The worst estate agent I’ve ever come across. We arranged a viewing and it was cancelled twice, and that too an hour before. Marley was rude and unapologetic. I would think twice before selling or buying from this agent!

Unfortunately we had a dreadful experience letting from London Move.
From the very beginning of our tenancy to the day our deposit was (eventually) returned, we encountered issue after to issue.
The worst issue we had in the flat was when a waste pipe burst under one of the bedrooms floorboards, flooding the room with sewage water. We reported this straight away, and it took 3 weeks for the issue to be even acknowledged, let alone sorted out.
In this time the flood got worse and worse, contaminating personal belongings and making the room completely uninhabitable. I was sofa-surfing for over 2 months whilst I awaited the issue to be rectified. We had to get the local environmental health involved to be finally listened to by London Move. They did not care that we were living in a BIOHAZARD.
After 3 months, new carpets were finally put down by contractors who were careless in our space, and broke multiple vases and plant pots.
Alongside all of this, we had mould growing all over the flat, that London Move could not care less about. Every email we sent was ignored.
I know that the housing market is difficult right now, and that most London residents will take what they can get (like we did) but PLEASE try and avoid these people at all costs.
As 4 working professionals paying WAY above market price, we were spoken to like absolute dirt throughout our entire tenancy.
There is so much more that I could say but I will let my flatmates share their experiences too.
Shame on you London Move for making our year a living hell.

I had been renting a 1BR flat fully managed by London Move near Hackney Central from 2022 to 2024. Fatih and Abdul were very responsive and respectful in their communications, following proper process when an issue arose. They also had been very reasonable with the rental contract renewal and the check in/out processes. I've since moved to my first home but the last couple years as a renter had been as hassle-free as it could be thanks to the professional management by London Move. Found a property managed by London Move on Rightmove on a Wednesday. I was able to view it the next day, Thursday, and wanted to move in right away. By the following Wednesday, I was already moving in.
Marley was able to guide me through the entire process with the documents etc., and ensured that I could follow my timeline by being quick to act once I quickly processed my requirements. About two weeks in, so far, and response rate has been good as well. Easy to contact and responsive. Would recommend.

We rented a flat managed by London Move for 2 years. They were very responsive to our emails and particularly helpful at the start and end of lease. In particular, Fatih was a really good communicator and went above and beyond to assist us several times.
At times there were some slow responses to small repairs we requested, but I believe this may have been delays from the landlord rather than the agent. Even so, they would always keep us up to date on the progress of these requests.

The agency is the worst I've ever encountered. They offer no meaningful help when problems arise.
Our flat was flooded. It took the agency nearly three weeks just to acknowledge the problem, let alone carry out needed repairs. London Move only bothered to visit the flat three weeks after the incident. They failed to provide a dehumidifier, exposing us to serious health risks.
Even when we stressed that our health was at stake and the situation was urgent, they dragged their feet. We were left to deal with humidity and mold for approximately 10 weeks.
If you value your well-being, avoid this agency at all costs. They care only about your rent money.
EDIT:
The comment below is filled with half-truths and outright lies. While the work is eventually complete, it took nearly three months. Would you tolerate a broken bathroom and mold for that long?
Additionally, the building management company was appalled by London Move's poor execution and communication.
For example, building management fixed the leaking pipe back in December, yet London Move was so incompetent they didn't even inform us.
It took London Move (which is the landlord on the contract) approx. ten weeks to fix the shower. When I raised this issue for the nth time, they tried to claim that repainting was essential to fixing the shower. Such nonsense defies common sense.
About living in the property:
We've repeatedly raised issues with London Move. They either ignore our emails entirely or respond after weeks of delay (e-mail from Wed, 16 Aug 2023, 13:59 was completely ignored). It's untrue that the cooperation has been going well.
About One-star review:
It's absolutely justified. This business operates with shocking unprofessionalism and unethical practices. Beware!
On my last call, their agent constantly interrupted and gaslighted me, claiming my complaints and demandings were unjustified (check out other negative reviews – this is their standard tactic).
We are currently escalating this case and taking further steps to seek justice.
EDIT 2:
Moreover, their actions reveal either shocking incompetence or outright dishonesty (and I'm not sure which is worse). After complaining about the delayed repairs and their appalling lack of response, they began threatening us (with cc'ing their solicitor) over allegedly unpaid rent. This caused us immense distress, as no one wants the threat of eviction or losing their deposit hanging over their heads.
When we provided proof that the rent had been paid days ago, they miraculously "found" it. This is an absolute shambles, and demonstrates complete disregard for their clients.

