Based on my experience as a landlord, I would strongly advise prospective landlords to carry out thorough due diligence before instructing Oakwood North. I am a landlord of an HMO property in Darlington, and unfortunately, my experience with the agency has been extremely disappointing. I have experienced repeated issues with the management and upkeep of my property, as well as additional costs that I do not believe should have been passed on to me. One particularly concerning issue is that the master set of keys for one of the bedrooms was lost by the agency. Despite the keys being lost while in the agency's possession, I have been told that I am responsible for paying for the replacement, which I find extremely unreasonable. The general condition and management of the property have also been a major concern. There was a significant build-up of rubbish in the wheelie bins, with additional rubbish left on the patio, creating a potential risk of attracting rodents because tenants had not been reminded to put the bins out. This issue was only identified when I personally visited the property in August 2026. During the same visit, I discovered that both fridges in the communal kitchen had significant mould inside them and communal cleaning had not been carried out for several months. These are issues that I would reasonably expect a property management agency to identify and address without the landlord having to discover them during an annual visit. Another frustrating issue was an attempted charge of £44 for a call-out fee for my August visit. This visit had been arranged in advance, yet I was given no prior warning that it would be a chargeable event. In terms of the management team, I have major concerns about the level of experience available to manage HMO properties. Since the departure of previous experienced staff, I feel that leadership is purely revenue-driven rather than focused on providing a seamless service, and the standard of property oversight has declined considerably. Overall, my experience has involved poor communication, inadequate property oversight, unexpected costs, and issues that should have been managed proactively. I would strongly recommend that any landlord considering using Oakwood North carefully reviews the management agreement and clarifies responsibilities for lost keys, communal cleaning, waste management, and call-out charges before signing up....
