My experience as a letting agent
Aimee of Luxe managed my property in Woodford Green Essex from November 2016 to 4/12/25. I found Aimee to be both understanding and professional in dealing with any situations that came up regarding the property. They were dealt with in a timely manner.
The tenants she found for me who took up residency in November 2016 have remained living there to this day under a new landlord. These tenants proved to be reasonably trustworthy no damage has been caused to the property by the tenants since moving in. In fact they have replaced some items like the bath tap and the carpet on the stairs and in the Kitchen. They also fitted the laminate flooring purchased by me when they first moved in.
I found two of their contractors very good. Homes In Hand Ltd in Hainault succeeded in repairing a water leak earlier in 2025 in the bathroom and kitchen for a very reasonable price. No further trouble has resulted since this repair was carried out. Jason Francis of JKF Plumbing and Heating of Waltham Abbey Essex fitted a new boiler in February 2020 this boiler is still in service as of the date I sold the property.
Dealing with Redbridge council and other tradesmen, we both found them all wanting to say the least.
My experience as a selling agent
Aimee manage to sell this property which only had 20 years left on the lease, and with the tenants in situ completed on 4/12/25 for £120+k. The true full length lease price with vacant possession was around £280k in July 2025. The purchaser was the most extremely difficult person either of us had ever encountered. The buyer gazunded by £16k the Friday afternoon before the expected completion date the following Monday. This was already well over a month past the expected completion date when he made his offer in July 2025. In the end after a further two month delay in a roundabout way I received £155.00 over his original offer! I have not known any other agent to be able to do this. I admire Aimee’s forbearance in dealing with this particular buyer who would have tested the patience of Job.
Why I really sold
In case you are wondering if Aimee and the tenants were really so good why did I sell? Simple the UK authorities and tradesmen made owning this property entirely untenable especially in the last few years. But for this I was more than happy with the tenant and the £15,000 annual income generated by this property. I must say with all honesty even a UK property generating £150,000 annual income would not be anywhere near enough! Not with all the massive fines for minor infractions this is totally disproportionate. I am not exactly the only UK landlord to sell up.

I would never use Luxe again, due to their extremely poor handling of the issue with the pigeons at the property I rented for the past year. The landlord is horrible and refused to do anything to help with pigeons persistently defacating all over my balcony. The landlord conveniently made sure spikes were installed on the balcony of the flat next to mine (which is considered as a “luxury” apartment) Make of that what you will but the refusal to support me made my experience living at the property awful. I had to clean the balcony almost every weekend because the putrid smell and unsightly condition of the balcony meant I was left with no other choice. I repeatedly emailed Luxe properties and they ignored my emails. For the amount in rent you pay this is not the service you would expect. Move into Kundra Court, at your own risk because the pigeons will either wake you up extremely early in the mornings repeatedly or their faeces will ruin your balcony if you take a flat with the balcony.
I also had a member of the Luxe team barge into my flat without any prior notice to carry out an inspection. The woman was rude and basically pressured me to let her into my apartment even though she knew that they are supposed to give notice. That’s the kind of behaviour your can expect from this company. I was also forced to go to their offices 3 times to collect a key because no one could be bothered to stick to the agreed time. Unprofessional and disrespectful team.
The landlord is a typical greedy and morally bankrupt individual who tried to rip me off and overcharge me when I tried to get my security deposit back. They exploit the fact that you need security deposit back if you’re moving into a new property and assume you will just accept the overcharge. I am disgusted by the landlord, who should be ashamed of his corrupt and money grabbing behaviour.

Bullet dodged,.. Unfortunately for both parties the agent was just either unprofessional or just careless. First time around we went to view a flat and as we were asking for details to finalize the lease, the date advertised suddenly changed. Second time we went (yes I believe in second chances) turned out the property we were meant to view was unavailable. After taking time off work to go view, it was slightly disappointing, but hey-ho stuff happens,.. Good luck to the poor souls dealing with these guys :)

Bunch of cowboys, dishonest and not reliable staff. Wouldn't recommend them and not professional at all levels with their customer service. Shouldn't be operating as a business at all.

Staff are very friendly & helpful. Whilst they didn't have any properties suitable for me they were very friendly whenever I popped in to see if they had anything new come on the board.
I managed to find a place to live myself in the end as I had a very tight deadline that I couldn't go past.
