From our introduction to Heywoods through Maria Preston, Maria is very sympathetic in managing the front end of the process in her role in realistically valuing our property and setting up all the marketing needs very professionally and in a timely manor.
Once our properties went live is at that time we were introduce to Sara Leach, Senior Negotiator, who has so far exceeded our expectations in the management of the sale process. Having never sold and bought a property at the same time, Morgan and the team at Heywoods have made the process as smooth as possible. Morgan especially has gone out of her way to achieve the purchase of the house we wanted. We are still in process and I can honestly be confident in recommending her and the team to go above and beyond and making the process so smooth.

Jade at Heywoods has been brilliant in marketing our house for sale. It went onto the open market within a few days of the photographs and video tour being done and our house was sold subject to contract quickly after a number of organised viewings.

We have recently had our roof cleaned to remove the moss and chimney pointed where required by Phil and Mike of Heywoods. Phil originally came to view the work required and advised a quote would be sent by Friday of the same week. This was sent by Hannah who was very prompt and efficient with her emails advising of their process and providing invoices for paymeny. We accepted the quote and a convenient date was arranged. Phil and Mike arrived promptly at 9am on the agreed date. They covered the drive to keep it clean. They also went to our neighbours on each side to inform them that some of the moss and dirt from the roof may go onto their property but they would clean it up. They did an excellent job and left everywhere clean and tidy including our neighbours properties. It was nice to deal with a company that do what they say they are going to and do it when they say they are going to do it. An excellent service. Thanks Phil, Mike and Hannah.

I would just like to take a moment to mention my experience of the maintenance side that Heywoods Estate Agents offer: Hannah, well…. What can I say?!…. The lovely Hanaah is exactly that…. Just lovely, highly efficient, knows exactly what she is doing and her organising is spot on! This lady I just cannot fault in anyway shape or form and I will always have time for her. Then…… Phil the maintenance man is not only a legend but is a man of standards and high expectations! He will not settle for completing a job to anything other than exceptional & to a standard he would expect himself. I have found Phil very professional, highly knowledgeable but also approachable, along with being down to earth, easy to approach & talk to and of the friendliest nature. This guy is the guy you want for any maintenance or construction tasks! I have found him trustworthy enough & I have felt comfortable enough to leave Phil to his own devices and leave him to go in and around my homes as he needs & I don’t do that so credit where it’s due, I genuinely feel that you cannot go wrong with this gentleman and his company! Give him a try, you won’t be disappointed! I’ve been searching for a rental property as I plan to relocate from Peterborough to Stoke-on-Trent. I came across two listings through Heywoods 1881. One was already taken by the time I called—fair enough. But the handling of the second property (14A Bridge Court) was extremely disappointing.
My main point of contact was Louis Hiney, who was unresponsive throughout the process. I had to chase for every single update—via email and calls—just to get basic information like the viewing date and confirmation. After finally viewing the property, I promptly submitted my offer application. However, I received no communication on the outcome and had to call them myself, only to be told the property had already been taken. Oddly, the listing remained active on their website, giving the false impression that it was still available.
After posting above my initial review, Louis did get in touch to say the property was in fact still available and that my application had been forwarded to the landlord. I removed my review in good faith, expecting better follow-up. Unfortunately, I was informed five days later (on 07/07/2025) that the landlord had gone with another offer.
This entire experience has been slow, unclear, and unnecessarily stressful. If you’re working with a tight timeline or need a smooth, responsive rental process, I wouldn’t recommend Heywoods 1881. Communication gaps, delays in processing applications, and a lack of transparency made this a frustrating and time-wasting ordeal.

Very disappointed with the service and attitude of Heywoods. I had a property for sale with them and a viewing was arranged. I’d gone to the property in the morning to open the windows to air the place before the viewing. As I was passing the property at the same time as the viewing in the afternoon I decided to wait for the viewing to finish and close the windows. In short I was there before the viewings and waited well after the viewings would have finished. At no point did anyone enter the property or leave the property whilst I was there. I called Heywoods to enquire how the viewings had gone and I was given a fabricated story about a viewing which very clearly didn’t take place. On challenging the Heywoods representative and advising that I was at the property and no such viewings took place the now very clearly flustered representative got very defensive and intimated that I was lying and if I was outside the property I Surely would of seen the viewing taking place. It was pointless arguing as I know nobody went in or out of my property in the time before or after the viewing had been arranged. Heywoods were dismissed and appropriate action will be taken up with the relevant governing body.

