I would like to share my personal experience at Midland housing. The people here are great as a team, they look after you properly in a professional friendly way, they help you through out the way and make things easier for you specially Taz she is amazing she did everything perfectly for me and helped me throughout my application process.
Majid and Fareed were amazing. I would definitely recommend this place to anyone who has got no knowledge about lettings,they will instruct you everything you need to do.

am writing to formally express my deep dissatisfaction and concern regarding the extremely unprofessional, disrespectful, and discriminatory treatment I recently experienced at Midland House while assisting a brother who urgently needs housing for his family.
This individual cannot speak English, so I took it upon myself to help him find a suitable home. After locating a property on Leominster Road, I arranged a viewing. However, upon arrival, we were told the viewing was cancelled because the key could not be located. Despite this setback, I continued to assist the brother, who remained hopeful.
A few days later, I contacted your office again to check if the property was still available. This time, a viewing was arranged, but the brother found the house unsuitable—it was a small box room priced at £1,200, which was unreasonable. Nevertheless, due to his desperation, he asked me to submit an application. When I called to request the application form, I was told someone would call me back, but no one did.
To expedite matters, we visited your office in person, only to be informed that the property had been taken earlier that day. When I inquired about other available properties, I asked if the agent spoke Urdu to simplify communication. The agent said he could understand but not speak it. I made a light-hearted joke, which inexplicably caused the agent to become angry. I chose to ignore this and continued to focus on helping the brother.
We then booked a viewing for a different property. After the viewing, while sitting in the car, the manager approached and aggressively told me, “Come on brother, you can’t be like this.” I was shocked and confused by this confrontational and inappropriate behavior. The manager insisted I return inside, where the atmosphere became hostile. He took me into a small office, closed the doors, and began acting arrogantly.
I calmly asked why I was being treated this way and expressed my disappointment. It was clear to me that the behavior was rooted in racism and prejudice. I requested the complaint procedure and left the office feeling unsafe and disrespected. Shortly after, I received a call informing me that the house was off the market.
This entire experience has been deeply upsetting. Midland House’s conduct was:
Racist and discriminatory
Rude and disrespectful
Unprofessional and unhelpful
Cunning and misleading
I urge Midland House to investigate this matter thoroughly and take immediate steps to ensure no other customers face such treatment. I also request a formal apology and clear information on your complaint handling process.
Please treat this letter with the seriousness it deserves. I look forward to your prompt response.
I will be filing complaint with Midlands house and the other regulator body.

Absolute joke outfit! A middle aged person, not on a low income in long serving, full-time, secure employment, with employer references, previous landlord and agent references can't even get a viewing because they don't have a homeowner guarantor. Despite being able to afford furnishing, decorating, kitchen appliances, the deposit and offering multiple month's rent upfront.
People on a lower income than myself with less qualifications, less experience, less job security and no customer service skills (I have a qualification in that, too) tell me I can't have somewhere to live without someone signing up to something I wouldn't even sign for, myself (and they probably wouldn't, either). I beleive all the low ratings and not the few 5* ones left by people with only 1 reveiw given. Their replies say they don't let out rooms in shared accommodation and any customers leaving negative feedback have the wrong agent, yet it's an option in the drop down menu in the filter on their website.
Landlords beware. These lot don't even consider a good tenant looking for a long term arrangement, who has never so much as been late with rent, let alone defaulted and always took good care of their home. This is honestly my worst experience while looking for somewhere to live. I'm expecting a lovely reply, but if anything I've said is false, then why don't they take me for libel?

Unprofessional, scammers, using the benefits system for their own gain. They charge £240 A WEEK for one bedroom in a house that’ll have between 3 & 6 ‘tenants’ .
You have no rights, they don’t knock or ask your permission to come in, after getting 240 a week per person they then want money off you on top. They don’t give you a proper tenancy so they can throw you out when they feel like it.

