They came and valued my flat I was selling. They valued it at 240-270k. Three other estate agents came and said it'd sell between 310-320k. It sold for 315k. I'm not sure how the estate agent from Michael Stevens thought it was worth so little. Luckily I didn't go with them as I'd have missed out of potentially 75k. Be wary if they value your flat lower. Awful experience with this agency. I enquired about a property in Stratford and contacted them via both email and phone. They informed me that the tenants would be vacating the following week and that viewings would be arranged. Just two days later, I followed up with a call, only to be told the property had already been rented out. I received no email or update regarding this change. If you’re in direct contact with someone about a property, it’s basic courtesy — and professional responsibility — to inform them if it’s no longer available. This lack of communication reflects very poorly on their service.... Read more

A third class service and maintenance of my current house by this agency. I moved into a house two months back and it has a lot of issues. All the issues appeared when we started to live here: 1) Mice in every room and every corner. 2) Mould appeared within two months in two rooms and the toilet. 3) Rooms are very cold and we noticed in few weeks that windows are broken and do not close properly. 4) If its raining the water comes in through walls. I am leaving some images of just the toilet alone, which they are maintaining on behalf of the landlord.... Read more

Dear Tenants, Please dont be trapped with this agency. They are just loyal to the landlords or saving money to not repair a single issue for months (They give all ok reports to landlords just to get money. I wish the landlord should visit the houses and see how they are maintaining the house). I am a current tenant living in Leytonstone in a house which has mice. The water comes in through the walls. The windows are not closing properly in the winter, rain and a lot of other problems. They will say that a contractor will come soon but when no one knows. We are suffering a lot but these selfish people dnt pay any attention to our any genuine request. A famous quote by one of the worker Helen is that "the landlord has more than 100 houses so he does not care or is interested about any repairs". Simply they dnt want to lose the businees from that landlord by telling him the truth about his house.... Read more

Belinda and Michael were incredibly helpful in the sale of my house. They found a buyer very quickly (perhaps because they advertise on all three main web sites). But the real bonus came with the actual selling. With constant let downs from my solicitor, I have little doubt that without Belinda’s pro activeness we would still be going through the process months later. Belinda and her team were brilliant and very helpful in selling our property in this tough market condition. We first tried to sell our property through Purple Bricks and we got no assistance from them and also lost quite a sum of money in their fees. In the first three months there was almost no viewings at all through Purple Bricks and then we decided to switch to local estate agents. We saw the immediate impact with number of viewings from the time Belinda and her team took the property for sale. Belinda at Michael Steven was an absolute star from the moment I met her until the property sold and I moved to my new home in Cardiff six months later. Steven, Elle and all in the office were extremely helpful too, even when things got fraught. Belinda was delightfully fierce on my behalf when it was required whilst Steven was always the calm, fair voice of reason. The staff made themselves as available as possible and Steven responded to my emails whilst he was away on holiday and, on another occasion, even when he was on sick leave recovering from an operation! The other women in the office (sorry I can't name them all... my memory is shocking!) were all so very kind and welcoming all of the time, even when I turned up hot and frazzled with two grandchildren and a small dog in tow. They entertained the children with toys and lollipops, made me a cuppa and even gave the dog a drink every time we rocked up at their doorstep this hot and stifling summer. Belinda and her colleagues held my hand through every stage of the process, giving me excellent support and liaising well with the equally amazing and good value solicitor with whom they linked me. They gave me free building advice and their local knowledge was invaluable in getting the best I could from my one major asset, a house bought cheaply 20 years ago but now worth more than I could even have hoped for. I cannot thank Belinda and her colleagues enough for everything they did to get me a good price on my home enabling me to move to the house of my dreams (well, potentially at least, it has its nightmare moments too sometimes) in South Wales.