I rented through this agency many years ago and had a bad experience - on the day we moved in the “professionally cleaned” flat was full of mouse droppings and had a broken boiler, which took weeks to fix. I counted myself lucky that the landlord decided to switch agents a year into the tenancy and used to curse this agency every time I found myself in Highbury Corner.
After moving out of the flat last year, I went about trying to get the deposit back and discovered it had been removed from the TDS without my knowledge a month after I moved in. Ah, typical London Move, I thought, and readied myself for a fight. But when I emailed the company, I got a reply…huh, this isn’t like the London Move I know…then another mail saying that they were looking into the issue…huh…not like the London Move of old…and a couple of weeks later, the deposit landed in my account. I contacted the agency to thank them for their efforts and express my surprise about the response and they said there had been a change of ownership!!!

I highly recommend the London Move agency as they are very good at following all the rules and practices for renting a house to you. Not having a guarantor I had to pay a few months' rent in advance and I must say that they were very precise in sending me all the receipts in this regard, all the information regarding numbers to call, emergencies and info on the contract. I have to say that I give it 5 stars because I believe that you can blindly trust this agency and above all the people who work there, Fatih and Marley, they are and have always been available for any problem.

Speaking to tenants in a respectful manner is part and parcel of the job of a property manager, which unfortunately London Move is incapable of doing. We were dealing with the owner of the business to start with, the flat/house we were in didnt meet building regulations and he was very uncooperative about fixing it. He also became quite aggressive when we politely challenged him on the issues at hand. We also know for a fact that he didnt put some of our requests to the landlord. very disappointing, im guessing the reason was so he can do better out of it commercially.

I’ve been really impressed with the whole London-Move team. They are friendly and efficient and have helped me to let out my flat in a very stress free way. There has only been a few days between tenants which has been amazing and they have been great at keeping me informed along the way. My tenants have been happy with them as well. Fatih (Lettings Associate) has been incredible with the lettings process from start to finish. He was very professional and understood our requirements. We rented a flat from London Move for 2 years near de Beauvoir Square. The day we moved in London Move failed to communicate that the painters were not finished with their work. When we arrived with our movers, we had to wait 2-3 hours until they were finished. Further more the place was dirty and hadn’t been professionally cleaned as we had been told. The person they had sent to do the inventory report was as surprised as we were and said this jeopardised the whole inventory process. He kindly gave us tips on how to manage the situation to make sure it was a fair process, but was careful in what he included in the report to satisfy his employer (which goes to show this system is biased and unfair). We documented everything with photographs, videos and sent emails to London Move immediately about the condition of the flat which ultimately saved us when we went to claim back our deposit.
Overall London Move were quick to respond to maintenance issues. Unfortunately our flat had a very old boiler which had issues every 2-3 months. We suspect the landlady was strongly resistant to installing a new one. When the boiler finally broke down we were left two weeks without hot water or heating in the middle of lockdown and winter. Dace helped us negotiate with our landlady temporary accommodation and kept us constantly informed of progress. For this we were grateful.
However, when it was time to check out, disappointingly London Move insisted we pay £280 for professional cleaning when our contract only required us to return the flat in the same clean state it was handed to us. Given the original state of the flat when we moved in we went above and beyond by arranging our regular cleaner to clean the flat. In addition, the landlady / London Move made multiple unsubstantiated claims in deductions worth about £800 which we disputed (we did agree to some). London Move did not act impartially and fought on the side of the landlady which we felt was highly unprofessional. Unable to come to an agreement, we lodged a report with TDS who agreed with us and even returned much more of our deposit than we had expected to receive.
My tips for future tenants - make sure you take many photos and do a thorough review of the inventory report making sure it is accurate. Record and email to London Move any inaccuracies and attached additional photos. Make sure all repair issues are clearly written to London Move as and when they happen. Read the Tenancy Agreement and know both your’s and the landlord’s obligations. These were things we did, which although caused a lot of work and stress, ultimately made sure we received our fair share of the deposit back.