Hi. I expect very high standards of service when I do business with any organisation and unless those standards are met I keep away. I did Business with Midlands Housing 4 years ago and received a high Quality Service.. Those Standards are still so high as I instructed them again to assist me. .. again My house went live on the market the same day I instructed Faread to do so and it went in 6 days.. Same as 4 years ago went in 5 days. This agency moves very fast and my instructions throughout the whole process were followed accurately with attention to every little details. Maintaining good communication and professionalism the whole time in terms of meetings phone calls and paper work received accurately recorded.
There was an issue with myself failing to provide a Carbon Monoxide Alarm at the property as I was unaware of the change in law and Faread efficiently took the matter off my hands and dealt with it promptly ...going out of his way without Passing the costs onto me. This is all the the kind of Splendid Service I expect. !!
The money I spent on this Business is well worth it considering the high level of service I got. I don't leave many reviews for Businesses unless I'm very impressed.

As I can't reply to your reply I'll write another I was told 10 minutes late then the turn up past 11 I've no need to lie about the shocking service I received I offer you five hundred advance you wanted 3 months advance of three months deposit then almost 500 extra for your own charges, service was horrendous customer service skills was non existent yet you reply like I'm in the wrong the place is a joke let's hope everyone reads your other people reviews before using such a shocking service provider just goes to show anyone can open a business and call themselves professionals isn't it your review score says it all where as my business reviews are 5* but yeah I'm making it up about the horrendous service you lot provide

Where to even start with this place what a joke, given an appointment at 10.30 for the agent to arrive 40 minutes late, my calls were blanked 7 times and was hung up on 3 times the agent had no idea about details for the property in question.
Was told I'd receive a call back before 6pm yet no call until 4pm the next day with a gril that was so blunt and rude she hasn't a clue on signing a deal with any professional, to be told there's a letting fee of almost £500 plus vat then when I said I didn't want the property she said OK and slammed the phone down wouldn't recommend at all seems like a bunch of jokers from spark brook pooled together some money and began a mess of a business save your time and money and avoid like the plague

Possibly the worst agents in Birmingham. Rude, unorganised, unlawful company who will swindle you for everything you have got. They do not care abouts tenants and they certainly do not care about landlords. Basic manners and customer service skills are not in this companies skills set either and I think they speak to people appalling.
I think anyone in their right mind should not use this company and use these reviews as a warning. They are law breaks and rule makers it’s a classic act on the type of people running the company who have no empathy or motivation to actually perform their jobs correctly. Estate agent? It’s just a clown show. Beware you have been warned, especially mahmuda she is very unprofessional and doesn’t seem to have basic people skills and sounds like a borderline racist and sociopath.

Clear lack of communication between estate agents and landlords, and between estate agents themselves. Issues like knowing the contract details of a property, having our names wrong in the contract multiple times, not remembering any of the information we gave them. Jumped through ridiculous hoops of sending the same information 5 times when rudely asked, never getting replies when we had questions either.
On the day we were meant to move in the inventory still wasn't done for the property. We were present for the estate agent attempting to do it (luckily for us) and found the entire side of the building was COVERED in black mould. The house was full of absolutely full of trash, marks on everything, an old fridge on the driveway the estate agent told us to just "leave there". The boiler wasn't gas safe certified since 2018, but we'd been told it was brand new that week which is why we'd been delayed. There was no electricity or running water. The estate agent then tried to write down that everything was in good condition. He repeatedly asked "what's in poor condition" whilst staring at a door hanging off its hinges covered in mould and rot. For the entire 4 hours he was there he knew absolutely nothing about the situation and actually made us phone the office and talk to them whilst he sat in his car.
In the end the landlord agreed the property was not in a fit state to rent. Legally it doesn't meet minimum living standards (the estate agents still denied any issues) and actually would be a massive health risk to anyone within the property. The very next day the estate agents have relisted it for rental.
Genuinely atrocious, not just bad estate agents who don't know anything about the law and only want your money, but zero consideration for the health of any potential renters who could leave that property with life long health problems. Avoid at all costs.

Absolute AWFUL landlords, takes months to sort repairs, only being completed now because I have got the council involved. They have hardly any communication but have absolutely no issue with messaging on the day your rent is due to remind you to pay it. The ceiling fell on me whilst being pregnant and ended up having to go to the hospital be checked over and not even so much as an apology. I’ll be moving at the first chance I get.

Would not recommend. Take ages to getting back to you regarding repair jobs that need sorting. On going problems since I moved in. Now I've moved, they are taken the absolute mick with the deposit. Fail basic communication. Don't understand the concept of updating and call backs.

