From the very beginning, they were incredibly personable and professional. We were getting furniture delivered and they kindly agreed to let us into the property a few days early to accommodate us, which was a massive help and showed great flexibility.

Their service is excellent.
Any problems reported by the tenant are sorted quickly and efficiently by the team.
They regularly do periodic inspections of the property with a comprehensive report sent highlighting any possible areas of concern.
Annual inspections for items such as gas boiler certification are arranged and confirmed.
It is a pleasure to deal with such a professional team of people.

Absolutely impeccable. I dealt with Karen in buying our "forever home" and I cannot recommend them any more highly. Regular updates (a drumbeat of information pushed rather than needing to be constantly chased) and a dedicated focus when any issues or queries came up. People who have the ability to provide clarity, honesty and a distinct lack of any of the silly games that are often associated with buying a new house.

We recently worked with Errington Smith for both rental and sale valuations to help us decide our next move, and I have to say the experience was excellent. Winnie and Karen were so friendly, helpful, and professional throughout. They took the time to really understand our situation and gave us advice and insight that felt both practical and genuinely supportive.
This was in stark contrast to our experience with Cook Residential as buyers, where we were left really disappointed with their approach. On one second viewing, the agent greeted us at the door only to say they would be going back to sit in their car because the house was cold and smelly... not exactly what you’d expect when making such an important decision.
Although we didn’t end up proceeding with Errington Smith due to a change in our circumstances, the impression Winnie and Karen made has stayed with us. We would absolutely work with them in the future and wouldn’t hesitate to recommend them to others.

The Errington Smith team at Cheltenham were amazing getting my family settled shortly after we moved to the UK from the U.S. Weeks before we arrived we realized that properties in Cheltenham come off the market quickly, so we reached out to ES and asked them to keep an eye out for properties for us. The week we arrived, sleep deprived and with nothing but what was in our suitcases, one of their realtors, Winnie T. reached out and offered us a viewing of a property that hadn’t made it to market yet. Winnie had remembered my e-mail from weeks before, knew when we were arriving, and gave us the opportunity to tour a property similar to ones I had liked previously. We ultimately applied for the property and Yolande B. guided my wife and I through the entire UK letting process within a week. All in all, for a family with no background in letting properties in the UK, getting a house has been the easiest part of our relocation. The ES team was excellent to work with and I highly recommend them.

A recent one star review fleetingly and obliquely extolled, but also damned, ErringtonSmith in the same sentence. ES were '...great for landlords, but if you're a renter, beware'.
If further proof as to ES's misguided allegiance to landlords was needed the reviewer went on to say 'When moving out, expect them to nitpick and try to charge you unfairly'.
To a casual observer of the review it probably smacked of ES deploying practises that Peter Rachman would have condoned and embraced. Great news for landlords but not for poor beleaguered tenants.
In the light of an ombudsman's findings this week it would be remiss not to keep the five 'Thumbs Uppers' (those supporting the 'One Star Review' and the assertions of tawdry practises at ES) up to date with what's happened. They might want to look away now. And gently withdraw their thumbs?
But first, let's go back to one of the claims made by the disgruntled reviewer.
'Despite hiring professional cleaners, they (ES) falsely claimed we hadn’t cleaned at all'.
And now, verbatim, the ombudsman's findings below.
'However, the more detailed and dated check out report illustrated the extent of the staining to the carpet of bedroom 2, additional staining to the lounge carpet, areas of the bathroom, kitchen and its appliances, as well as a number of cleaning issues to numerous surface areas and woodwork around the property. • While I note the provision of the cleaner’s PLI overview, it is for the tenant to ensure the property is cleaned to the required standard and arrange for any re-cleans with their cleaner, where required. • For these reasons it is reasonable to award for cleaning of the property because it was returned in a worse condition than it was let. • The letting agent is claiming £345.00 and has provided an estimate to this effect, which the cleaner states in the estimate is based on the contents of the check out report. • Noting those minor issues present at the start, I award £305.00 towards property cleaning'.
And one final time for those that may have missed it .....'because it was returned in a worse condition than it was let'.
Do try and keep up at the back because you seem to have struggled with 'the actualite'. Oh, and looking after the place.

Errington Smith were the property managers of a house we were letting when the interior was destroyed by water damage while we were away. An interior gutter was backed up causing catastrophic damage to the interior and our property. The property owner was responsible for the maintenance of the gutter and it's failure was not noticeable until after the damage was done. Despite numerous promises to provide information we needed to process a claim, they never did. Our relying on their word was a mistake.

I can’t thank Errington Smith lettings for a smooth and efficient service they provided with helping me with my relocation from London to Cheltenham. Nothing was too much of an issue and even allowed for a video viewing but luckily I was able to make it in person with Winnie who was absolutely fantastic! Karen and Charlie in the office were also a delight to speak with, their tone, tenor and professionalism was really noticeable ???? THE WORST LETTING AGENCY. They take forever and a day to respond to you, they don't liaise with the Landlord at all, never passing on messages or getting things sorted. I'm glad others have had good experiences but I would NEVER rent through them. My sister had the most awful experience and is STILL waiting for her deposit back.

We sold through Errington Smith and during the time when uncertainty with Brexit caused the housing market to be very tough. We were also absent for much of the time having emigrated. As a result the lettings team also helped us by conducting regular visits and reports. The visit reports were of a superior standard to anything I've seen before and helped us maintain the property to a good standard for viewings and securing a successful sale. This in itself was not easy, apart from Brexit, our home had specialist appeal and attracted a smaller number of potential buyers. At all times we felt we were in good hands, receiving a professional and friendly service. This was paramount during the time from offer to completion, which can be complicated when chains need to be kept together. It was only through managing this process and communicating progress that the sale went through. Would highly recommend Errington Smith for sale or letting. The whole team are marvellous.

This was brilliantly successful and the second person to view made an offer at the asking price. I paid almost £2000 in survey and solicitors fees after having my offer accepted on a property. It’s been nearly a year now and I’ve had no contact from Errington Smith since August when I had to call multiple times to get hold of someone. The lady selling the house conned us into this situation by saying she’d rent if she couldn’t find another property and Errington Smith have supported this outrageous behaviour the whole way though leaving us with no information regarding our situation. Steer well clear.

Only supports landlords, not the tenant. Have rented with multiple companies before and it is the first time I have come across a letting agency that refuses to complete any maintenance just as a rule, on top of it on a regular basis they will make you feel like you are the one who is not taking care of the flat if they do nothing to keep it in working order. Stay clear if you are to be the tenant. Pre-tenancy amazing experience, during absolutely dreadful. I know with tight cheltenham property market it is not easy.

Although as the buyer we weren't technically their client, they went out of their way to assist with pushing the purchase through. Can highly recommend. In a week time we had a new tenant in the house. Yolande was open, friendly, genuine and at the same time very professional and efficient.
