I strongly caution anyone considering working with this letting agency. While their processes may appear legitimate on paper, in practice I found the experience extremely frustrating.
Communication was very poor. Emails and phone calls often went unanswered, and most correspondence was conducted via text messages, which made it difficult to track issues and follow up properly. The process felt disorganised, with little effective support.
Tasks that were initially promised to take two days ended up taking nearly two weeks due to a lack of responsiveness.
The holding deposit process was also unclear. Payments were made to the agency, yet we were later told that the landlord would not return the deposit if the tenancy did not proceed. Despite this, the deposit was not fully refunded and only 50% was returned.
In our case, referencing was carried out inconsistently. I was approved without being asked to provide any documents, while my partner’s application was rejected based on a claimed issue without prior clarification or an opportunity to resolve it. Despite our willingness to provide a guarantor, the landlord cancelled the tenancy and the full deposit was not returned.
Overall communication was inconsistent, with slow responses, unclear answers, and many unanswered calls during critical stages. We were also advised to deal directly with the referencing company despite the deposit having already been paid to the agency, which added to the confusion.
Overall, this experience caused unnecessary stress, delays, and financial loss. I would not recommend this agency to anyone seeking a smooth, transparent, and professional letting experience. Based on my experience, it would be better to work with an agency that communicates clearly, follows a consistent referencing process, and handles deposits transparently.

This review is based on my cousin’s experience. Although this letting agency appears professional at first, the reality was very frustrating. Communication was very poor, with calls and emails often ignored and delays far longer than promised.
The holding deposit process was unclear, and despite the tenancy being cancelled by the landlord, only 50% of the deposit was returned. Referencing was inconsistent and poorly handled, and even offering a guarantor did not help.
Overall, this caused unnecessary stress and financial loss. I would not recommend this agency to anyone looking for a reliable and professional letting service.

This review is based on my friend’s experience. Communication with this letting agency was very poor. They rarely respond by email and mostly communicate via WhatsApp, which is not professional or reliable. Phone calls were also unanswered most of the time.
In addition, one of our friends did not receive a full refund of the holding deposit, even though the agency themselves cancelled the tenancy.
Overall, a very disappointing and unprofessional experience.

I was rejected in the referencing process with this letting agency, and they only returned 50% of our holding deposit.
They claim the landlord took the money and will not return it, but I suspect the agency is holding the deposit themselves. From reading older reviews, it seems this has happened before. It feels like a way for them to keep money unfairly.
The referencing process was incomplete and poorly handled. In the end, I was able to get a property through a different agency and was approved without any issues, which shows the problem was entirely with this agency.
Overall, dealing with this agency caused unnecessary stress, confusion, and financial loss. I would not recommend them.

I had really bad experience with agency manager ayse. It’s been 4weeks I got flat keys. Mould is everywhere, taps are not running properly. I had a mould allergy, I escalated this issue to Ayse looks like she doesn’t care about anything. It’s been 2weeks reported still problem is not fixed. I never had such a bad experience like this before with my previous agencies. I suggest not to prefer this agency. Im looking to relocate now. I’m very disappointed with ayse and letting agency.

Where to start? Finally got our deposit back from the DPS 4 months after moving out.
Before Eagle respond to this review, with their copy and pasted generic response, about how the deposit return responsibility is the landlords and dps, they should acknowledge how they’re an AWFUL ‘intermediary’.
They’re quick to communicate any so called problems the tenants leave behind, yet the silence is deafening when it’s the other way around.
Upon moving out, we scrubbed the flat spotless, beyond better than previous tenants had left it (was so bad we had to get our own cleaner in). A few days later we get a call telling us the flat wasn’t left in the best state and they need to collect some money from our deposit to sort out. Here’s the best part..
They started sending us images of damages that were there prior to us moving in e.g dents on the wall, mould in the shower, disgusting oven. They really should cross reference their images with their own inventory. Upon this outrageous accusation that we did this, we immediately opened up the inventory and found all these damages + dirt to be existing before we moved in (thanks inventory!)
As we responded back to their images of damage, highlighting how they already existed they went MIA. No responses, no answering of phone calls. Clearly they realised they got caught out on their utter bullshit.
They’re liars and don’t care. They’re responding to the negative reviews trying to shift blame, stating they’re intermediary and how they are “here to assist in the process and can help facilitate communication with the landlord or provide guidance on how to raise any concerns with the DPS”.. so do your job and be the intermediary? Respond to messages and answer your phones. Glad to have our hands clean of them.

