From the beginning of my experience, searching for apartments Rochester place has been excellent, especially Andrew. He was very honest, attentive and clear about what the seller was offering as well as the process. For someone who was a first time homebuyer and from another country, I was completely unfamiliar with everything and he was very patient with all of my questions. Throughout the purchasing experience (post offer being accepted) Andrew was very good at helping keep the momentum of the process going and we were able to achieve a much earlier completion date than anticipated - thanks to his continued diligence.
Once I finally got the place, he was very kind to talk me through all the processes as well as followed up after the sale.
I cannot recommend Rochester enough!

I have had solely negative experiences with this estate agency. Speaking on the phone with a member of staff this afternoon, I found them to be rude, unprofessional and abrasive. Customer service aside, the systems in place are flawed, lacking cohesion and leaving the customer feeling unassured. Upon requesting an essential document, I was told it had been deleted, and when these actions are questioned, unsatisfactory (bordering on aggressive) answers ensued. I would never advise working with Rochester Place - I can't think of an estate agency less professional, less organised, or less concerned with the rights of the tenant.

I had a 3 year tenancy agreement (on a rolling basis) with Rochester Place, for property in Kentish Town and they have been very helpful from the beginning to the end. It is a very friendly professional team who would go out of their way to support their tenants. I remember, even on a weekend evening when a new tenant on the top floor had an issue with Key someone came to help.
All issues were dealt with reasonably well and fast coordinating between landlords and maintenance teams.
There wad hassel with my deposit return and even todate I still include Rochester place as my rental reference and they have been always supportive.
From many of my friends I heard lots of negative feedback on London rental market, yet Rochester Place is one of those exception with their excellent service.

I was a tenant for 2 years (2022-2024) at a 1 bedroom apartment in Hudson Apartments, Chadwell Lane, Hornsey/Woodgreen, through Rochester Place. I was in contact with Abdul, Imran, Reece and Asmita throughout different stages of the process. I had a very good experience from the get go, with all the details and information provided (for example, a friend of mine was able to go in my place for an initial visit to the apartment, and make a video to share with me). They were also very helpful in addressing any issues (for example, I recall that there was an issue with the initial deposit, which was able to be solved in person, the very day I was moving in). After that, they were always very quick to respond to any emails that I sent, and were very helpful.
Would definitely recomend renting through Rochester Place.

Having had a few bad experiences with estate agents we asked Anna and Imran to take on our flat for sale and they were AMAZING. The best estate agents we have ever dealt with hands down. Anna took the time to really understand our situation and whilst another agent had taken months to get an offer on the flat Anna secured one (at asking price) within a couple of weeks, I believe because she really took her time also to understand the prospective buyers and what they were looking for. They were then relentless in working towards getting the flat exchanged and completed. I can wholeheartedly recommend them!

I’ve been working with Rochester place now for 3 years. I have nothing bad to say about them at all! Communication levels are second to no one.
Abdul and Imrans knowledge is very valuable to who ever asks them for advice. You can tell they have been in the industry for a long time.
Reece manages to find tenants surprisingly fast and often with short voids.

UPDATE: The agency is holding my deposit and my refund due to my review. They’re threatening me and forcing me to speak to Abdul by the phone so he can do his little bullying.
I had to report the situation to trading standards and block their phone number. Their behaviour is insane!
STAY AWAY!!
Band together with fellow tenants to discuss terms, document complaints, and confront rude manager behavior.
Always communicate in writing and avoid answering calls to avoid intimidation.
They consistently fail to return deposits or refund money. I've been waiting for my refund for a few weeks with no progress.
They resort to very intimidating phone calls and rude behavior to discourage complaints.
Don't trust them or their sales team; they may seem pleasant but it's a facade to exploit tenants' rights.
Dealing with them deeply affected my anxiety and mental health. Overall, an awful, absolutely horrible experience.

