We were tenants of Engel Jacobs, living in NW11 for four years, and we have only good things to say. The start and end of our tenancy went as seamlessly as it should, even though we had to cut it short by a month. In 2017, the inventory was carried out in our presence and delivered within a couple of days. Contrary to some places, you could tell the property had actually been professionally cleaned. All certification was up to date and all appliances and fixtures functioning well. Annual testing was carried out like clockwork and any issue that came up was dealt with straight away (never anything serious or major!) No fights, no fuss. The communal areas of the building were cleaned every week, even during covid lockdowns, and minor improvements carried out during our 4-year stay. There was a high turnover of tenants to some flats, but that never caused us any issue either. We dealt with dear Samantha since the very beginning and she assisted us in every matter related to the tenancy and the property efficient and professionally. Even when she was away on annual leave there was always someone to pick up our phone calls or emails. Sadly, we said goodbye last month, and we could only wish our new landlords and agents were as good and efficient as Samantha and Engel Jacobs!... Read more

this is the second time I write a review. the first time, I decided to take it out after receiving a call from the owner of Engel Jacobs who promised me to fix the issues. Issues have never been fixed despite trying our best to work with the,. we have been with this service charge company for quite few years now and their service and communication has been extremely poor. unfortunately , despite our constant follow ups, we barely receive answers to our emails, never seen any account statement, no follow ups nothing. we did not receive a single reply to any emails during the whole 2020. This is unacceptable. We need to carry on urgent works in our building and we have been waiting for proposals for over 6 months now and despite our follow ups nothing. I have tried to contact Richard the owner . we also found out that they are overcharging us, they do the mark up on everything and we don't know where the money that we have been paying so far are gone. I mean , we just need a full statement of the account right? now we are no left with other possibility than involving a lawyer- We are three young landlords, professionals, we really care about our flats and the building , we have always paid the service charges and all we want is a decent and professional service charge company to manage our flats..... Samantha, the owner of this company, managed our property on behalf of our landlord during a 2-year lease. In July, as we were moving out she personally asked me to provide a review of her company. I decided to wait until the checkout report and deposit were finalised. Here we are four months later. Here is the review and why it is so late: Two weeks into the tenancy I discovered a moldy leak in the ceiling. They sent in a repairman to tear the ceiling apart but it took the better part of a year to get the hole repaired. We were told that there was an issue with insurance which caused a delay but I don’t believe there is any excuse for a year timeline. This was an inconvenience, but we lived it. However, the company’s actions during our checkout were unreasonable and unethical! When we ended our tenancy we were given our checkout report and told that we would have to pay £1000 of our deposit to have the flat “entirely repainted” because of a few scuffs on the wall (pretty typical for a 2-year lease). I asked Samantha to provide a copy of the last time the flat was painted and she could not do so but insisted that I had no choice to pay. I informed them that I was uncomfortable paying that price and they replied asking what I would be willing to pay. I felt that the scuffs were within the definition of “reasonable wear and tear” for a two-year lease and informed her I was not comfortable paying. Luckily I contacted the Deposit Protection Service to ask about my options. They informed me that landlords and property managers should not ask for money outside of their platform! They told me not to pay and use their service only. Long story long, both parties submitted evidence to an independent arbitrator used by DPS. A few days ago we received our result. Rather than £1000, the arbitrator awarded them only £150 for redecorating. JUSTICE! However I was very disappointed in this company for trying to work around the deposit protection service and take advantage of an international student and young professional who were unfamiliar with the system. Not to mention they tried this during a global pandemic and economic recession. Shame on them!... Read more

If only zero stars were an option... to date I have found Engel Jacobs dreadful - AVOID AVOID AVOID - Rude, patronising staff member - Stuart Kent in their property management dept. Raises his voice on he phone whilst being bullying and rude. Refuses to do a site visit to see the problem in person. Doesn't appear to be manging the property at all. Refuses to respond to emails over a period of months. I finally complained to the Directors, they showed no empathy and were uninterested that their staff had been and continue to be unprofessional and rude. Not a pleasant experience. The problem is still ongoing with no end in sight and still no response nor resolution from Mr Kent...... Read more

Awful management agency. No communication to the lease holders and not up holding the terms of the lease. Email to Stuart Kent on Saturday 09 September asking questions in regards to the overdue internal decoration due and a faulty lock on the front door causing my 38 week pregnant wife to be stuck outside until someone can let her in. 6 days have passed and still no correspodence. Oh and this year alone I have paid over £2000 and only seen a new door knob.... Read more

We have been trying to get an explanation on what we get for the money we pay and they have been very unhelpful. they are ripping money off and I would not reccomend this agency at all! Absolutely atrociouity of a company double our ground rent and maintenance with out warning then gave us 7 days to come up with an extra £1000 in January. Not helpful on the phone.
