Rented with Filtons for 3 years and they became almost unbearable to deal with by the end of the tenancy.
Very unresponsive to maintenance issues, with promises of contractors for essential repairs that never came and a refusal to communicate any sort of update. Seems like the only way to get through to them at times was to pressure / escalate with third-parties or threaten a rent reduction. This was the case from Day 1 of the tenancy to the end, even delaying the return of the deposit which again Filtons made up excuses for.
Would be incredibly wary of any positive reviews as it seems the team cannot take any accountability or criticism for their poor practices. Avoid at all cost.

Looked at a property via Filtons. Property advertised as being freehold. These people failed/never to mention that there is a lease attached to the freehold. It only popped up when fees had already been paid to solicitors and the searches came back. Added extra and unexpected cost due to Filtons failure to disclose information at the agreed point of sale. Please be careful when dealing with these people as you can't can't complain via there website and phone calls are falling on deaf ears.

Normally, I don’t write reviews, but I hope this helps others. I was initially concerned about renting a flat without an in-person viewing, as everything was done online via video. However, the process with Filtons was smooth. After moving in, we noticed some issues with the flat, but Filtons was very helpful in sorting everything out.
Having had bad experiences with other letting agents, I was cautious, but when we left the flat, we received our full deposit back without any issues. I’d definitely recommend them. Working with a smaller letting agent like Filtons was much better than dealing with the big high street agencies.

I was struggling to find a one bedroom flat in the summer of last year when I had spotted one let by Filtons. It was a reasonable price but I also needed parking which the flat didn’t automatically come with. Shabbir helped me get a separate contract to rent a parking space in the complex, and negotiated with the landlord a lower rent as the parking had an additional cost which made it too high all in all for me. This allowed me to secure the flat and I no longer had to stress about finding a place. As I hadn’t viewed it and went off the pictures only just due to my unavailability with work, I went in with Shabbir to see it before official move in, after we had signed the documents. All was in order except the walls had a lot of staining, and Filtons was able to agree a repaint of the whole flat for me with the landlord. Mo in the Maintenance team also helped to replace faulty blinds etc and many other things throughout the year. The only criticism I would have about Filtons is that sometimes it would take a long time to get something sorted, but again sometimes it was very quick and in the end everything always did get sorted out! I moved out as I was moving in with my partner and needed more space than the flat I had, they made the move out very easy and I received my full deposit back promptly once I confirmed all bills were settled (within a day money was in my account). Thank you for the kindness in helping me get the flat in a difficult market at the time and for the help during my tenancy which made the flat a pleasure to live in

If I could give 0 stars, I absolutely would. My problems with this letting company started at the very beginning of the tenancy. My flatmate and I were given only two keys to the property—none of which included access to the bin room. In the beginning, we didn't even know that there was a bin room and when we reached out, there was no response for a long time.
There was also an issue where the landlord would have so much mail coming that it consistently grew into a huge pile by the door. We respectfully asked if it could be sent to the lettings office due to the fact they consistently asked us to be home so that they could collect the mail (we were students who also worked).
The biggest problem regarded our security deposit. After our tenancy ended, they kept withholding it under false pretenses. I almost gave up on it until I was alerted that what they were doing was ILLEGAL! After one last email of warning, I did have to take the case to the government scheme to be able to finally get my money back.
I would recommend not EVER using this company if you have a choice. I hope that none of you ever have to deal with something like this. Please be careful folks!

I have had a great experience renting with Filtons. From the day I viewed the property, the staff at Filtons were attentive, friendly and eager to help. My move-in was really easy and the apartment had been professionally cleaned, as requested. I received the inventory in a timely manner and the maintenance issues I raised from this and throughout my tenancy were seen to promptly and effectively. All my contact with the staff at Filtons have been excellent, I have absolutely no complaints. Particular thanks to Shabbir, Shah and Mo who I have had most contact with throughout my tenancy. Would highly recommend Filtons for prospective tenants – five stars.

Avoid dealing with these agents at all costs. I had read the reviews for this agency and foolishly decided to ignore them. Aside from their general lack of professionalism and bad energy, there were solid situations that convinced me to stay clear. PLEASE READ:
- They kept trying to pressure me into paying a holding deposit before I even made an offer, and before the landlord saw my offer. It almost worked too, before I called them at the end of the day to ask about bank details, when a colleague on the phone (different than the one I had been previously dealing with) let it slip that the flat actually already had an offer on it. If i hadn’t decided to call them last minute before transferring them my money, I would have transferred a deposit for an unavailable flat, and I don’t know when/if I would have gotten my money back.
- One of their agents told me I can get rid of the landlord’s mattress, replace it with my own, and then buy a cheap mattress before I leave the flat and “no one would be the wiser”. Although this doesn’t harm me directly, it harms the landlord and future tenants, and it was a good indication of how these people operate.
- During the viewing, the agent wouldn’t answer basic questions about the flat (such as whether it was pet friendly) in front of the current tenants, which was a bit suspicious. When we left the property, I asked those questions again, and he replied with “I didn’t want to answer in front of the current tenants but..” This all seemed to reflect dishonest and non-transparent behaviour.
I didn’t want to mention names, and I won’t, but the agent I dealt with has already been mentioned in one of the previous reviews for this agency, it shouldn’t be very hard to spot which one as I believe it is the only one that mentions his name.

Horrible experience with this agency, very stressful and NO customer service, basically if you don't provide all the papers that they need in the first days, even you have more than one month till you'll move, they will warn you every 4 hours with phone calls that you will lose the property and they will put it back on the market with an extremely rude attitude, plus, will feel free to put pressure on you saying that you will not get your deposit back! I never ever felt more harmed from any other agency. No respect, no mediation, Mr Shabbir Patel very rude at the phone and insolent. In one word horrible!

Shabbir has introduced me the flat which showed his professional knowledge of the property, then when we have heating issues, the property manager Numan helped us resolve the issue immediately, Numan was always responsive, he did the check out process smoothly as well, my deposit was returned shortly even before the 10 days window. Filtons has been my rental agent since I bought Hodgeson House in 2011. Filtons sold the property for me in Aug 2016. Filtons did a good job keeping the apartment tenable. I did not have period of void. The sale price achieved was commendable. I was very happy with Filtons.

Upon moving in the agency promised a professionaly cleaned flat only for me to find a dirty flat, which then I had to clean by myself. There were numerous flaws in the flat, which is quite common, but Filton's took little to no action to eliminate these even after I contacted them about the same matters several times. When I left London for the summer and came back in September, I asked Filtons to provide references of my tenancy because I was moving, which they never responded to. This almost jeopardised my new tenancy with another estate agency.

To be honest I wouldn't give Filtons one star. Their customer service is beyond poor.
We were having issues with the charges for our hot water meter and contacted Filtons aiming for a quick resolve - no chance. Weeks and weeks of emailing without a reply, meanwhile costing us excessive amounts for our water usage.

As with most agents sometimes they were reluctant to help us with the smaller things, but being local to where we lived we were generally happy with the level of service they provided and the speed at which they did it.

Non-professionals and burglars. Do not make business with them, never! They have a landlord called Hassan, he's been threatening us via sms. Once he went inside our bedroom and stole my MacBook Pro because he thought we didn't pay the rent. The next day we went to the agency with the payment receipt and we had my laptop back, but still this misunderstanding is totally unprofessional and nonsense.
I recommend you not to live in any of their houses... They are rubbish as an agency. They could be the best inside the mafia.
