Starting positively Georgina is very nice and as I see it, there to keep the customers on side. Johnathan was very confident in his company when selling it to me as the “company to use to sell my home” however that's where my confidence ended. First off we are in a sensitive position (separation) hence the reason for selling our house. I advised Johnathan of this and requested the photographer to attend when I was there as not currently living there and I work shifts. With a convenient time agreed all way fine. However a photographer attended the next day and which we wasn't expecting, so advised him to return on the appointment date . We the had a lack of communication issue with Francesca (terrible for replying) in which Georgina called and apologised when I contacted for the 3rd/4th time. The third issue was the for sale board. it took almost 6 weeks to be put up at the entrance to the estate and also one on the garden, when I specifically requested not to put one. The final straw was the lady doing the viewing of the property when she stated the way to the property was horrendous to get to for her using her Sat Nav (recorded saying on my ring doorbell).
Reades had got 1 viewing secured after almost 3k clicks on Rightmove and 1 other viewing who cancelled due to the property not being closed enough to Northop Village. The one viewing from Feb - May they had they put the buyer off. So after 3 1/2 months, as you can imagine....no sale.
Very disappointing service from Reades, then the audacity to request us to drop the price because they don't have the sales skills they advise when they want your business . I wouldn't recommend and avoid in future. I'm gutted really because had faith initially in Reads, if only they put as much effort into selling my house as Johnathan put into selling his business to me, my house would be sold by now. I'm disappointed in this. Use other Estate agents instead to avoid wasting your time on a stale agent. 1 star is me being generous.

The advertisement for our home was excellent; the photos and property details were really well put together and showed our house at its best. Communication was consistently great, and we always felt kept in the loop at every stage of the sale.

It's a really slick, streamlined process with effective use of technology and third party companies. Thanks to Emily and James for bringing the human element into it all - they were really understanding of our situation and helped us move things along quickly as we were in need of an earlier move in date.

There have been a few teething problems with the house (nothing to do with Reades) which James has dealt with promptly and effectively. Communication has been great and we are always informed of what is happening.
All the staff we have spoken to are courteous and helpful. We have not been letting with Reades for long, but so far are very happy with the service provided.

I'd like to leave 5 stars (or more if possible) for James Underhill. I have two properties managed through Reades. Recently I've had a challenging experience due to a tenant not covering agreed monthly payments (Reades inherited the tenant when they took over management). James has assisted me through this difficult/stressful process and has provided great support in every way. He has an excellent communication style (phone/email) and articulates emails to the highest level going into factual detail when connecting with myself, the tenant and Shelter. Always makes himself available for a call which again is extremely supportive while I'm in dispute with a non-paying tenant. Thank you, James!

If you're a prospective tenant and you're thinking in signing a rental agreement with this agency just save yourself the hassle and some money and AVOID IT AT ALL COSTS! First of all, their so called inspections (both during the tenancy as well as the pre-checkout one) are a waste of time, with zero utility for you as a tenant, i.e. they'll likely say everything looks nice, clean and tidy and that you don't need to worry about your deposit or anything but, as you'll find out later on, those are all lies (for the pre-checkout report for example, contrary to what they initially say, they won't even bother to send you any recommendations that might help you with the deposit recovery part later on, effectively being too lazy or ignorant with regards to putting together a document that could actually help you, as tenant) . Second, once the tenancy ends, they (together with the landlord) will do everything in their power to come up with evidence to withhold the majority (if not the entirety) of your deposit for issues that either aren't your fault, were there at the beginning of your tenancy or that you took care of already, having to fight them tooth and nail in order to get at least a part of it back (making you wonder whether they receive a specific percentage of each withheld deposit amount). Third, and in direct connection with the above, be prepared to chase them numerous times as it takes ages to get a reply from them and, even when you do, they will most likely completely ignore what you have asked about or requested them to do (and that is valid both during the tenancy, for repairs that fall under the landlord's responsibility, as well as at its end, for things like claiming your deposit back). Last but not least, you are better of just going straight into the DPS dispute process with them as, if you have solid evidence to support your case, the DPS adjudicator will most likely rule in your favor and disregard the blatantly false evidence that they come up with. In the end, it's a mistery for me how they are still in business but, I guess, if enough prospective clients realise their way of doing business before signing an agreement with them, then that might change in the hopefully not too distant future. AVOID AVOID AVOID!

I decided to go with Reades to let our house on a full management let basis,if you're considering a letting agent then honestly look no further. I'd also like to point out they are the ONLY estate agent that advertise their fees inclusive of VAT, therefore honest about pricing. The whole team from the top down are involved in supporting you. Your time and effort to get this house sale agreed is really appreciated, especially the hours Georgina spent alternating our advert during late evenings and the amazing negotiation skills from Louise to get four fantastic offers on the table. We truly were blown away when Louise detailed the four offers over phone last week, it made the wait all worth it.
This is the second house we have sold through yourselves and as you know we've also rented through you too. Kirstin and I highly recommend your services to all our friends and family and have continued to do so since we sold our previous house in 2020.

Now that the sale is over, I'd just like to say thank you very much for being the major part in the process, complicated by distance, a shared property and, initially, a less than serious buyer. We are very appreciative of the effort, assistance and support which Reades made for us. Even after selling five houses in my time, I still find myself wondering what bit comes next, so I could not have managed without you. The presence of an efficient agent has eased the stress greatly.
You might think I've had enough of house-selling, but my share of the proceeds now adds to personal savings, enabling me to be a cash buyer in a more rural area than that in which I currently live.

