The process was alright but I hope Helen can be more vigilant when checking our documentation as she kept coming back and forth whenever she needs more information. My husband and I found Messila Residential to be quite professional, providing excellent assistance throughout our house move.
Caroline Choi, our Senior Property Consultant, was particularly helpful. She patiently answered all our questions, accommodated a second viewing on the same day, and maintained a professional, straightforward communication which we appreciated.
Once we paid the holding deposit, Caroline efficiently handled the tenancy process, keeping us informed and addressing our queries promptly.
After moving in, we identified a few repair and maintenance needs. Messila arranged for these to be addressed through their team - Dankha and John, who were professional, efficient, helpful, and responsive. Dankha, in particular, provided timely updates on the progress of the repairs, despite the challenges of coordinating with various tradespeople and suppliers. We recognise the unpredictability of scheduling with plumbers, electricians, and other service providers can sometimes lead to delays.
Beyond Caroline, we also interacted with Anne, Helen, and Carmen. Each team member demonstrated professionalism, helpfulness, and efficiency. We appreciate the hard work of the entire Messila Residential team including their leaders or bosses.
We're happy to give Messila Residential a 4-Star rating. To potentially elevate their service to a 5-Star level, we suggest the following;
1. Personalised Welcome- A welcome note outlining essential information like main door/lobby access codes, rubbish room access, and utility registration would be a thoughtful gesture.
2. Proactive Check-in- A brief call a few days after the tenant's move to address any concerns or questions would provide immediate assistance.
3. Preemptive Maintenance - Assessing the property for potential repairs in advance and addressing them promptly upon tenant feedback would enhance the move-in experience.
Overall, our experience with Messila Residential has been positive, and we would recommend them to prospective tenants and buyers.

My experience with Messila Residential was incredibly
frustrating and disappointing. I rented an apartment through them in Mayfair for over a year, and throughout my tenancy, their service was extremely poor.
They tried to overcharge me for cleaning, despite the fact that I left the apartment in better condition than when I moved in. To make matters worse, they place bedding in the apartment before renting it out long-term, just so they can later charge for the cleaning and ironing of bedding that wasn't even necessary. It’s clearly a scam designed to take as much as possible from your deposit.
I had to go through the dispute service to get my deposit back, as their charges were completely unjustified. If you're dealing with them, I strongly advise against accepting any of their fake charges. Use the deposit protection scheme, raise a case, and provide evidence that you left the property in good condition.
Messila Residential is running a scam business, and I would never recommend them to anyone. BE AWARE!

I never write a negative review to any businesses but Messila Residential is a disaster. This is the worst estate agents that I ever seen. The first day we were moving in, there are lots of broken furnitures especially washing machine and heating. And they took a week to fix it.
When we moved out, they charge us £760 extra for delayed move out even we move out on the date when the contract ended. But they said we didn’t leave the key at the apartment so that’s mean it didn’t count as move out. But they didn’t told us where to leave the key because we thought that we need to go for final inspection and return key on that day (as they informed us on email). But they said “IT’S COMMON SENSE” to leave the key in the apartment(?), and that’s very impolite and unprofessional.

Avoid this agency AT ANY COST! Even if they give you a flat for free. They are not responsive at all even in serious situations like pest control problems with their flats. Their response to a bed bug issue reported was to wash the bedsheets and hoover! Completely unacceptable and irresponsible answer for such a serious matter. Their job is to manage flats not just collect their commission from the rent! Worst agents ever dealt with!!!!

They don’t even remember sending you emails. Absolute children when dealing with requests. we finally purchased a house and NEVER have to see or hear from these people ever again! Time wasters, went to view a property and immediately made an offer like below and was told to send an email. I did so and it was ignored. I called again and was told my offer was low but that they would talk to the landlord and get back to me that same day. Haven’t heard anything since and it was well over a week ago. After reading the other reviews I’m not surprised. All it takes is a phone call or an email to let someone know their offer is rejected so that they may either offer more or rescind their offer. It really isn’t hard. It’s a shame one star is the minimum.

