We have been tenants with MFS Estates since 2014, always cooperative, respectful, and maintaining the properties far better than they were handed to us. Despite over a decade of tenancy, our final experience — ending in October 2025 — has been the worst we have ever encountered with any agency.
The core issue is Harj and the management justifying his behaviour. He is consistently rude, cunning, and openly threatening. This is not an isolated incident. Years ago, he verbally abused me over the phone (which was reported internally), and in 2025 he repeated the exact same behaviour in writing. His emails included outrageous and baseless accusations — mentioning criminal charges, HMRC issues, benefit fraud, and even deportation — all completely fabricated and clearly intended to intimidate us.
After giving notice, a pre-inspection was already completed by their own staff. Yet suddenly we were sent a new list of exaggerated “issues” and pressured for a second pre-inspection. It was obvious they were manufacturing reasons to hold onto our deposit, something they appear to do routinely.
We also encountered several questionable and illegal practices, including:
• Illegal admin fees
• Pest control report charges
• Forced short-term renewals with rent increases before contracts were signed (Every 6-months)
• Sudden accusations that conveniently appeared near tenancy end
• Harj’s repeated intimidation, assuming compliant tenants would stay silent
Let me be very clear:
Just because tenants are polite and avoid conflict does not mean we are weak or can be taken advantage of.
Advice to future tenants:
– Avoid them if you can.
– If you do sign with them, document absolutely everything.
– Photograph the property thoroughly at move-in.
– Keep emails, texts, call logs, and every receipt.
– Do not agree to any verbal assurances.
– Expect hostility, especially from Harj.
For anyone tempted to respond that “this happened years ago,” as MFS has done with other reviews — no. We left in October 2025. This review reflects their behaviour right up to the final day.
Our experience has shown that professionalism, integrity, and fairness are not values upheld by this agency. Future tenants should be extremely cautious.
Edit 10/12/25 - It has come to my attention that several responses and “reviews” appearing after mine seem coordinated and do not reflect genuine tenant experiences. I want to gently remind MFS Estates that posting or encouraging fake reviews is against Google’s policies and may result in account penalties or removal of listings.
Instead of attempting to bury genuine feedback under fabricated comments, it would be far more constructive — and professional — to address the concerns raised. Transparency and honesty go much further than creating misleading narratives.
My review reflects a real and recent experience (we left in October 2025), supported by documented evidence and witnessed by multiple people. I stand by every word.

I have been a long-standing client of MFS Estate Agents and have had nothing but positive experiences with them over the years. Their team has consistently been professional, attentive, and genuinely committed to providing excellent service.
On one occasion, I happened to witness a verbal altercation initiated by a disgruntled customer. From what I observed, the outburst felt completely unwarranted and did not reflect the level of professionalism I have always encountered with MFS. The staff handled the situation calmly and respectfully, which only reinforced my confidence in them.
Overall, I highly recommend MFS Estate Agents. They have always been reliable, courteous, and dedicated to their clients’ needs, and my long relationship with them is a testament to that.

I’ve had a really positive experience with my managing agents, and I feel their recent negative review isn’t a fair reflection of the service they provide. The tenants who lived at the property for two years left on difficult terms, and unfortunately one of them, Sara, has now posted a review that doesn’t match the reality of the situation.
Throughout the tenancy, the agency handled everything professionally and even returned the full deposit at the end. Despite that, Sara has continued to make accusations that don’t feel justified. When she and her mother visited the office, the interaction came across as quite tense, which the agency handled with patience and professionalism.
It’s disappointing to see the situation misrepresented. I just want to highlight that my own experience with the team has been the complete opposite: they’ve been supportive, responsive, and genuinely helpful throughout.

The agency has been excellent with the handling of my property. They helped mediate with the tenant Masuma. This tenant and her husband always had lots of different people staying over at the over the studio and were treating the studio like a bed and breakfast. The studio was given to 1 couple and not 4 people. This tenant was disrespectful and dishonest all the time. She left the main door open on a ew occasions which was a security risk.
Issues when the tenant vacated:-
1. Subletting
2. Damaged to the walls
3. Blocked the toilet on several occasions.
4. Damage to the curtains
5. Left the property in a filthy state.
The majority of the deposit was returned to her.

MFS is the worst estate agent in Southall I was with them for 10 years the only reason I left there property was regarding an interaction my family had with a member of MFS staff (Harj) While my children were playing outside he spoke to my daughter in an extremely inappropriate manner which was completely unacceptable and left her feeling frightened and scared.
I did tried to go to the owner of MFS but even he didn’t want to talk anything about it.
So I decided to leave his property.
And on top he didn’t gave me my Deposit as well.

I had an incredibly frustrating experience with MFS Estate Agents. They were slow to respond to emails and phone calls, and I constantly had to chase them for updates. They never kept to their promised timelines, and the whole process felt disorganized and unprofessional. I was given a move in date and given all personal details to be called by a different person to whom I had been dealing with throughout.

I visit the office today just to let know if their is any property for rent .first of all sorry to say but u need to change ua staff they are so unprofessional dont know how to talk with ur clients.she is too rude with me . She is pretending like i a fool sitting in front of her .secondly i carry my baby with me in the carrier ,when i was about to leave the office she literally said the words can uh please put the chair back on which i had seated. Its too rude and embarrassing for me i also worked in service department even though i didnt do this type of behaviour.

I was pleased withe the staff when I moved in and was a tenant with MFS Estates for 2 and half years. They treated and respected me very well.
They have always been polite and professional even in the challenging times when boilers play up.
Davinder has been good and he is always there to listen to the issues and have them resolved at his earliest.
My experience of moving out has been good and I had no issues with deposit. But each case is different.

Lets not indiscriminate anyone like this in Public if you Guys have any personal issues sit and sort it out personally do not bring your personal issues here. Well I have always been treated well and have experienced good service from MFS do you guys have any common sense or are you literate if you all did have a of bit literacy and common sense you would have understood what you guys are doing or rather trying to do.
This proves your common sense and literacy. Get back to school guys lets not spoil this place too with all personal issues.
