The rental was made very easy, and the communications were very clear and good throughout, including contracts and guarantor agreements.

Benjamin, the lettings agent was completely useless and unprofessional in regards to helping us secure a property.
I have copied in the points we have the right to complain about according to the redress scheme:
1. lack of transparency about fees for tenants - He said that the landlord was away and couldn't be contacted, however he came back to us and said the landlord had asked for 6 months rent in advance, a significant increase from the original one month. When we called him, he said that the landlord always asks for this because he has had bad experiences with previous tenants but we were not told this from the start. In one message he even increased the admin fee from £250 to £300. He also wouldn't be clear on whether the holding fee was refundable or not at all. Eventually, when he had stopped talking over us, explaining what a holding fee is, something we already know, he told us it was not refundable,
2. inaccurate property descriptions
3. disputes about refunds of holding deposits taken to reserve a property - He refused to send the bank details for the holding deposit.
4. inaccurate accounting and not passing your rent on to your landlord - we hadn't even got that far.
5. slow or poor service - the service was awful. a) when we arrived at the property, he was uninterested, lent against the wall on his phone and told us we needed to be quick viewing the property, he wasn't engaging and didn't look us in the eye. He was completely unprofessional. b) He didn't call us back, we had to call him, despite that being his job, to which he answered the phone very bluntly c) wouldn't give us straight details about the holding deposit and started getting defensive when we were asking questions and started talking over us. c) He wouldn't send us a copy of a generic contract since it was a legal document and was against company policy - we spoke to a lawyer who said he should be able to send us a copy of a contract if it has no details on it (which it shouldn't have). d) He then ignored our messages. e) We asked if we could get the details of the landlord so we would be able to negotiate deposits with him, he said he had now gone away, despite still being in communication with him f) He then messaged back saying the landlord wanted 6 months rent in advance which went against what they were originally asking for. This is a direct quote from one of his messages: "He said he had problems in the past and that's why he is asking for rent to be paid in advance" He proceeded to tell us that the landlord always asks for 6 months rent in advance, but we were not told this from the start. He had clearly been in touch with the landlord when he said that the landlord was away. g) We had to email him twice regarding sending the bank details. He didn't send them at all but instead said: "Thanks . I have left a message for the landlord and waiting for his confirmation.
Will let you know as soon as he comes back to me .

h) His language in messages was very unprofessional: "Plz call me when you r here. I'm around. Tks Benjamin".
The one thing that ruined the property for us was the estate agent; the only thing that no one needs. We feel completely let down and have a feeling that he put preference to people he already knows.... Read more
