First time renting through Property Book Ltd and whilst it took a while to get going through no fault of the agent, everything was handled with efficiency and a human touch. I have not in the past 25 years of being a tenant met an agent with a good blend of professionalism whilst being flexible to tenants needs. Post moving in any teething problems reported have been taken on board and so far referred in for fixing. Thanks to all at Property Book.

Been harassed ever since I moved in here 11 years ago! .. constant harassment via NHS or similar mind control technology started when I moved in...trying to get me to move out! And the state of the property was appalling since the day I moved in here..below standards...very unprofessional...and the cowboy builder job done on this property is appalling and way below standards ..as an assistant kitchen fitter in the past ...I know this is poor quality..and plus a bunch of racists work there at Property Book! Pathetic company!

I have been a customer with Property UK since 2018, and my experience over the years has been consistently positive. I had an excellent experience with Propertybookuk. From the very beginning, the team was professional, responsive, and genuinely helpful. They made the entire renting process smooth and stress-free. Communication was always clear and timely, and any questions or concerns I had were addressed promptly.
The property was exactly as advertised—clean, well-maintained, and ready for move-in. They also provided clear guidance on tenancy agreements, deposit protection, and utility setups, which made the transition into the new home much easier.
What truly stood out was their ongoing support during the tenancy. Any maintenance issues were dealt with efficiently, and the staff were always friendly and approachable.

Would definitely recommend property book UK as a letting agent. We were in one of their properties for two years and any issues they will tend to them straight away. Unfortunately our landlord decided he was selling the house but property book put us at ease with great communication during a stressful time and our full security deposit was returned in a timely manner once we had left the property.

I’ve had a lot of involvement with Property Book in the last 7 years
I rented a really great studio flat with them for 7 years in a row, my rent during those seven years did not go up very much at all and any time I had a problem with the property they were very quick to deal with it, I even requested a better lock on my front door which they were happy to install during the time I was there.
I recently purchased my first home and by coincidence it happened to be from them and they were excellent during the transition of purchasing, they also made The transition moving out of my rented place and into my purchase place very easy, I have now been in my new home a few weeks now and I am incredibly happy with my purchase and I looked back at the seven years I spent renting one of their studio flats and Property Book were nothing short of brilliant all round, the members of the team are knowledgeable, good mannered, very considerate and good humoured, I got to know some of them quite well.
While renting with Property Book, I always paid my rent and I kept my place clean and tidy, so I think in theorise if you are good to them, they will be good to you.
If i could give 6 stars I would, Thankyou to all I had involvement with at Property Book, I cannot recommend them enough if you’re looking to rent or even buy like I did

Absolutely fantastic company. We have been tenants of theirs in West Mersea since the beggining of September and both the Landlord and Property Book have been excellent with every aspect so far. The initial process was smooth and not the slightest bit stressful. Any maintenance issues are resolved/responded to incredibly quickly. By far the best Agents we've used! Special shout out to Donna in their West Mersea office for being a star!

My self and my colleague have used Property Book for many years managing our properties we let out .They fully manage them for us with there regular team of staff and trades people . We have always found them very proffesional with all aspects of managing properties. Ben Wilde is the senior partner who makes sure his team of staff who have been with him for a long while offer a quick response to any problem that may occur whilst the property is being managed by them.
I would have no hesitation in recommending Property Book to any landlord looking for a professional firm to look after their property for them .

We have lived in the apartment for 5 years. The agency's staff are always very kind and promptly respond to all our problems. However since they are only intermediaries, everything depends on the goodwill of the owner, on the terms of the contract, which the agency prepares together with the owner. Whether we agree or not, we cannot change any terms to our advantage. Every year, the conditions are adjusted, considering the owner's requirements, not the residents. But I don't think other agencies are adjusting the contract to improve the resident's conditions. Everything is adjusted according to the owner's requirements. We can either agree or disagree and then move somewhere else... Not all of our wishes come true, but this is not a defect in the agency's work, but a matter of the owner's conscience.

PropertyBook have managed our 3 flats in Colchester since they first started out. We have always received an outstanding service from them. We have always found them trustworthy, and they also give good advice. We consider ourselves to be good landlords, who want to look after both our tenants and the properties they live in. We have never had a complaint from any of our tenants about the services PropertyBook provide as managing agents.
Simply, we would not consider using any other managing agent in Colchester.

This letting agency is a disgrace!
They wouldn't return my deposit!!!
Landlord approved renovation of this property as soon as I gave my 2 months notice. Builder took measurements to build new kitchen, bath, carpets etc.
However these immoral agents charged me for cleaning and redecorating total of £374.00 for a flat that was already cleaned.
I took photos of the property before checking out. Disputed against their unfair, unjustified and fraudulent bills to DPS. DPS found this letting agency guilty and refunded my deposit.
Ignore their property listings and all type of services they provide!

I used their service for many years. They’re all smiley, ha ha, la la people!
I only got to know their true face when they had to return my deposit. They inspected the property, took the keys without any comments. Few days later send me an email that I’d be charged for this and that, as a result I won’t get a penny from my deposit!
Yes, they charged me over £800 and refused to return me any of my deposit money. My one month hard working income was taken away just like that.

Property Book themselves have, on the whole, provided us with a fairly professional service but would seem to have little authority over the contractors they employ, especially the plumbers. We've had ongoing issues with regard to our newly installed boiler and have been without heating for a number of weeks. My advice is to review your contractors.

Property Book Letting Agents in Colchester are best avoided. They do not have their customers interests at heart, but are focused solely on what income they can generate from you. Regardless of the circumstances, the moral and ethical issues, they will only see you - the customer - as a potential income stream.
They recently charged my daughter over £800 for renting a miniscule ground floor studio flat for just sixteen days. Although we questioned the fairness of their charges they were adamant their fees should be paid.
Don't use this agency unless you are happy to be ripped off.