I have to say that my experience with Heywoods has been extremely and consistently positive, with absolutely no exception.
I am having to deal with the complex situation of dealing with two estates, missing documents and managing all this at distance. This has thrown up a series of difficult problems, but in each case Heywoods have stepped forward whenever I have asked and suggested very effective solutions which I have used with satisfaction in every case.
Further, the Sales Manager Chelsey Tuff who I mostly deal with but also all of her colleagues that have helped me, display the happy combination of great professional competence, communication skills together with personal qualities of just being plain nice and approachable.

During my meeting with her at the property she showed that she has considerable knowledge in letting property and provided very useful practical advice. I've dealt with a number of letting agents and the service I received from Lottie has exceeded that from any other agent. Although I've mostly dealt with Lottie, I'd also add that everyone else I've dealt with at Heywoods have been professional and courteous too. I contacted Heywood's last week to request a viewing on a property in Clayton. I also requested a viewing on the adjoining property which is also for sale through them.
I was advised by return email that no further viewings were being booked in due to high interest.
I contacted the sales office again this afternoon for an update on the weekend viewings and to further request if it was possible to now view this property.
I was advised that one viewing was cancelled, one was a no-show, one decided to stay in their current property and that you needed to follow up on the final viewing for feedback. I asked to arrange a viewing and was told no due to the viewings already booked in.
I expressed my disappointment at you turning away potential buyers and actually said from a seller's point of view, I would be annoyed if I was paying for a service which wasn't being fully utilized due to the estate agent deeming a high threshold is 10 viewings.
So basically you are telling me that of the current 10 people booked in to view this property, 20% were no show/cancelled and a further 20% were not interested, the other 6 have yet to view the property.
I am disheartened at your approach to selling properties, especially as you market yourself as a leading local estate agent.
I wouldn't recommend as a buyer, nor would I ever consider using to sell a property.

I am in the process of trying to rent a bungalow via Heywoods. At the moment I am dealing with Becky and Lottie. Now… I’m not the easiest person to deal with as I panic and I’m passionate and I know I can pester to get things done etc but Becky has not being flustered by me at all, she is professional, to the point and will do her hardest to explain everything you need to know in detail so that I fully understand. I am finding Becky a big help in a stressful situation, she is in constant contact with me and doing her hardest to get the process sorted. Like I say, I know some people can find me a bit overpowering but that’s because I care about what I commit to and this has not phased Becky in the slightest. I find Becky is warm and welcoming when I speak to her, her emails are professional and to the point and she’s a big help.
I’d also like to say that Lottie is a star, she is warm, friendly, professional and again isn’t phased by my ten million questions, Lottie hasn’t judged me, she’s made sure I totally understand each stage of the process with ease as I have not had many dealings with estate agents but I have to say the team at Heywoods so far are totally none judgemental and are definetly the most down to earth, friendly and in my words ‘normal’ people who aren’t just after money and then drag their feet and don’t care. This team are humans and it’s clear to see that so far they care.
Also my viewing was done with Anne Marie and I have had many viewings with other agents and believe me when I say this lady is by the best I’ve being shown around properties by, Anne Marie knows her stuff and their is absolutely nothing bad I can say about this lady- again she is human and she cares.
So….. so far, so good and I think we are getting there with me renting the property I have my heart set on! If it doesn’t come off then I would still not be put off in staying with Heywoods Lettings team and I would be more than happy for them to find me somewhere else as like I say I do trust them and I feel safe with them so far.

Disgusting and unprofessional. I’m currently going through a very difficult seperation in which my ex partner decided to sell our family home, in which we have two children living from without a mutual agreement. Alas I’m not on the mortgage but I have a declaration of trust in which I have beneficial rights regarding the house and rights regarding family law act. I rang to clarify a few things with heywoods, they then went on to say they would get someone to ring me back instead within 5 minutes they were on the phone to my ex partner, in which gave him great joy to send me more abusive message informing me on how I’ve made my self look a fool and how Miss Rachel Breeze seemed to think I was stupidly unaware about how the finances are dealt with (which had nothing to do with why I was calling) for some reason she was unable to give me a call back to say this to myself, perhaps she could of understand what direction I was taking, Instead was clearly enjoying a conversation with my ex partner who in which is happy to see his own children homeless, me as a mother who would do anything to prevent this from happening. Hence why I was hoping for some clarification I never got. Heywoods only have on interest which is to be as unprofessional and rude to anyone who’s not lining there pockets.

They never return your deposit, no matter how much good condition you return your property. They will charge you cleaning fees even when you return it in a cleaner condition than when you received before. My advice is to spend your deposit full before signing off from your property.

