I chose Grace estate agents because of previous complimentary reviews, it’s out of town centre office location affording easy access and parking. Their terms were clear and reasonable, with their MD Tara Grace taking the time to introduce herself and the business to me.
Here is the thank you message I sent to Karen Ward, who looked after the sale of my property, which speaks for itself: Just a note to express my appreciation for the way you have handled my sale of the above mentioned property once having secured a buyer. What on the face of it, should have been a comparatively straightforward transaction, ended up being slowed by the need for the buyer to change their representing solicitor practice twice! You were always ‘on the ball’ chasing up as required along the way.
I also really appreciated the friendly and professional way all the office took calls if you were not there or otherwise engaged! All your colleagues were always a pleasure to deal with.
Having had recent experience connected with the attempted sale of a different property further made me appreciate the way your agency works!

Very poor customer service and lack of communication. Both me, my wife and my parents have all experienced the same issues with this Estate Agent where they say they will get back to you on queries relating to a property but never do. One thing is for sure, we can’t all be wrong or unfortunate experiencing the same issues with this company!
Doesn’t give you much confidence when trying to buy a house or even selling through them and by not answering questions as to who’s boundaries belong to who with a property, creates a feeling of dishonesty and integrity.
Was also told that it would be allot of effort for them to meet me at a property to view, not what you’d expect from a company whose job it is to show people round.
I’m sure from this I’ll be contacted to take the review down as that’s their main concern, appearing helpful and maintaining a good reputation…

Extremely disappointed with the service from Grace Estate Agents. We had a viewing booked and took time off work specifically for it — only to have it cancelled just a few hours before with no reasonable explanation.
To make matters worse, the agent we spoke to was rude and dismissive, showing zero regard for the inconvenience they caused. There was no apology or attempt to reschedule promptly — just a complete lack of professionalism and respect for our time.
Based on this experience, I wouldn’t recommend Grace Estate Agents to anyone looking for a reliable or courteous service.

Just sold my property with Grace Estate Agents and this was the 3rd time I've used them. It wasn't 3rd time lucky.
What should have been a simple transaction turned into a nightmare. Empty property selling to "Cash" buyer with nothing to sell. It took 22 weeks! Nightmare.
Serious lack of communication.
Rude member of staff accused me of "Throwing my toys out of the pram to get my own way" and that couldn't have been further from the truth.
Definitely won't be using again and not recommending them unfortunately.

First class service received from Tara and her team at Grace Estates on our sale. From very professional photos taken of our property by Maddie, considerate and professional viewings carried out by Alison, Jake and Santi and relentless sales progression carried out by Karen. Alison, Jake and Santi worked hard securing a new buyer for us when we lost our first one as we were purchasing a new build property and had to meet the developer's deadlines. These weren't achieved in the end due to problems in the chain but Karen chased relentlessly for information as to progress in the chain and kept us informed at all times. Am pleased to say we are now completing and moving into our new home this week. Can't thank the team enough for all their hard work. Would highly recommend Grace Estates for anybody considering selling or buying a property.

I sold my house using Grace Estate Agents. They were very professional from the start. I had Darren pop over to evaluate the property and take photos. They were able to give me regular updates on viewings and offers put forward.
Once the offer was accepted, Karen was able to give me regular updates on how things were progressing. Karen contacted our sellers estate agent and was in contact with all solicitors involved, she kept on top of our case.
Also thank you to Sophia who kept us in the loop when Karen was not available.

What can I say? Where to begin? Buying a house is not easy, nor a particularly pleasant experience (in my opinion) and we certainly needed a lot of support, guidance and hand-holding through the entire process. Grace Estate Agents, in particular Karen Ward, went above and beyond for us. Words cannot express how much we appreciate and indeed love Karen for all she did to help and support us as much as she did. Karen was quite simply our rock and the most pro-active, linchpin out of everybody involved. She was sympathetically patient with us, yet was firm with other parties in the chain making sure we got the answers and resolutions needed. Sophia was also awesome, especially on completion day. Fantastic service from start to finish from Grace Estate Agents. My initial dealings were with Darren Chapman (Senior Valuer) who was very down to earth and relatable. Despite getting valuations from two other firms, Darren was the reason I chose to use Grace Estate Agents as we quickly built up such a great rapport and I felt he was someone I could trust. Within only a few days of the property going on the market we had lots of viewings and several offers made on the property, finally getting an offer that we were very happy with after about three weeks. Karen Ward was our main contact at Grace from this point on and she has also been excellent, answering and returning calls promptly, proactively keeping me updated throughout the sales journey and a pleasure to deal with. In summary, I would highly recommend Grace Estate Agents and I will definitely be using them again when I next sell a property.

Shocking service. Failed to tell me my buyer's funds were subject to probate or that there was a related sale. This meant I couldn't make an informed choice. They belittled me for not using their preferred conveyancers. They made the whole process more stressful than it needed to be. Avoid.

Very disappointing service. From sending incorrect details about viewers, belittling me for not choosing one of their preferred conveyancers, but most importantly failing to check the chain of the person who offered on my property, Grace told me he was a cash buyer but did not find out that his funds were subject to to probate or that there was a related sale until almost at exchange. When challenged, they merely said that they can only act on information they are given! They are clearly asking the wrong questions. I then made a complaint and their policy was not followed, no later, no answers or outcome. Avoid if possible shocking service.

We had an offer accepted on a property with Grace which subsequently fell through. Ryan was on the whole brilliant, attentive and courteous with one exception where he suddenly became forceful and required an answer from us regarding proceeding with the property that day - I appreciate the urgency, however I will not be bullied into making the biggest purchase of my life.
Karen demonstrated a couple of times that she had not read any case notes before ringing us to get updates which we had previously given to Ryan, and it felt like our exchanges were not being digested before making contact.
On the property in question, there was creeping bamboo in the back garden coming through from a rear neighbour which was not made known to us on the initial viewing, and in fact on closer inspection some of the shoots had been cut off, possibly in an attempt to conceal this. I don't know if the seller had made the agent aware of this, but there was no transparency regarding this aspect.
Buying a property is difficult at the best of times and overall the experience with Grace makes me hesitant to trust them in such a situation in the future.

I feel the communication is absolutely key throughout the whole buying / selling process and it is this that differentiates Grace Estate Agents from the rest. My wife and I decided we wanted to sell our house, the property next door sold their house with Grace Estate agents and just by chance we had seen the for sale board outside their house. I phoned the number and spoke to a Karen Ward.. Karen came the next day and quite clearly explained the complete process and fees. The day after a Grace Estate agents board was placed in front of our house. To our surprise that same day Karen phoned us with the news that we had people wanting to view our house Our house was sold but the house we wanted to purchase was held in probate, thankfully Karen Ward explained what probate was and was at hand to see us throughout the whole process. We now have our forever home thanks to Karen Ward and the team at Grace Estate agents. From myself and my wife thanks again for staying with us and keeping us updated throughout.