As a tenant, I found this agency very straightforward and had a happy time renting a flat through them. They were personal and approachable. I told people how much I liked them, something that is not always common among tenants. Unfortunately, everything changed when I expected to get my deposit back after moving out. I am quite distressed by this turn of events as nobody else we have rented from has ever kept any of the deposit at all. It is a real shame as I had planned to keep recommending Rochester Place but am now facing taking legal action as their behaviour has become unreasonable.

Anna ensured we marketed our property at a price we were happy with and a price we could (and did) achieve. Viewings were easy, always with enough warning and Anna made sure many different types of buyers viewed. She made communication very easy, always available when we needed her.

Being a new international student moving to London, Housing was the most difficult thing to sort out, but when I came across a listing from Rochester Place, all of it was taken care of. I spoke to agent Reece, who went above and beyond to make sure I secured the bid for the flat and ensured I would be taken care of throughout the tenancy.
They outlined and explained the entire procedure and requirements necessary and that moving into a new flat would be as seamless and efficient as possible.
They took care of all my paper work, and ensured everything was ready. They set up key collection after closing hours to accommodate my time frame, and when I lost my keys, they managed to cut and deliver a new copy for me.
So far i’ve had a great experience with them and would most definitely recommend them.

If you're a student keep away. Will hand you the keys to a dirty apartment that has not been vacuumed in ages with mold growing out of the washing mashine and corners of your room. Then charge you for a cleaning fee when you move out (even though you left the apartment 20 times cleaner than you received it). When you move out they proceed to send you a 250£ invoice by a company that does not exist (250£ rate for 1 hour of cleaning a 3 bed flat) and try to charge you for furniture that you bought. They know they can get away with it because students cannot usually afford a legal battle and will try to intimidate you. Can imagine they are okay at their job if you are fully employed but they will shamelessly take advantage of you if they think they can get away with it.

My partner and I rented our very first flat together via Rochester Place. Despite how anxiety-inducing it can be to rent your first flat together (paperwork, references, etc), the professionalism of employees such as Abdul and Imran made it all much simpler and stress-free.
I was pleasantly shocked by how available they were when we needed them most. In fact, I once locked us out of our flat on a Saturday night and Abdul managed not just to answer his phone on his off-time, but helped get us some spare keys and get back in to our apartment. On another occasion, another weekend, we had a noise issue that Abdul, once again, dropped everything to solve.
Experiences with property managers will vary, and I get that it's all subjective. However, my partner and I owe the three happy years we spent in our first apartment together to the dedication, work ethic, and professionalism shown by the good folks at Rochester Place. I am very grateful and recommend them highly!

IF I COULD GIVE NEGATIVE STARS I WOULD!
I rented a flat with these guys for a year and boy was it tough. Me and my flat mate are both students and had to deal with Abdul’s incredible unprofessionalism and lack of accountability.
Abdul is the absolute worst. He’s incredibly unprofessional, aggressive, rude, sarcastic and honestly, conversing with him is insanely stressful and felt like it was taking years off my life. We had issues with black mould and mice and dealing with Abdul made everything so much worse.
1) The mice: We realised we had a mouse infestation relatively early in and when we told Abdul. He did manage to get the handyman round to set traps and fill holes. Which I acknowledge is him doing his job. HOWEVER, Abdul had continuously told us that having mice in the flat were NOT a health hazard. When I explained to him that they can carry disease and having mice in a flat is not very nice, he sent sarcastic replies and random leaflets from some dodgy internet pages about mice.
2) The Mould: We also realised that my room had an increeeedibly bad case of black mould due to the condensation and poor ventilation in my room. The mould was literally from the ceiling to the floor. I had been leaving my window open during the winter months to aerate the room but the mould wouldn’t go away, and after wiping it would eventually come back. When Abdul came round to inspect, he instantly accused me of the mould being my fault. He was so aggressive and when I said something as simple as “I won’t tolerate you telling me this isn’t my fault when I’ve left the windows open to get air in” in a completely calm manner , he started shouting aggressively at me saying “this is bullsh** you’ve got your f****** knickers in a twist” he stormed out and veins were bulging out his neck, only to reveal that this whole time he had a dehumidifier in the car. He makes solving simple problems 1000x harder
3) The deposit: When we left we obviously wanted our deposit back. Abdul claimed imaginary damage to the coffee table had been done. We said we would happily pay Rochester Place to book a cleaner, which they did. However there was no damage whatsoever done to the table and Abdul threatened to charge us for a new bathtub and table. In the end he didn’t charge us for a bathtub, but the table was taken out. At this point I wanted Abdul out my life so bad I probably would have paid any amount of money to make sure I never had to see him ever again. But the point still stands that he just causes so much nuisance stress and fitnah.

