The Agent was very good at keeping us informed when action was needed and they followed our instructions throughout. The house took quite a while to sell once it was on the market and maybe the agent could have been more proactive. In the end things got a little complicated as we instructed them to accept the lower of two offers on the house. The reason for this being that the buyer was not in a chain and we also felt she was the right person for the house. This actually meant that the agent lost a house sale as they were also instructed to sell the house of a prospective buyer who unfortunately withdrew his offer to us and put in a much lower offer when his house was sold. He came back with a higher offer on the same day as our final buyer also made their offer albeit £1000 less! We instructed Merryweathers to accept the lower offer for reasons already stated. The next day the other buyer attempted to gazump our buyer by offering Several thousand pounds more! We felt that to accept that offer was immoral having already agreed a sale so I contacted the agent and instructed them to refuse the higher offer on those grounds. The agents response was to say “ thank goodness you are thinking the same way as us” .That one sentence proved to me that we had chosen the right agent in the end. One with principles!... Read more

Lack of communication, we put 4 offers on a probate property and were told were the only ones interested in that property. Then, out of the blue the solicitors (executors) sold the property to a different person. Do not recommend. We could see a huge difference in communication with other estates agents.... Read more

The estate agent lied when asked if workmen had been in my late mums property after being told by neighbours they had. When they did admit they did they advised they again lied saying they got permission from the executor. When advised they had not they then did admit they had workmen in but they didn't need permission for this. When asked for the keys back while completion was done as we didn't trust them not having ppl in the property they refused to give the keys back. They valued the house then put a reserve of £10k under the top evaluation. My advise if they sell by modern auction always check the reserve at least hits the value of the property. Double check everything with them as they are quite sneaky. I won't use them or recommend using them.... Read more