After a prearranged viewing of a property the agent did not turn up and were not contactable.
An email complaint eventually had someone respond, but with no solution. Upon enquiring about something else there has been no contact from an agent. Buying, or selling I do not recommend.
EDIT. 29.3.22 I gave them another go after searching for a property. I went through an online enquiry form and I never got a reply. I am wondering if they have any interest in selling.

Went for a viewing where a member of Heywoods met us there. She was very uninterested, couldn’t answer any of questions and we ended up walking out. She even said she wanted to go to Morrisons to do her shopping.
Also, called to arrange a viewing of another property first thing Monday morning by Tuesday afternoon still not had a call back or anything.
Waste of time. I now dread it when I see a house that’s under Heywoods ????

Whenever I had queries, or when maintenance issues occurred she has been very helpful and responsive. When Amy was absent, the service wasn't as efficient.

I would be worried if I was the MD or CEO of this business. Zero response to any online enquires via Zoopla & RM. A courtesy email reply would be good but to ignore potential customers completely is the opposite way a business should be run. They are good on the marketing but if the rest of the company doesn't have the same passion then its time to introduce some fresh new staff into the mix. Also, I have two properties to sell which I was going to approach Heywoods about but after the non replies to the many enquires, I have taken my business elsewhere. The potential loss of profits by this attitude is probably a lot of money! #fail

Rang to arrange viewings for 3 separate properties in the last 2 weeks. Two of which apparently sold prior to me ringing. Even after 2 weeks of telling me over the phone it was sold; one of the listings still hasn't been marked Sold STC on Rightmove, Zoopla or even their own website. Waste of time. Clearly just to get their number of properties up so they look like a popular estate agent.
The one viewing I did manage to get, I was greeted by somebody unable to answer a single question I had because they 'weren't from the office'. Made no attempt to find the answers to my questions by contacting somebody who was from the office. They had the key - that's it.
Definitely would not sell using this estate agent and the house would have to be pretty amazing for me to want to deal with them when buying.

Highly recommend the team at heywoods. Charlotte visited us quickly upon request to value the property and I found her knowledge fantastic and she gave me confidence that we would have a great relationship throughout the sales process. I also met with other local agents and online agents but felt very at ease with heywoods process. Also like that it’s no fee to after the sale and no long term contract in case we hadn’t been happy.
On agreeing to put it on the marketing wonderful pictures were taken and the board was up as soon as we gave the go ahead.
Within hours we had lots of interest and Rachel and Chelsea were fantastic at at keeping us up to date. We were very lucky to have lots of interest in the property and offers and as it was the first time we have put a house on the market the guidance of Chelsea and Rachel on how to proceed was much welcomed.

Moved in to a property and had nothing from them since moved in no contact no inspection left me and my partner and 7year old and new born with no hot water and heating for 3days left us on pilot light on boiler for 5 months just had some one come for electric test and the walk out not even half way through.
I have now moved out of there property and after we looked after the property cleaned sorted the garden out jet washed reported problems that was for the landlord benefit as it there property and there investment for them. To say (were waiting on landlord) like they say every time you call them o and that's if they answer the phone they also trying to claim on my deposit now

Made an appointment for a viewing and requested paper version of the property, viewing for my mum who doesn't have a computer to look online, never received, asked for one at the viewing, not got a copy on the day. Requested again from the viewing, never received or a follow up call.
I would not use Heywood's when selling, if they can't follow up on viewers or send out/give out details when requested, simple actions I would have thought.

This company have no respect for their clients, they never phone you, you can not get in youch with them. I have been asking them to ring me instead of doing everything by email. Don't give them a deposit, and do not let them have your Bank statements as they appear to have lost mine and they are not bothered and are in no rush to try and find them to give them back to me. If you are a potential landlord with a property to rent out, I would recommend that you do not use Haywood’s!! Had nothing but problem from the start. If you need to rely on them to pay the rent into your account, you will be disappointed!
Charging high prices for small maintenance jobs
Not asking permission before getting jobs done
Not paying rent.
I have been given 3 different payment dates for rental income to be paid, yet have not received anything?
Staff giving you misleading and incorrect information.
No one takes ownership of any issue you have.
4 times I called and promised a call back, only got a call when I went online.
If you going to rely on the rental income to pay the mortgage or bills, don’t choose Haywood’s.
We have only been using them for 2 months and we are already leaving them.

my encounter with Haywoods was disappointing and unprofessional. i came in to the shop a few weeks ago it was an extremely uninviting atmosphere as it seemed everyone was interested in having a chat instead of approaching myself (there is a huge wall between staff and customers) i spoke with a lady called Nicky in regards to a property i am potentially interested in. it seemed that she didn’t know much information about the property and all in all was quite rude and abrupt with me. if I was an owner looking to sell i would proceed with caution. wouldn’t trust to buy or sell with them.

