We chose Pendle Hill Properties to manage the sale of Mum's flat, a one bedroom property in a retirement development, having reviewed a number of agents and deciding we wanted someone local, someone with a clearly published package and commitment to customer service - and for Pendle Hill Properties, bespoke is their standard. The team were helpful with advice for getting the property ready for sale: all pragmatic (we recommend a deep clean and clear) , nothing silly but rather a frank appraisal of the property, its value and guidance on asking price etc; how they would present and market the property. No inflations or exaggerations. On engaging them, the contract was clear, with no hidden costs; the photographs were clear and bright without that fish-eye lens distortion you get with some agencies and the video was impressive. There was a moment of "is this the right flat!" and I threatened to make an offer myself it looked so good! An offer was made on the property within a couple of weeks and the team kept us informed of progress throughout the conveyancing process and drove that process forward with both team of solicitors until completion. The quality of the marketing material is head and shoulders above the rest as is their attention to detail. They excel in every area and in my view are focused on a mission to help make their clients happy - they epitomise 'Find Your Happy' There is also one area that deserves special praise - and that's the sales progression process - they take special care to make sure there no barriers and leave no stone unturned to ensure that the property transaction occurs, whether the 'chain' is small or long. As well as a homeowner I am a residential landlord so have experienced the service provided by 'ordinary' estate agents. The house sold very quickly although the conveyancing was extremely slow for such a short chain. At times we would have welcomed input from Pendle Hill Properties to unblock the delays.
