At first, I was discouraged from viewing the property over the phone despite meeting all financial requirements. I was later invited, but when I arrived, the agent barely acknowledged me and made no effort to show me around. I was left to walk through the property alone. The treatment felt cold and dismissive. No one should be made to feel this way when simply looking for a place to call home.

Luckily I was landlord managed so only had a few dealings, but one included lying to me that my landlord has asked for a new tenancy when in actual fact he was fine for me to remain on a rolling contract! And then sending me a whole new agreement to sign, without my landlords knowledge! Wouldn’t recommend.

The worst experience ever. I had a viewing for a property and I liked it and was willing to put an offer and called them. They said they received the email and will get back to me with an application form to fill. Two days passed by and I made numerous calls asking for the form and they said they still got viewings to be had and will get back to me. On the third day, when I called they said the property has been let. I mean, they didn't even get my complete details. Why arrange a viewing then? To waste my day? Just useless

The house sale involved selling my house in Erdington after I had moved to Scotland and therefore I was not around for viewings etc but Chloe and the team took care of organising everything and were always a phone call away to offer advice or answer any questions.

Very poor service.
During six years renting flat, they promised several times that they will repain kitchen after previous locators. I don't think they have done it even six months after my moving out.
Many times they booked visit in the flat for annual "inspection" and never arrived with excuse "no one was home".
When boiler broke down in the middle of winter 2019, we spent two weeks without heating and hot water.

I have been unfortunate to come across Martin & Co as they are the agent selected by the purchaser of my property in Worcestershire. There are only 3 people involved in the chain but they have been totally disorganised, reluctant to return phone calls or respond to emails.
Although I totally appreciate we are in a difficult situation due to Covid-19 both myself and my agent have been trying to get them to get the wheels in motion in regards to this sale and have been very disappointed with their lack of response so far.
If you are looking for a reliable agent then I would look elsewhere.

Despite there being a global pandemic and very difficult times Chloe Allardyce rose to the challenge and eased us through quite a tricky sale. Sent me reports on my property saying all was well then when the tenant left I was left with a nightmare which cost me over £4000 to put right. The manager as not got a clue what is going on with his staff. He is rood and just comes out with excuses.

The 2 Chloes who dealt with the sale of my property were very professional and kept me updated all through the process until the sale came to its conclusion and they both deserve a 5* rating.
However their 5* got reduced to 1 due to tbe extremely poor service I received from the rental side of Martin & Co. Occasionally I visited the property that M&C managed for me and on each occasion was alarmed when witnessing what alterations the tenants had made. They were repeaterly told that I needed to approve any changes prior to them takiing place but that only seemed to fall on 'deaf ears' as they continued to do as they pleased. I raised my concrrns with M&C via email, phone calls and face to face meetings and was assured that when the tenants vacated the property that ithey would return it to the condition it was in when they took up residence......foolishly I believed them, but now I realise that they were only paying me 'lip service' as the condition of the property was a disgrace when the tenants vacated. I enquired why the changes hadnt been spotted during the 6 monthly property checks and it appears there was no consistency of inspectors so changes would not have noticed. If the inspector had cross checked the inventory of the property when carrying out the inspections the changes whould have come to light - but they didnt, and when I complained about the state that the tenants had left the property in I was asked to provide a copy of the inventory.......so I had to tell them that they already had one in they cared to check their records! When the tenants departed they they left 85 holes in the lounge walls which they had roughly polyfillered over and left unpainted. There were numerous other faults for which M&C got quotes to cover the remedial work required to restore the property to its original state which were in excess of £1500 adding that as the tenants bond was less than £700 that I would have to pursue the them through the small claims court for the remainder of the money.........I paid M&C to look after my property which they clearly havent done.......in reality it is them who I should be taking to small claims court as they have not provided me with the service I have paid them for over the years! As for the manager (Andrew?) I personally wouldnt pay him in washers - but as I undersrand his parents own the business, no doubt he will keep his job!

I have very mixed feelings about my dealings Martin & Co. in Sutton Coldfield.
I had been letting a property through them for nearly three years and some of my interaction with them has been very friendly and to a high standard but there have also been times where I have been less than impressed.
The first time I encountered an issue was when I first attempted to visit the branch to sign some paperwork and they had left the office 15 minutes early and locked up for the evening. These things happen and whilst I'd wasted my time and fuel on heading the the branch, I wasn't too annoyed about it. I eventually did manage to sign the papers and begin renting the property.
Upon arrival I took several photos of problems in the house. It had not been cleaned to a high standard - or any standard. I took photos of the property in case my authenticity was ever called in to question as I couldn't quite believe the state the property was in upon arrival. Thick grease and dirt on the kitchen hob, extractor and oven. Muddy, dirty carpets that had not even been vacuumed. Marks on the walls likely caused by the removal of furniture. Black mold in the spare room beneath the window. Iron marks on the living room carpet. A broken window handle on a window that was not sitting correctly in the frame resulting in letting a lot of warm air out and a lot of noise in. I could go on but I think the point is quite clear.
Naturally, I complained about the state of the property and Martin & Co sent out cleaners to fix the place up. It was completed to a decent standard but I couldn't help but wonder who was responsible for sanctioning the beginning of a new tenancy with the property in that state?
A month or so later I received an anti-social behaviour warning letter for the state of an area to the rear of the property which was severely overgrown. It turns out that the area was actually my garden! This was bizarre to me as when I initially viewed the property, I was told by Andrew Clinton that it belonged to the owner of the flat below mine. It turned out that the letting agency themselves were unaware of the garden too, which is laughable.
Some time ago there was also a problem with one of the door handles in that the locking mechanism (which had always been a bit loose) had now sheared off, meaning I could not close the spare room door. I logged the issue and it was never resolved.
Despite the initial on-boarding process and aside from the fact that renewing the contract each year costs the princely sum of £65 for each renewal, the rest of my tenancy went smoothly. Ebony Preen, Bronagh Breen and Leah Martindale (at the end of my tenancy) were fantastic. They have always responded to me promptly and were really friendly the whole time I had dealt with them. They were particularly helpful throughout the latter parts of my tenancy during my house purchase period. I only dealt with Andrew Clinton a couple of times and unfortunately he always seemed a little curt with me.
My landlord was understanding throughout my tenancy and having had the chance to meet him upon exit of the property I can safely say that he was a very nice man.
Due to the issues I have outlined above, if I were ever in the position to rent a property through this branch again, I would not consider it. A disappointing experience despite the best efforts of some of the staff in branch.

