I had a wonderful experience renting my studio with this agency! I wasn’t in the UK at the time and could only do online viewing, but everything was handled smoothly and professionally. The agent was friendly, responsive, and always quick to answer my questions, which made the whole process much easier. I’m also very happy with the maintenance service. When I reported that one of the light bulbs needed replacing, it was taken care of very quickly. The communal areas of the building are also kept clean regularly. The building itself is in excellent location and within walking distance to many grocery stores, restaurants and transport stations. Close to the parks, too—great for a morning run! Overall, it has been a pleasant renting experience and I would definitely recommend them if you are looking for a reliable letting agent.... Read more

I had an amazing staying in heart of London. The location was excellent, literally few minutes away from everything, bus, underground, shops, restaurants. WORST ESTATE AGENCY IN LONDON I urge everyone who might be considering to rent a flat with this estate agency to refrain from doing so. They provided me with a dirty flat, ignored my requests to fix a leak in the ceiling which slowly turned into a black chemical liquid corroding everything it touched, and forced me to pay an extra month despite I was unable to use the living room/kitchen in the flat by threatening me. I want to share this as I think tenants in London should be supporting each other against this kind of injustice.... Read more

Average service. It took over 5 months to sort out the return of my deposit, with mutiple emails that went unanswered. The landlord / agent tried to charge me for items that weren't provided when I moved in and also the full amount of a professional clean. Eventually it was all resolved through DPS, with the adjudicator ruling that I only needed to contribute £25 for a professional clean rather than the £100 being sought by the landlord / agent.... Avoid this agency at all costs. I scheduled the first visit to see the apartment and no one showed up, even so, I insisted on the second visit. Everything went well. I applied to start moving into the apartment. After I paid the deposit, he simply took a long time to respond. He viewed my messages and didn't respond. I had to make several calls with no response. They didn't return my deposit. They made up several lies. The worst agency there is and they practically didn't make any applications and kept my money but I'm taking my measures... Read more

Poor service, o rang Ashwin more than 5 times to book a viewing for a flat in Northwood area every time o had to chase and see if he booked me a viewing a week time he wasn’t bothered to even call or email me telling me still waiting to hear from the landlord. I gave him twice my available days and times to book the viewing as he requested that and again didn’t hear from him back when I asked him gently at least let me know give me a feed back he said straightaway look for another place and finished the call!! I rang back and asked him what’s the reason behind his poor quality service and rudeness was no answer when I asked him to put me through to his manager he refused. I am wondering if I am a landlord and put my place for rent or sale with this estate agent would they be able to handle to get me interested buyer or tenant, the answer is No they won’t be able to do with such a poor service and low manners.... Honesty my the worst agents I have ever dealt with. They are unprofessional, take long to fix issues and at the end of it try and steal your deposit. Thankfully I knew my rights, but they clearly take advantage of people coming from abroad. No service whatsoever. I never write reviews unless the service is absolutely diabolical and this is so. Pathetic excuse for estate agents. Managed the flat we rented - ridiculous lack of communication, did not manage the flat when we had mice and cockroaches, when they needed something from us only then would they get in contact. Had no idea of the terms of our contract and sent unprofessional messages. Cherry on top was they refused to give back our deposit past the legal time requirement, eventually received it over SIX weeks after we moved out. Breached our contract and they work with landlords who are similarly useless. I never write reviews but nobody deserves to have to deal with these unprofessional idiots.... Read more

The worst agents I have ever dealt with. Avoid at all costs. They will take 1 month at least to fix anything and are rude on the phone. I had to consistently ask to fix something and they said ‘stop messaging me, can you not see I am busy’ I have also seen them take advantage of overseas students and they always steal the deposit and write false things in the inventory. DO NOT RENT WITH Foundation Estates!! Horrible agents!!!! We rented for just over 6 months with the agency. A few issues we had: If you do rent with this agency, do NOT use their internet provider. Lara De Zoysal (agent) told us that it is a fibre optic network, for £50 a month which in fact is a lie. You will not be connected to the modem. You will only have a router, which I assume all the people in the same floor had the exact same setup. We had strength of less than 1mbps during our WFH days. It was only until I called the internet company that i found out about this. Lara did not mention any of this and was still charging us £50 until I brought it up (she only then brought the price to £36, which for <1mbps is definitely not worth it). When you check out be EXTRA careful, make sure you take plenty of photos and videos. They charged us £500 for a cleaning fee!!! The invoice was FAKE and BACKDATED and they could not provide a detailed cleaning report. They also tried to tell us that the flat needs a professional clean as it is a “luxury flat” and is why they charged us so much. We waisted so much time going back and forth with Priya and Lara and they did not try to help us at all. We did however dispute this through the deposit protection scheme. They were only allowed to take £80 instead of £500 (????). We would advise this if Lara or Priya Ganeshan try to overcharge you, do not try and negotiate with them as they are rude and will not help you at all. Save yourself time and submit a dispute through the dps website. All we wanted was a fair and smooth check out process. The flat however is nice, and the building has a nice rooftop during summer. The issues may not seem large, but the hassle and stress that all of this caused us is the reason I would recommend you look elsewhere to rent.... Read more

It's hard to decide where to start in my review of this letting agency. I was a tenant in an apartment they manage in Aldgate East for 6 months and I am sure I have never come across a more shambolic organisation before. The person on the ground was called the caretaker. He was a really nice guy, but his English was so poor that it was hard to communicate with him. As it was also very clear that the man and the woman in the office had no communication skills either, you can see where the muddles came from. A few examples: No instruction manuals for any of the equipment and when we asked how something worked instead of giving us instruction, they did the job themselves. The hot water supply remains a complete mystery because of this. The bin store was often completely full and very smelly (even from the main door to the building... Great for guests) The agents threatened to fine anyone seen not using the bins £250 even though 75% of the time the bins were full. The fob system will for the main door had to be reset. The chaos that surrounded collecting all the fobs and returning them, was a nightmare. Finally, the inventory. Done by a professional company, who were great, but also done before we had moved out and without our permission. The apartment was lovely and deserves better management.... Read more

Not knowledgeable and reliable. Aweful and unprofessional experience. Can’t recommend this agency at all. Already during the viewings it seemed that they have never been to some flats before and couldn’t answer questions (or lied about things due to lack of knowledge) such as „two bathrooms“ which tuned out to be just a toilette. Finally agreed on renting a place in Chelsea after negotiating the terms in writing. However, days later at the office, they suddenly changed their minds and what have been confirmed before didn’t count. It felt like they wanted to bring me in a bad situation in order to sign the contract to their conditions. Complaint to the manager who didn’t really have a service attitude (or didn’t care).