Wow. What a joke these guys are. Firstly, the guy I spoke to cut me off in order to avoid taking a call at two minutes to five on a Friday. When he did bother answering he sounded like he'd spent the day smoking weed or just woke up. To rent any property with these jokers one needs a home owner guarantor so I wouldn't bother making an enquiry in the first place. That applies even if you have an outstanding credit rating and earn 40k a year. Far better agents out there or even better rent from a private landlord and avoid giving con artists like these any money at all.

The smell of mold was so strong it was almost palpable, and to top it off, there was an undisturbed mouse munching away in the room. I was absolutely appalled, but the cherry on top was the agent's complete lack of concern or acknowledgement of the situation. If you're someone who enjoys living with rodents and respiratory issues, then this might be the agency for you. But for anyone else, I would strongly recommend taking your business elsewhere.

Absolutely atrocious! Messed a friend of mine around, for months! Now he’s on the streets! Nobody seems to know their ar*e from their elbow. Arranging a simple viewing, is near-impossible. They’re constantly making promises that they can’t keep, then they pretend to be concerned when you complain. They feed you a ton of ‘what you want to hear’, to give you the impression that your welfare matters to them - it doesn’t! Then they offer you empty apologies…and then do the exact same thing again. Not sure why they’ve messed him about so much - one can only assume it’s because his skin colour doesn’t fit.

Very bad service from the entire team. The sales executives who came to show the property was not at all fair in his behaviour. He was very rude and impatient. Also, after viewing the property, he said to call to their office number for further details and proceedings. I tried so many times and after many attempts they picked the call and told me that their team will call regarding the application process. I waited so long but no response. Again, I contacted them then they send a mail to process my application. Whatever they have asked, I had produced to them instantly. Then one of their team members said now the application is processed and they must get the consent from the landlord. Ok. I waited for 5 days, but I didn't get the response. Again, I contacted them to ask about the status of my application. Then they informed me that your application was unsuccessful. How unprofessional this team. I don't understand their customer management system. No professionalism in their work. First time I had this experience from UK. Very bad and unprofessional management without work ethics. If your service offered to people in a particular section then please mention it in your website. So that other people can avoid your service.

Our three household family members contacted that agency through different contacts and they giving same excuses to all of us.
They don't contact you back after viewing to let you know if the property taken or not and when you contact them back they totally forget about you. Also the girls have alot of attitude problem.
They first give me the viewing date on this Saturday at 2 pm. On call i said the girl it will be very difficult for me to do on Saturday can you do any other day or do at saturday night and she said No and said me you will loose the house then as they only do viewing on Saturday for that house. And also said me either me or my husband only can do viewing no one can do on my behalf ( a pretty shocked as i also did some viewing with other agencies and send someone else on my behalf).
Well i did managed someone to do my shift work so that i can go for viewing on saturday and then on Friday i received a call that they cancelled my viewing as the house being already letted.
First you guys were so rigid with your viewing options and then you guys give houses without viewing. You guys give it to people who give you more ???? or you have closer links. Don't do business when you don't serve the local community
I felt petty on the landlords who believed on you guys and handover their houses for lettings.
My other family member also face the same situation and excuses from them. How come after 9-10 viewing you guys didn't contact back for a single property letting?

It's about more then once experience with them for the same time frame during Oct. 2021. I was looking for rental property for family living and the way they treated was just a worst experience. They wasted my 2 weeks for searching and making different ways to drag me instead of making clear statement.
One of the experience is that I took off from job for viewing property when I told them I'm looking for family and booked 2 viewing on si gle call and I visited one property with family living instructions and for 2nd property they showed me was for si gle person and during visit when I said okey I'll manage with this as well confirm it they said its for single or maximum for couple and can't give for family, moreover the person came for visit blamed me that I didn't told them that I need property for family when he himself showed property with 3 bed for family purposes.
Another booking done and I was quite aware of that area and was happy with property and requested them to confirm even without viewing, they said no, you have to visit first, right after visit I asked for further processing and the viewing agent said contact office they will process for Confirmation and I gave call immediately to office and gave my verbal consent for renting the house and he said I'll receive call in a couple of hours for further application process. But nobody responded till next morning and when I asked again about my consent they blamed me that they called me and I said I'm not able to speak in English so they weren't able to manage urdu speaking person and for their convince they processed for some other I trusted client. And the funny thing that lady was speaking to me in English and claiming that I'm not able to speak English (LoL) and when I asked her if I'm speaking to you, booked viewing, gave my consent for confirmation of viewed property then I think that I can atleast communicate to convey my message, then how you can say that you gave property to some one else? At last she used trick that landlord gave property to some of his own tenant. I felt so bad, then I contacted the landlord and he said yesterday evening Midlands housing gave me call and told that only 1 person is willing to process application and that person was someone from them and I gave go ahead for paper work and all the necessary check by agency. And I don't have any my tenants, it's all on them.