Dealing with the agent for more than 2 years. Absolute nightmare! The ladies who work there simply don't care. A property managing agent acts like a cold blooded law firm. An excellent firm, robotic employees. NO, it is not about my deposit, it is about we not having the back door key for 2 years regardless of how many time I complained. It is about you as an agent doesn't have a copy of the front door key in your office for the next tenant reviewing appointment. It is about you not updating your records when I discussed some issues about the property over the phone or met an agent in person. I would understand if the landlord doesn't want to fix a few things, but how could you allowed no lock for the garage, and no key for the backdoor during our stay, for the sake of passing the health and safety regulation.

Andrew, David and the rest of the team at Martin & Co are extremely professional, offer practical advice and always deal with matters promptly. Martin & Co currently manage two properties for me and am am left with the peace of mind that the properties will be looked after with minimal input from me. Overall, a great service that I would certainly recommend to other landlords.

Extremely unexpectedly poor service. Stated by Melisa and Bronagh that they are there to 'support the lanlord' no help for tenants. Very poor communication skills. Came across very uneducated with tenancies and unwilling to see both sides. Bronagh is very focused on box ticking exercises while Melisa backs up the inadequacies by papering over cracks with relationships between landlord and tennant. Their very poor maintenance company Wassall Maintainance only serve to extortionate lanlords without thoroughly communicating issues for resolution, stating unable to repair verbally rather than in writing.
Check ins were late and very short with poor documentation. Pushing tenants to sign but no service/ help with genuine issues. Do not think 4 weeks without a working kitchen is a problem! Would not advise dealing with either, lack of understanding is outstanding! ** if the reply states 'I'm sorry you don't seem to be on our records ' this is untrue. We are very much on recwith Martin and Co and will never use them to rent a property.

I've used Martin & Co to manage my rental property for a number of years now, and can recommend them as efficient, proactive and responsive. On the rare occasion there has been a problem with a tenant this has been resolved quickly and efficiently . Communication is key in these matters , and Martin& Co are excellent in this respect.

We only have one property to let and Martin & Co took over the management of it from another agent 3 years ago. The first thing that impressed me was that I no longer had to chase around getting maintenance done when needed. Melissa is our main point of contact and she checks the property bi-annually, which is reassuring to both the tenant and ourselves. When maintenance work is required Martin & Co have contractors that they can rely on.
Melissa keeps on top of any certification and other relevant inspections that are due and advises of any new legislation that we need to be aware of.
We are extremely satisfied with the professional services she provides.
Our initial dealing with Andrew on agency changeover went very smoothly also nothing was too much trouble for him on a recent re-write of contract.

Martin and Co let my property for me on a fully managed service. They were recommended to me by two friends as they look after their properties as well. I have found them to be very helpful when I have had problems, they have dealt with things quickly if either I or the tenant has needed something and I have no problem recommending them to other people. I also have found them polite which is important to me.

Really poor customer service. I rang several times in one day to speak to Andrew, left messages with him to call me back, and he didn't bother. I also waited the whole of the next day, and still he hadn't bothered to get back to me. They're obviously not in need of the business. I'll take my business elsewhere, I suggest you do the same

Dear Mrs S. Rhead and Mr M Mortimer. I have been operating this business for 5 Years and I have not come across either of your in respect of our business. Mr Mortimer you have not ever instructed us and Mrs Rhead we have no record of ever having a transaction with you.
Mrs S. Rhead Being a family run business we know every individual who we work with and aim to provide the highest of standards. For tenants we will happily refund tenant fees in appropriate circumstances. Only when information is not provided correctly or not disclosed is an issue caused.
Mr Mortimer, we do not ask for payment from Landlords until after a tenant has been found. Further to this we have an average let rate of less than 20 days, once a property is fully marketed. We conduct full referencing checks on all tenants and offer an eviction service free for all Fully Referenced Tenant.

I've used a couple of Martin&Co and I've found them unreliable. they are overly keen to take you money lock you in then have no suitable properties or dont make a real effort to find one. there are plenty of others to choose from so I would.