The second we were left waiting outside the property for half an hour before being told the property has already gone. We called after 10 minutes and were told the estate agent was on his way. We called again after 20 minutes and were told he was just around the corner. We called again after 30 minutes and the estate agent we were supposed to be meeting answered and informed us that the property had already gone and someone should have told us. Very poor communication and I would not recommend them.

I had short listed 8 properties for viewing with 5 Estate Agents on a single day. Rochester Place's Colin and the team are the most professional and friendliest I found. Found a flat with their help during covid-19 restrictions. So everything was done virtually. I literally first saw our contact from the agency when he gave me the keys. Flat was precisely as advertised and the whole process was great. They were responsive and patient with any questions I might have. The property is not managed by them so I can't comment on this but overall thumbs up.

I lived for 5 years in a property overseen by Abdul at Rochester Place and in retrospect I have to say that everything ran smoothly. Usually my past experience with estate agents has always left a bitter taste in my mouth but not in this case. When there was a problem, like a faulty boiler, faulty oven, lights needing maintenance, these were always fixed asap, sometimes the same day. One time I was locked out my place, it was fairly late, like 7pm but Abdul was round mine in 5 minutes with some WD40 and spare set of keys! That was pretty cool. I'd highly recommend them to anyone.

As a tenant, dealing with estate agents can be particularly frustrating when dealing with maintenance and repairs however Abdul is pragmatic and understanding. On occasion there have been some delays but for the most part I find the staff very responsive. I would definitely recommend their services.

My review of Rochester Place may differ so dramatically from the other five star reviewers because I am a student tenant and it is a notorious fact that estate agents/landlords, generally, treat student renters poorly. My dealings with Rochester Place were met with nothing but a complete lack of professionalism.
The most frustrating issue was the fact that many of our emails to the estate agents were ignored, even after we had sent multiple and even when the subject was of upmost importance. For example, our deposit which should (if protected) be returned to the tenants within 10 days of the tenancy ending. This was not the case and in fact, we didn't even receive an update on the amount of our deposit that we would be getting back until 10 days after the tenancy ended. Furthermore, it has been 12 days and we still have not received our deposit.
Another issue was the dire upkeep of the house we rented, which when we moved in was barely livable. The shower had no head, there was lots of mold in the washing machine, the boiler didn't work and we had no hot water. Our frequent attempts to contact Rochester Place to resolve these issues, were left unanswered and took weeks to be resolved. Honestly, it was like drawing blood from a stone.
We were also told that fixing and maintaining certain parts of the house were our responsibility, which I still find dubious. For example, a fluorescent strip light on the kitchen ceiling stopped working. We bought and changed the bulb to no avail. We contacted Rochester Place and were told that it is likely the stater motor, which is our responsibility to replace. What kind of normal person knows how to change the starter motor of a light? We were told by Abdul (an estate agent @ RP) that if we paid for a new one, we would be refunded. We did so, and after emailing Rochester Place to ask for the refund, we were told that "Abdul did not remember the conversation".
The list could go on but ultimately, I would like to warn all student renters - Rochester Place will take advantage of you if you don't know your tenancy rights. You will be treated as a last priority, you will be ignored and you wonder; why you're paying estate agent fees to be treated as such. Stay away, for your own sanity.