Unfortunately we had a pretty awful experience with London Move - and in particular with our Property Manager, Dace. This was also shared by our neighbours upstairs whose property was owned by the same landlord and managed by London Move.
I don't know how much of it was to do with the fact that the landlord is clearly unwilling to pay for any upkeep and makes it difficult for London Move to take action, but at the end of the day, a property agent is there to protect the tenants and manage the property and should therefore force the landlord to comply (or refuse to work with them).
Where to start... there were issues when we moved into the flat which we had to chase continuously (finally going in in person) to get them to fix. We then had a mouse infestation in the ceiling for 6 months (half of our tenancy) which we had to chase and chase to get properly treated. Finally we ended up getting the council involved who served them with notice and then they agreed to do the necessary repair work to stop the mice coming in.
We also had to chase multiple times and finally ask to get in touch with the landlord directly to get our deposit back as they just didn't say anything for weeks after we'd moved out. We understand that our neighbours are now also having the same issue so anyone that has trouble with this from London Move, just make sure you follow the guidance on Shelter's website who offer a lot of advice.
The main issue for us is that nearly every communication we had from Dace and London Move was incredibly rude and unhelpful. We were two professional women living in the flat and were both very tidy and maintained the flat very well. It's a shame that this was not reciprocated. As customer service roles, I recommend London Move give proper training to your staff as if I communicated with clients in the way that we were communicated with, I would most certainly not have a job anymore.
We have kept all the email trails and receipts from our time there in case London Move want to deny this, as they tried to do to the council. Ultimately we would not recommend that you go with London Move. From our understanding of the neighbour that lives in the building and has lived there for many years, no tenants seem to stay past 1-year which says it all really.

Worst experience ever I had .
My agreement started on 1st July but the property was not ready till 1st July. I have to re arrange the removal ,cleaning and sanitising services that cost me altogether £400 extra which I claimed from London moves but did not get back .
I asked them to repair back window as It does not close properly and I am not able to use that room because room is freezing cold due to same reason but they did not listen to me (every time new excuse I could not use that room for 6 months in winter) so I have to move out from the property.
Take extra care When rented property from them .Read agreement carefully all the clauses and sub clauses these may trouble you. Take all details ,make lots of pictures of the house or make videos in details because you are going to be in trouble end of the tenancy agreement.

I called this agency last year regarding a property I had seen them advertise on right move, however the person I spoke to didn't really have much information or knowledge of the property. I didn't think much of it at the time and continued my search, I found the same property listed with another agency. Luckily they was extremely helpful and professional.
I am now searching for another property as my contract at my current place is due to expire. I came across a property on London move again & thought I would give them another try, unfortuatly I have had the same experience with them where the agent had a lack of knowledge for my enquiry.
I had a further look into this agency and noticed they have many fake "good" reviews. I also noticed the good reviews only have an average of 1 "LIKES" presumably from the owner who seems to respond to all bad reviews in a very passive aggressive and argumentative manner. The bad reviews seem to get 3+ "LIKES" which then makes me believe that these reviews are more genuine.
I then had a look at their social media page and found that they have a number of miss leading photos of properties.
This agency seems very dodgy. I just wanted to warn anyone thinking of using them as I know how stressful looking for a new flat can be at times. The last thing you want is a dodgy agent.

