bill you it), wear and tear on wardrobes. Anything they can squeeze out of you, they will.
If you are one of the unfortunate souls to have signed up with Dendrow, make sure you have email evidence, for any fixtures, or confirmation on details. Make sure you read the fine print on their letting contracts.
It was very stressful moving with them in the first place, and even more soul destroying when you leave. Remember, they appear friendly in the beginning, but their true faces appear when you signed the contract.... Read more

We had variable experiences worth Dendrow when we were in the property. We had builders in our private garden for almost three months worth no prior notice. Now that we have moved out they have very unfairly taken much of our security deposit for absurd things. They didn't do a very thorough inventory when we checked in but have now done a very thorough check out inventory and blamed us for things we didn't do some charged us obscene amounts. Generally they were OK in terms of following up faults but Matthew Wilkinson was genuinely the most frustrating, rude estate agent I've ever had to deal with.
At least most estate agents rob you with a bit of a smile. He was infuriatingly rude at every stage. Often had to bypass him and speak to his father, Peter who I think runs the business. Peter was an absolute delight.
So my advice is Dendrow are generally OK, but Matthew communication skills are substandard for what I'd expect with someone handling a massive aspect of my life.
UPDATE:
In follow up to their response and comment that I deceived my flatmate(s), who I'm still friends with and speak to regularly, I checked if there was anything I was unaware of. They confirmed there was nothing left undone so this comment is unfounded by Dendrow - nothing more than a reminder of what it's like to deal with Matthew Wilkinson. All the best!... Read more

If you consider using Dendrow services - think again!
Nothing about this agency is professional on any level. Initially, they appear very friendly and laid back but that's just a facade. The moment you encounter any problems or address any issues, Dendrow people become aggressive and unhelpful.
From false information about the bills and wrong property address on the contract to unacceptably rude e-mails - we got it all.
It's essential you double check literally everything they say. Or best - stay away. Would not wish our experience with Dendrow on anybody.... Read more

I recently had the pleasure of dealing with your company and in particular with your agent, Oyuna Wadsworth who was without exception the best estate agent I have ever worked with in my various property dealings over the best part of 40 years.
I responded to one of your company’s on-line adverts in Zoopla (I think it was) and received a call within a very short time thereafter. Oyuna arranged for me to see the flat the following day as I requested and took me down there herself late that afternoon. Having established that this was the flat for me she did her very best to negotiate with the landlord all the items I had raised with her.
She also went out of her way to ensure that I was able to secure the flat as soon as possible, which turned out to be less than a week after my first contact with your company. In order to do this, Oyuna was able to think laterally and out of the box to find the perfect solution to whatever problem was presented her. This is a rare attribute.
No matter what I asked of her, she went the extra mile to arrange it with superb efficiency, speed and always with a smile. Oyuna understands well that a happy customer is one who returns and refers.
When I finally got to move in my belongings I found that she had left me a little house warming gift, delicious chocolates and she even took the trouble to choose a card with a cat on it remembering how much I love them) which fortified me during the slog of moving boxes and furniture around.
