DO NOT USE THIS ESTATE AGENT!
We rented a property with Homes and Steeple. I would not recommend them to anybody I know.
To agree a tenancy they will make false promises in order to get you to sign with them. After you have signed, they will not sort out issues you have with the property including those that could be harmful to your health. Furthermore, every time we had a property inspection they would either leave lights and electrical appliances on throughout the property while we were at work or they would leave the front door unlocked and wide open. On top of all of this, they did not give notice of when they were doing viewings of the property in order to rent out the property again.
To add insult to injury they made a £400 deduction from our deposit even though the property was left in a better condition than when we moved in. DO NOT USE THIS ESTATE AGENT!

Staff and how they treat their tenants is outrages. I have rented a room with them for a year, was never late with refund or caused any issues. Got covid in the middle of my moving out so could not finish it until self-isolation period stopped. No one else was waiting for the room at the time, no viewing etc. They decided to charge me extra and not give a full deposit back due to me having coronavirus.
Also Simon from Bournemouth decided to come into the property without letting anyone know and through away half of the kitchen supplies that was paid and owned by the other tenants. Claiming it is against the rules of shared house accommodation. Tenants have only one small cupboard each for seasoning and there was simply no space the keep the appliances it because they have not provided extra furniture requested multiple times during my stay there.
IT IS A JOKE NOT AN AGENCY, PLEASE DO NOT EVER USE THEM FOR YOUR SAKE.

Me and my partner had a flat booking for 13:15 so we got in the area half an hour early, found the property and then waited at the property from 13.10.
That, Homes and Steeple, is TEN MINUTES EARLY.
We waited until 13:25 and Simon, who I had a confirmed text from, was still nowhere to be seen. Feeling awkward loitering around where other people are also living, we ring them.
Firstly, I'd like to say that the receptionist really did try... to make mugs out of the pair of us.
She firstly, quite flustered, talks to a colleague who has apparently just walked in.
She then asks if we even got there on time. I told her twice that we were here from 10 past.
(Next side note, we quite literally checked FIVE times that we were not at the wrong address. We were at the correct address).
She then confers some more with this colleague and then tells me
"See, the thing is we have shown this flat to couples before and they usually refuse,
Simon said he couldn't see you waiting outside the property. He can get there, but it will take him 20 minutes to get to you if that's ok?"
Now three things here:
1. We were already aware of the flat usually being declined by couples, so we told them that this is not a problem for us. What I didn't tell them is that we have lived in one room for 4 years now so space is really not an issue. Either way, we agreed when booking that we are ok with this.
2. The building of the flat that we were viewing was slim, our flat viewing on the bottom floor. We were in FULL VIEW had this Simon actually been here, perhaps already inside the flat? We were stood outside the whole time, again in full view.
3. We phoned at 13:25. This is just 10 minutes past our booked time. Why is he 20 minutes away? Unless he never turned up at all.
The worst, most careless attitude I have ever witnessed in any job that I've seen.
As I said on the phone, you ASSUMED we'd say no, without knowing our situation (pretty desperate to move) and didn't even have the audacity to show up at an agreed booking time. That's un-f****ng-real!
We had another flat viewing later that day with Christopher Shaw. We met a lovely, attentive woman named Lauren. She was there 15 minutes early just like we were. And we said yes to her property.

You admit you left the property at 13:10 which is already an admittance that you failed us as customers as our booking was indeed at 13:15, a whole five minutes after you left. please see freshly uploaded screenshot of evidence for this.
it is also of note that we where outside the property at 13:10. in fact, i do believe it was 13:09 if we are to be technical about this. As you may have guessed this is indeed five minutes EARLY. had you have left at this time you would indeed have seen us.
you say you got to your office at 13:25. correct me if I'm wrong but this is indeed a 15 minute journey according to you, not a 20 minutes journey.
you claim I said "Don't f***ing bother"
what I actually said was "that is un-f***ing-believiable "
after I had realised that you had indeed stood us up.
we have also already stated that we were aware its considered too small but agreed to give us a booking because we told you space is not important to us. (we have lived in one room for 4 years) and your colleague did not apologise for you, in fact, made no apologies other than asking us accusively if we arrived in time and that you could be back up in 20 minutes if this was ok. (it wasnt)
Let us also take evidence from numbers, and take note how many times you, Simon, have been name dropped repeatedly for being awful

Avoid at all costs. We had a flat viewing yesterday at 1:15pm. We arrived in the area half an hour early, wondered around to check out the nearby shops & then we stood outside the property 10 minutes early. We had full view of the flat for about 20 minutes of this.
It gets to 1:25pm and Simon still hasn't shown up, so we ring the agency to see what's going on.
A snooty woman answers and seems to take ages to find our booking on the system after asking a load of questions. She then proceeds to ask US whether WE were there on time. That's already fricking rich considering Simon was nowhere to be seen. We tell her that we got there early, but THEN she states that Simon got there, didn't see anyone waiting outside, so left, but he could get there in 20 minutes if we were still interested. Hmm, why would it take Simon 20 minutes to get there if he was supposedly at/near the flat at the same time as us?! Then the woman back tracks and tells us that all the couples who have viewed the flat have said it's too small, assuming we'd also turn it down...even though they were happy to book us for a viewing the previous day over the phone!
We were left shocked, angry and insulted that they even asked us whether we were there on time given that Simon clearly didn't bother to show up at all, and that they had the audacity to try and pull the wool over our eyes on the phone by saying he did turn up but we weren't there even though we were stood outside having got there EARLY!
Please avoid this agency as they were unprofessional and out of order from the beginning.
The agency are clearly responsive in their comments to reviews, but this clearly isn't the first time this has happened, with Simon as well, so they can defend themselves and get passive aggressive with me as much as they want.
Later that day, we actually accepted an offer for another studio flat that's typically not let to couples due to it usually being too small.
Two fingers up to you!