I don't typically write poor reviews for services but Messila Residential and Caroline Choi have truly been unprofessional and a scam artist when it comes to lettings.
We rented from them for 2 years and upon moving out they tried to charge us 700£ in addition to the 400£ we already spent on a professional cleaner of their choice. Messila wanted to charge us for laundry of bed sheets that we didn't use, additional cleaning, cleaning of carpet that we didn't use because it was already so disgusting when we arrived, among other things. The amount they wanted to charge us was actually low compared to other friends.
They let many properties around SJW and often tenants don't have a choice but to rent from them. A few helpful things if Messila try to charge you an exorbitant amount on check out (DO NOT GIVE IN TO THEIR DEDUCTIONS):
1. Take lots of photos of the condition of the flat when you received it and when you left it in so you can dispute deductions. Also keep a paper trail over email as evidence. They will charge you for things like 1 missing spoon that was probably left by a previous tenant.
2. Get an invoice from the professional cleaner, they legally cannot charge you for professional cleaning if you have an invoice, even if it's not the vendor of their choice (Tenant Act 2019). They also legally cannot charge you for normal wear and tear.
3. File a deduction dispute claim through DPS (which holds your deposit). Many friends have had success in this route.
4. File a claim through the Property Ombudsman which is an oversight board that Messila is a member of. Again you need evidence of claims so take photos / emails
5. They legally cannot make deductions from your deposit held under DPS until you agree to the deductions, so don't agree to them until you're comfortable with the amount, which honestly should be 0£ if you've been a reasonable tenant. I've never had an agency charge deductions like Messila has.
Honestly, just by knowing our rights, saying we're prepared to file a dispute with DPS and the property ombudsman and standing our ground, Messila back off quite a bit.

On the third day of occupancy I have the following problems already relating to this management company:
A) The check-in took place on 23 Aug 2022, however I still haven't received the inventory checklist. Internet sources state that there is a deadline on responding to this document of 7 days since the start of occupancy. I am concerned that my landlord/management-company will attempt to let this deadline pass, as to prevent me from doing any amendments.
B) The unit was handed over without prior cleaning (e.g. garbage bin was not emptied). When I stated this problem, the management company stated that the apartment was in "a very clean condition". I have a video recording & pictures taken the first day of occupancy.
C) I have requested the landlord contact details from the management company as per section 1 of the Landlord and Tenant Act 1985. However, the company declined, claiming that they will need to take permission by the landlord, however by the law they are obliged to.

By far the WORST agency you can use, AVOID AT ALL COSTS if you can help it. Caroline Choi is the most rude, abrupt, condescending, difficult and unhelpful person/agent you'll probably ever deal with. Constantly back on forth on agreed terms, trying to bully us into paying advance rent before signing the contract (who in their right mind does that?), hanging up on calls, barely ever replying in any helpful way, almost always annoyed and shouting on the phone, refusing to let us speak to the landlord, I could go on. Will never let a property from them ever again, and you shouldn't either.

Can't understand why the minimum is one star, NO STAR is the most matched. Helen Davies showed me a property and I immediately said we could make an offer and she asked me to email and get in touch with her. A nice and friendly talk. BUT after I sent it only two hours later that day, she started not answering my emails, my texts, and even hung up on me with no explanation. After the next day the flat was rented out and I did not receive any communication or information. AVOID AVOID AVOID AVOID!

I would very much like to share my feedback about this agency. Before I started renting an apartment with this agency, I decided to read the reviews. They were bad and they're still not very good. It made me dissonant! My first acquaintance was with Caroline Choi. I immediately liked that she did not try to present me with a better apartment than it really is. She was honest and talked about the pros. This is not the first experience of renting an apartment through an agency and I am very tired of lying smiles! I was described in detail about all the bills and calculated the deposit. When we were examining the apartment, it turned out that the shower holder was broken. When I moved into the apartment, it was fixed. Also, everything that I didn't need was removed from the apartment. Caroline always answered my letters, helped me professionally! A month after the start of the contract, I found that the heating and hot water were gone. It was 10 o'clock in the evening, and I decided that I would call the agency the next morning. At 9:00 am, I dialed the number and was immediately answered by Carmen. She was very responsive, immediately agreed with the master, gave me his number, and wrote an accompanying email confirming his visit. On the same day, the heating was fixed, and the master came to the apartment to make sure that everything was in order! I also recently received a letter from Helen saying that I need to grant access to the apartment at the request of the landlord. I didn't see the email, and Helen called me to make sure everything was really all right. I think this is a great agency and a great service! People, do not think that everyone around you owes everything! You rent apartments, but they are not your property. You can't do whatever you want here. The people I met at this agency are just doing their job. I want to say thank you to them! And I really like the apartment I live in now.