From the moment we requested to view a house and deciding to make an offer right up until the final minutes of us collecting our keys; the staff at Heywoods N-U-L have been faultless. We used their Mortgage adviser Martin who did everything he could in finding us the right deal and beating most high street prices & Rachel (our estate agent) was brilliant, what ever we asked of her it.was never too much trouble. Rachel was very polite and professional which made corresponding with her seamless, whether it be via email or phone call - as soon as there was something that needed to be done or updated she was on the case immediately. We are renting out 2 properties through the Heywoods Lettings department. One in Newcastle-under-Lyme and the other in Stoke-on-Trent. First and foremost, they have managed to find tenants for our houses relatively quickly. The team do pretty much everything for us as we are newcomers to the property business. From screening potential tenants to making sure rent is paid on time, so far so very good, and we get monthly detailed statemens of account by email. Amy, Alivia, and Jayne are all a pleasure to deal with for their efficiency and omnipresent friendliness. We are therefore highly recommending them.

I purchased my property from Heywood's in July last year. Chelsey at the office carried out both viewings that we had of the house, and she was very friendly and happy to answer any of our questions. On our second viewing, we wanted to measure up for furniture, and Chelsey was very patient whilst we carried this out. She was always available to speak to with regards to an update on how our sale was progressing, and if she was not available she always returned our calls. Our sale went through quickly, and we completed on our purchase around 8 weeks after our offer was accepted.

I've used Heywoods to let my property for the last 10 years and I can honestly say that the service has been excellent. I live a couple of hours drive away and they've taken the hassle out of managing my property for me. Over the years there have been many occasions where they've organised maintenance work both large and small for me and have always managed to quickly find tenants - typically within a 2-3 weeks.
More recently I've been dealing with them (and other agents in the area)trying to find investment property and the staff have always been professional, courteous and communicated well with me.
All in all I've dealt with them both on the rental and purchase side of things and am very happy with the service.

Paul & Sam from the newcastle Branch absolutely went the extra mile and more,if it wasn’t for there hard work and knowledge and team work together and also with my buyers and myself this house wouldn’t of sold...they told me honestly what I had to do to make the house saleable and they were spot on....this is the second house they have sold for me ...i about to meet Paul to arrange to sell mr third house through them...I live in cornwall and my property’s are in Stoke on trent...they deal with everything for me and keep me posted and everything immediately...my first two houses sold within 4 weeks .....I would absolutely recommend them above anyone else ....perfection from start to finish...
I also bought Two of the houses from Haywoods many years ago and the buying process is also Gold card....I would never use any other agents except Heywoods...

I never usually leave reviews but heywoods have really let us down on a few ocassions. Putting propertys on zoopla without even having access to the property or good communication with the current tenants. Also said they would call us back around 8 times now and still never received a phone call. 4 propertys 4 waste of time. Quite disappointing guys.

Recently asked about a maintainence work, and the agent did not help me. She said, the owner cannot be contactable. Upon asking the owner, he says, he was never away, and haywood never relied the message to him. Bad communication. Heywood does not work for the good of others, in my experience.

