? **If minus five stars were available, I would choose that. Unfortunately, one star is the minimum.** An extremely disappointing experience with Martin & Co Aberdeen. Their agent was very positive when he visited our flat in May, even though we were still living there with young children, toys and everyday household clutter. After months of correspondence, signing their terms and providing keys, we moved overseas believing they would coordinate the preparation and letting. We had explained that cleaning would be needed and authorised them to arrange it and we will pay and they confirmed that. **The flat was considerably tidier after our departure than during the original visit.** Nevertheless, they withdrew suddenly, citing outstanding preparation such as arranging cushions and bedding, putting dishes away and moving belongings which for us very strange , just random comment. We accept that cleaning and final organisation were needed. However, some of the issues they raised appeared straightforward to resolve. We could easily have arranged someone to attend had they given us a clear list and an opportunity to act. **Instead, they withdrew without offering a quotation or a chance to remedy their concerns.** The experience left us feeling that they expected a property already presented like a five-star hotel before they could proceed with photographs and marketing. We had engaged a managing agent because we needed practical help coordinating preparation, and we were disappointed that no workable solution was discussed before they withdrew. Their complaint response also described “dirty dishes,” which we firmly dispute: we had washed the kitchenware by hand and using the dishwasher, even their photos reflecting that. Their original email referred to **putting dishes away**, which is a different matter. They acknowledged that their service limits should have been explained earlier, but their response did not adequately address our concerns. **In our experience, both the handling of the instruction and the complaint fell far below a professional standard.** This wasted our time, disrupted our letting plans and left us finding another agency. Based on our experience, I would not recommend them AT ALL, particularly to landlords who need reliable support while abroad.... Read more

Where do I start? The company found a tenant who turned out to be a conman who paid a deposit and one months rent, and never another penny since. Extremely poor due diligence. I have a contract for guaranteed rent but need to hound them every month for the rent. They may be a good agency if everything is going well, but when you need them to actually help you and satisfy their contractual obligations they are found wanting, time and time again. When I had an issue with the property, Stein handled the situation exceptionally well. He made every effort to keep in contact with me and worked proactively to resolve the problem. What impressed me the most was his responsiveness. As is often the case with property agents, communication is usually limited to working hours, and there is often little or no feedback after office hours. However, Stein was different. He continued to provide updates even late in the evening and responded much faster than any other staff member I have dealt with at Martin & Co. Abundantly abysmal, directly disrespectful, utterly useless. Those are three ways that I would describe my experience at Martin and Co. We put in our applications via goodlord, who were fast and easy to deal with. However, when the applications were handed to Martin and Co, that's when the problems started. We went around two, almost three weeks without any communication from them. My viewing agent, Kelly, informed me that I would be hearing from the property manager, Ryan to introduce himself on June 11. It is currently June 29th, two days before our move in date, and we have heard nothing from Ryan, written or verbal. I have called a total of eight times, with each time being told that I would be contacted by Ryan THAT DAY, and I was promised such. Each time, this promise failed to be fulfilled. I was also told that a standing order for our rental property was done...I had not done this, and neither had my partner, nor had we been contacted about doing so. It is now the evening of the 29th, and we have heard nothing. I phoned today and was wished "good luck" to have a conversation with Ryan...which leads me to believe he is this much of a blithering mess with every client that has the unfortunate reality of dealing with him. I do feel uneasy about our move in date being fulfilled, and thus nullifying our rental contract. This is the situation Martin and Co almost leave their landlords, I would personally avoid at all costs. I would not recommend this company whatsoever. I was a viewing agent for almost a year at a company, from experience, I know this was avoidable in every single way. However, our landlord, Beth, and her family seem absolutely incredible!... Worse experience as a tenant I ever had. Do not recommand, run away from that agency. I was told the carpet that was in such bad condition that I can barely clean the flat would be changed, it never did. Didn't have any heat between November and January, because it was impossible to speak to anyone. Didn't have any light in the stairs for months and couldn't see a thing as the window glass was broken and replaced by wood panel, blocking the light. I was told all the owners of the building has to agree to fix the light, so they changed it November 2025 (I arrived in May 2025) The manager of my place, Adam, used my flat for 4 months as a depot for what the previous tenant let behind him (big TV, computer tower, a lot of kitchen elements and big boxes with broken electronically bits). He told me he didn't know where to store everything, so I have to keep it until he find a solution, then binned it. Same manager took more than 5 months to change the toilet seat that was in such poor condition I couldn't seat on it. Since I arrived, there was mold in the kettle, he never accept to replace it and when I finally did it (around 5 months after asking again and again) he told me I'll have to pay for it because it was "over the budget". The keys were not working, the lock was so old that I had the key maker telling Martin&co directly it was ridiculous to try to make more copies at this level. I never been able to use the oven as there is no indications on it, but Adam told me to figure it out by myself. I discovered the water pipes were made of led, and was told by Adam it was perfectly safe, even though I realised the other tenants received water filters because of it, I was the only one who didn't. Overall it was all very very difficult to obtain any answers, and I'm leaving that flat with sour feelings. I'm a foreigner and single woman with no family here, I think they abused of their power and took advantage of my situation. They didn't care one bit of the wellbeing of their tenant in the flat that was paid for monthly, and I'm not even sure the landlord know anything about all of this. It was a really bad experience. On top of that, I'm just reading the answer of a director I never met, that he openly lying about my situation : through all the issus in the flat, one time I had to reschedule an appointment due to work schedule, the rest of the time I was free every Friday and never had to reschedule any appointment. The same director, Eduardo Prato, pretend that all the toilets, lights were done on time, but I asked for MONTHS before they did anything. The carpet was never an agreement, Kelly Kennedy, who made the visit, told me she will rise the issue with the landlord. The only agreement we had was I would pay for changing the kitchen hobb, which I never did when I realised they were thieves and liars. I can't believe that a professional can post lies like this online and feel OK with himself. You took advantage of a single foreigner woman, you should be ashaled of yourselves. You never explained to me the cost of anything sir, I was never in touch with you! I said to Adam, after asking for months another kettle, that I bought one myself. No one ever told me the price of the original one, Adam Hughes, who is the person I was in touch, told me after I bought it that it was too much. I simply bought a good rated one on amazon, not the most expensive, but a good quality. I didn't ask to reduce the rent, you liar! I asked for the item to be removed from the rent, I was told no, I didn't argue it. The led pipes are IN the building, in the basement. In January, when they broke, the plumber that came to fix them confirmed that they were deserving the whole building in water. I can't believe you feel OK to lie that way, it's about people's safety! By the way, the flat is 194 Rosemount Place, don't go there! The toilet seat was bended, and too dirty to be cleaned, I send photos as well.... Read more