This is my review as a Tenant.
Sadly, very poor experience with these guys. My initial review was 3 stars: just nothing special but not bad either, but then, the fight for the deposit just started..
During the tenancy: the first thing was to pay some fees, which luckily nobody will have to pay any longer by law. I was joining a contract instead of starting one of my own, so some furniture wasn't really were it was initially and I didn't get any proper check-in process. This might be a normal thing while joining a contract though. Some stuff was broken or mouldy, so I made a list of things to be repaired. Only my window handle was repaired, as I couldn't even open it. The other stuff wasn't and they alleged that they didn't think the Landlady would pay for it. It wasn't a big deal, to be honest, so I didn't fight for it too much. Also, the boiler broke in the middle of that Winter a couple of times. They repaired it and it took like three days every time that it broke(if I remember well). Every year, they would ask us if we were interested in renewing the lease and charge us fees for that. Also, some furniture was left outside, since the entrance was in a kind of a storage-basement corridor. I didn't mind it too much, but we had to clean it quite ofter from junk mail and letters from former tenants.
After the tenancy: this is where the show really starts... Obviously, since I know how the deposit's culture from both agencies and Landlords works here in the UK, which is to get the most of the deposit possible, I made a lot of efforts to avoid that situation. Remember I entered the contract in the middle of it? Well, at the time I left, I was the tenant that stayed the longest there, so I had to ask for the check-in document. To my great surprise, most of the furniture had been moved! Fine, we accepted it and started cleaning the whole flat. It was hard to move all that stuff, but we made it look like it was before. In fact, in our check-out document states that the cleaning is better than it was at the check-in! (photo attached) We left on 31st of July and then the fight for the deposit started. I have a conversation of 27 emails with them, in which I was being told that they would charge us about something and I was arguing against that. Although I was replying immediately to every email, they took a couple of days and sometimes even more to reply to mine. In addition to that, I have called them like another 20 times at least. Examples of things that they were asking us about and we had to argue out:
- some leather chairs: this was actually an error in the check-out, but I was surprised that they didn't even know what it was in the house
- some sticky hooks and a not working light: this was given to us like that, so we actually didn't know if it was there or not
- the furniture outside!! they wanted to charge us £400 for that!! Obviously, nothing was in the check-in or check-out report to be seen! I had to contact the previous tenants to see if the furniture were there the whole time or whether it was left by them. As I suspected, furniture had been there for ages. You could actually tell by the status of it: covered in dust and cobwebs...
- a box full of books: this was hilarious, there actually was a box full of books, so we had to buy a cardboard box to put all the paraphernalia that we found on the shelves inside the box. When I told the agent about it, she told me something like: "but it looks like there is more stuff in the box now!" Ludicrous, really.
At that point, we told them that we would open a dispute and they started negotiating with us and asked us to remove the furniture ourselves. Obviously, none of us agreed with that so at the end they desisted and charge us "only" £34 (what for??) and told us that the deposit will be returned in 2 working days. It took another extra 2 weeks for it to finally arrive to our bank accounts and obviously with us still chasing them up and asking for it.
Despite the work we made, it took 2 months for us to get OUR money.

Having lived in rental properties for over 20 years, I can safely say that London Move is the worst letting agent I have come across. In fear of retaliation, I had to wait to get out of my contract and get my deposit back before leaving this review.
First of all - Extortionate tenant fees (administration, referencing, check-in fees).
I was renting a 2 bed property, their fees came up to £427 split into a £240 tenancy agreement fee that they managed to repetitively get the paperwork wrong, a £72 referencing fee that actually cost £5 since they purchase them in bulk and a £115 Check-in fee that did not pick up any of the issues of the property. A real machine to print money on the back of the tenants.
Secondly - Service. They buffer all the queries you have about the property but using the "landlord is busy" excuse. Then do not contact the landlord and wait for you to chase them up for months on end. I had a list of issues with the rental property that were never resolved as you inevitably give up.
Lastly - Dishonest.
For landlords = The owners of London Move has multiple parent companies (have a look at the Companies House website) that are used to do repairs and maintenance for the properties they manage. They pretend that they are getting competitive quote then proceed to send their own parent companies to rip-off landlords while doing sub-standard work.
For tenants = After 12 months in the property, they contacted the landlord to suggest getting a new tenant - for the sole purpose of getting more admin fee and a higher management fee.
All in, avoid at all cost and just find a website that let you deal with landlords directly.
January 2019: I can see that London Move has posted a reply to my review. As expected, this is a classic "water off a duck's back" answer . Tenant is wrong and lying, Landlord is a cheapskate, London Move is right and holy. I would have not expected anything less.
Use OpenRent to bypass this rogue letting agency.

Booked a viewing on Tuesday for Friday at 6pm - called back on Wednesday and was told it wasn't confirmed. Rearranged for Saturday. Called on Saturday around an hour and a half before the viewing was supposed to take place, was told that 'there are no viewings booked in this weekend'.
I asked if the property was still available - the person on the other end asked me to call back Monday. I asked to book in (for a third time) - was asked to call back Monday.
If I hadn't decided to preemptively call on Saturday (which I did purely on the basis of the last error), I may still be stood outside the property now two days on wondering what time the agent would turn up.
If you're a tenant who feels like the renting market has become a little bit stale and predictable with the rise of 'scheduled appointments' and you're looking to inject a bit more excitement and utter unpredictability into your search - this might just be the place for you. Similarly if you're a landlord who is sick of paying your agent to dispense useful information and be polite to customers, and you'd rather find someone who can ignore potential tenants with relative ease, this might just work too.
For me this high octane take on traditional renting has become a bit much and I will likely try and go with a more conventional approach.

