Strongly suggest you train your staff how to drive. They do not need to block roads and they definitely should not swear at fellow drivers trying to get home with their kids in the car. A bit of courtesy especially when driving a company car goes a long way. You should be ashamed of yourself!

THIS NEW TEAM HAS COSTED ME THE SALE OF MY HOUSE.
Communication is key, and these guys are the worst.
A brick wall provides me with a lot more hope and comfort than EMPIRE ESTATE AGENTS do.
1 person in particular is a "YES" man he is a LIES so much. I think he thinks it's what you want to hear. YES YES YES.
THESE GUYS NEED TO BE SHUT DOWN.
I have followed there complaints procedure set out on their website - they haven't even adhered to their guidelines. The next step on their website suggests i contact the ombudsman, i am sure they will be very interested in this one!

These guys are amazing, Rob. Claudia, thank you so much for helping us find the perfect tenants to let our property to. The process was smooth, and they advised us every step of the way. This was the first time we were "doing this." it seemed daunting, but Rob made it easy. Initially, our property was being managed by a different agent. They had the property for 8 weeks with no tenant's..... handed the keys over to Empire, and within a week or two, we had tenants! We can't thank you all enough. Well done, guys

Very bad agency. Dealing with a faulty boiler and bed bugs from neighbours and nothing has been done. Really stay away from them as they don't care. Have been renting same property for 7+ years and every issue I had was dealt after months. Now I have serious problems and nothing has been done. Please don't rent with them , they are really unprofessional.

Avoid renting from this agency, they are very unprofessional, fraudsters and say one thing and turn around and do another. They breach their own contracts. When you ask to speak to a particular person(ZAINE) They LIE AND TELL YOU HES NOT THERE BUT WHEN YOU GO TO THE OFFICE HE IS THERE. THEY SAY ONE THING IN PERSON AND THEN SAY DIFFERENT ESPECIALLY IF YOU RENT AS A FAMILY, SO PLEASE EMAIL THEM THE CONVERSATION JUST SO THEY KNOW YOU NOT DUMB.they expect rent money but take two to three years to do repairs once moved in. They all lie on each other in there, then landlords don't even come out to deal with the problems but they want u to pay them rent. Firts few months of moving in They have water leaks and when reported nothing is done. Still have leaks everymonth ,they still do nothing but ask for rent.They will give you numbers and state its landlord number when it's someone else. They only deal with problems when the council is mentioned. I can go on and on about what I've experienced and encounter bit this is just some of what I've encountered. They will pretend they don't know who is review from but when you come to the office they will ask you to take it down. AVOID AT ALL COST, SAFE YOURSELF FROM THE HASSLE

They all are frauds and thieves, they all lie, when you call the office to speak to designated persons to deal with flat matters They never in to take calls but when u walk pass the office they're in. You never get to see the landlords face. Had leaks from the beginning of tenancy and noone came out until 3 years later and until council is mentioned. Poor communication within the office and landlord. They quick to call you when rent is late be never willing to sort out fixtures in the flat . They breach their own contract by not committing to what's on the contract but they expect you to. Avoid renting with this Agency. Now they are saying they don't know who I am, but when I go in their office I'm being asked to remove my review. They all lie . They give your number saying its landlord but it's someone else that actually don't work there anymore. They constant making promises but don't fix nothing. All they care about is money. They put up rent without even communicating even tho being in the office , they never say anything . Itz not worth the stress to rent with these people

The stress this company has given me, I cannot recommend them less! They’ve told me that my deposit is from DPS and that its not registered with them, but when you leave they do not return your deposit! My house they offered to me, filled with mould - and when I call they tell me the house is not monitored by them but the landlord. Then they will not give you any numbers of the people you should be in contact with for YOUR house. Scammers! I do not recommend!

I do not advise anyone to deal with this office, a scammer, and all the reviews take people's phones and give an evaluation without doing that to me. I was renting from a bad office, and a problem occurred between the office and the owner of the house, and before the problem happened, I wanted to leave the property. The rent was expensive when I spoke to the office. He told me that he would accept a rent of 1800, and that was agreed upon. I have proof. When the owner of the house gave the property to Zain because he was close, Zain was trying to take 1900 from me, but I did not accept that. After I left the property, there were no problems with the property. It only needed painting, nothing more than that, and without permission, I was found. Zain takes the deposit, and when I call him, the office tells me that Zain is not in the office, and I wanted to make sure. I went to the office and saw Zain inside the office. I arrived there while I was outside the office, and I saw him and they told me that Zain is not there. Long story short, this office is a scammer who stole a deposit without permission. Nw10 2qd

If I could give Empire Estates 0 stars, I would. Infact I would give them the lowest rating that I could give, so that every other person could understand how frustrating it is to deal with them. And guess what I never even rented a property from them. I've been begging them to own up to a Thames Water unpaid bill for a time period when I wasnt even living at a property being managed by them, but all they've done is lie to me for 3 months to the point that they told me they've contacted Thames Water and the matter is resolved. Their communication is abysmal at best and I'm appalled at how they have handled this entire issue. They have actively contributed to damaging my credit score due to the lies and time wasting tactics. Especially their manager Zain, and employees Kristoff and Venkate for all being a part of this. I am shocked at how they are allowed to be in charge of tenancies/contracts and have been allowed that power over other people's lives.
Absolutely avoid this agency and these individuals for your peace of mind.