About 3 months ago I signed a contract with this agency. Before I signed they told me the council tax will be included in the rent. They lied to me about it, and when I called to complain, the receptionist was very rude and hung up on me twice. I called back and told her that she should lose her job for her behavior, she hung up on me again.After a couple of minutes she called me without caller ID and threatened me, saying that she knows were I live and she will break my legs. When I called back at the office, she pretended she didn't know what I was talking about... My girlfriend got so scared we went to the police,,,

Made to wait 30 minutes for a viewing of a house, didn't have the decency to at least ring to say they were running late. Made up an excuse that he had to be in Smethwick for a 6pm viewing & he made it to Ward End where I was waiting by 6.15pm. You can't complete the viewing of a house and drive 5-6 miles at peak time all in 15 minutes, obviously a complete lie. If he had a viewing at Smethwick at 6pm, then why ask me to come to Ward End to view the house at 5.45pm, won't be viewing any of their properties again.

They are a bunch of liars and dishonest gang have no respect to customers.
They neglict the property next to us allowing the hedges to overgrow and break our fence.
We complained many times, all we been getting turned up to be false promises and lies. Their final answer was "trim them on your side if you want". Based on this answer you judge what kind of service you can expect.

This is one of the worst estate agents I've dealt with. The staff in the office seem more interested in being idle or flirting with each other than doing the job they are paid to do. None of the staff seem to know any information about the properties and seemed only happy to pass the buck to other colleagues who unfortunately seemed to know even less. It seems the staff at the office were reading off a script and any deviation from the script showed them to have poor communication skills, and frankly semi illiterate with the mental capacity of a not very bright 10 year old. The process of viewing and securing a property was lengthy and disorganised. The properties themselves were in a bad conditions dirty, mouldy, and electrical fixture's hanging off and damaged. They are quick to ask for a " holding fee" of £200 however they themselves weren't sure if the property was available or not. A word of advice get any money you have given them back asap as they will continue to be dishonest and string you along until they can get some money out of you for free.

They are simply a bunch of lazy liars and crooks. Slow to answer the phone. Nobody seems to know anything about any of the properties they advertise on their own website. They continued to advertise properties and update the listing after having told us that the property is no longer available. It takes ages to get a viewing of their properties which are all dirty with fixtures hanging of the walls and do not look at all like the pictures in their advertisements. The guy who shows you the places knows nothing about the properties, he even quotes different prices than on the website. "Admin Fees" not advertised come from nowhere, at one moment they are £180 then they are £225. They want £200 for some rude lazy unprofessional lady, with poor communication skills, to sit and fill out a form for you to 'apply' for a chance of getting a property, as if you're applying for benefits at a Jobcentre, then they phone you back a few hours later with a made up excuse for why it's not available. You go to get your money back and have to sign a form, with many pages of others who have signed in the same month to get their money back. All the time surrounded by a bunch of lazy, unhelpful and unprofessional individuals, one of which was stuffing her face with a creme pie, whilst another was sitting chatting to her colleague like a school kid. They are time wasters and just come across like con artists looking to get money off you with no interest in actually doing any work. If you do hand over any money to them, be quick to get it back, and I would strongly advise against trusting them. Avoid unless you like your time being wasted, and throwing around your hard earned money with no guarantees of anything.

I've been looking for a 3 bed property near city centre for quite a while now. I have registered my interest with few other letting agents in the area, however since I registered with Sana at Midlands, they have been very responsive and helpful in sending me details of suitable properties in the area.

They have both been absolutely fantastic to work with. Communication in particular was very good which just meant everything has gone really smoothly.

