They did a good job of photographing the property inside and out and new EPC certification, as well as dealing with the house viewings when I wasn't present.
I don't believe however that they did anything proactive in marketing the property beyond the initial presentation?
They never discussed with me premium listings on platforms like Rightmove and Zoopla, and I don't think they "refreshed" the listing (regularly changing the lead image, update the description, etc) either.

I've just moved into a house in Cambridge and Beth Kingsley at Gray & Toynbee was the agent I dealt with throughout the process. It wasn't by any means a straightforward sale - the house needs a huge amount of structural work so I asked for multiple surveys by structural engineers and surveyors as well as intrusive boreholes and trial pits to be dug for soil testing. Beth was very supportive and extremely skilled at negotiating all of my unusual access requests with the seller. I'm sure that, had it not been for her experience and calm advice in steering the quite lengthy process, I might well have pulled out before the sale was completed. There were more than a few hurdles to overcome and I'm very grateful to Beth for her expertise in bringing the purchase to a successful conclusion.

I had a great experience using Gray & Toynbee for the recent sale of my flat in Cambridge and can’t recommend them highly enough. Alice and Beth kept me informed and updated throughout the process and were both excellent at communicating every step of the way. I also briefly met other members of the team, including Chris and Harvey, who were both lovely.
Gray & Toynbee were also able to recommend a solicitor for me, which I decided to go with, and it turned out to be a great recommendation.
When it came to marketing the flat, the photos they took were excellent and really showed the property at its best. The listing looked professional and well put together, and they were proactive in arranging viewings.
I really appreciated their professional judgement and open communication when discussing the right price to list the property at, and they were also able to successfully negotiate the final offer up, which I was very grateful for. Alice and the whole team were incredibly helpful, patient, and accommodating throughout the entire process.
We looked at several agencies, and not only were Grey & Toynbee very competitive on commission, but they also delivered the best overall customer experience. The photos of our property were excellent, and they were outstanding at hosting viewings for potential buyers.
Within the first week, we had nearly 20 viewings, and the property was sold in under three weeks.
My partner and I asked a lot from the team at different stages of the selling cycle, and they were consistently responsive and supportive. They also helped us view a number of properties during our onward purchase, which made the experience even smoother.
Towards the latter stages of the sale, they kept us well informed and proactive, which made a real difference.

I used to rent with them and once I left the property they tried to trick me into paying the full cleaning bill for my room+ ensuite(£108 and I had cleaned the whole property before leaving) and once I questioned it they admitted that it was not something I should be fully paying for, but that didn't seem to stop them from trying to trick me anyways, thankfully I pointed this out and I ended up paying for part of it as I had left a bit of limescale on one of the shower doors, they charged me £70 and I accepted although I did not leave the property in a worse condition than how they had given it to me and consider £70 for a spot of limescale to be slightly much, however as it often goes with landlords and agencies they will eventually have the last word as they treat tenants like they have no voice in these matters, I also spoke with some old tenants from the same property and the same trick was used with them, as a tenant I do not recommend this agency because they will try scam you and take more of your deposit than they should.

In an era where people can have mixed experiences with estate agents, it was for me truly refreshing to find Gray and Toynbee. From the initial consultation with Alex to the management of the sale by the extremely capable Beth, I was in no doubt that my house sale was being managed by a highly professional and expert team. Alex provided me with invaluable advice on the house sale that I had not been given by other estate agents. I particularly appreciated too that the team always understood that I was the client, and that they offered advice when I asked for it, without pressuring me into decisions. The process from start to finish was transparent and smooth, and communications were excellent. I really can’t fault them. If you are considering selling your house, I think you’d struggle to find a better estate agency than Gray and Toynbee.

Alex has a very pleasant demeanour and extensive knowledge which enabled him to sell my house within 10 days and achieve 31% over the asking price. We employed Alex Gray from Gray & Toynbee as our estate agent to sell our Cambridge City property: I cannot recommend him high enough!
I interviewed six different possible estate agents, with a range of qualifications, impressions and estimated initial sale prices. Alex's estimated sale price was middle-of-the-range, but he specifically said the right things that convinced me that he would be an excellent representative for us.
We chose a smaller company to represent us, as we did not like mass-production of house sales that some competitors do. We dealt with Alex directly throughout the entire process: he was professional, knowledgeable and on top of every step of the sale process.
During the (nerve-wracking) actual process of viewings and bidding, Alex communicated with us during every step, keeping us informed of every new development. In the end, he was able to secure a sale price of 20% above our asking price. Given that our initial asking price was already sharp, this is testament to his craft and skill.
As we were abroad at various times of the later stages of the process, he really acted as an advocate on our behalf, trouble-shooting and finding practical solutions whenever something unexpected came up. We felt we were in safe hands.

I cannot recommend Gray & Toynbee Ltd enough.
Just for background info, I am a late entry mature student doing a medical degree, for my first year at university I rented uni halls and had the worst possible experience so I decided for the reminder of my time at uni I would try and acquire a student house that I would rent with two of my best friends.
I have been unbelievably lucky to have rented through such a reputable, attentive and efficient company that I hold in such high regard. We do all our communicating with regards to the property though Anna one of the lettings directors. Anna has been nothing short of a godsend. From the communication before letting to every day issues, everything we have experienced with regards to the property has been dealt with through Anna and I couldn’t have asked for a more attentive, professional and friendly agent to bridge the gap between us tenants and the landlord.
Gray & Toynbee Ltd in my opinion are one of the best companies to let through on the market. You can be assured you will receive professionalism, attentiveness and fast acting outcomes to any problems you may face no matter how small. My commendations to Anna for representing Gray & Toynbee Ltd at such a high standard.