Dreadful agency ! I have no idea why they even have a real estate license.
I rented a flat for one year with Eagle Letting Bureau and it has been the worst experience. Untrustworthy and fake.
The lack of respect for their tenants is beyond. You must chase them all the time to eventually get inefficient support.
It took us nearly 5 months to get our deposit back (thankfully it was protected by the DPS).
Valuable advice would be to STAY AWAY.

In an ocean of terrible landlords and estate agents, Eagle really went above and beyond to be singularly dreadful.
On viewing the flat, the overgrown garden and missing fence were all going to be sorted before we moved in. When the day came the garden had been trimmed and left covered in broken glass and dirt and a huge pile of rubble, still with no fence (our garden opening directly into next door's fish farm). When asked about the rubble being removed or the fence being fixed, we were fobbed off with "oh well we've done lots of work inside the flat!" And were told that we had to deal with everything else ourselves. We could "throw the rubble over the back gate". After chasing the fence for 3 months, with no response to our calls, messages and emails, we were told we had to pay half and the landlord "might pay the other half". Towards the end of the tenancy the upstairs landlord got in touch as he wanted to sell his flat. When we explained the garden situation he contacted Eagle, who suddenly had a renewed interest in helping sort it (although of course they never did). They backtracked on saying we had to pay, but still insisted that we actually sorted everything out and invoiced them. This was at the end of the tenancy and they expected us to trust that they would pay us back.
The fence drama underpinned every other let down through the year. They were rude to our friend who was providing guarantor documents when she asked a reasonable question regarding a £1 payment on the contract that we had never seen on any contract before. They pushed us to move in earlier than we planned to despite the garden not being done and the kitchen still missing some fittings (they took 6 weeks to fix that). We had issues with the boiler when we moved in which took weeks to resolve. We had issues with the plumbing behind the washing machine which were never resolved. Our emails were constantly unanswered despite me requesting (as I would encourage anyone else involved with these people to do) as I wanted evidence of every communication.
As the tenancy came to an end, we were frequently ignored when we asked about returning the keys. They finally contacted us at 9:30 the morning we were moving out to say we had to take them to their office in Enfield.
It took 3 weeks to get a response about the deposit despite them moving new people into the flat less than 24 hours after we moved out.
I know the upstairs landlord has had endless problems with them regarding the roof. I can only hope things get better for the next tennants (who are paying even more). I would ask anyone looking at Eagle Letting to reconsider and find an estate agent that shows some care and consideration for their tennants. This is not that place.

Maybe the worst leting agents in UK.Called them three times ,gave my details every time,arranged an apointement,at the end the told me that there is no apointemnet for me becouse im dont qualifyto get the property.Even thought they asked me if i have an guarator end i had one(Brit own construction comp)they dind accepted.It looks to me like i went to ask for social housing from them.

If given a choice, I wouldn’t even give them 1 star. I have rented with Chase Evans, Elizabeth Pryce, Platinum Estates and Grange Homes. This is the first time I have encountered such an unprofessional letting agent. I wouldn’t be surprised if the 5 stars given here are by their family and friends and not legitimate landlords and tenants who have dealt with them. How awkward is it that all the five star reviews are in a certain period only and the reviewers only have one review of none other than this agent! Future tenants, please read the contract they prepare thoroughly before signing it!