They are greedy over people money. They took £200 for doing nothing . One of their letting advisors told us to book the house for 10 days by giving £200 advance and you will get back if you change mind or landlord don’t accept your application. Then we made payment for 2 bedroom house. In one week time we was there with all necessary documents but they said we was late for house and they refused to give deposit money back. We applied for house on Friday. Saturday Sunday and Monday and Tuesday they was closed for Christmas and Boxing Day . I was waiting for my bank statement to arrive. It’s came Friday. Saturday Sunday again they closed. Monday was New Year’s Day. We was there early morning Tuesday and they refused to do anything for us. They made excuses it was over a week and landlords need to pay council tax bla bla. My point is, in whole week they was open only two days. As their promised we supposed to get 7 to 10 working days not continues closed and weekends days. But still they took my hard work money. Stay away from them. There much better and friendly letting agents around.

These publicly posted posts are lies, completely unhelpful, I specifically asked if any dss properties available for rent in Birmingham and she said no even tho I was looking at several .
Also said there was one but would cost 2200 upfront!!!! Did u hear me not mention DSS?
COMPLETE JOKE, NO WONDER THEY have homeless .
Not only that I'm sure they are all Indians, that being said if it is the case they are racist, they heard a white man on dss and thought na I'll help my People instead.
Do trump and build a wall, thats what I say.

I used the services of the Midland Housing team to rent out my Hall Green house recently. I opted for their 'fully managed' service as I was going abroad. Staff at all levels were polite, efficient and extremely helpful. They were clearly exceptionally knowledgeable about the industry and the area, and as a landlord of many properties, I was extremely happy with the service they offered. I could not recommend them highly enough.

Totally un professional no customer services. Was given time twice for viewing properties but nobody come and no body call me .Was looking for a property. They totally put me down.lukyly I found property from someone else.definitely waste of time. I don't recommend Midlands housing.

Having experienced the services of several estate agents I found that the Midland Housing team were the most respectful and professional in helping me obtain a wonderful flat to rent. The administrative processes were handled efficiently and sensitively and I felt that they really wanted to make sure that the properties seen fitted my requirements exactly. Their fees are the most reasonable I have encountered and the process 100% transpatent. Well done, an excellent service! Highly recommended.

This is what I had to let the agency know after a viewing - he did not have any information about the property. I still don't know how much will it cost me a month and why did the room smell like rotten meet and will they fix it or even how much the monthly costs will be :)
Sorry. I repeated myself but what I meant by that is that he didn't know if it's all bills included and if not, then how much would it be with gas, electric and water
And about the person. He was 20min late, didn't introduce himself or anything, was rude. When I stepped inside he said he doesn't even know anything about this place and it's his first place in here, then when I asked about how much a month he said 280 pounds and I asked if it's all bills included and he said I don't know. When I asked if not then how much would it be . He said he doesn't know and that maybe 30 pound's per week for electricity only. When I asked about the smell he was like oh I don't know, there hasn't been anyone here so that's why. But clearly someone has lived there and it was the smell of mold. And he had no idea where the kitchen and even the bathroom is and he couldn't answer me any of my questions. When i asked repeatedly about the rent prices he raised his voice on me. I said there is no need for that and then he just said that he didn't raise his voice at all. I am not impressed but if I would get proper information I could still be interested.
After these texts I received a phone call with an apology and promises that it will be newly fixed and they will call me back after a week, then I could apparently move in. No call months later

Crooks... you would think being an "estate agents" you would know the law on housing,looks like we did our resurch... they tried to issue an possession order. Only for it to be thrown out because they tried to evict a single mother because of the repairs. BACKFIRED,and then proceeded to verbal abuse her when she reported the repairs to them... Any more harrasment guys she now has a camra, and will be recording all your correspondence...What a great out come though. Make sure you do it properly this time ;-) Don't underestimate people!!!!

I rented a property from Midland Housing and had to move shortly after as the landlord house is being repossessed, they are currently advertising the same property which is about to go for repossession. They didn't check whether the property had a gas safety check and because the property is not managed by them wiped their hands of the situation and did not help me at all. Also they have a reputation for their maintenance people being on tag after recently being released from prison - avoid!

Midland Housing have provided a very good service to me and i am delighted to let my property out with Midland Housing.
Their new branch is very smart and professional. It is near my property so i visited them as they are located on the High St, Kings Heath.
Overall i had a great service. I would highly recommend Landlords and Tenants to go to them.