Good day, this is Caroline Choi responding to BAD tenants who left properties in extremely untidy unclean condition, tenants who vacated without prior notice (using CV19 as an excuse for not paying rent). Landlords expect agents to assist with their rightful claims.
Tenants postings are rather one sided and such tenants should be ashamed of their manners and inflammatory words.

Although the agency seems nice, the experience I had with one of their agents, Caroline Choi, was HORRIBLE. She is extremely rude and condescending, was constantly ignoring my emails and hanging up on me. She was not professional in the slightest, and would be very disrespectful. The customer and client should be treated better in my opinion. She was a horrible agent and make my experience with Messila Residential very unpleasant.

This is a long review but you should read it for your own sake before choosing to work with this agency.
Messila Residential is the WORST agency you can rent a flat from (If you end up having to speak to CAROLINE CHOI, good luck, she is the most unethical, unmannered person I ever had to communicate). Believe me I learned this the hard way. Before moving in we thought, what is the worst that can happen.
They rented us a flat with a GAS LEAK, BROKEN HEATING, ELECTRICITY DEPTH, BROKEN LOCK, 3 WINDOWS THAT CAN'T BE SEALED (bare in mind this flat is 1200£ per WEEK in Marylebone.) Their so called contractors are not official technicians, they don't know how to fix anything. We only found out we had a gas leak because I called the official Gas Leak line. We had no heating in the flat until around January, and when they supposedly fixed it we still needed an electric heater in each of the 5 rooms.
IT doesn't end here
Now with the COVID-19 Pandemic, we all had to move out of our flat on the 6th month (march 2020), to go back to our countries before they close their borders. Our agreement had a break clause. This agency right now is not helping us at all, not giving us our deposit back and taking the rent of a month we won't be living in the flat, keeping all the furniture I added to the flat without paying for them, attached you can see their photos. Because there is a pandemic, and I returned to my own country, they know that I can't store my furniture and they are taking advantage of the situation. They are also threatening us by charging us for admin fees if we take longer to comply with their requests.
Basically they have BROKEN THE LAW by renting a flat with no heating, RISKED OUR LIVES with a actual undetected gas leak, refused to return our deposit (around 5200£s) and are keeping all my furniture for free.
They also do not let us contact our landlord. They could be keeping the deposit for themselves and we would never know. They even requested us to pay the rent of the moths we weren't staying there.
This agency will do anything to rip you off, will only be nice to you if they have a way of making some profit off you. They do not care about the health and safety of their customer.

When asked about that even that was an argument or more, her telling me - she didn’t hang up! I recorded it! Being homeless is much better to have a free accomodation from this agancy. Helen Davies just terminate the contracts in a second. They have new built flats and they know there are allways tenants behind the doors so they just unprofessionally send A21 form to the old tenant meaning forcing them to terminate the contract, raise the tenancy fees and rent it back again to another poor people...and the same circle next year!!

There is a lady (better to call her a Soldier who thinks the whole world is in war with her) who mostly pick up the phones her name is Roxana, a very rude, unethical behaviour and lack of knowledge who never gave me chance to talk. The other staff not much better than her, all same. In overall, I am not happy with the service, I stayed in their flat for 1 year and they never fix anything, they have contract with Build master construction company who they use non professional technicians. As a certified Gas and Electrical engineer I myself fixed any issues in my rented flat. I am really HAPPY I moved my family from their flat after just12 months.

If i could give nothing i would. Rude staff with threatening behavior. Helen Davies will challenge you and block you in the stairway in a threatening manner. Then they delete the CCTV to stop you from making a complaint. The residents are rude and throw rubbish at your door at midnight. Residents also do not know how to say hello and almost androids. No management whatsoever, makeshift repair men, along with everything breaking or needing fixing every minute. Avoid at all costs. You move in, rotten food in cupboards, bloodstains on the mattress and sheets, absolutely vile and for that pleasure you pay over 1200 a month. The most unfriendly neighbors out there and rude staff. Honestly do not waste your time here, nothing but headache. Instead of fixing issues they want you to end your tenancy so you don't make a fuss. They will also leave you to fend for yourself if for example electricity is cut off or if someone has lost their keys after the promise of help whenever. They only know how to take your money and do not care about you at all. Awful awful awful