I've used LondonMove to find new tenants for my rental flat in Old Street several times. They've always been very efficient, responsive and proactive - giving useful advice, communicating frequently and making sure the whole process is as painless as possible. I'd definitely recommend their services!

Just called up make a noise complaint about one of their tenants. Was absolutely shocked by the unprofessionalism, rudeness and incompetence of their staff (Dace Strauting & Oscar)
When I called, they told me that I wasn't the first person to complain about the party held on the weekend (saying someone had already come in that day). However, later in the conversation they changed tactics to claim that they believed it was merely a personal issue between me and the house (how can that be if I'm not the only person to complain?!!!)
Very rude throughout, talking over me and being purposefully difficult - seemingly trying to goad me into losing my temper so that had excuse to hang up and not do any work.
Then said nothing could be done until there was a formal complaint by the council. However, their colleague told me they had actually contacted the house to issue a warning (clearly trying to do as little as possible). Lots of avoidance and putting me on hold, difficult to even get their names out of them.
If their help today is anything to judge the way they manage their properties by I would recommending avoiding at all costs. Their incompetence is further exhibited in the VERY OBVIOUSLY self-written 5* reviews here. Laughable

First and foremost London Move DO NOT manage the said property. Despite this, we took took Caspar's call and then I personally spoke to him when he attended our office announced. Subsequently, even though not required to do so, we liaised with Islington Noise Complaints Residential, who will be in contact with the tenants. Additionally, on our side, we have both written to the tenants and invited them to the office to reassert their tenancy obligations. This has all be conveyed via email to Caspar. Can't see what else we can do having already exceeded our fiduciary obligations. I'm afraid another case of agent bashing.

First & foremost, Imran informed me that they manage the property on behalf of the landlord. As the only public point of contact surely it is their role to field these sorts of issues. His assertion that they "DO NOT manage the said property" seems purposefully misleading.
They informed me that there was nothing they could do until the council spoke to them (unhelpfully inferring the complaint wasn't verifiable), so after I went out of my way to get the council to contact London Move they finally began to step in. (Their implication that *they* contacted the council is, again, misleading).
All of their "help" (contacting tenants) happened after I jumped through hoops to get them to do so, and long after I left the above review. Thank you London Move, for doing the absolute bare minimum, and only doing so at gunpoint. Please do not try to make it look like I have been unfair in my review, your attempts at misleading the public are pretty see-through. I never asked you to do more, but had to fight to get you to do your fiduciary obligations. I'm afraid another case of agent incompetency.

I have moved in my new house 1 year ago with the help of London Move. The staff is very friendly and helpful. Whenever there was an issue in the house that needed to be fixed, they've always been professional and fast about repairing any problems we have.
I would recommand this agency.

Very, very poor estate agents - my advice would be to avoid.
We were left in the property without a a flushing toilet for 3months - despite paying over £2000 pm in rent.
Excessive charges when leaving the property -
Check out fee of almost £200 - not entirely sure of what a check out fee consists of...
All in all charges of over £700 - needless to say this went to arbitration where is was ruled many of these charges were unjustified - settled on £100.
Highly incompetent and certainly feel like this estate agents have tried to rip us off for as much as possible despite providing little or no service throughout our tenancy.

We just moved in a property we got from London Move. Dealing with them was amazing. Aaron has taken very good care of us: very reassuring about the process (especially in times of stress), pro-active, extremely responsive and always so kind.
We've been dealing with a lot of real estate agencies and always had a bad to mediocre experience. Aaron demonstrated that there are still guys around who are doing a great job.

Aaron was absolutely fantastic at every point. He was friendly, helpful and came across as honest. In a process where you often feel pushed or ‘sold to’ by the agent Aaron was a breath of fresh air. I’d recommend him and London Move to anyone who asked!