If I could give Empire Estates 0 stars, I would. Their communication is abysmal at best and I'm appalled at how they have handled my tenancy.
Empire Estates in combination with my landlady have broken "Rent Standard April 23", Fair Rent" section 3.7, increasing the rent by over 7%, two weeks before renewing or ending our tenancy. I received an email less than a week after they asked whether we would renew or not, explaining there is no option to renew. I am bewildered at how they are allowed to be in charge of tenancies/contracts and have been allowed that power over people's lives.

Terrible properties, was shown a flat in Willesden that had a rusty shower , broken door and mouse traps leading ALL the way up the stairs . I asked the agent if the flat had mice and he said NO , so maybe they were there for decorative purposes ? Avoid these charlatans at all costs.

In summer 2019 Empire Estates sent a letter was sent to every house on our street in NW10 claiming:
"a registered buyer who had been under offer on a property on your road. The sale has fallen through due to a change in circumstances… the buyer has everything in place with a budget of circa £300,000 are keen to find something similar"
A pushy man visited my flat; when pressed for details of which house had a sale fall through he named a specific house and then changed his story to when I pointed out that I know the owners of the house and that it was not for sale..
That same week he also undervalued with another neighbour on my street.
I emailed the agency to ask why they attempted to undervalue my flat by 20k pointing out that in 2017 my mortgage provider valued it at 280k. (it has since further increased in value by that same mortgage providers estimation)
When confronted with this evidence the person at Empire Estates who responded to my email was rude and entirely unrepentant.
The person below (who is an employee and not the owner) in his reply below has falsely alleged: "You requested us to provide you a valuation letter stating that your property was worth £300,000 so that you could defraud your mortgage company" so I will now have to get the Police involved as I requested no such thing and do not take kindly to being accused of fraud.
On his response below he mentions a "comparables report" what he neglects to say is that the particular low sold prices are auctioned repossessions and probate auctions.
If they have the sheer gall to write complete falsehoods do you really want to buy/sell or rent through them?
I have informed the Property Ombudsman of what has happened I also informed Brent Council and a local MP. I have also forwarded their response below to the property ombudsman as evidence of their behaviour

I have done business with Empire Estate for almost ten years. They first let my flat in 2009 and have continued to let this property to date. In all this time. I can only say that they have shown themselves to be above board, very customer focused and sensitive to their customers' needs, readily accessible and empathetic. They are very professional and genuinely care for the well being of their clients. They always listen! They have made my experience as a landlord a truly delightful one and I really really value the relationship they have built over the years with me.
In all my dealings with Empire Estates over these many years, I cannot recall an issue that resulted in a conflict or misunderstanding with them. I, therefore, accord them top marks for ethics. My direct dealings have been with the lettings team, though I have indirect dealings with the sales team, with whom I see and exchange pleasantries whenever I drop by at their offices. Without doubt, their lettings team are very knowledgeable and up to date with current regulations. Through their regular communications, verbal and non verbal, they ensure I am aware of any changes in the legislation and I have every reason to believe that they give this service to all their landlords to help them stay on the right side of the Law.
Their fees are both transparent and reasonable. In 2017, I added their property management services to the portfolio of services I outsource to them and have since wondered why I did not make this transition earlier. I have nothing but praise for Empire Estates and would highly and unreservedly recommend their services to everyone who desires a positive experience with a home move or home buying, property sale or rental.

I have been a client of Empire Estates for 19 years. They gave me my first tenant. At the time, I had time on my hands and I ran the flat myself for 3 years. After that I needed help so I went back to Empire. During this time, I have received excellent and professional service from them. When the flat is vacant, they always find someone else and I never have to wait. On the contrary, I had to tell them to give me time to do maintenance. They are very approachable and always willing to help; even going out of their way to help me. Even the matter is not directly involved with them.
Last year, the top flat was sold and the solicitor got locked in a matter that was to do with the building. I called the Sales Manager at Empire and he told me what to do. The solicitor accepted their advice as professional and that saved me hundreds of pounds.
They are also very friendly.

WORST people to deal with! If i could give minus stars i would. Agent LIED to myself and the landlord. I said I had a dog, agent said the landlord loved dogs and accepted my offer. turns out the landlord has never been made aware that I had a dog! I have not yet received a deposit scheme protection certificate, meaning I have no clue what happened to my deposit. The agent refused to give me the property keys UNLESS I PUT A NICE REVIEW here! he actually told me what to write! only then he gave me my property keys. I am taking legal action against you people as you are bad people and put me in a terrible situation where I might get kicked out because of my pet. The positive thing is that i have ALL your emails confirming everything, including the dog! So prepare yourselves for some legal fun!

Give 1 star cause 0 is not an option. STAY AWAY. Lack of professionally on all sides, expecially on maintenance. Been with no heating and hot water issues for more then 1 week, and not just they look totally unable to fix the problem, they don't even pretend to care. Horrible customer service, they just give you an house get the money and forget about you. Really disappointed, never had such a bad experience with housing.

The level of service and care we have received from Norma and Co, has been very good. We have been very happy with everything from the initial visits to the suggested properties, to the assistance needed and the rest things. Any issues which needed landlord input were met quickly and efficiently
I would very highly recommend their services to anyone looking to buy or sell in the area.

I did rent out 3 bedrooms flat from Empire Estates, where I found everybody was very helpful and kind. They helped us in finding out the flat for us, which is in a brilliant location and they organized everything very professionally and quickly. I have a very good experience with them since I am renting the flat from them. I strongly recommend their services so far I am living in the UK for years.
