If I could I would give no stars. I sent a formal complaint about all the damage caused by our tenants and the lack of management but was told that it wasn't their responsibility to check these things and they advise tenants are made aware not to make changes to the property but they do not stop them or inform owners if they do. Here is a list of just some of the issues we had faced. When asked for logs of the inspections none was provided and I that is was my fault as this could of been done before they took over which is not true. We specifically asked them to take new photos and do a full new tenancy agreement but they did not do anything we asked. So if you want to spend thousands of pounds fixing your property and for them to do nothing go ahead!
"Doors: All door handles throughout the property are damaged and require replacement.
Bedroom Flooring: The flooring in the bedroom has been removed, and damaged flooring has been left behind.
Blinds: Window fixings have either been removed or damaged that were present at the start of the tenancy which need replaced.
Living Room Window: The window frame in the living room is badly damaged, due to a heavy blind being attached inappropriately to the top to the surround is falling off.
Radiator: A radiator is currently falling off the wall and requires immediate repair to ensure safety and functionality. They have yet again stood on a radiator (this happened in the bedroom)
Windows: The bathroom window is damaged and does not open properly, the key was left to rust inside the frame.
Mould: Significant black mould growth is present in at least two areas of the property, causing substantial damage to the walls. This indicates a lack of proper ventilation.
Ventilation: The vents above the internal doors have been closed off, which has undoubtedly contributed to the mould issue by preventing necessary airflow.
Kitchen Doors: Several kitchen cupboard doors are damaged and one is falling off.
Kitchen Units: The back of several kitchen cupboards are damaged and have been taped up, and the kitchen worktop is also damaged.
Garden: The garden has been completely ripped up and left with no grass.
Shed: The garden shed is damaged and full of holes from them attaching the unauthorised buildings which now needs removed.
Appliances: The fridge freezer has been badly damaged and needs replaced. The door on the washing machine is cracked and needs replaced.
External Alterations: Aerials, wiring, and satellite dishes have been added to the exterior of the property without permission making it look messy and we now need to pay to have them removed or reattached to the correct place (dish been attached the the bottom of the building on the ground, fibre wires at the back of the property are not attached to the wall.
Keys: We were only given one front door key back when two were supplied"
Edit: reply to your message. The damage was done during the time you managed the property. We had been in the property before you took over and none of these issues were there. The same lack of accountability as usual.

Really glad that we chose O'Malley to sell our house. We were very pleased with our marketing photos and how quickly it could be arranged for the surveyor to come out right after New Year. The communication throughout the process has been excellent, with Emma and the rest of the team replying so quickly to any of our questions, and keeping us updated. Jade, Emma and the team handled our house sale brilliantly. Communication was excellent, fees were competitive and the software offered allowed me to track my viewings (with text and email confirmation of each appointment), see feedback from each viewer, track offers submitted and also gave me visibility of the views my property had on Rightmove.
I’m quite particular about photos and was delighted when the professional photographer (Greg) came out to take pictures and capture a 360 degree tour of my property. Thanks Greg, they were spot on.

We booked to see a property (Main Street, Sauchie, Alloa) after more or less begging them to show us this property as they appear to have not enough staff to show prospective buyers properties. On the day of the viewing just 2 hours before our appointment we received a call informing us seller has just accepted an offer. They have shared with us what the offer percentage was as in offers over price and the annoying thing is it was below what we would offer for the property. This agent's reluctance to show us the property on the day we had initially requested and then cancelling on the day they said they could show us the property ended up costing the seller not getting the price we would pay for their property and for us to start our property search again. One thing for sure we will not be dealing with them in the future.

So here goes the story. My girlfriend and her mum tried to arrange a viewing for a bungalow in alloa, that they were seriously interested in.
Monday 13th July she phoned at 16:50 and requested a home report. The home report was sent to her.
She phoned on Tuesday 14th at 09:45 to request a viewing. She was told to fill in a covid form which was filled in online, within an hour.
She sent an email on Tuesday 14th at 10:46am requesting a viewing. She then phoned at twenty past 12 on Tuesday 14th to be told that, they were incredibly busy and very short staffed and that someone would phone her back to arrange a viewing. However the remainder of the day and all day Wednesday passed and no one contacted her. I posted a review on Wednesday evening and was contacted by the sales manager who was very helpful and assured me that someone would contact her "first thing". As they had dealt with this, I was asked to remove my review, so I subsequently did. Well it took until 14:30 on Thursday 16th for someone to call who provisionally arranged a viewing for Monday 20th!! But they couldn't say for definite as they still had to check with the home owner. Now she has had a phone call to say an offer has been accepted. So had they actually dealt with the request in a timely manner, the poor owner who is selling their bungalow could have had more than one offer!
Not an estate agent to use if your looking to sell your house effectively and please potential buyers.

This company has its own idea of time. And it's much slower than any other agents in the area. You want to view a house? Well be prepared to wait a week for an appointment! And even when it's booked be prepared to wait in the rain because they didn't book you in properly, because everyone knows you just randomly turn up at a house that's for sale without an appointment. Unbelievable!