Lol, it makes no sense for you to supposedly leave the flat at 1:10pm when you should have known that you had another viewing at 1:15pm - we received a text confirmation of this. Also, why offer us a viewing in the first place if the landlord apparently wanted a single tenant? Your response contradicts itself so much and makes you look awful as a company. Your incompetence is no skin off our nose.

Rude. Passive aggressive. I feel lucky to have not gone any further with taking the flat. Every 1 star review I could relate to, and that's after one viewing and a few phone calls. Heard that he has paid people for 5 star reviews? Not surprised. I think you can see how badly they talk to tenants in the responses to online reviews...

Don't use this service ever, I beg you. The representatives are so rude and they have horrible custoner service, they put you up in horrible housing and are uppity when you complain, acting like they're doing you a favour. They don't take calls or respond to emails on time. Save your time and money, use someone else.

My experience I had with home&steeples was very good. They are helpful, friendly, patient, understanding your needs and professional work & manner.
George was negotiator within home&steeples who helped me look at property which I found on rightmove, we needed to move quite quick due to unforseen circumstances and he was understanding and helpful booking a viewing. Myself and mum met with George to view property and we took it and all the paperwork and internet applications and payments were very easy and didn't take long to proceed with George on inventory and property was ours.
Thanks to Home&Steeples including George myself and mum would of been on the streets for the unseeable future but found and live in a place now that's convenient, cosy, safe, warm and hope to stay long as possible as me and mum have made a forever home as very happy.
Before Christmas we had a visit with the landlady-Charlotte and her partner they are the most friendly, helpful, easy to talk to and professional. They checked on us to see if we were settled in our new home and helped us with things that need to be sorted out. We were very grateful that she gave us a welcoming card and gift.
I recommend this establishment and their services as they helped us (me and mum) really well so they would help you find a place that suits you aswell :)

I've read mixed reviews on here, but the one that stood out the most is regarding a tenant having no hot water for 9 months !! So far I have been without hot water for 2 months and despite numerous emails being sent to homes and steeple this hasn't even been acknowledged...... so no chance of anyone coming to look at the boiler!! I've also had other issues which took a while for someone to even come and look at and still
They haven't been fixed?! It seems there in no rush to fix or look at things that are Broken but happy to just sit back and take your money! I will try again to see if someone can look at my boiler , but if nothing is done soon I'll be taking legal advice! Wouldn't recommend them as an agent!

Rented through Homes & Steeple for 2½ years. The staff were all friendly and my landlord was great, so things got fixed when needed. It seemed too many people were involved in managing the let, as things slipped, e.g. the rental agreement renewal (so just went on a monthly rolling) and repayment of deposit (had to contact them but then it was returned immediately). Overall a good experience, would rent through them again and would recommend them to others.

Homes and Steeple is the worst agency I have encountered in 22 years of private renting.
If you believe that in exchange for rent a property should be maintained then DO NOT RENT from Homes and Steeple or Paul Blake. You will get a lot of excuses, be threatened with call out charges and be accused of criminal activities but nothing in your property will be fixed.
It will be interesting to see how many "new" and "positive" reviews appear after this review.

As new tenants we were informed the property would be 'refreshed' for us moving in; walls remained patchy and grubby the duration of the tenancy.
The grill & top oven of our cooker had been broken for 2 years prior to us moving in (repairman recognised property on arrival, showed email received two years ago stating same problem) refusal to fix the problem as it would have involved removing two floor tiles in front of the appliance.
Water flow was non-existent apart from cold water tap in the kitchen; this meant the bath was for display, and the sinks in both the bathroom and kitchen needed to be filled via a freshly boiled kettle. When issue was raised nothing was done, because of the expected cost.
Poor ventilation in the bathroom (no windows, no extractor fan) lead to an unhealthy build up of black mould on the ceiling; issue raised several times but unwilling to deal with it. (This was apparently our fault, as tenants)

To say that is terrible is a compliment. .. it is awful! !!! Simon is like a snail because before you give the deposit is friendly and polite, after that is arrogant and very sarcastic. We stayed the first 5 days in February with the radiator broken. Any problems in the flat we had, we needed to resolve by ourself: buying the equipment which was not functioning and replacing (because there was no one available to do that).when we moved in to the flat the place was still incomplete (shower box broken, fridge broken, no curtains on the windows, lights in the kitchen not functioning and no heating) and we agreed to move in with the promise from the agency that all the problem was sorted out in the next couple of days. After 1 week I started to complain that they didn't send no one and Richard called "miserable" for that.we stayed over 1 month with all those problems. when we asked simon for help we received a sarcastic response saying that he has no time because he has a wife, 3kids, a dog,2 business and a DEMANDING RUSSIAN MISTRESS.
I leave it for you to decide how professional this agency is and if it is worth to trust them.

Very disappointed with the service. Staff are working extremely unprofessionally. As soon as you pay the deposit, you and your problems with the property are being ignored. Instead of being helpful they leave the problems for you to sort out. The responses are rude and very amature. Would not recommend to anyone as this experience caused a lot of stress to me and to my partner.

They ripped me off with 30 pounds for nothing. I viewed a property and I was told which items would remain in the house. The next day, at 9, I transferred the money, but then I was emailed with a different list of items that would remain in the house. I asked for a refund, but then they just took 30 pounds off my money although there was even no contract between us!!! They first told me it was the transaction money, but later in the office they told me it was the money they took for their agent's time! Liar liar!