Over the past 7 years London Move has gone the extra mile in managing my property portfolio. I have always appreciated their professionalism, candour and willingness to resolve all my queries quickly and efficiently. Because of the nature of my work, I have limited time and simply can't afford to waste time handholding agents. So I'd say that if you're in my position: you need clear answers and prompt action, then look no further than London Move.

Extremely poor service from LondonMove from 2 years of having them as an agent.
They were awful at responding during the tenancy, until it got to the point where I stopped contacting them and attempted to resolve issues myself.
After the tenancy had finished, I received some of the worst customer service I've received during the discussion regarding the return of the deposit. Waiting for weeks on end without communication from them until constant badgering from my side forced them to respond.
My current landlord is baffled by our treatment - I would really not recommend them to anyone.

This was my first time signing a lease with London Move and my experience was pretty easy and everything was completed very quickly (they are also very easy to reach, and quick with email responses). I was able to move in to the flat a week after viewing it.
The previous tenants had left a lot of extra furniture in the apartment, and although it was listed as "furnished", there was hardly any room left. There was also a slight misunderstanding when I viewed the apartment because I intended to bring my own bed, and I was under the impression that the current bed could be removed. Which wasn't the case. It was not in my contract to have things removed, and the agency could have easily left the mess up to me, but Imran was very understanding and arranged to come by after office hours, along with two others, and remove the excess themselves.
Usually once the lease is signed, there is hardly any contact or care to see you through to move-in, but that was not the case with London Move. This agency went above and beyond for me when I was moving into their flat near Old Street. I really appreciated their help and would definitely use them again!

Absolute disgrace.
We've lived in a flat for 1 year with mould growing continually indoors due to lack of ventilation and poor insulation. Paid £240 in fees initially then charged another £240 for renewal, with nothing being done about the problems.
The toilet also broke and flooded the kitchen and bathroom, they sent round the guy who put up the fence to fix it. The flat smelled repeatedly of sewage in the winter.
We managed to negotiate a shorter contract but refused the fees on principle. London Move advised we carry on with a periodic tenancy, being 'in our interests', then 2 DAYS prior to the contract expiring we were told the landlord wanted the property back.
In these two days they have not returned a single call (the manager is always 'busy') or replied to an email, leaving us facing a retaliatory eviction because we dared to complain. We are now taking up action with Hackney Council, ARLA, property ombudsman and will pursue legal action for loss through dishonesty.
These agents are completely dishonest, incompetent and untrustworthy.

No 24hr drinking water in my flat, they refused to fix it (along with a good few other things) and when they sent an electrician round for some 'initial' inspections (8 months after first complaining about it) he robbed me! They are rude, lazy and selfish. Always on the landlord's side but ready to blame him if things aren't fixed when it's their responsibility in the first place.
Please avoid unless you want unneccessary heartache!

Have had a terrible experience with this estate agents, they have no respect for their tenants and make no effort to resolve serious safety issues with the property. They act in a completely unprofessional manner and are impossible to deal with.
Their renewal fees are extortionate. £300 to have the date changed on your tenancy agreement is disgusting. I was also charged £140 for bills the previous tenant hadn't paid, dated two months before I moved into the property. In addition to this I was charged £100 for a professional clean of the property, when I arrived this clearly had not been done as the place was filthy. They then had the cheek to take a further £120 from my deposit to "clean the property".
Every time i've emailed or phoned them I've been passed over to their incredibly rude manager who clearly doesn't recognise the concept of customer satisfaction and makes no attempt to resolve any problems. Instead they either blame everything on you, or the landlord. In the end I gave up on dealing with them and just began counting the days until I could leave the living hell that was my tenancy agreement.

Great customer service and very helpful. Would surely recommend for lettings. Trust worthy company. I am shocked to see that some bad reviews have been written by "Google User" rather than named people. We all know that the property industry is fierce between one another but leaving bad feedback for fellow Estate agents is very childish!

BEWARE: They write huge "renewal" fees into contracts - mine was £240 to renew the tenancy after a year. They don't tell you this until after you've put your holding deposit down. Essentially this is just money to change the year by one figure on your contract.
They also didn't give me my deposit back for nearly 3 weeks after constant phoning.
Greedy and totally incompetent from a tenant point of view. I'd question the amount of 5 star reviews from anonymous Google users below, and whoever said the manager is rude below is right - very surly and aggressive. Most of the other staff are pleasant enough.