Rochester Place rented a bunch of first year students (one being my son) a property which they didn't need for over a month by convincing them it was too good to miss.
The property was inhabitable: mouldy, insecure (rotten door frame), filthy, contravened numbers housing regulations.
Despite this they refused to modify the start date, even though they couldn't move in.
I good example of their behaviour is (was) illustrated on their About Us page. They professed to be members of The Property Ombudsman - obviously they aren't! See other reviews

Rochester Place are part of an unfortunate culture in London rentals. The agents were rude, evasive, and aggressive. On attempting to resolve issues with a property that was let by them and managed by Ringley Group, agents at Rochester Place were extremely rude, talked down to me, condescended me and lost their tempers over totally regular procedures. At the end of the day, they let out a property that was totally in violation of Camden Borough Council's Fire and Environmental Safety Policies and regulations, and in me attempting to resolve this diplomatically without going to the council, they were utterly inadequate. I would suggest that landlords and tenants alike avoid these guys, and I really dont buy that half of the positive reviews here are from real people either as they just couldn't be further from the experience I had with them.
TLDR; Just go elsewhere, these guys are not worth losing your money, time and sanity to.

This is a huge relief as it prevents the back and forth with landlords that has characterised my experience with less professional rental companies! Long gone but I did not at all have a positive experience. Very rude emails from them after we were locked in contractually. It was so over the line... lines like ‘not going to waste my time discussing this’ and ‘too late your concerns are unfounded sorry about it’ types. I communicated with nothing but diplomacy and respect and did not get that in return from them. They only care about the landlord and don’t give a hoot about the experience of or being respectful to tenants. Shout out to Blake Stanley though as I didn’t realise just how bad they were until I’ve had such a great experience with them so far. Adore those guys!

The best letting agency in London. After 2 years of absolute hell with Victorstone, it is a complete breath of fresh air to have reliable and trustworthy estate agents. Imran is above and beyond helpful - dealt with all issues swiftly. With Victorstone it would take months to get someone to even fix the hot water, but with Rochester, engineers and plumbers are sent on the same day. As students, it is so hard to come across agencies that treat you fairly so I cannot recommend this place enough.

I have known Rochester place for more than 5 years plus now and cannot agree more with the positive feedback here. Unbelievably they will to deal with every obstacle that arises to enable you to accomplish your goal. They are extremely knowledgeable and helpful for tenants and landlords. I have been in difficult situations on more than a few occasions and Abdul has in a very knowledgeable, calm, clear manner managed to sort out any discrepancy or difficult situation that has Arisen. The office is run in a very professional manner with the other staff in the office supporting each other to enable a smooth running of the day today agency. They are a very happy team of workers and nothing is too much of a problem. They have been in the area for many years and have a vast knowledge and can always point you in the right direction. Finding the right home in London can be challenging but Rochester Place makes it significantly easier. Their agents (Abz in particular) are very professional, responsive and supportive throughout the search and resulting tenancy. Would highly recommend.

I have only been a tenant with Rochester Place since August 2014, yet I am heavily impressed with the level of customer service and professionalism they deliver.
The process in gaining the tenancy in the beginning was straight forward, prompt and dealt with by friendly staff members.
During the tenancy I became locked out on a Saturday night and needed to call Imran (a manager of the firm) at arond 02:30 in the morning as our keys didn't work (no fault of Rochester Place or the managed service agreement). He came out to meet us in the tiny hours of the morning to try his keys before arranging for a locksmith to come and remove the offending lock.
In my 11 years of renting in London I have encountered different agents and landlords and regard Rochester Place to be one of the finest. Beforehand I have not experienced such support at a ridiculous hour and have often had to wait for landlords/agents for days before a problem can be resolved.

We have been living in a flat let by Rochester Place for over two years now. We have been very happy with their service and have not faced any of the bad stuff normally associated with landlords in London. There were a few instances where we needed things to be sorted out with repairs and all we needed to do was call them and they were taken care of very quickly. The flat too was comfortable and beautiful without being too expensive for London Zone 1.

Estate agent arrived half an hour late to viewing. Only told us he would be late 5 minutes after viewing was due to start. Did not know rental price of property or any information on the flat such as council tax etc. Property listed as 2 different prices on 2 different websites. Very disappointing.
