We’ve had such a great experience with Charlotte at Mann. We bought our first home off plan, so this is our first time going through the full buying process, and she made everything so clear and easy.

Very disappointed with the sales team at strood they fail to follow up viewings expecting customers who viewed a property to call them with feedback.
This led to me losing the property I was ready to put an offer on when I called they told me it was already sold. When I protested I was told I could put an offer on to see if it was higher.
Just because they are underhand I would not try to snatch a property on which an offer has been accepted on as it is very unfair.
The customer care is zero it’s all about the money not the people who are already stressed with whole process of fighting with estate agents.

Shelby is an asset to Mann strood. Throughout the months of stress and the pain of dealing with substandard solicitors. On more than one occasion I was going to give up but Shelby kept going and going, kept everything together and a very determined person who did not give up until everything went through. Everyone at Mann Strood are honestly hard working and really nice people. Very approachable I have the highest respect for what they did and would recommend Mann time and time again.

We viewed a property that was going through probate back in July 2024. Charlotte was really friendly and knowledgeable from the moment we were introduced. She explained the situation with the property and that probate would mean we wouldn’t be able to complete for a few months. Throughout the process Charlotte could not be more helpful and was always happy to answer our questions or go the extra mile the find the answers for us. We all know the process of buying a house can be stressful so to have an estate agent you can rely on really goes along way.

Recently used Mann for the sale of our Mum’s home after she passed. From the first contact with Charlotte they were superb, they went the extra mile to make this as easy as possible during an emotional time for us. Our experience with Mann Sales and Letting Agents Strood has been deeply disappointing. As someone with experience in leadership, I can confidently say that the issues my family faced clearly stem from leadership, as the agency has failed to take accountability for their poor service. The signs were there from the very first calls and continued all the way through. Appointment punctuality and coordination were major issues from the beginning. Scheduled viewings were consistently delayed, leaving us in uncomfortable situations and forcing us to personally show prospective buyers around our property. This lack of punctuality and disregard for our concerns was unacceptable. This not only inconvenienced us but also left us feeling uncomfortable and vulnerable. Moreover, prospective buyers also expressed dissatisfaction with their poor experience e.g., left waiting outside properties, unclear instructions, and poor communication.
Transparency regarding the terms of the sole agency contract was also lacking. Critical details, such as the length of the agreement, were not adequately discussed, leaving us feeling misled and questioning the integrity of the process.
Furthermore, the advertising of our property on Rightmove and other platforms was subpar. We were left to request enhancements and updates, reflecting poorly on the agency's commitment to effective marketing.
Despite our attempts to address these issues, the agency has refused to take responsibility and has closed ranks. Even after following the 'official' complaints process, they have refused to allow us to alter the length of the contract or even to move to a multi-agency agreement, which is a basic and straightforward solution that can easily be done and has been advised by other professionals in the industry.
I strongly caution against entrusting your property sale to Mann Sales and Letting Agents Strood. Should you decide to proceed with them, heed this advice: never concede to a sole agency contract, demand meticulous attention to the advertising of your property, and scrutinise every detail of the contract, particularly its duration. I firmly advocate for a contract length of no more than 4 weeks or 28 days. Furthermore, be resolute in avoiding coercion into utilising their in-house financial services. Despite our repeated insistence on retaining our trusted brokers, Mann Co persistently pressured us until we were compelled to inquire whether our decision to use our own brokers would pose a problem, emphasising the importance of asserting your preferences firmly.
Overall, our experience has been disappointing, and we hope our feedback prompts Mann Sales and Letting Agents to reassess their practices, processes, and procedures and strive for improvement in the future. Now, we find ourselves left to wait out the length of the contract as they refuse to alter it. As a family with two young children, aged 2 and 4, it's evident that our needs have been consistently overlooked and disregarded throughout this entire ordeal.

She was the one who originally showed us around the house, and is really upfront, honest and realistic, which is really refreshing.

I wouldn’t use them again. Yes they did sell my home finally, just before the contract expired. But they misplaced our house key, they let potential buyers walk around our house with their shoes on leaving marks on the carpets. We had to chase for updates, poor communication from start to finish.
Ironically we bought a house from Mann & Co elsewhere in Kent and they were polar opposite to Strood. They were helpful, communicated well and kept us update with our purchase. A much better experience than the Strood branch.

Signed up with MANN initially as we were interested in a house they were already advertising. It turned out it was not for us. We initially had couple of iffy situations with other staff at the branch but we were very happy with the service provided by a young lady named Megan Broad. Ms Broad responded to all communications in a positive manner, kept the chains moving and updated everyone when necessary. When getting the offer on our house she negotiated excellently on our behalf and chased up all involved when required. An asset to the branch, who we are very thankful for helping us move.

I had the best renting experience with Steward and his team at Mann Estate and Letting Agents. We have rented a house via Mann in Strood, in 2016. Everything went really smooth, and we had our keys earlier than expected. Ever since, any problems we have occurred with the property, Steward and his team was there to help us. We have moved out this month from the property and the process couldn't be easier. Steward even refunded us for the remaining paid rent. It was the best renting experience we ever had. If you need to rent a house, or a flat, and you don't want any extra hassle, look no further and call Mann Estate and Letting Agents in Strood. Just ask for Stewart, and we are sure he will do his best to help you.

Avoid this place if you are thinking of buying a property. If I had the option, I would have given them zero star. The staff lacked integrity and professionalism. They waisted our time and energy and money only to be messed about. They made our whole experience in buying a property a nightmare. Avoid these people who hide behind fake smiles and cheap talk.

Absoulte disgrace of a company. Me and my partner with our first born went to them for our 1st rental house, they totaly ripped us off with almost £2000 in fees. The landlord of 218 hawthorn road evicted us as soon as i built decking and add value to his house to make it our home as it was a reck. Mann countrywide even threaten to take me to court for £25, what a joke of a company and will never ever use them again. Every staff member is useless. STAY VERY CLEAR OF THEM.