Extremely poor customer service.
Unnecessary delays in repairs like they no longer care after signing the agreement!
Rented a property at Victoria Street, ST5.
I have been sending mails ever since I moved into the property but most of the issues are still not resolved.
0. Property was in complete mess. Blocked radiators, clutters :(
1. They gave us unsigned copy of agreement which had error in salutation.
2. Inventory report from their side was lacking the main issues. I had to make the whole report by myself and sent it to them. Even after 5 months, most of the issues are present.
3. I reported mainly for heating system, which is still not working as its timer doesn't function properly. Furthermore, its overflow pipe used to waste 30 to 40l (approx.) water daily. I requested them many time, sent the pictures, but they delayed the reply and came up with on very uncertain response mentioning that the landlord has no budget to fix it!
I had to fix and guide the water through hose!
Horrible!
4. Some windows are not lockable. Reported, no action was taken!
5. Some of the corners of front facing wall are prone to mold and damp. I treat one such corner bi-monthly where a gas meter is located .
6. I had conversation through email with Declan, Emmy and Laura. And had a verbal conversation with Emily,which turned quite insensible.
I tried to draw attention to new team by sending a letter and got no proper reply. Even we sent emails to Jayne, and situation remained the same.
and the list goes on.....
Speaking of new team, we sent a few emails and a mail containing the two letters, one to serve the notice to end the tenancy, and another to draw their attention to reply us to the email that I sent them months ago reporting the issues. Got no reply for second letter so far! Only got a reply to first letter by Amy Tatler.
They kind of ignored the second letter!
How insensible!
During our stay, these whole scenario somehow affected peace of our mind. We wanted to move out early, but our contract has no breakage clause! :(
Have a look at pictures. We never felt home at this place. :( I'm glad that we tried to solved as much as we could.
If you are thinking of renting a property, please read this.
1. Read your agreement carefully. The agreement is the two way street, you can refuse if you don't like some conditions and can discuss about them.
2. On viewing, make sure you observe every corner of the property, and if possible, try to bring the inventory report with you so that you can go through each of the highlighted observations. If you find anything wrong, make sure you write it down on paper and get it signed by them to bind them legally like they do!
3. Make sure your deposit is protected in a Deposit Protection Scheme. (Generally speaking)
4. Try to communicate through emails or letters to have the proof of communication handy.
5. If anything goes wrong, first, communicate the issue with them properly. Then you can raise it further to your nearest citizen advice center and even more further to Shelter.
6. Check if the property has functioning smoke alarms!
7. Discuss over breakage clause. If possible get it on your agreement.
The purpose of writing this much is to save the tenants from traps and cold behaviours from letting agency that put us down most of the time.
We felt so cheated being in the property and we had no way out as there was no breakage clause! Thankful to the cycle of time, we have served the notice as our fix tern tenancy is about to end!

Well im so disappointed with this company,it seems there's either a break down in communication or they just cant be bothered,i put an offer in on a property a week ago and was told they would get back to me,waited 2 days called to see what the situation was think i spoke to the Manager Trish?explained the situation and was told Sam was dealing with it and i would get a call the following day still not heard anything just rude and in efficient very unprofessional,would not put my house up for sale with them! still it did me a favour as i have had offer accepted on another property i like more!!!!!!!

Don't bother trying to let through these guys, you'll want to view a property and despite multiple calls, you'll be lucky to even be told when someone else has applied. Poor service and staff don't seem to have a clue what's going on.

Should have known from the start it would have been an issue as the tenancy start date was wrong, meaning I had to extend my current property.
Poor response to emails during tenancy regarding faulty fridge but the real interesting things happened at the end of my tenancy.
The landlord was kind enough to let me out one month early, but heywoods thought this meant they could come to the property with just 4 hours’ notice and do a viewing. And then be annoyed with me that the house was a little untidy.
To then take this a step further they then decided they would give me zero notice and knocked on my door at 15:15 on a Saturday afternoon with a potential tenant coming at 15:30, Emily couldn’t understand why I was frustrated and declined, and in the middle of the street decided to shout abuse to me from her car, spouting terms and conditions, none of which I had been in breach of.
In summary, terrible service, abusive, rude and completely unprofessional

We are very pleased with the help and service we have received from Heywoods .Trust me there is no one to touch them.
The market is particularly tricky in this area and we were given sound and advice and help from them all the way through.
Kelly in sales worked very hard and we got viewings every week .She constantly kept me up to date with negotiations and feedback from prospective customers. She was a pleasure to deal with. I felt we were on the same wavelength and I can honestly say that if I were to start another business I would want her to be my right hand woman.
Heywoods also negotiated and got me the property I wanted. Both my husband and I feel that without them we would not have been able to make the move. It was money well spent. A big thank you!

Before you put your property onto rent with Heywoods, be aware that as a landlord your costs will be 10% per month of the rent, a letting fee of £295, £75 for an inventory, £15 to register the deposit (£30 if managed by yourself), £30 to serve a notice, £50 for a tenancy agreement if managed by yourself, £50 for a tenancy renewal, £120 to deal with a deposit dispute plus costs, £225 for a new tenant (which you will pay every 6 months as they only write 6 monthly agreements or £50 to renew the tenancy agreement if the tenant is willing to stay, who by the way is also charged £60 for the same agreement, all these amounts are excluding VAT If you still decide to let your property with them and wonder why it has not let, the tenant fees are, £210.00 for administration, £90 to move in quickly, £60 to renew the tenancy, £60 to be checked out, £60 for Heywoods to check the checkout, £36 for a reference, etc. On the plus side, their shop has had a changing room’s makeover!!!