I am writing this review to say thank you to Reades for helping me throughout my tenancy at a rented property. They assisted throughout the whole process; starting with moving in, plus any issues throughout my tenancy, then finally assisting with the end of my tenancy.
I particularly want to say a massive thank you to James Underhill. He was my main point of contact at Reades and I cannot fault his professionalism and the personal aspect he brings to his work. It was a pleasure to have him there to resolve any questions or issues I may have. He is always quick to respond to emails and he is also more than happy to take a phone call whenever he is available.
Without going into specific detail, there were many issues I had when trying to end my tenancy early. The issues were not a cause of Reades, just personal issues due to a relationship break down with whom I shared my tenancy with. James was there to accommodate both parties involved and shown great effort to help resolve issues. His professionalism is to the highest standard and it was obvious to me that he worked tirelessly every single day.
Without James’ help, I would have been stuck not knowing what to do at times.

I've used Reades for many years as a landlord and have also sold a couple of properties through them and I wouldn't use anyone else.
Having also used other local agents in the past, my experience is that Reades operate on a different level to any other company I've used, particularly on the lettings side. They take every ounce of hassle away from you, dealing with everything quickly and efficiently.
In 6+ years we have never had a single issue with a tenant and my property is kept in tip top condition. Prior to using Reades, we had nothing but hassle due to poor quality tenants and bad management from other agencies.
All in all, Reades have far exceeded my expectations in every way, always provided exceptional support, fast communication with a willingness to help in every way they can.

Bought a house with Reades being the agent and had nothing but trouble from the start. First we were told we had to fill in a form for a viewing and someone would come back to us, this never happened then after multiple attempts to contact them by phone we go through to someone who told us we couldn’t see the property for over a week as she was too busy. We told her we wanted to buy it and suddenly it was available that day.
We viewed the property with the girl knowing almost none of the answers to our questions but promised she would come back to us which she never did. The one thing we asked is if there was a key for the back bifold doors and were told there was.
We put in an offer for asking price and it took her 3 days to tell the seller he had an offer. I chased every day and was told she was too busy and will do it when she can.
We viewed again after purchase and asked again about the keys and were told again they had them all. This was a big thing for us as our previous property we had to get locksmiths out because of missing keys.
They then put us in contact with a 3rd part company who did all the chasing. We were relived with this as is meant we didn’t have to deal with them. Next time I wouldn’t waste my time, the chaser consisted of biweekly emails telling us she was waiting for information that the solicitors had told us weeks ago.
Today was the moving day and once we got to the house we noticed considerable damage that wasn’t here during our viewings, not Reades fault but they certainly didn’t care. The key for doors are also missing I guess asking 3 times just isn’t enough.
If you are a seller with these jokers please go elsewhere for the sake of the people trying to buy your house. I have never found someone trying to sell me somthing so difficult to deal with

Recently moved house. Whenever I saw a local seller was dealing with Reades my heart sank. Such an absurd convaluted system to arrange a viewing. They never get back to you and after chasing and chasing the property I was looking at was sold. Absolute joke. Worst estate agents around. We chose Reades Estate Agents as we wanted a bespoke service and that is exactly what we got. We heard about their stellar reputation through friends at getting the job done and were not disappointed. Having been on the market with other estate agents previously for 6 - 12 months, their only advice was to reduce the price! When we changed to Reades, they sold our first property within 6 weeks for over asking and our second property within 5 days for full asking! They really do know how to market and sell properties. Their attention to detail is unrivalled and made the whole process from start to finish pleasurable as opposed to stressful. Reades work very hard for their clients. They are active, professional and diligent. No pressure was ever applied, in fact they gave us support and friendship and their communication was exceptional. Usually it’s more likely that people with gripes of any sort are the most likely to leave poor feedback and I’m no exception. However, on this rare occasion I want to give GOOD, POSITIVE feedback for Reades Estate Agents.
Estate agents are a bit like Solicitors and Tax Collectors in that they are not everyone’s cup of tea BUT, and it’s a Big But, I have been Extremely impressed and somewhat surprised that an Estate Agent could be as professional and hard working as Reades have been throughout a difficult period for everyone where nearly everything in business has been deadly slow. Having sold a property through Reades and bought a property being sold by them, our experience was that it was money well spent, and it pains me to admit that.
What is it about Reades that has bamboozled my Estate Agent perception? How have they Excelled above EVERY Estate agent I have ever had the ‘pleasure’ of dealing with (and I’ve used Estate agents several times)? Well, there are several KEY factors.
Throughout the transaction there has been clear transparency and clarity regarding costs.
They have kept us updated with Genuine feedback, not just generic ‘humouring’ like we’d previously had from other Estate Agents. Customers often know when they are being taken for a ride.
Reades have clearly been on the ball by chasing up information, even chasing solicitors to move things forward and giving valuable advice to us, often being one step ahead of our solicitors.
Probably, the greatest asset of Reades is that they SELL your home. Yes, that’s what they are supposed to do I know, but what I mean is this; We looked at lots of houses and pretty much all the Estate Agents will open the property door and let you look around and may even answer some of your questions and that’s it! Reades on the other hand were Pro-active without being pushy, giving valuable information about the property and helping buyers to see the property’s potential. We were impressed with the wealth of knowledge and enthusiasm in evidence which was imparted, helping us to make an informed decision. It’s great for sellers and it’s great for prospective buyers.
